In our latest episode, we delve deep into the life and business journey of real estate mogul, Scot Ulmer. Based in Jacksonville, Florida, Scot is the brains behind "Little Pink Houses of America", an innovative real estate company that's taking the industry by storm. Scot's initiation into the business world began at an impressively young age. At just 14, he displayed an entrepreneurial flair when he revamped and sold a dilapidated Volkswagen Beetle. This experience acted as a stepping stone for Scot, as he then utilized the proceeds from the car to invest in his very first house - a fixer-upper bought from a tax sale. This initial investment sparked his passion for real estate, propelling him into a career where he has now accumulated over two decades of expertise. Hailing from just outside of Tampa, Scot's humble beginnings are marked by financial constraints but rich in life's invaluable lessons. His early struggles formed the foundation of his resilience, teaching him to cherish life's simple pleasures. Education played a pivotal role in shaping Scot's future. After a brief stint as a quarterback at Bowling Green State University, Ohio, he shifted his focus towards business and pursued a degree in Business Finance and Communications from Ohio University. His exceptional skills and contributions in the business sector didn't go unnoticed; at just 26, Scot received the esteemed 20 Under 40 Award. Aside from his business pursuits, Scot's philanthropic efforts deserve a spotlight. He co-founded “Aspiring Minds of Toledo”, a nonprofit aiming to unite young professionals for diverse commercial and community-driven initiatives. Furthermore, Scot's company, Little Pink Houses of America, generously donates to 'Little Pink Houses of Hope' with every house sale, providing families battling breast cancer with all-inclusive vacations during their treatments. The REITE Club Podcast - Real Estate Investing for Canadians
When Scott Ulmer first got started in real estate investing at only 14 years old he probably had no idea that a little over 25 years later he would be closing on his 3500th deal. But his combination of tenacity, having great mentors and always focused on never being out of the market stood the test of time and was the foundation of his success. But there is more to the story than that. Scott is the Founder of Little Pink Houses which offers middle Americans who struggle to qualify for traditional loans an opportunity to achieve the American Dream of homeownership through unique, individually tailored financing and purchase programs. The company partners with real estate investors from across North America and the result are win-win-win outcomes for the homeowner, the investor and Pink. The joy of making and seeing that happen multiple times a week is what drives Scott and his team. As Daniel St Jean says in the podcast, when you have the opportunity to hear from someone who has completed 3500 deals you are going to want to pay attention.Listen to the full episode at https://www.thereiteclub.com/podcast In this episode you will learn about: How to do over 3500 deals the right wayWhat it's like partnering with a REITE Club memberAdvice for the seasoned investor in today's marketWhat newbie investors need to do differently in today's marketThe reasons to invest in Florida and Jacksonville in particular Scott Ulmer is a nationally recognized real estate speaker and trainer with over 25 years of experience as a real estate investor. I recorded the video above for our PINK Affiliates on Friday. After thinking it over, I thought it was important to put out to everyone in our audience. In case you missed it... (you probably didn't!)... mortgage rates made a historical leap this past week. We're now at 5.7%, the highest since 2008 and the biggest weekly jump since the 80s! The big question that I've been asking myself, and I assume you've been thinking the same, is how does this affect the real estate economy, and ultimately, how does this affect our business here at PINK? First and foremost... the big difference between today and 2008 is that there is limited supply, stronger banks, smarter banks, etc. The market isn't anywhere near the same condition it was in in 2008. The biggest issue today is the limited supply. I still see the market cooling off, but it won't tank. What does it mean for the investors at Little Pink Houses of America? I think it will mean more opportunities for Lease Options and our Executive Lease Purchase program. When sellers don't have as much leverage, it allows us to pitch our terms deals, which is beautiful because that means.... MORE MONEY. Now, we're still doing cash deals and taking advantage of the market as it sits right now, but I can't WAIT to get back to offering terms to more sellers. If you're confused about terms deals and cash deals, check out this explainer and free case study. I know you're probably interested in real estate investing. That would be a great place to start.See omnystudio.com/listener for privacy information.

In this episode of Not Just A Transaction, host Nick Prefontaine speaks with Scott Ulmer of Little Pink Houses of America. He explains how he helps buyers who can afford payments but are unable to qualify for a mortgage. Scott also shares how he helps sellers who have the time to wait to cash out, receive an additional 10 to 15% return on their home. Glossary of Special Terms Used in this Episode: Lease Option – An agreement between a homeowner and a renter that gives a renter the option to purchase the rented property during or at the end of the rental period. Down payment – An initial payment made when purchasing a home. Forbearance – Temporary financial relief from the obligation of making a payment on a debt. A forbearance is an option for a lender or creditor who wants to extend the opportunity to postpone repayment to a borrower who is experiencing financial difficulties or personal hardship. What you'll learn about in this episode: How Scott was able to purchase his first home at only 14 years old How Scott's company helps people who can afford a mortgage but can't qualify, become homeowners Why sellers who can wait 12 to 18 months before being cashed out, they can see a 10-15% additional return What does preeminence mean, and how it applies to Scott's real estate business Why having a business that gives back to the community is a recipe for success Resources: Website: http://scotulmer.net/ https://www.pinkhousesofamerica.com/ LinkedIn: https://www.linkedin.com/in/scott-ulmer https://www.linkedin.com/company/naremm Facebook: https://www.facebook.com/littlepinkhouses4u/ Additional Resources: Pre Property Solutions website: https://www.prepropertysolutions.com/ Contact Us: https://www.prepropertysolutions.com/contact/ Scott's Bio: Scott has always had a passion for real estate. At just 14 years old Scott bought his own home after buying and selling a car that he found at a yard sale. From then on, he knew he had a natural talent for negotiating and selling homes. Recognizing he yearned to be part of the business world from a young age Scott graduated from The Ohio State University with a degree in business, finance, and Communication Studies. After graduating, he won the 20 under 40 award at 26 for a business he founded called, Aspiring Minds of Toledo. Scott then entered his family real estate business that ended up being far from what he expected. Though the outcome of his family business was not ideal. Scott did gain proficient professional skills and expertise he used throughout his career in real estate. Now, Scott recently started his own company dedicated to mentoring and training those who want to become real estate agents, or who wish to become property buyers or sellers. Scott has experienced over 1500 lease options, land contracts, owner financing, subject two's, and now wants to share his business strategies with the world. Scott has a compilation of videos and other mentoring resources that help his clients learn about these kinds of investment strategies so they can excel in the world of real estate just as he has. Nick's Bio: In 2003, Nick Prefontaine was in a snowboarding accident that left him in a coma for over 3 weeks. The doctors told his parents that he probably wouldn't walk, talk, or eat on his own again. Less than 3 months later, he was running out of Franciscan Children's hospital. Now Nick speaks to groups that benefit from his message of overcoming adversity. Nick grew up in the real estate industry and got started at an early age. Most notably, he was knocking on Pre-Foreclosure doors at 16, doing up to 50 doors a day. This experience helped shape Nick's real estate career. When someone opens the door you better have something compelling to say. Now, Nick specializes in working with lease purchase buyers to get them into a home and on the path to home ownership. That includes working with them throughout the entire deal which ends in them being able to get their own loan. Getting buyers to the finish line is something Nick and the entire Pre Property Solutions team take pride in. That is something that separates them from their competition. Regardless of a buyer's credit situation, he looks at their complete financial picture and comes up with a plan to get them into a home. Zachary's Bio: Zachary is an Amazon Best-Selling Author of The New Rules of Real Estate Investing and revised edition of Real Estate On Your Terms. He has been an authority in real estate for 7 years now and has personally completed hundreds of real estate transactions and has mentored investors to complete thousands of transactions. At the age of 25, Zachary decided to leave the world of bartending and personally training and jump into the family business. Now he is an equal partner and runs the acquisitions department, focusing on helping sellers accomplish their goal of selling their property. If Zachary is not working, you will find enjoying the outdoors or spending time with his wife Kayla and two kids Remi and Bellamy. His passion for family and business is what keeps him motivated and excited to take on each day.
If you know how to put together a creative deal structure, you'll be able to say “yes” to a lot more opportunities. Today we are going to share some secrets with you that will let you do that. We will be joined in a little while by Scott Ulmer and Tan Michell. They appeared recently on a Flipping America REIA live event to talk about Subject-To Secrets. Scott is one of the principles at Little Pink Houses of America, a fine organization that is buying and selling all over the country. They are looking for affiliate relationships in many areas. If you want to learn how to do creative deal structures, both on the buy AND the sell side, you may want to consider becoming one of their affiliates. They provide the training, guidance as you go, and back office support for your deals. They don't have to make repairs, hire contractors, or wait for rehabs to complete. They will pay an owner a fair price for their home with a deal structure and then sell to someone on their buyers list with another deal structure. It works well and, in my view, is a more honest approach than that taken by the so-called iBuyers.
Jeff Haskins is the acquisitions director for Little Pink Houses of America. He spends his work days finding leads for investors all across the country. Where does a real estate investor find a property to invest in? Once that property is found, how do you find the seller? How do you get the seller to sign a contract? All that and more on episode 5 of The Real Estate Investor's Money Matrix Podcast. From your experience Roger, What type of mindset should you have coming into real estate investing? I have put about 65,000 into an investment property I bought 3yrs ago and have only been able to get back $30,000 and that's because I did a cash-out refi. My property has a BPO of $240,000, I owe 198,000 on it...should I sell it? I live by... “invest in yourself”. Roger, I know you mentor others who inspire you to become great investors, however who inspires you at this point in your real estate career...any mentors? I am very young -18 to be exact. I have a little capital and I want to invest in real estate right away. If you had 450,000 to invest right now Roger...how would you invest it...think of yourself as 18? November is Jimi Hendrix month here on Deeper Digs! For the next few episodes we will be featuring several interviews with people who played with Hendrix, were inspired by Hendrix or have written extensively about Hendrix. All of this is in anticipation of the 78th birthday celebration of the man on November 27th, where the incredible recreation act “Kiss the Sky” will be performing their annual concert event virtually from the historic Bearsville Theater! See why Rolling Stone Magazine has said ""Yes believe the hype! This show lives up to it!” and why AXS-TV crowned Kiss The Sky featuring left handed guitar virtuoso Jimy Bleu, "The World’s Greatest Tribute to Jimi Hendrix”. Kiss The Sky recreate Hendrix’s most iconic concert moments in full replica wardrobe and gear so well that they have had the honor of playing with all surviving members of Hendrix’s own bands including Billy Cox, The Last Gypsy. http://bearsvilletheater.com/events/kiss-the-sky-the-re-experience-worlds-greatest-tribute-to-jimi-hendrix-annual-birthday-celebration/ Today we have two amazing guests to kick things off! This episode "Little Pink Houses in My Hometown of Allentown" is a "threefer" on the death of the American dream. Several big 80's hits by prominent rockers detailed the decline of industrialized jobs and the death of middle America and really, indicted America for failing to live up to its promises. Pink Houses by John Cougar Mellencamp, a top ten hit in 1983My Hometown by Bruce Springsteen, which went to #6 in 1985, andAllentown by Billy Joel - released in 1982, went to #17While Pink Houses' chorus is often misunderstood to be purely patriotic, it's a sarcastic reproach of middle America's declining opportunities. Even Mellencamp called it an “anti-American” song. We'll look at why this topic was so prevalent in the hits of the 80's and discuss the songs' continued resonance. ***Recommendations & Resources***Check out this Atlantic piece on Pink Houses as a track in their “Complicated Patriotism” feature.A similar piece from NPR, their “Sound of Your American Dream” mixtape.Want more info on the economics that caused the shifts in factory closures? There are tons of articles and books written about it, but here's an interesting lesson. Suggested Pairing: Enjoy some deviled eggs while you listen! Or try this recipe for copycat Taco Bell Meximelts. ****A wee correction, Joel doesn't wear a denim jacket in the Allentown video (memory fail) but Springsteen and Mellencamp are absolutely known for it. (Billy's a leather jacket guy). Note that denim czars Levi Strauss moved their production and manufacturing overseas in the 80's… here's where they manufacture now. ***AND***Check out our new website at www.sickburnspod.com to leave a comment or a voicemail!Follow us on Instagram @Sick_Burns_PodFollow us on twitter @Sick80sFollow us on Facebook https://www.facebook.com/SickBurnsPodcastOr email us at Burningthe80s@gmail.com and tell us what you think.

So Player Two and I finally played our first Roll and Write game, curious to learn what all the hubbub's about. Just rolling some dice and writing stuff down, no? Well, inside of this small, affordable, and delightfully designed box, there lies an excellent game that has straightened out my misconception that only strategically heavy games can be truly satisfying. California is the most populous state in the country, but people increasingly can’t afford to live there. Single family zoning is partly to blame, but state legislators haven’t been able to dump the housing policy. Minneapolis has. Learn more about your ad choices. Visit megaphone.fm/adchoices
Today we have an interview but first we check out the message Little Pink Houses by John Mellencamp. What in the world is he on about? Does it have anything to do with liberty? . Nicky’s come up with the album Happy To Be Here, by New York band Barrie Nicky said it reminded him of “a downtempo Foster the People or a female fronted Starfucker” His comments: Erma loved this record apparently, every time I turned around she was dancing and wiggling to it. The album has an ethereal vibe yet still manages to drive solid and steady. Easily the catchiest thing I’ve listened to in ages. Sonically it’s magnificent. It holds a vibe and punctuates it with little bits of interest here and there. No instrument takes center stage but the melodies are so infectious you never lose track of them. http://barrie.bandcamp.com/album/happy-to-be-here I’ve picked a Jazz record by Maarten Hogenhuis of the Netherlands. Rise & Fall is a relaxing but interesting sonic journey, exactly what I was looking for this week. The combination of Sax bass and drums gives these tunes all the deep grooves you could ask. Not exactly dancible this record would be a great background for for an evening in. https://maartenhogenhuis.bandcamp.com/album/rise-fall We chat today with Kelly Conley and Cole Humphrey of Owen Glass. In the city of Pflugerville, just North of Austin Texas, there is a neighborhood where residents are throwing a bit more than just the odd shade. The serious concern at the heart of this dispute that threatens to hue the neighborhood in half? The color of Emilio Rodriguez’s house. Emilio’s neighbors have filed suit against him because of his choice of a bright, eye-catching pink, claiming that his unusual choice has lowered the value of their homes. In doing so, they seek restitution for the lost value. Show Notes: https://wearelibertarians.com/wp-content/uploads/2019/03/WALD-63.pdf
We face problems every day: from work to home to our neighbor's home even. What do you do about a problem you can't solve? Do you fight even harder? Do you accept it? Do you even consider if it's a problem to begin with? Also, some people say rules are meant to be broken, but rules are there for a reason. How important is it that you set clear boundaries, and what happens when people cross them? In some cases, breaking boundaries could result in something far more serious than some hurt feelings. Set aside your problems and listen to this new episode of Second Shot!

DJ Buc was a DJ in Atlanta and the gay circuit party scene worldwide from the late 80s into the early 2000s. His talent is sadly no longer with us, but his legacy lives on through his music. This is a collection of his music including many of his subscription sets he did for his followers who craved his music, as well as many many party sets (eventually). Including quite a few sets from Sanctuary party's in Atlanta. If you were never fortunate enough to attend these 4 time a year events or be a member of Sanctuary, you truly missed out on one of the most blissful times a human being can have with music, love and friends. He was a dear friend of mine and I very much miss his smiling face behind the turntables. But he would love to know people still appreciate his music. It will take me time to get everything I have processed for uploading and then posting them. But I hope to post new things often. Starting with all the subscription sets I have.

I always enjoy talking to another investor who’s doing things in the right way – in all areas. That certainly describes Scott Ulmer. He has raised up the art of doing lease options to a new and higher standard. Scott’s market is higher-end homes that are upside down and/or overleveraged. Their buyers have the income for a substantial down payment, and to even make monthly payments. All that’s missing is the ability to qualify for a conventional loan. These are buyers who can put down a sizeable deposit, and are serious about owning the home. Scott and his team at Little Pink Houses of America spend quality time with the buyer at the outset to ensure they have a better-than-average chance of qualifying within months, rather than years. Hence, Scott refers to their business as lease purchase, rather than lease option. A lease option, he says is just a test drive. The deals benefit the seller and buyer, and of course, Scott’s business as well. It’s all about helping middle Americans attain homeownership in a non-traditional way. Scott says they have created a “blueprint for success.” You’ll be captivated as you listen to me grill Scott on each detail of how his business operates, and especially how they are set up to avoid being accused by the Real Estate Commission of operating without a license. No stone was left unturned to totally operate within the guidelines of the law.

Almost 5 years ago Jeanine Patton-Coble was diagnosed with breast cancer. Her vacation was scheduled for the next day. She asked her doctor if she could go, he said yes, letting her know that she would be his for the next year. That night, while on vacation, she was thinking about how she was going to tell her son that she had cancer. While she was walking along the beach she came across a set of houses on the beach that were abandoned. It was here she had an epiphany, that she could create a cancer retreat center where families could get away from the daily life of cancer. This is where the idea of Little Pink Houses of Hope was born. An amazing survivor with an amazing story on an all new show on demand now!!
