Where do I start? I had so much fun recording this episode with Rick! He has a way of telling stories and using humour that makes him one of the best teachers I have ever had. She did it with The Acacia in Worthing way back and Judith gets her to remember the shape of the deal she did and how she did it. Judith explains how she sold her accountancy business on the same basis. Nicola and Judith have studied with Rick Otton how to buy property on this options basis and the principles are the same. How to find a motivated seller, find out what they want and work out what you do, how to take on the best bits of his business and leave the problems with him, and use the business’ own cash flow to pay for it. I met with my friend, Rick Otton, recently. Whenever I’m with Rick, I’m always reminded of the importance of listening when talking with sellers. To shut up and listen—to listen to their pain. Rick is a champion of this. In this episode, I give a few examples of both—those who listen and those who failed to listen. One example I give is of a public personality who got in a lot of trouble for talking too much. But then I also know those who have this listening thing down pat, and the many benefits they gain not only in business, but in their personal lives as well. There’s a good reason why God gave us two ears and one mouth. So we can listen twice as much as we talk!

When I first started out in the real estate investing business, I listened to podcasts by Rick Otton from Australia. Now, years later, I’ve had the opportunity to connect with Rick, and hopefully very soon I’ll be interviewing him for one of my Real Estate Mastery Podcast episodes. It will be fascinating because Rick is presently flipping houses in Greece. The idea for this In Your Car episode came when I was listening to Rick’s episode #161. His podcast is We Buy Houses Radio. Rick is a master at knowing how to talk to sellers and especially how to ask all the right questions. (The “why” questions.) When you ask the right questions, you know quickly whether the seller is motivated or not. One of the key warnings Rick gives is to not allow the seller’s problem to become your problem. You’re not there to be part of their problem; you’re there to offer the solution to their problem.
