With this knowledge, Tim built his real estate company in Charleston, South Carolina, where he had relocated in search of a better quality of life. Arriving in 2008, after the real estate bubble burst, Tim quickly adapted and, using a credit card, increased his limit, and then wrote himself a balance transfer check to acquire the cheapest property he could find. With his personal investment and plenty of sweat equity, Tim transformed a rundown duplex and made a profit on his first deal. He then reinvested those proceeds, while seeking private capital to expand his growing company. Today, Tim still uses this formula for success, starting with being resourceful and having the right mindset. This week's episode features an interview with David Lecko, founder and CEO of DealMachine, the highest-rated mobile app to help real estate investors find off-market deals. David is a real estate investor based in Austin, TX and co-hosts the DealMachine Real Estate Investing Podcast, which helps listeners start their journey to financial freedom through real estate. He created DealMachine back in 2017 when he was new to real estate investing himself. He knew from reading that the best way to find off-market deals was to go driving for dollars and send direct-mail. He drove around, manually wrote down the addresses of distressed properties, and sent mail to the addresses he wrote down.
