It's about outworking any potential competitors, being the knowledge broker for myself, for my team, for my colleagues, for my client, really really excelling in how much we eat, breathe and sleep this craft.~ Roh Habibi Today on the Sales Pitch Podcast, Melissa Kwan speaks with Roh Habibi, the founder and principal of The Habibi Group Opulent Properties, a San Francisco–based Real Estate Brokerage. Roh talked with Melissa about how he had initially started out working in financial planning, but found that it didn't quite jibe with his personality. So he ditched all the comforts of a big corporate job and started to pursue real estate instead. It's worked out well for him, running the Habibi Group and landing a spot on Bravo's Million Dollar Listing San Francisco. Provide more value than anyone else Melissa asked Roh what his sales philosophy is, and he came back with something so simple, yet very important: To provide more value than anyone else can or chooses to do. For Roh and his group, that means continually learning, continually building a knowledge base so the group stays on the leading edge. But what's fascinating is that when it comes to lead generation, Roh is a little old-school. Open houses are still the main avenue for his lead generation, and he expresses a healthy skepticism about solutions like Zillow's data analytics. This is a really fascinating conversation on this week's episode of The Sales Pitch. Taking a hospitality approach to open houses On this week's episode of The Sales Pitch, Roh told Melissa that his main driver of lead generation is the open house. And how does he make his open houses so successful? He says they take a “hospitality” approach, meaning as soon as someone walks through the door, it's his agent's job to make sure they're being helped in whatever way they need. One example of that is his technique of keeping a list of off-market houses within a mile radius, so if someone comes to the open house and it's not the right fit for them, Roh's agent can offer something that no one else can. And that's what he means by bringing unique value to potential clients. Build rapport, and worry about qualification later Roh says the first thing he's worried about when someone walks into an open house isn't whether they are a qualified lead or not. The first thing is to build a relationship and build rapport. Eventually, the client will come out with the truth about how ready they are, how qualified they are. But if you can build rapport and get actual, real contact info from them, then you can begin to identify their needs and qualifications. He also has a very…frank metaphor for reeling in leads, but you'll have to listen to this episode of The Sales PItch podcast to hear it. Consistency over creativity One of the most fascinating things Roh says to Melissa on this week's episode is that if you're just starting out, don't feel like you need to be creative. You don't need to break the mold. What you need to do is do the most basic things consistently, and as Roh says, you'll be a “star.” And you have to do them relentlessly. As Roh says, real estate onboarding isn't like any other career. It takes five years to truly get a handle and master the industry. Before Roh Habibi was featured on Million Dollar Listing he was already an amazingly successful real estate broker in the San Francisco Bay area. He says that his success was not built on technology or fancy real estate strategies, but rather through building real relationships with people. He’s my mind of guy. On this episode of Real Relationships, you’re going to hear how Roh started his business, built it to scale, and is now working hard to be the go-to guy for real estate in the bay area. It’s a great conversation. You have to create systems and strategies in order to survive in real estate. When I asked Roh Habibi how he’s been able to scale up his business to the heights he has, he immediately pointed to the need for systems and approaches that enable him to keep up with all the relationships he’s been able to initiate or build through the years. “It’s just too much information to keep track of,” he says. “You need contactually or mailchimp or something that can help you keep things organized.” In our conversation, Roh unpacked how he does these kinds of things effectively and the tools he uses to make it happen, so be sure you listen so you can get tips from his best practices. The lifeblood of your business is your sphere of influence and contacts. Roh Habibi says that real estate has always been a relationship business and he’s a guy who lives it out like you wouldn’t believe. He’s been so successful building relationships that fuel his business he actually gets invited to the birthday parties of his client’s children. That’s a close relationship - and it’s the lifeblood of his business. When I asked Roh how he’s gone about building those types of relationships he had some great things to share, so I hope you’ll take the time to learn from a guy who is doing it right. Career fulfillment comes from working with people you love working with. We all know what it’s like to scrape and scratch to get the next sale or find the next lead. And because we are so desperate, we'll wind up working with just about anyone at that point. But Roh Habibi says that because it’s so stressful and demotivating to work with people who are hard to work with, you want to steer away from that approach as soon as possible. The way you do it is by paying attention to who you really love working with and learn how to ask them for referrals to others in their circle who are the same type of person they are. Getting those kinds of referrals enables you to serve the people you love to serve and gives them the opportunity to provide a great introduction to their friends (and you). Find out how Roh does it to great success, in this episode. When you teach people how to refer you, magic happens. Every business owner wants referrals from his/her clients. But getting those referrals is not always so easy. Even the offer of referral bonuses or commissions isn’t enough to motivate clients to refer, sometimes. Roh Habibi believes the problem could be in the WAY business owners ask for referrals. He believes in making it easy for his clients to refer him and goes so far as to tell them exactly how they can do it in the best ways. This tip alone is worth the time it will take you to listen to this episode, so grab something to take notes with and listen! The Total Tutor Neil Haley will interview Roh Habibi.  Born in Kabul, Afghanistan, and raised in the bay area of Northern California, Roh Habibi has only been in the real estate game for three years, quickly clawing his way to the top and making his mark in San Francisco working at Coldwell Banker Previews International. Last year, he placed in the top 6%, ranking #255 out of 4,100 realtors in the San Francisco Association and served as the chairman of their Young Professional Network. Always dressed to the nines, he's a power negotiator and will do whatever it takes to close the deal. An orthodox Muslim, he works hard to repay his parents for the big sacrifices they made fleeing Afghanistan when he was growing up. Habibi studied International Business and began his career in finance, managing investments for high net worth clients at JP Morgan Chase. He is a member of The Financial Planning Association's Chapters in San Francisco, East Bay, and Silicon Valley. Being a member vastly expands his network and allows him the unique advantage of connecting real estate portfolios with wealth, tax, and estate planning.
