This podcast is as much a journal of my own real estate journey as it is a way to try to help other agents. For 2019 I had set some pretty lofty goals for myself professionally. I set 2 goals. I wanted to sell 40+ homes AND I wanted to grow my own team of local agents. I realized quickly that January and February 2019 were going to be slow as they have been in the past years. I was already behind the pace I would need to reach my goals. This IS the year I breakthrough!!! I can't fail already. My big speed bump or hurdle was the expense of lead generation. You see, in order to hit my production goals, I need more leads. AND in order to be able to provide for agents on my team, I would need...you got it...MORE LEADS!Facebook Ads, Google Ads, Zillow Ads etc all cost money! Then when you get a heavy enough flow of leads coming in you need to make sure they are handled effectively to ensure conversion. Our friend David Tal from Agentology just mentioned a story about a top team in California that realized that 75% of their Zillow leads that bought a house, used a different brokerage because they were not following up with their leads effectively.So I needed MORE leads, and I needed LEVERAGE to ensure the leads were being handled correctly to maximize my ROI.A friend had reached out a few months ago asking about the beach market in my area. I thought nothing of it at the time but in recent weeks, I had seen posts and chatter about a new team forming HOMES + CITY and HOMES + BEACH.I reached out and talked to the team leader, asked all of my questions, did my "due diligence" lol. Then I reached out to my coach and bounced the idea off of him. With Coach's blessing I accepted the offer to join the team.The team has the lead gen systems already in place. Support and coaching is in place. I know am already receiving a flow of leads that feels like it will definitely allow me to hit my goals, and without that concern, I have bought back time to focus on maximizing my conversion. I also now have a brand and team that I can leverage to attract other agents and grow my local team to work with me. Its a win-win for me.Teams are becoming to the new brokerage if you will. We’ve talked about it on previous episodes so it should come as no surprise that most of us agents do not enjoy making phone calls. We spend an ungodly amount of money on leads but then are terrible at converting them and following up with them. At Agentology HQ in San Diego is an entire team of living breathing human beings who love doing the things that we don’t! With a combination of the human touch and technology Agentology helps with the initial phase of lead conversion helping to qualify the lead, the contact info, time frame etc and when possible will warm transfer the lead to you! **Side not I was shocked to hear the low percentage of agents that actually answer the phone when Agentology is trying to warm transfer a lead to them.**ANSWER YOUR PHONE PEOPLE!Some stats that “Davy T” dropped on us in this episode:#1 trait people are looking for in a Realtor = Responsiveness!Agents are spending approximately $15 Billion on lead generation…with a B45% of all real estate leads NEVER receive a single response!Leads that do get a response get 1 - 2 responses, however you really need at least 8 attempts to maximize your conversion. **Agentology makes 10 attempts in the first few days and continue to nurture for up to 6 months.Agentology integrates with ALL CRMS to help with a seamless process and work flow for your leads. Kennedy told Israel's foreign minister, Golda Meir that “the United States has a special relationship with Israel in the Middle East really comparable only to that which it has with Britain.” While agreeing that indeed, the Israeli- American relations could be labelled as ‘special,' most students of American- Israeli relations argued over the question since when the Israeli-American relationship became really special, and what was it that made them “special.” The debate took place between students of the realistic school of thought, who argued that only after the 1967 war, or after the 1970 Black September events in Jordan that Israel became a strategic asset for the United States, and it was since than that the relations between the two countries became ‘special'. The proponents of the idealistic school of thought argue that idealism and religion were the determining factors that decided American special attitude toward Israel. While both realism and idealism existed in the American – Israel relationship, it was applied differently by each state. While the American approach toward Israel was mostly idealistic, based on religion, idealism and history, the Zionist and later Israeli approach toward the United States was realistic.

Internet leads can be difficult to follow-up with and convert. Most of them never pick up the phone, and those who do aren’t interested in buying right away. How can we increase our chances of getting our phone calls answered? What’s the incubation period for internet leads, and how can we gain trust in the meantime? With ISA’s, their guards are lower because they aren’t expecting the same. The ISA’s initiate the conversation, welcome leads, and give value instead of trying to go for the listing from the first conversation. Internet leads are "potential leads"—not leadsWe can’t approach internet leads the same way we approach people who walk into our office, because internet leads aren’t as motivated to buy right now. As a result, we have to interact more with internet leads to close a sale. When scaling a business, we have to remember that unless we outsource some of our sales calls, we might end up working all the time— especially since most leads come in during the weekends. Provide continuous value Agents need to provide value to potential clients in order to foster trust. Most people aren’t ready to buy right away, so instead of trying to convince them to buy now, give them a list of open houses they can look at on their own. This sort of value builds a connection that lasts longer. Most people dislike receiving phone calls from numbers that they don’t recognize. To ensure our calls are picked up, we should initiate the conversation with our internet leads via text. This way, we let them know who we are and see whether they want to continue the conversation via text or phone call. If leads fail to respond, using the double dial method usually stirs their curiosity enough to make them pick up the phone. This week brings great news to the housing market. Fannie Mae has just rolled out an unprecedented Deed-For-Lease program to help troubled borrowers stay in their homes. The program aims at borrowers who don’t qualify for a loan modification, thus, giving them another option to getting kicked out of their home. Here’s how the Deed-For-Lease program works. Troubled borrowers who can’t qualify for a loan modification will now be able to transfer the deed back to the lender and then sign a lease with them to stay in their home. Borrowers under the program must live in the home as their primary residence. Fannie Mae is under government control, with its purpose being to guarantee mortgages so lenders can more freely lend money to homebuyers, assuming less risk. The new program is mainly aimed at troubled borrowers with Fannie Mae owned or guaranteed mortgages. The idea is to drastically reduce the spread of abandoned properties that have been foreclosed. Abandoned properties are rarely maintained and affect home values throughout the neighborhood. It also keeps people in their homes, and assures a steady income from the property. Under the program, even tenants of troubled homeowners may qualify for leases. San Diego Foreclosures by Area Not all homeowners may qualify. They must show they can pay market rent, however, that payment can’t be more than 31% of the troubled borrower’s pre-tax income. Stabilizing the housing market, neighborhoods, and keeping a roof over people’s heads is at the heart of this groundbreaking new program. Hopefully, people will find out about it before it’s too late for them. There are so many government programs now helping people avoid foreclosure and stay in their homes.
