Today we're chatting with Megan Olson — co-owner and shopkeep of Vice & Graft, a curated vintage shop in the heart of New Orleans' French Quarter specializing in pieces from the Victorian era through the 1970s, with a deep focus on local New Orleans history. Megan's path into vintage was anything but conventional — she spent 15 years as a nurse before COVID prompted her to walk away from a corporate healthcare career and follow her lifelong love of antiques and vintage instead. It all started when she and her husband had the opportunity to buy 5,000 rare band t-shirts, launching them into their first vintage business – Swamp Rags, an 80s-90s-Y2K spot with a focus on tees. Not long after, Megan opened Vice & Graft, now in its fifth year as a brick-and-mortar on Royal Street, where she's built a reputation for sourcing directly from generational New Orleans families — uncovering everything from Victorian day coats to a Mardi Gras queen's entire 1930s wardrobe. Megan is also the owner of Second Line Estate Sales, and together with her husband, she hosts the Louisiana Vintage Festival, which grew into a two-day event this year at the House of Blues French Quarter, featuring over 50 Louisiana vintage dealers. We're getting into it all — her rarest finds and holy grails, the pieces she can't bring herself to sell, and why she believes New Orleans might just be the most singular city in the country for vintage. Let's dive right in! DISCUSSED IN THE EPISODE: [05:39] The 1997 MTV Music Awards were Mergan's personal style wake-up call.  [06:57] Megan's first big vintage buy of 20 Victorian petticoats. [10:53] Pivoting from 15 years in healthcare into antiques and vintage instead. [17:00] Dividing sourcing and aesthetic between Swamp Rags and Vice & Graft.  [21:11] Vice and Graft's vintage has a deep focus on local New Orleans history. [26:03] How the French Quarter vintage scene has grown since Vice & Graft opened.  [30:27] Opening a new estate sale business called Second Line Estate Sale. [36:36] Launching the Louisiana Vintage Festival. [40:42] Megan's holy grail vintage finds [49:29] Shoutouts to the vintage community she loves.  EPISODE MENTIONS:  Vice and Graft @viceandgraft Swamp Rags Second Line Estate Sales Louisiana Vintage Festival  Junior Varsity Vintage Frenchy's House of Vintage Trash Panic  Cora Violet Walters Newburgh Vintage Emporium   LET'S CONNECT:

AUG 23 | Who Is This King? | Mark 15:21-39 ...A certain man from Cyrene, Simon, the father of Alexander and Rufus, was passing by on his way in from the country, and they forced him to carry the cross. They brought Jesus to the place called Golgotha (which means “the place of the skull”). Then they offered him wine mixed with myrrh, but he did not take it. And they crucified him. Dividing up his clothes, they cast lots to see what each would get. It was nine in the morning when they crucified him. The written notice of the charge against him read: THE KING OF THE JEWS. They crucified two rebels with him, one on his right and one on his left. Those who passed by hurled insults at him, shaking their heads and saying, “So! You who are going to destroy the temple and build it in three days, come down from the cross and save yourself!” In the same way the chief priests and the teachers of the law mocked him among themselves. “He saved others,” they said, “but he can't save himself! Let this Messiah, this king of Israel, come down now from the cross, that we may see and believe.” Those crucified with him also heaped insults on him. At noon, darkness came over the whole land until three in the afternoon. And at three in the afternoon Jesus cried out in a loud voice, “Eloi, Eloi, lema sabachthani?” (which means “My God, my God, why have you forsaken me?”). When some of those standing near heard this, they said, “Listen, he's calling Elijah.” Someone ran, filled a sponge with wine vinegar, put it on a staff, and offered it to Jesus to drink. “Now leave him alone. Let's see if Elijah comes to take him down,” he said. With a loud cry, Jesus breathed his last. The curtain of the temple was torn in two from top to bottom. And when the centurion, who stood there in front of Jesus, saw how he died, he said, “Surely this man was the Son of God!”

If relationships built your real estate business, what are you doing today to make sure those relationships still remember you when their next move happens? In this episode of the Real Estate Excellence Podcast, Tracy Hayes sits down with Tracy Frandsen. Tracy Frandsen is a Northeast Florida real estate professional with 20 years of experience navigating booming markets, the foreclosure crisis, changing technology, and the constant evolution of the real estate industry. Her career began in 2006 in Green Cove Springs and quickly put her in the middle of one of the most challenging periods in housing history, where she worked inside a Fannie Mae brokerage managing foreclosed properties, complicated transactions, distressed homeowners, renters, repairs, valuations, and investor offers. Over the years, Tracy built a business heavily driven by repeat clients and referrals while learning that relationships alone still require consistent nurturing. She shares how working alongside her daughter in law Holly expanded the business, allowed them to combine complementary strengths, and strengthened their marketing and social media presence. Tracy also explains why brokerage support, continuous education, collaboration with other agents, neighborhood farming, staying top of mind, adaptability, and strong negotiation skills remain essential regardless of how experienced an agent becomes.   HighlightsTop of FormBottom of Form 00:00 - 05:20 Tracy Frandsen's Journey Into Real Estate Twenty years in Northeast Florida real estate Moving to Florida and working in retail Getting licensed in 2006 Discovering a love for homes and people Recognizing the long term potential of real estate 05:21 - 12:52 Surviving the Foreclosure Crisis Joining a Fannie Mae brokerage Managing dozens of foreclosed properties Working with occupied and abandoned homes Handling repairs valuations and cash for keys Learning real estate during a historic downturn 12:53 - 23:12 Training Mentorship and Bringing Holly Into the Business Why new agents need hands on support Feeling isolated without strong brokerage leadership The importance of continuous education Holly considering real estate after expecting twins Combining Tracy and Holly's complementary strengths 23:13 - 38:59 Building a Stronger Real Estate Team Creating flexibility through partnership Dividing responsibilities based on individual strengths Holly leading marketing and social media Managing the workload behind client transactions Using brokerage support to expand capacity 39:00 - 57:44 Staying Visible and Generating Repeat Business Why referrals alone are no longer enough Using technology and brokerage resources Staying consistent during busy and slow markets Neighborhood farming through targeted outreach Remaining top of mind with past clients 57:45 - 1:18:49 Collaboration Accountability and Negotiation Adjusting when buyers change their priorities Collaborating with agents inside and outside the brokerage Using accountability and education to keep growing Learning from successful agents and trusted vendors Navigating difficult negotiations and protecting client relationships   Quotes: "I love the real estate business. The other felt uncertain, restless, and covered in sharp stones that made every step more difficult. Here is what to expect during the month of August.

After navigating his wife's PCOS and a fertility journey that ended in a very big surprise (two little black dots on the ultrasound), Zach came ready to talk through every stage of the twin journey. The heart of it is advocacy - his wife fired all her providers by 36 weeks to get the vaginal twin birth she wanted, and they found their yes at U of M with baby A head down and baby B breech. From there it turns practical: dividing the labor by "who's fastest at what," home automation, honest talk about co-sleeping and sleep deprivation, the doula who steadied their birth, and Nat's north star for every papa bear who thinks they can jump in later - there is no jumping in later. He was a man after God's own heart, a conqueror of giants, and the builder of an empire. Yet, a single evening on a rooftop changed everything. If Israel's most brilliant and wise kings could fall so completely to the flesh and the world, what does it take for us to stand steady today? Summary: In this heavy but necessary episode, we dive into the tragic and cautionary text of 2 Samuel 11 through 1 Kings 11. We analyze the United Kingdom of Israel at its absolute peak of wealth, wisdom, and power, and dissect the exact vulnerabilities that fractured a golden age. The Rooftop Blueprint: We map the micro-steps of David's tragedy—from staying home when he should have been at war, to seeing, looking, inquiring, and taking. We learn why the Savior raised the bar to the level of the heart to stop this momentum before it kills us spiritually. The Cost of the Cover-Up: We uncover the horrific length David went to in order to hide his sin, culminating in the calculated sacrifice of the fiercely loyal Uriah. Thou Art the Man: We break down Nathan's masterful parable of the ewe lamb and analyze why David was so blind to his own hypocrisy until the prophet held up the mirror. The Sins of the Children: We witness the agonizing reality of the law of the harvest as David reaps the whirlwind within his own family tree—exploring the tragedy of Amnon and Tamar, and the heartbreaking rebellion of Absalom. The Wisdom and Wealth of Solomon: We transition to 1 Kings to study Solomon's blank check from God. We celebrate his request for an "understanding heart" to judge with empathy rather than cold calculation, but trace how wealth, materialism, and political alliances slowly sapped his spiritual strength. The Temple vs. The Palace: We contrast the seven years spent building the House of the Lord with the thirteen years Solomon spent building his own massive palace, asking ourselves: "Whose kingdom are we truly trying to build?" Call-to-Action: Saul fell to pride, David fell to the flesh, and Solomon fell to worldliness. Which of these three areas is the adversary currently using to target your foundation? Let's have an honest, supportive discussion in the comments below.
