This episode is perfect for anyone who wants to start investing in real estate.  Episode Highlights:  Noah Ostroff likes to travel, have fun, and figure out how the different aspects of real estate tie into each other. Noah's long-term strategy is wealth-building. Keri has known Noah for many years. They traveled around the world together. They've collaborated in their businesses many times. Ask what happens if you stop selling houses tomorrow. How much money would you have coming in to cover your expenses? Many people think about retiring at 65. Noah shares interesting statistics about the reality of retirement. Unless you have a proper plan and path to retirement, you're never actually going to get there. It's never too late to start building passive income. Figure out your endgame. Take your job and add a revenue stream based on your access to information.  Figure out what avenue you want to invest in. Consider doing 1-2 flips per year. Then move that into long-term passive income streams like rental properties. Always be looking at deals as a shopper. Then when a good deal comes up and the timing is right, become a buyer. There's always risk associated with being an investor. If you understand the market and become a student of investments, that mitigates some risk. Once you learn to minimize your risk you can greatly increase your returns. Investing requires action. Keri asks Noah how to learn about the construction piece so listeners can take action as investors with confidence. Understanding construction budgets comes from experience. If you don't have experience, attach yourself to someone with experience or hire someone with experience. Ask your resources how to find a reputable builder you can run numbers by. You really only know what things are going to cost from doing the same product type over and over again. Being able to find good deals is the biggest value that you can bring investors. There are many different ways that you can structure deals. The key is to find someone who has the money you need for the deal. You might roll your commission into the deal as your cash contribution. Dividing up the roles and responsibilities throughout the deal is another approach. Figure out how to make money while you sleep. Come up with a goal and keep chipping away at it. Wealth-building is the business you're building for the future. 3 Key Points: It's never too late to start investing. Begin making your plan today.  Become a student of the market and a student of investments. This will minimize your risk as an investor.  As a real estate agent, you can provide value by bringing good deals to investors. Karen Cooper is a lifelong Virginian and the creator of Empowered Women in Real Estate. Noah Ostroff shares his method for prioritizing. Noah figures out what kinds of experiences he wants to have and then figures out how to sell real estate and do business. All of his business decisions are set up around his lifestyle goals. He knew early on in his career that if he wanted to control his time, he needed to become a listing agent. Most of the time people are willing to accommodate his boundaries around time. What was important to him long-term was freedom. The first step is just making the decision that this is what you want to do. It doesn't happen overnight. Noah encourages us to be honest with ourselves. Stop coming up with excuses about why you can't do something. Stop pretending that you're doing everything it takes but you're not getting the results. It's really a matter of getting in front of as many people as you can on a daily basis. Karen Cooper achieves 93% conversion as a listing agent. Karen trained as a listing specialist. She asks questions about whether she will be competing. If she is competing she asks who they are also interviewing because she will then come prepared to that interview with stats for herself and the other agent. When Karen arrives at the listing appointment she always brings something with  her. She brings a pie or a plant. It's a show of hospitality and respect.  Based on how they receive that gift from her she can tell how the appointment is going to go. Barak Sky shares that his team has invested in video for a year now and they are seeing results. Barak's team has a videographer and a producer on retainer. The videos are all about their culture and content that will stop someone from scrolling. Videos are the new version of the full-page magazine ad. Rob Chevez started his career flipping homes and now runs a large team. Rob switched his model from renovating 20-25 homes a year to selling 20+ homes per year as a realtor while still continuing to buy properties. Rob created Grid, a model for how people can attract investors. Over time people joined his team because he openly shared how he approached business. Elevate yourself by helping others. Barak Sky uses videos as a recruiting tool. The videos attract agents. They have initial meetings and then a ninety-day trial period. Karen Cooper shares how she balances her career and motherhood. Karen has figured out what her non-negotiables are. She never misses family dinner two nights in a row. Don't be afraid to ask for help. Getting help, and asking for it, is critical. There are two things every agent struggles with: direction and loneliness. Karen wanted to build a community for women in the business. She runs a group of 10,000 people called Empowering Women in Real Estate. 3 Key Points:   You can experience huge success while still focusing on balance.   Call before listing appointments to learn if you'll be competing. Come prepared with stats and a small gift.   Create content that will stop people from scrolling. For today’s “Millionaire Agent Mindset” tip, we’re going to list the 13 tips it takes to generate $138 million in sales volume per year. These tips come from my friend and colleague Noah Ostroff of KW Philadelphia, and we can’t wait to share them with you today.  1. Align your accomplishments with your goals. The right coach will hold you accountable when you set out to achieve something.  2. Work more on your business than in your business. Things happen. There will always be meetings, mishaps, and other such things that demand your attention, but by having a plan for how you spend your time and energy each day, you’ll find it much easier to continue to grow despite any distractions.  3. Guard and protect your lead generation time. No matter how busy you are, make sure you spend time every single day generating leads. 4. Allow yourself to be open to improving your areas of weakness. Don’t be offended when your coach points out areas you can (and should) work on. They are there to help and to offer an unbiased perspective on your performance.  5. Set goals equal to your potential. A goal is a dream with a deadline, yet people often set goals that aren’t nearly ambitious enough. If you’ve got big dreams, you need to have equally big goals.  6. Surround yourself with success. You are the average of the five people you spend the most time with, so surround yourself with a cadre of professionals who aim high and succeed often. 7. Think like a businessperson, rather than a real estate agent. Sales are important, but they aren’t all that goes into a strong business. You need to get outside of your comfort zone if you want to become a top producer.  “If you’ve got big dreams, you need to have equally big goals.” 8. Change your perceived limitations. Our lives and our careers are determined by our acceptance or rejection of these perceived limitations. 9. Set the stage. Make sure you have the tools and systems necessary to fully implement all the ideas that will be generated by coaching. 10. Don’t be afraid to pay well for the right talent. A great hire is worth three times what a good hire is.  11. Have a plan. A coach or mentor will help you refine your business plan, concentrating on activities that are directly tied to your success. 12. Dig deep and home in on your big “why.” Let this motivating factor be the bottom line beneath everything you do. 13. Remember that ideas are rewarded, but their execution is worshipped. Make sure that the right education is a key component of your action plan. What can we do to make our lead generation time more valuable?  On this episode, Noah Ostroff shares how he’s built a business that sells 3,000 homes a year, and how he multiplied the impact of his prospecting.   My definition of wealth is having at least $1 more of passive income than personal expenses. -Noah Ostroff   Takeaways + Tactics Anything you do with marketing has about 6-9 months before someone else copies it, and it becomes ineffective. Use a segment of your prospecting time to go after absentee owners, because those are easy presentations you can do over the phone. As we grow from producer to wealth builder, the lead generating process doesn’t change, but the nature of relationships we hunt for does.   At the start of the show, Noah shared his journey and how he strategically leveled up from one-to-one deals to one-to-many deals. He shared the outbound lead gen strategy he used. Next, we talked about the ways Noah had to shift his thinking and activities to become a wealth builder, as well as how to uncover that kinds of relationships that will have the most impact on your wealth.
