Good Day Listeners! Mike and I kick off the podcast talking about mothers day events. We were blessed to have two fantastic wives and mothers, and we celebrated them the way that they deserved! We then got into a discussion on grass... Every homeowner knows what the battle of growing grass is like. Seeding, watering, growing.... year after year and season after season. It's the ongoing battle to which all homeowners share in. We then talk about Ron's renovation, which is taking longer than normal and WAY over budget. Materials are on delay and prices are being gauged. Living through a renovation with kids is very very difficult. I found myself in a house sponsored by G-Fuel which is a gamer energy drink. The house was filled with YouTube and Twitch influencers. One of the coolest things I've ever dealt with and hopefully a project that we can take on. Something you'd only see in LA for sure though. We then jump into the news and have a lot of dialogue around some interesting issues. We hope you all enjoy the podcast and we'll see you next week! What's up loyal listeners!? Today we kick off the podcast with the news regarding reopening New York. Very exciting news!! The capacity restrictions are ALL lifted!! But lets not forget, 6 feet of distance at all times. We then go into a deep discussion about NYC office space. What's going to happen with it all? If people don't fully return to work, then the demand for office space in New York will plummet... So what happens with it all? We have a discussion around this subject and give our thoughts. We then go into the news and rap about the latest and greatest news. We hope you enjoy the podcast and we'll see you next week! Good day ladies and gentleman! Mike & I Start off the podcast with a little discussion about our recent exercise habits. The Peloton has become a savior for my health and many more during this pandemic. Its a bit of a cult, but we really recommend everyone give it a try who values their health and wants to be proactive about it during these precarious times. We then have a discussion about a new listing that's coming to market, which happens to be the biggest home on the south shore of Long Island. It's an exclusive listing to our team, and they'll be more on this to come... We then go on to discuss the madness of the market. How much longer can this go on?? Is there some kind of trigger that will create an abrupt change? no one really knows, but one thing is for sure... This cannot go on forever... We also discuss bitcoins recent drop and what the future of it is, as a result of the capital gains tax. The capital gains tax can make everything regarding real estate and the sale of all assets very different than it is today. It's certainly something to pay very close attention to with regards to selling homes. We then discuss a few more items and get into the news. We hope you enjoy the podcast, and keep coming back for more! The Pesce & Lanzillotta Team, at Berkshire Hathaway HomeServices Office: 516-888-9711 Email: info@pl-team.com www.PL-Team.com
What's up loyal listeners!!! Today we dive into the hottest topic in all of real estate, How to become a solid listing agent. There are some core competencies that a solid listing agent needs to posses. First, you need the gift of gab! Some people are natural born salespeople. They literally came out of the womb selling and influencing people around them. Others, are not so gifted. But not to worry! The sales skills CAN be learned! A lot of people get into real estate for the glamour and pizazz of selling high end properties. They quickly learn the business isn't so easy... or not as easy as it looks on Million Dollar Listing. The job of selling real estate is a daily grind. The kind of grind that only a few can truly handle and deal with day in, and day out. The beginning of most agents careers start out in a very difficult place. Mike and I talk about different ways to navigate the industry early on and position yourself for success. We also talk about the listing agents need to understand the macroeconomic and microeconomic influences on their market. When you can sit down with a prospect and pitch them on external factors surrounding the industry your in, your seen as an expert in your field. We then go through the last weeks worth of real estate news and discuss our thoughts on the topic. We thank you for taking the time to listen, and look forward to bringing you more content week in and week out. Good day loyal viewers and listeners! Today we dive deep into what may be the most important skill in real estate today! WINNING THE BIDDING WAR! So as we all pretty much know by now, inventory is extremely low nationally. Due to the fact that there are no homes on the market in most markets, a lot of real estate agents are having trouble getting accepted offers with all the competition. All that being said, if we did a deep dive into even the most difficult of markets, we'd find that there are still a very selective few still having massive success. But HOW?? The answer is simple, they're doing something to stand out with their offer. There are many different ways to get your offer to rise to the top of the pile, not limited to just the offer itself - but the different interactions you have leading up to the offer. In todays podcast we provide some wisdom to all of our listeners as to how we can better engage our sellers agents and make ourselves and our clients the preferred acceptable offer. We then go on to discuss some recent news around real estate which pertains to bitcoin in real estate. We are curious to know, do you think that bitcoin has a place in real estate today? Will it have a place in the future? This topic is all the craze and the talk of the town these days on all social platforms - so it will be interesting to see how it all unfolds. In either case, we hope you enjoy this episode and we'll see you next week. Boy are we happy to be back! SO MUCH has changed for us since our last podcast, which looking back at it was this past June. We had a banner year in 2020, sold over 50 million dollars in real estate with 3 months on the sidelines not being able to work because of covid. The team has grown, there's so many new characters and contributors to the machine and we couldn't be any more excited! We've got one of the tightest real estate markets to ever exist, not only but New York but across the entire country. There's NO listings! To give an example, there are more licensed real estate agents than active listings out there. How does a realtor actually get out there and drum up business when there really isn't much to work off of? Well, we get into it! We didn't plan much for this podcast, strictly because we were just happy to get back on the mic - However, moving forward look for some great banter every week! Good Morning Everybody! Its been two weeks since our last podcast, we apologize for that, but it's been SO CRAZY in the real estate world and it hasn't left us any time to do anything but work. Since we've entered phase 2 on Long Island, we have seen an insane rush of houses that are going up for sale and selling at incredibly high numbers. The Coronavirus has paved the way for one of the best markets that we've ever seen. New York City residents are leaving New York for good and coming to the surrounding suburbs to live. Northern New Jersey, Westchester, Connecticut, and Long Island are all the beneficiaries of this new trend. Furthermore, there is a reluctance of many to still try and sell their home. A lot of people are still incredibly skiddish about letting strangers into their home with the whole pandemic going on. So, to sum it all up, we've got a situation where we have SUPER SUPER LOW INVENTORY and a NEW BUYER IN TOWN who has deep pockets. It has never been a better time to sell a house on Long Island... EVER! Outside of that, we catch up on current events over the past two weeks. We discuss the police and everything going on with that, different ways we can improve as a society, the current state of whats happening with Corona, and much much more. We hope you enjoy the podcast, and we'll see you next time! The Pesce & Lanzillotta Team, at Berkshire Hathaway HomeServices Office: 516-888-9711 Email: info@pl-team.com www.PL-Team.com
Fellow listeners, I hope you all doing well! America is going through some tough times. The last three months we've been dealing with a pandemic that has completely thrown our country into a terrible place. We've been quarantined to our homes, a lot of us have lost our jobs (about 40 Million to be exact), and a lot of us are still afraid to go out and interact with others. Our daily routines are changed forever, and going out in public couldn't be more uncomfortable with masks, gloves, and Plexiglas being commonplace. But as if this wasn't enough... the country has been thrown into a state of madness. George Floyd is black man who was murdered by a cop who knelt on his neck for 9 minutes and killed him. There is absolutely no reason he should be dead today, and the police officer as 100% at fault. The other police officers with the main cop who was kneeling on his neck, are also 100% at fault and should be dealt with. There is absolutely no doubt that justice needs to be served. The peaceful protesting is also warranted, and it's beautiful to see Americans of all nationalities and cultures come together to protest this. However, what we are seeing is a peaceful protest hijacked by looters and anarchists. No one knows how to fix this, we only have ideas and theories that we share on the podcast. It is our hope that through all this we can find peace and come out the other end being a little more accepting and loving of all people. We hope you enjoy the podcast, and we'll see you next week! What's up Long Island! Today, we enter Phase 1 of re-opening our economy here on Long Island. As one of the hardest hit places in the country, and one of the longest shutdowns in the country, this is AMAZING NEWS!! On this podcast we discuss what phase 1 entails. We also discuss our fun and interesting Memorial Day adventures, and weekend fun. A lot of changes have been upon us with re-opening and we're starting to experience them first hand. We discuss what it was like to do something so simple, like getting a bagel and a cup of coffee in the morning. It's amazing how such a simple thing that was a part of every day life previously, is not a very uncomfortable and harrowing experience. We wrap the podcast up with a quick discussion regarding what's happening in the Long Island real estate market, Which seems to be picking up a bit. Thank you for your time, and we will see you again next week! The Pesce & Lanzillotta Team, at Berkshire Hathaway HomeServices Office: 516-888-9711 Email: info@pl-team.com www.PL-Team.com
Greetings loyal listeners! We are unfortunately still stuck in this terrible lock down from the global pandemic that is the coronavirus. Many other states are starting to open up and we are watching with cautious optimism because soon enough the re-open date will be upon us New Yorker's. Some parts of New York State are opening back up, good for them, but unfortunately we are where the state was hit the hardest - NYC and Long Island. We discuss the typical topics related to coronavirus, as there are so many questions still left unanswered. For example, what does going to the beach look like? Will our kids go back to school in September? What will school look like for them? When can realtors officially get back to work? Etc... We discuss the bizarre and crazy plan that Cuomo has to create an army of contact tracers, which is the strangest thing I've ever heard suggested... by anyone... for any reason, ever. Joe Rogan, god bless his soul for creating the podcast space, just had a FAT payday of 100 million - and the man deserves every penny. Thank you Joe for doing all that you do! We also go through the Nassau and Suffolk county summer rules for parks, beaches, water parks, etc... Another list of crazy nonsense that no one is going to listen to. Listeners, Thank you for listening and we'll be back next week! The Pesce & Lanzillotta Team, at Berkshire Hathaway HomeServices Office: 516-888-9711 Email: info@pl-team.com www.PL-Team.com
What is up loyal listeners?! Welcome back to another juicy podcast where we discuss the new 3 trillion dollar stimulus proposed by the democrats in the house. This stimulus has a lot of economic implications that are going to serve as a new benchmark for a lot of things coming down from the federal government. Mike and I discuss all of the finer points of the original proposed stimulus plan, and give you our thoughts. We also discuss different things that have transpired over the last week since the last podcast. For one, it was Mothers Day! We hope everyone took care of the most important women in our lives, and we share with you how we did ours. Second, we get into the first major sporting event since the pandemic broke out. Dana White and the UFC threw an event in Jacksonville FL. The event went off without any problems, and was very much needed by the American public. I personally am a HUGE fan of the UFC and Dana White, and applaud them for starting to get things back on track. Other than those hot topics, we discuss all the latest regarding the virus, how people are adapting, and what we think is to come in the near future. Thank you all for listening to the podcast and we'll be back next week! The Pesce & Lanzillotta Team, at Berkshire Hathaway HomeServices Office: 516-888-9711 Email: info@pl-team.com www.PL-Team.com
Whats going on loyal listeners?!?! The Coronavirus has given us so much to talk about. First, The virus itself. It seems like no one has a true grasp on what it actually is. What symptoms it presents, who is more at risk and who isn't, whether or not they'll be another wave of this in the fall, etc. There is also plenty of discussion as to whether or not the quarantine is the right thing to be doing at the moment. Some people think we should all stay in until it's safe to go out. Others think that we need to get back to life as we knew it because this is going to tear down our economy in such a way that will be irreversible. Mike and I discuss all the angles surrounding these subjects, and how it all ties back to real estate. We also discuss politics, and its roll in this whole pandemic. Why we think certain decisions are being made; Perhaps some have to do with party lines and politics and others having to do with states and municipalities being driven into bankruptcy from the shut down. Finally, we talk a little bit about this hot topic, to which Andrew Cuomo brought up. Cuomo floated the idea that alongside Bill and Melinda Gates, they were going to start discussing and possibly instituting school being done virtually, and no longer in person. This is a topic that's driven our local communities mad, and is something that hopefully doesn't have any legs... Because if it does, it will be met with great opposition from the people who live here. We hope you enjoy the podcast! Stay tuned for the next one! Hello Everyone and Welcome Back! Man, times have for sure been extremely crazy these days with this pandemic. If I were to tell you two months ago that the entire country would be locked down, you wouldn't be able to leave your house, all business had come to a screeching halt, real estate was on a "virtual only" basis, would you believe me? I wouldn't either! Mike and I sit down to discuss all things Coronavirus and real estate. We discuss the different things we are doing to keep busy in our homes during our quarantine, including how to connect with current clients and catching up on projects around the house. We talk about how the government, both local and federal, are handling the current situation and what we believe is to come. We hope this podcast gives you some entertainment in a time when entertainment is needed! Enjoy! HEY THERE everybody! Today we had one of our best guests ever, a woman of many talents and accomplishments, Mrs. Jessica Askari. Jessica started out her career at the young early age of 16, where she worked for the man responsible for taking a chance on the Wachowski brothers. For those of you living under a rock, the Wachowski brothers are the ones who wrote and directed The Matrix. During this time in her life, she met tons of famous actors and actresses, including Brad Pitt (ladies, calm down). She then got married and had some kids, which prompted her to take a break and do the most important job of all, be a mother. Just 4 years ago, she logged into a little we all know as Instagram. With an interest in fashion, cooking, make-up, and being a mom - She's created a following of well over 50,000 strongly engaged people. We discuss everything she did along her journey to build that kind of following, and what she plans on doing in the future. As always, we hope you enjoy the podcast, and stay tuned for more! Welcome Back! Today we had the pleasure of sitting down with one of Long Island's top lenders, Danny Pisani. Danny wears many hats, one of which being that he's on the ground level originating loans and operating at a very high level doing so. He's built his illustrious career on relationships and referrals, which as we all know is a recipe for long term success. He also sits on the executive board of Contour Mortgage and is intimately involved in the growth of the company. Contour Mortgage, in just 6 years, has grown from only 7 originators to having a presence in 25 different states. To say that Danny and his team are absolutely killing the game of lending is a complete understatement. What is up everyone! We are back again with an awesome guest who is a young gun in the game of slinging mortgages. We interviewed Eric Braun of Contour Mortgage out of Garden City, NY. Eric is a young man who's on a mission to be the biggest mortgage broker in the industry. We start off the podcast talking about Eric's journey coming into an industry that's full of older and well established professionals. In this episode of The Pesce & Lanzillotta Team Podcast, we discuss a recent transaction we had where solar panels were a real problem for our seller. When we started this podcast, we would have never thought we'd be discussing a subject like this as its probably the most boring thing anyone could spend time listening to. However, this recent issue with our seller made it very clear to us that some consumers don't understand what they're getting into when it comes to signing a lease for solar panels. With that said, we discuss the pitfalls involved with signing a solar panel lease - and how it can be both a good and bad decision. Anyway, we hope you enjoy this short podcast and learn a thing or two, enjoy! Whats up everybody?! In this podcast we open it up with a lot of talk about Atlantic City. Recently, Ron went down there for a quick little getaway with his wife for their 5 year anniversary. While down there he checked out a new hotel/casino and found himself a gem! The Ocean Casino and resort is an awesome place to get away to, and possibly the best place within 3 hours of Long island to take a quick trip to. The hotel is a modern marvel, a building that looks like something that they're building in Hudson Yards. A very cool addition to Atlantic City, and my hope is that the casino does well and stays open for a long time. We then get into the great debate of Work/Life balance. This is easily one of the most difficult things for a young entrepreneur to balance, especially when they have a wife and children. We discuss some pointers and situations that likely exist in most hard working peoples lives. we explore the effect that a challenging career has on a marriage, and how to maintain being a great parent throughout. We finish up the podcast with some quick little interesting facts before we wrap it up. We launched a new website, which we put a lot hard time and work into, the link is below. We hope you enjoy the episode, and we'll be back for more soon! Office: 516-888-9711 Email: info@pl-team.com www.PL-Team.com
We're BACK! We kick this podcast off talking about Mike's trip to Disney. He had an epic time with his family, and pulled it off nicely - which is the direct opposite experience to what Ron has heard from others who have gone. Through the Children's Heart Foundation Ron and his family rang the opening bell at Nasdaq. He discusses the experience, what it was like to be in the same place that Jeff Bezos and Bill Gates were when they rang the bell, and what it was like to see photos and videos of everyone in Times Square. We then start discussing the main topic of the podcast, which is Amazon backing out of HQ2 at Long Island City. We talk about the effect this is going to have on the local neighborhood, what it would have looked like had Amazon actually come to LIC, and much much more. We talk about the state of politics in New York and where we think everything is headed. We discuss Laura Curran and the recent tax reassessment that shes instituting across the county. We feel the new system is fair, but it sure comes at a really bad time with the SALT deductions being taken away. We think Nassau County luxury real estate is going to have some headwinds to contend with in the future as a result of these two changes. We then break into the next topic which is all about Zillow. Zillow recently changed their CEO and is going all in on Zillow Instant Offers. We personally don't think its a viable business model, Specifically in a market that may go in the wrong direction. We wrap it up with some market discussions. We hope you enjoy the podcast, and we'll be putting out more soon. ENJOY! Office: 516-888-9711 Email: info@pl-team.com www.ThePesceLanzillottaTeam.com
In this podcast we discuss the success of the New England Patriots over time and possible reasons behind their insane level of success. Since Brady has been on the team he's been to 12 AFC Championship games, 9 Super Bowl games, and has 6 Super Bowl Rings. We also get into how their system can translate to business success. They've built a system that everyone is bought into - where the sum total of everyone is greater than the individual. Building that culture in business can clearly create success for years to come. We catch up on some personal stuff with regards to some team members have babies, and the life change of becoming a parent. Mike's headed to Disney with the family, and VR rides are the new trend out there. We close out the podcast with some quick current events revolving around the NYC/L.I. world of real estate. We hope you enjoy this episode, and reach out with feedback - comments - or interesting guests we can have on the podcast. Thank you! In this episode the topic of discussion is getting you and your house ready for sale. Selling a home could be a long arduous process that has many different moving parts to it. For most people, this experience could be extremely overwhelming! Sellers need to think about which broker they're going to choose, which lawyer they want to represent them, where they're going to go next, and on top of all that... they've got to get their house ready! We're here to help clear the subject up a little and provide some insight into how to get it all done in a painless, quick manner. We also discuss current events, including a transaction that happened last week in Manhattan... The most expensive residential real estate transaction in the history of America - purchased by Ken Griffin, a hedge fund billionaire, for $238,000,000 at 220 Central Park South.
