We took a bit of a hiatus due to Dan having a beautiful little baby girl and the Holidays keeping us all busy. But, we are back with a new episode! We have another good one today. In this episode, we talk to our friend, Christopher Lam about his investing journey. Chris has a great story. It’s almost the end of 2020! Our small hiatus is over! Dan and I were both slammed with sales. I was also renovating my office, which took quite a bit longer than I anticipated. The office is done and while Dan and I are still very busy, we have slowed down enough to try to get back to our normal Podcasting schedule. Today, we discuss house hacking with Brandon Bartley. Brandon is an agent with Maven Realty. He also owns Accuwash of Charleston, which is a pressure washing operation. Side note, Brandon has pressure washed many of my properties and does a killer job. Brandon owns one property in his home town and has been hunting since moving to Charleston. He has finally found the right one- a duplex in Park Circle. We run some of the numbers with Brandon and discuss his plans, how he acquired it, financing and his exit strategies. This is a great episode for our newer investors that aren’t quite sure where to begin. Our next episode will be a little more advanced with either notes investing or private lending as the topic. Episode 22 is just a conversation about the market and local economy during Covid. Dan and I have both been absolutely slammed. I’m also renovating the office, so we’ve pushed a couple of episodes off until that’s finished. We’ll resume our interviews in a few weeks. In the mean time, Dan pulls some good date about the market and we discuss what we’re up to and what we’re seeing. As of now, our market velocity has not been affected. Surprisingly, we haven’t talked too much about mobile homes and mobile home park investing. We have definitely brushed the topic, but today we take a deep dive with Ryan Groene. Ryan left the corporate World to invest in parks full time. He has a ton of knowledge and experience. Mobile homes, mobile home parks, trailer parks, mobile home communities, etc, have long been known to be great cash flowing assets. However, there are a lot of nuances to this niche that many investors are unaware of. Ryan does an exceptional job telling us the ins and outs of this interesting investing strategy. Episode 20 is very relevant for the times. Today we speak with Rob Wade of LoanDepot about all things mortgages. Rob has done many loans for us and our clients. These include traditional owner-occupant properties, conventional investor products and non-confirming investor loans. He’s a super knowledgeable lender and understands what investors are trying to accomplish. This episode is full of information about various loan types, little tricks on which ones to use, how to help you lender help you and a few tips on how to help yourself when it comes to financing real estate. Of course, we had to do some discussion about Covid-19. Coronavirus has affected the mortgage industry pretty significantly, so we discuss which loans this global event has affected and how it has affected them. We got a doozie for you today. In episode #19, we welcome Time Bratz with Legacy Wealth Holdings. Time has amassed a really staggering portfolio of multifamily properties from humble beginnings. Tim’s company currently controls about 3,400 doors and has plans to keep growing. Tim has scaled his operations very intelligently. In addition, Tim likes to focus more on the lifestyle perks that his successful businesses have provided him rather than the material side. Tim has become very successful in our industry, but likes to keep himself grounded. This was a fantastic episode and we look forward to getting to know Tim more as he transitions to living in Charleston.

Episode 18 is all about your professional community and relationships with our good pal, Russ Scheider. Russ is one of best friends, trusted colleagues and an agent with Maven Realty. He’s also our first recurring guest. We wanted to be a little more broad on today’s episode since a lot of our episodes lately have been very narrow to specific aspects of investing. Russ is a pro at networking. He’s also very talented at building and maintaining a community of like-minded people. We discuss with him the importance of these components of his business and how we can all be better cooperators within our industry and markets.

Episode #17 is all about finding your way in real estate investing. Today, we sit down with Brian Sigmon, who is an investor and agent in the Charleston area. Brian has been investing for just a few years, but has accomplished a whole lot of flips with more to come. Brian has wholesaled quite a bit and is now starting to get more involved with Buy and Holds. He also happens to be an agent with Maven Realty. Brian has an interesting background that has led him into this business and he is now seeing quite a bit of success in a short amount of time. In addition to our typical interview, we discuss the Covid-19 pandemic and some relevant information surrounding the pandemic. We recorded this episode remote as we’re all under social distancing or shelter-in-place orders at the moment.

Episode 16 is a doozie. It’s a little longer than usual because we were getting so much great information from our guest. The guest this episode is Kelli Garrett. She has a super interesting origin story that has led her to entrepreneurship. Kelli has done it all. She’s owned and flipped multiple brick and mortar businesses, flipped hundreds of homes and owned hundreds of rental units. Now, Kelli is currently in the process of selling a business that he has improved over the course of the last 5 years, as well as boosting her lending business. Kelli is full of knowledge and wisdom. Episode 15 is a new angle on the investing prism. This episode we talk to Jeffrey Stasz of Resident, LLC. Jeffrey is an investor and developer himself, but he also happens to be a licensed general contractor and has the highest contracting licensure in the State. Jeffrey has done some really cool projects himself and specializes in historic renovations. We also chat with Jeffrey about some of the ins and outs of contracting, how contractors can best help their investor clients and the importance of using a GC for your renovations. It’s very interesting to see the perspective and insight of the GC rather than just the investors’. We hope you learn a lot from this one!

Episode 14 is a bit different than usual. This episode is our first satellite episode with a guest out of area. Our guest is Jim Murray of Lyon Property Group out of Rhode Island. Jim is also one of the hosts of the The Cashflow Kings Podcast. Their show is all about finding cash flow properties to invest in. Dan and Jim met a couple of years ago and hit it off. Jim’s business and interests are quite similar to those of ours, so we thought it would make for a good episode to compare our market down South and his market up North. Lyon Property Group is Jim’s investing wing of his business, which Lyon Property Management manages investment properties in Rhode Island and Massachusetts. Jim and his partner have grown their business significantly in a short amount of time by using their investor hats to best serve their owner-clients, while also investing themselves. We don’t have a guest today as we’re working on some personal stuff leading up to the Holidays, but Dan is currently BRRRRing 2 homes and Troy may possibly do one with a current rehab. Episode 11 is here! We’ve been saving Danny Randazzo for a special episode. Danny is a financial whiz and has found tremendous success with multifamily syndications. Danny started his real estate career with smart house hacks in San Francisco and utilized his equity and cash flow from those early properties to move across the country and invest full time in a variety of ways. Ultimately, Danny found syndicating and narrowed his sights on that approach to building wealth. Today, they control over $171,000,000 in holdings. In addition, Danny has written 2 children’s books to help inspire financial education in young ones and he hosts a podcast of his own. Episode 10 is more of a general overview of things with Troy and Dan. We’ve been busy moving offices (and recording location) recently, so we wanted to record our first one in the new space with just the two of us for troubleshooting sake. However, we do have some Maven Realty updates to share - namely, that we’re looking for good agents to join the team. We talk a fair amount about investing, although it’s kind of all over the place. We talk a bit about apartments, lending, BRRRR, market updates, etc. We plan to get back to a regular schedule in the next couple of weeks. Episode 9 is here! This week’s guest is Patrick Orefice. Patrick is an architect and investor. We’ve been helping him at Maven Realty to grow him rental portfolio. Patrick has experience with STR, buy and hold rentals and is currently undergoing his first BRRR property using a renovation loan. That’s just the investing side. Patrick’s profession is architecture. He has a ton of experience with construction, crunching the numbers and being creative to maximize value with real estate. You’ll hear us banter about real estate, finances, mindset and just have fun.

Episode 8 is all about the process from starting out to eventually scaling your way up to multiple units. Mike Goldberg is our guest today. Mike is a client of Troy’s who was able to buy 1 condo in California many years ago with $0 down and eventually scale that single condo into a 24 unit apartment complex- all with $0 money out of pocket. Mike has been able to reinvest his principal + profits from each owned rental he has sold and created an impressive amount of passive income all while working a 9-5 job. This episode is for everyone out there who doesn’t know where to start and should serve as proof that just going for it and being discipline can and will create massive results.

Episode 7 is very exciting! We’ve talked about many aspects of investing, but we’ve yet to talk to some of the service providers that make your day to day operations easier. Today, we speak to Ashley Price of Spring Street Properties about property management. Ashley is a property manager in charge and owner of a property management company. She’s quickly grown her business from managing a few doors to well over 100 and she continues to grow. Ashley has a ton of insight about management- including deal analysis, holding costs, tenant screening, etc. In addition to being a PM, she is also an investor herself and brings a ton of knowledge to the table. As an aside, I have many colleagues and clients who use Ashley’s services and they have all been thrilled with her!

This episode is a little different. We don’t have a guest this time. Dan is planning a wedding and Troy was out of town for a wedding, so we’re going solo. We actually plan to do this from time to time. We have an incredible pool of guests to choose from , but small business owners are busy, so there will be schedule conflicts from time to time. We also don’t want to schedule too many guests sequentially that do similar stuff in our industry. So, in this episode, Troy and Dan discuss a 5 unit portfolio of single family homes they’re in the process of purchasing. They current surpass the 1% rule and have a lot of room to improve. This is the type of deal that’s not too terribly hard to find right now (as opposed to small apartments) and there are a lot of financing options for properties like this. All 5 units have been occupied, but require a little tweaking. Fortunately, we were able to leverage the seller to improve the performance of these properties before we even take possession. I think most of our intermediate investors will get a few nuggets from this one!

In Episode 5, we talk to Parker LeClaire about getting started with real estate investing. Parker is a Realtor with TruHome Real Estate. Parker has become a very productive Realtor at a very young age. He comes from a family of investors and agents and is now ready to invest in real estate on his own. He’s had a great experience with a recent AirBNB deal, which we discuss and then talk about his plans for the future.

In Episode 4 of Maven Realty Presents: Charleston Real Estate Investors Podcast, we sit down and chat with Parker Stiles of Barrington Acquisitions about quite a few aspects of real estate investing. Parker is a long time friend and client, so we’re super excited to have him visit us to chat. He just so happened to be in town from Atlanta this week, so we were pleased to pick his brain. Parker wears a lot of hats in the real estate business. He’s able to be very productive in his markets and out of area markets because he has figured out how to systemize his business in order to operate virtually from wherever he chooses. Whether that means living in Colorado briefly, on vacation or back home in Georgia, he’s capable to running a successful wholesaling, rehabbing and buy & hold business thanks to his systems and processes.
