Note from staff: So what ARE you saying about the market over the next 12 months?  Here are Flipping America we are continually monitoring a number of data points not just in the Atlanta market but nationally. Data points include default rate and mortgage rate (not the same thing and they are at historic lows right now), Home sales volume (trends), Home prices (year over year trends) and new construction starts. There are other factors that are more difficult to quantify in a chart, but we pay attention to lending guideline changes, the sales of sub-prime loans on the secondary market (hint: securitization of those loans never stopped), and the impact of mortgage interest rates to name a few. In our view, the collapse of 2007-08 was unprecedented and unlikely to be repeated in our lifetime. But the real estate market does correct and is somewhat cyclical. We are projecting a return to a balanced market (3 month supply of homes) in the next 6-12 months. This means it will take a little longer to sell, investors will have to put more effort into selling, but there will be more inventory to buy as well. Coastal regions will likely see price reductions over the next 12 months, but the rest of the country will see above average increase in values (around 5-6%) for the next year. Why use story structure? Simple: It’s what makes us human. You want to make sure the content you’re sharing is compelling, keeps your audience interested to the end, and invites them to take action, whether you’re hosting a podcast, being interviewed on one, or giving a presentation. Our brains are hard-wired to understand and respond to story structure. Think about the fairy tales you read as a kid and your favorite books and movies. Like a good movie or book, the content we create should have a beginning, middle, and end that takes the audience from the setup of the situation with tension (Act I) to the big idea/angle/process/solution (Act II) and finally to the resolution, reward, and next steps (Act III). The framework I’ve created and describe in this episode is based on classic 3-act story structure and the hero’s journey but - this is key - applied in a business and marketing context, so that your audience understands what’s in it for them and the transformation you can help them achieve. This week is all about long distance mountain biking as we chat with Scott Morris. Scott and his girlfriend Eszter Horanyi live nomadically on public lands and spend their days working remotely and exploring beautiful areas on their mountain bikes. Growing up in Utah he fell in love with mountain biking. As his rides got longer and longer and he overcame the "limits of daylight", he began "bikepacking". What in the world is bikepacking (besides a word that keeps trying to autocorrect....)??? Simple- It's backpacking with a mountain bike.....or mountain biking with a backpack. Essentially, you ride your mountain bike all day and then at night you throw out a sleeping bag and set up camp. The next morning, you set back out down the trail on your bike. Scott's bikepacked the Continental Divide Trail (the parts he was allowed to), explored the "bikeable 14ers", and started the first single track bikepacking event on the Arizona Trail, a journey from Mexico to Utah with a brief jaunt down and up some little geologic feature called the Grand Canyon. In this episode we explore a bunch of different topics. How did he get into this fringe sport, how did the AZT bikepacking race evolve, what life is like living nomadically from his camper van, how his GPS tracking software works (mentioned in episode #37 with Candice Burt), why public lands are so dang important, and which 14ers you can actually mountain bike up.
