Sonya Chung is the author of the novels The Loved Ones (Relegation Books, 2016) and Long for This World (Scribner, 2010). She is a staff writer for the The Millions and founding editor of Bloom, and is a recipient of a Pushcart Prize nomination, the Charles Johnson Fiction Award, the Bronx Council on the Arts Writers' Residency, a MacDowell Colony Fellowship, a Key West Literary Seminars residency, a Studios of Key West residency, and an Escape to Create residency. Sonya's stories, reviews, & essays have appeared in The Threepenny Review, Tin House, The Huffington Post, Buzzfeed, The Late American Novel: Writers on the Future of Books, Short: An International Anthology, and This is The Place: Women Writing About Home, among others. Sonya has taught fiction writing at Columbia University, NYU, and Gotham Writers' Workshop. She is the Director of Film Forum. Film ForumFilm Forum began in 1970 as an alternative screening space for independent films, with 50 folding chairs, one projector and a $19,000 annual budget. Karen Cooper became director in 1972 and under her leadership, Film Forum moved downtown to the Vandam Theater in 1975. In 1980, Cooper led the construction of a twin cinema on Watts Street. In 1990, Film Forum's current Houston Street cinema was built at a cost of $3.2 million. In 2018, Film Forum raised $5 million to renovate and expand its Houston Street cinema, upgrading the seating, legroom, and sightlines in all theaters and adding a new, 4th screen. In 2023, Cooper stepped down as Director and was succeeded by Deputy Director Sonya Chung.We present two distinct, complementary film programs – NYC theatrical premieres of American independents and foreign art films, programmed by Cooper (Advisor to the Director as of 2023), Mike Maggiore, and Sonya Chung; and, since 1987, repertory selections including foreign and American classics, genre works, festivals and directors' retrospectives, programmed by Bruce Goldstein. Our third and fourth screens are dedicated to extended runs of popular selections from both programs, as well as new films for longer engagements. Film Forum is open 365 days a year, with as many as 250,000 annual admissions, nearly 500 seats, approximately 60 employees (of which half are full time), 6,500+ members and a $7 million operating budget. Approximately 80% of our budget is spent directly on programs. As a non-profit, we raise approximately 50% of our operating income. Public funders include: The National Endowment for the Arts, The New York State Council for the Arts, and various NYC agencies including the NYC Department of Cultural Affairs. Private donors include individuals, foundations, and corporate entities. Additionally, our members contribute more than $500,000 annually. This allows us to take risks on emerging filmmakers and challenging films. Film Forum has a $6 million endowment, begun in 2000 with a $1.25 million gift from the Ford Foundation.Film Forum is the only autonomous nonprofit cinema in New York City and one of the few in the U.S. The success of our distinctive position is evidenced by our over 50-year tenure, during which our programs and fiscal resources have grown steadily. The level of success that you're going to have in the listing appointment depends on how prepared you are, your ability to connect quickly and inspire confidence. Thanks for tuning into Episode 36 of Empowering Women in Real Estate, The Podcast today where Karen Cooper is sharing her *entire* playbook on listing appointments! When you are on that first phone call to schedule the listing appointment you need to ask a few key questions. Here's what they are: 1. How did you find me? 2. Tell me about your situation? (This allows you to assess their motivation.) 3. What is your expectation of value? 4. Confirm what you see on the tax record regarding bedrooms, bathrooms, fencing, etc. 5. (Don't directly ask if they are interviewing other agents.) Instead ask, "After our appointment on ... Wednesday, are you going to be ready to make a decision?" or "What does your decision timeline look like?" If they tell you that they are going to be interviewing other agents, then respond positively and boldly. (Karen's got a great way of using this potentially awkward conversation to confirm your expertise!) When you arrive for the listing appointment bring a small gift. A pie or a plant is fantastic, just never show up empty handed. Listen in for exactly what Karen says during each stage of the listing appointment. She recommends leading the appointment and following this sequence: tour, presentation, comps, and paperwork. It's the best way to build connections with the homeowners and demonstrate how professionally you work. Lastly, make sure you know your worth. Know the commission rate you want and ask for it! This episode is chock-full of wisdom. Psst! From the times its screens were first illuminated in 1970 as an alternative space for independent films, with 50 folding chairs, one projector and a $19,000 annual budget, the iconic Manhattan movie theater Film Forum has continued to be one of the country’s premiere venues for independent film. Karen Cooper is a lifelong Virginian and the creator of Empowered Women in Real Estate. Noah Ostroff shares his method for prioritizing. Noah figures out what kinds of experiences he wants to have and then figures out how to sell real estate and do business. All of his business decisions are set up around his lifestyle goals. He knew early on in his career that if he wanted to control his time, he needed to become a listing agent. Most of the time people are willing to accommodate his boundaries around time. What was important to him long-term was freedom. The first step is just making the decision that this is what you want to do. It doesn't happen overnight. Noah encourages us to be honest with ourselves. Stop coming up with excuses about why you can't do something. Stop pretending that you're doing everything it takes but you're not getting the results. It's really a matter of getting in front of as many people as you can on a daily basis. Karen Cooper achieves 93% conversion as a listing agent. Karen trained as a listing specialist. She asks questions about whether she will be competing. If she is competing she asks who they are also interviewing because she will then come prepared to that interview with stats for herself and the other agent. When Karen arrives at the listing appointment she always brings something with her. She brings a pie or a plant. It's a show of hospitality and respect. Based on how they receive that gift from her she can tell how the appointment is going to go. Barak Sky shares that his team has invested in video for a year now and they are seeing results. Barak's team has a videographer and a producer on retainer. The videos are all about their culture and content that will stop someone from scrolling. Rob switched his model from renovating 20-25 homes a year to selling 20+ homes per year as a realtor while still continuing to buy properties. Often what keeps us from having these boundary conversations is the fear that our value comes from our being constantly available. Here’s the thing: It doesn’t. One of the great tricks that Karen discusses applies really well to work-life balance. Here it is: call every time commitment that you have an appointment, whether it’s a business meeting or a family event. Not only is this practice more professional, but it’ll help you guard your family time. Other great tips you’ll hear about in our conversation today include inbox management, mental resilience in the face of overwhelming pings, dings and alerts and handy hacks for laundry, cooking and cleaning. There's a tendency to believe that achieving success is complicated, but as most successful people will attest, simplicity is the best way forward. How can simple approaches help you reach tremendous heights in your business? Can you apply simple ideas to practical manifestation? On this episode, I talk with industry veteran Karen Cooper to hear how she’s put surprisingly simple tactics into practice to great effect. Takeaways + Tactics Be consistent. If you want to grow your business you need to have a consistent approach, whether in communication with clients or systems used in-office. Confidence is key. You can boost your confidence levels by making sure you’re constantly dealing with potential clients- even the non-serious clients. Take every interaction as a learning opportunity. Commit to a new morning ritual over a 30-day period. This is how you’ll build new habits and instill self-confidence. At the start of the episode, Karen explained the importance of investing in your business. That investment should come not only in the form of finance, but your time and energy. With that said, Karen also shared that the time you spend should allow you to build systems that mean you do less work as your business levels up. We also discussed: That the position you’re good at now will be easily replaced by someone else when you scale your business How your time in-between transactions should be spent on creating systems Why systems are the only way forward For the most part, our inability to reach our goals lies in our mindsets. Whether that be because of a lack of self-confidence, or insufficient motivation, we have the power to prove ourselves correct. The great news is, we also have the power to prove ourselves correct when we tell ourselves we can do something. Stop telling yourself you can’t reach new heights or complicate the process. Take the journey to success back to basics and make good on new rituals.
