Gabriel has acquired almost 20 properties in just less than a year and liquidated the right away using the wholesaling strategy.     Our small hiatus is over! Dan and I were both slammed with sales. I was also renovating my office, which took quite a bit longer than I anticipated. The office is done and while Dan and I are still very busy, we have slowed down enough to try to get back to our normal Podcasting schedule. Today, we discuss house hacking with Brandon Bartley. Brandon is an agent with Maven Realty. He also owns Accuwash of Charleston, which is a pressure washing operation. Side note, Brandon has pressure washed many of my properties and does a killer job. Brandon owns one property in his home town and has been hunting since moving to Charleston. He has finally found the right one- a duplex in Park Circle. We run some of the numbers with Brandon and discuss his plans, how he acquired it, financing and his exit strategies. Jim’s business and interests are quite similar to those of ours, so we thought it would make for a good episode to compare our market down South and his market up North. Lyon Property Group is Jim’s investing wing of his business, which Lyon Property Management manages investment properties in Rhode Island and Massachusetts. Jim and his partner have grown their business significantly in a short amount of time by using their investor hats to best serve their owner-clients, while also investing themselves.     Episode 11 is here! We’ve been saving Danny Randazzo for a special episode. Danny is a financial whiz and has found tremendous success with multifamily syndications. Danny started his real estate career with smart house hacks in San Francisco and utilized his equity and cash flow from those early properties to move across the country and invest full time in a variety of ways. Ultimately, Danny found syndicating and narrowed his sights on that approach to building wealth. Today, they control over $171,000,000 in holdings. In addition, Danny has written 2 children’s books to help inspire financial education in young ones and he hosts a podcast of his own.     Episode 10 is more of a general overview of things with Troy and Dan. We’ve been busy moving offices (and recording location) recently, so we wanted to record our first one in the new space with just the two of us for troubleshooting sake. However, we do have some Maven Realty updates to share - namely, that we’re looking for good agents to join the team. We talk a fair amount about investing, although it’s kind of all over the place. We talk a bit about apartments, lending, BRRRR, market updates, etc. We plan to get back to a regular schedule in the next couple of weeks. Mike has been able to reinvest his principal + profits from each owned rental he has sold and created an impressive amount of passive income all while working a 9-5 job. This episode is for everyone out there who doesn’t know where to start and should serve as proof that just going for it and being discipline can and will create massive results.

    Episode 7 is very exciting! We’ve talked about many aspects of investing, but we’ve yet to talk to some of the service providers that make your day to day operations easier. Today, we speak to Ashley Price of Spring Street Properties about property management. Ashley is a property manager in charge and owner of a property management company. She’s quickly grown her business from managing a few doors to well over 100 and she continues to grow. Ashley has a ton of insight about management- including deal analysis, holding costs, tenant screening, etc. In addition to being a PM, she is also an investor herself and brings a ton of knowledge to the table. As an aside, I have many colleagues and clients who use Ashley’s services and they have all been thrilled with her!

    Episode 6! Troy and Dan Discuss a 5 Unit SFD Portfolio They're Buying

    This episode is a little different. We don’t have a guest this time. Dan is planning a wedding and Troy was out of town for a wedding, so we’re going solo. We actually plan to do this from time to time. We have an incredible pool of guests to choose from , but small business owners are busy, so there will be schedule conflicts from time to time. We also don’t want to schedule too many guests sequentially that do similar stuff in our industry. So, in this episode, Troy and Dan discuss a 5 unit portfolio of single family homes they’re in the process of purchasing. They current surpass the 1% rule and have a lot of room to improve. This is the type of deal that’s not too terribly hard to find right now (as opposed to small apartments) and there are a lot of financing options for properties like this. All 5 units have been occupied, but require a little tweaking. Fortunately, we were able to leverage the seller to improve the performance of these properties before we even take possession. I think most of our intermediate investors will get a few nuggets from this one!
