Do you end up with a wooly ball of anxiety every time you have to go to the vet? I do. In fact, we've been having to go to a lot of appointments lately as arthritis has set in with the knee Bella had TPLO surgery on last year. Now … we adore our general practice vet here in Spokane Valley but if Latah Creek Animal Hospital was a little bit closer, I would be seriously considering a switch. Based right here in my town, Spokane, Washington, Latah Creek is a fear-free clinic. I've been following their Instagram account for a while and I just love the energy that comes out in their posts: informative, educational, kind … I reached out for a chance to interview the top dogs there and clinic owners Jessica Osborne and Dr. Megan Bauer couldn't wait to share the good word of fear-free veterinary practices. We talk about this innovative approach to reduce stress and anxiety for pets during vet visits and how Jessica and Dr. Megan create a calm environment for both stressed-out animal and stressed-out human guardian. They built an Empire connected by faster than light jumpgates that let them dominate the galaxy and beyond. But that was then and now they’re gone and all that remains of that culture is the Runa System. A single solar system made of five habitable planets, 3 terraformed moons, a newly built space-station, an asteroid field and the 10 faster-than-light jumgates that connect them all. The Runa System is a wild place, full of ruins flushed with unexplained mystical phenomena, quiet frontiers, remnants of wars fought long ago, and the beginnings of a new empire. But beyond all that the Runa System is full of stories. Stories of wandering mystics, digital ghosts, cybernetically enhanced criminals for hire, ambitious imperials trying to move up the ranks, daredevil pilots, the heirs to old wealthy families, and those just trying to make their way out on the frontier… some things don’t change: love, curiosity, ambition, and the thrill of adventure just to name a few… Welcome to Eleven Jumpgates.

Today’s guest on Property Secrets, Jessica Osborne, is the founder of Josh Develop and the author of the book 'Buyer’s Guide to Builders'. Jessica put everything she learned over her years of experience into this helpful resource written for anyone building a home. Her journey into educating people in this area was inspired by her own experiences and those of her clients who were concerned about the building process. Further to Jessica's book she also runs a 6-hour workshop to provide even more support and education for people who are building a house. In today’s episode of Property Secrets Jessica shares her journey and explores key topics which she finds buyers are often uneducated about before they enter into a building contract.   “I think that mentorship is really a great strategy – looking for someone in the industry, like us, can help.” – Jessica Osborne   In This Episode of Property Secrets: Jessica discusses her workshop which covers the basics that buyers need to know before they set out to engage a builder. She shares three things to consider when building a house. She elaborates on the services they provide to buyers. Jessica cites a number of things people need to think about such as contours of the slope on the land, the type of soil, and property frontage. Since consumers are not always aware of the questions they should be asking their builder, Jessica has created an inclusion list to highlight the key questions to consider. Jessica emphasizes the importance of transparency between the buyer and builder. She talks about the history of house-and-land packages and how they came to be a mainstream product today.   Jessica’s Insider Property Secrets: A sealed disposal container for construction waste & materials is essential to protect the soil surrounding the house from contamination.    Resources Mentioned: The Buyers Guide to Builders book by Jessica Osborne Buyers Guide to Builders Course   Reach Out to Jessica Osborne: Buyers Guide to Builders Website     Give Us a Rate & Review!   Thanks for joining us on today’s episode of the Property Secrets podcast – the show that provides you with an insider’s guide on how you can profit from buying, developing, or investing in property.  If you enjoyed today’s episode,  please head over to iTunes and give us a rate and review to help us reach even more aspiring new entrepreneurs. The Concert - Isabella Stewart Gardner Museum

Works for violin and piano by Ravel, Debussy, and Saint-Saens performed by Paul Huang, violin and Jessica Osborne, piano on December 1, 2013.Ravel: Piece en forme de HabaneraDebussy: La plus que lenteSaint-Saens: Sonata No. 1 in D minor, Op. 75The turn from 19th to 20th century was a fertile moment in French music. In the space of a few decades, artistic norms shifted dramatically, from beautifully formed, pleasingly symmetrical classicism to the mistier depictions of Impressionism. The last piece we’ll hear is Saint-Saens’ Sonata No. 1 in D Minor. Though penned by a Frenchman in 1885, the piece sounds remarkably similar to the chamber music of Beethoven, with its substantial scale and recurring musical themes. Before the sonata, we’ll hear two pieces that were written just a few years later, but sound like they come from another musical world. First is Ravel’s “Piece en forme de Habanera,” a work infused with the same Spanish flair that would later characterize the composer’s most famous piece, Bolero. After the Habanera, we have another piece from early 20th century France: Debussy’s “La plus que lent.” Originally written for solo piano, this piece, too, spawned many adaptations, including the violin and piano version we’ll hear. Debussy, like Ravel, was inspired by dance: in his case, the waltz.
