I WILL make NOW my best year ever!  13 - Always have the strongest lender letter when you're representing the buyer.  It's not good enough to just be pre-approved. Your buyer needs to be under loan approval, pending identification of the property and possibly the appraisal...nothing else! Have your lender call the listing agent and speak not just to their pre-approval but state that their ratios, credit, employment, and down payment have been verified and are adequate for the purchase price of the home. 14 - Knowledge = Confidence, ignorance = fear. Monitor your beliefs during a market shift.  Are they based on facts or are they based on conjecture? Know what's happening in your own backyard by watching your MLS hot sheets, reading your board of Realtors' monthly reports, and staying tuned in to your favorite podcast! If you expect buyers and sellers to transact with you, you must be educated, motivated and proactive.  10 - Ask more questions and communicate nearly daily. A nervous market tends to make up stories and create drama when it's unnecessary. The stress is very real for your clients so be the leader in the transaction. 11 - The market is not about to crash.  It may SEEM like a crash to you if you believe that 20 days on the market is the end of the world. This time is NOT like last time. Many agents, buyers, sellers, and lenders were not even adults during the 'last time'... the crash of 2007-2009. The elements are not remotely the same. Waiting to buy or sell because you think the market will crash is a mistake.     Todays show is part 2 of, 14 Rules for the Shifting Market Don't overreact! The market is shifting, not crashing. Knowledge = Confidence and Ignorance = Fear. If you expect buyers and sellers to transact with you, you must be educated, motivated and proactive. 5 - If the seller HAS TO sell, you have to take the listing. Don't lose it over being adamant about your price. The market still has enough demand that you MAY be able to achieve the seller's higher price (within reason!).  6 - Brush off your price reduction scripts...wait, what? You don't have any because you've never needed them? Yikes! Yes, it is possible in today's market to actually overprice a listing and have it sit on the market. This is called 'aspirational pricing' and is the #1 reason we see expireds every day. Don't let it happen to you!  7 - Always speak to the listing agent when you're representing buyers. Find out what's most important to the sellers. Other than price, what will make your buyers THE buyers? The buyers who are still in the market after higher rates are more serious and probably more qualified. Assume you'll still be competing for most of the time. If you expect buyers and sellers to transact with you, you must be educated, motivated and proactive. 1 - More days on the market do not equal low ball offer time. You'll probably pay list price instead of over list. You might be able to have it inspected and possibly not have to guarantee the appraisal gap. Don't lose again just because you're getting too aggressive too quickly. The market isn't crashing. I WILL make NOW my best year ever!  2 - Set your seller's expectations for two scenarios... yes, it MAY sell right away, possibly with multiple offers, however...if it does NOT sell right away, what does that do to their plans? Understand your seller's motivation and time frame and discuss different scenarios (after you have the listing signed but before the first showing)! 3 - Prepare your listings as if you have more competition. Buyers are getting pickier and will pass on a home that seems neglected. Buyers are starting to believe there will be more inventory soon and may pass on something that's not quite right. Proper previous preparation prevents pitifully poor performance! (The 7 P's). Make it shine, even if you think you don't have to. Your seller will thank you. 4 - You must be more careful about accurate pricing on your listings. Do three comparative market analyses, perhaps more if your time frame is stretching out. A listing presentation you go on today, where the seller will take 30 days to prepare the home, will require you to revisit the price before you actually launch it as a new listing. In a shifting market, this may adjust up, down or stay the same. What do the new pending and sales tell you? NOT like the great housing crash.  2 - 40% of all homes are owned with no loan.  3 - Of those with a loan the average interest rate is less than 4% with many having 30-year fixed-rate loans.     The Introvert's Guide to Being a Real Estate Rock Star, Today's show is part 2.   15 Points That Will Transform Your Business (and personal) Life.  5 - In new situations, have a plan!  If it's a tough, competitive listing appointment and you haven't been on many of those, use your prequalification script, and your pre-listing package, and follow our 7-step listing plan. Arrive early. Preview the competition, including what's pending and any new construction.   6 - Give yourself mini-breaks during social situations so that you can re-charge.  Take a break and walk around outside or take a restroom break if you're at a restaurant or meeting. Avoid too much alcohol or too much caffeine; either can knock you off your well-planned game. I WILL make NOW my best year ever!  7 - Cultivate the habit of being a great listener. Many introverts are too focused on what to say next and miss the finer details of what the other person is saying. The cure for this is to repeat what you just heard: "What I hear you saying is..." or, "I understand...you're saying that..." And if you aren't sure, ask them to "paint you a picture of..." 8 - Force yourself to be not just good but GREAT on the phone. Yes, that's right, it's unavoidable in real estate. If you're more comfortable in person, set your appointments in person as much as possible. It's ok to set 'the appointment before the 'real' appointment', a coffee to get to know someone or a walkthrough of a for sale by owner's open house for example. 9 - Use your expert powers of observation for good. Be the person who notices your prospect's unusual Italian art collection, knows the name of the artist, and compliments it. Remember the names of their kids, their dog, or their parrot. Introverts are naturally studious, so become well versed in subjects like architecture, interior design, beautifully worded home brochures, landscape design, and all things real estate. Secret: Know your market and your prospects well. What can you notice and use to show that you're paying attention? Who are the builders and the names of their model homes? Who were the founders of your town? Probably there are roads named after them. What's happening in your local development and real estate trends? Knowledge = power. By the same token, don't firehose prospects or clients with too much all at once. Sprinkle your knowledge only as necessary. I WILL make NOW my best year ever!  What would your plans be? If your plans are focused on being around other people, you're likely a natural extravert. If your plans are to finish that book you've been working on, and snuggled into your favorite reading chair, you're probably a natural introvert. Would it surprise you to know that all of these famous and successful people are introverts? Emma Watson, Eleanor Roosevelt, Bill Gates, Christina Aguilera, Warren Buffet, Michael Jordan, Albert Einstein, Gwyneth Paltrow, Harrison Ford, David Letterman, and Steven Speilberg. In fact, introverts can be very powerful speakers, salespeople, entertainers, entrepreneurs, actors, and leaders of all sorts.   So how do they do it? Is there some super-secret strategy that you can learn and deploy? Society has long rewarded the more outgoing, attention-grabbing types of personalities and tended to ostracize the introverts. It's ok and even beneficial to be yourself, to not try to force yourself into becoming the quintessential 'Driver Personality' if that is not you.   How many agents have become messed up in their heads because they 'weren't a driver or an expressive' on the overly used DISC personality test? You can be successful, keeping your innate personality intact, but learning and internalizing some specific strategies. This way you'll navigate more easily in the fast-paced, often aggressive, and competitive world of real estate. 15 Strategies That Will Change Your Life 1 - Have confidence in the person you are. The more comfortable you are in your own skin, the less you will allow criticism to affect you. 2 - Use scripts that don't sound like scripts.  Know your material cold. Knowledge equals confidence and ignorance equals fear, so choose to be confident. Introverts do tend to be perfectionists, thus you tend NOT to speak up until you're confident. Memorize, internalize and then personalize the scripts. 3 - Recharge your mental, emotional and spiritual batteries every day. What makes you tick? Introverts are rejuvenated by quiet, dedicated time to themselves. This can be a walk, meditating, biking or just reading for 20 minutes. Re-fill your cup routinely! 4 - Act as if you're an extrovert without losing yourself. Who do you know that has positive and outgoing traits and is well respected? Begin to blend your natural tendencies with a few other traits that will increase your versatility. This isn't to say that you should be "fake". In fact, you might find out that you actually have some latent outgoing traits already within you. Most people do.     One of the best consistent sources of real estate leads is your centers of influence and past client list. On today's podcast, Tim and Julie Harris will help you to create and expand your centers of influence and past client list so that it will become a consistent incredibly profitable source of REFERRAL FEE FREE real estate leads. Remember, it is incredibly important that you understand the most powerful form of contacting someone is PROACTIVELY.  Proactive communication:  - Video call. - A phone call. - Face to face.  Passive Communication: - SMS/ Text. - Email. - Drip campaigns. - Watch only videos. etc.  Tip: Most people will deprioritize passive digital communication in favor of face-to-face or direct calls. Think about your own behavior, you chat with someone at the gym you remember that conversation....our brains are hard-wired towards person to person, face to face, voice to voice communication.  Tip: You can reinforce proactive communication with passive but you can't replace proactive communication with passive.  Step #1: Be of service Inflation, interest rates, war, and fear-filled media seem to be everywhere. Most people don't know how to emotionally filter fear from their mindsets. Your mission is to contact your centers of influence and past with energy and enthusiasm and give them great news about the value of their home.  Hint: Using this script will result in a very high level of appreciation directed towards you. Your call to them sharing with them the value of their home could be the best news they have heard in a long time. Mentally and emotionally prepare yourself for their appreciation and not rejection.  "Hi, this is Tim Harris with EXP Realty....so listen, I am getting a ton of folks expressing concerns, and fears about the economy and housing market. I am calling all of my friends, family...people I know, love and care for....to give them the real bottom-line update of their home's value so they don't have to worry....I have this month's update for you now!.....oh, and the best part is that it's all great news!"     Choosing the right real estate broker is perhaps the most important decision every real estate agent has to make. On today's Real Estate Training and Coaching podcast, Tim and Julie Harris will share with you the top 15 questions to use when interviewing potential real estate brokerages. These questions are perfect for new agents and seasoned agents alike, who may be in need of a broker upgrade. The old question is: "What are you paying your real estate broker?" (fees / commission splits / etc), but the new question is : "What is your broker paying YOU?" The goal of the following strategies is to: - Find off-market homes for you to list. - Find off-market homes for you to sell to your buyers so they no longer lose out to the competition. If you want to stop competing (and losing), you MUST find homes that they're unlikely to compete on! Now for your 20 Strategies to find off-market or hidden listings: 1 - Get more creative with your MLS searches. If your buyers keep losing out to multiple bids, search your MLS using the same criteria, but homes that have been on the market for more than 60 days, more than 90 days, etc. They probably won't be competing for those homes. Maybe they would consider a duplex in the same area, especially if it provides income for them. Have you had these conversations? 2 - Expand the search for your buyers geographically. If they say they want 'these three zip codes in Austin', for example, identify WHY those zip codes and find other areas that have more inventory but feel similar to those zip codes. Same for school districts, amenities, etc. Maybe they just like the neighborhood park in that neighborhood, but there's a BETTER one 10 miles away.   Learn more about your ad choices.     If you've been in the real estate industry for 12 years or less, you probably think of a mortgage as a 30-year fixed loan with 20% down and a low rate. That's been the standard-issue loan for more than a decade. Now that rates are inching up (still not the end of the housing world as you know it), it's time to brush up on some options to keep payments reasonable. Let's talk. Julie and I have been getting a ton of agents asking about the housing market? Stop listening, reading, or hanging with negative people. Fact #1: Buying a home in today's market makes more sense than waiting...even with the higher rates. At an interest rate of 5%, the payment on a $500k purchase, financing $400k after putting 20% down will cost you $2430/month or $29,000 per year.   Here's where inflation / appreciation is on your side... After just one year, using a now-conservative estimate of 16% 'appreciation', that equals $80,000 in equity built.   Take away your $29,000 of payments and you're ahead financially by $51,000. That's after just one year. If appreciation slows to 7% yearly, you're still breaking even on your payments versus your growth in equity. For example, from a survey last week (CNBC reporting and survey done by Momentum): Americans are cutting back: most (53%) say higher prices have caused them to cut back on dining out in the last six months, while 39% say they've cut back on driving, canceled a monthly subscription (35%), or switched from a brand-name product to a generic one (32%).  Used cars are selling for 42% more than last year. Gas prices are at an all-time high of $4 to $7/gallon depending on location. Groceries have spiked as well. You're seeing fewer products for the same price. The DISC Model of Behavior was first proposed in 1928 by William Moulton Marston, a physiological psychologist, in his book Emotions of Normal People. Marston made a deliberate decision to focus only on psychological phenomena that were directly observable and easily measurable. Based on his research, Marston theorized that the behavioral expression of emotions could be categorized into four primary personality styles, based on the subject's perceptions of themself in relationship to their environment. These four styles are now commonly referred to as Driver, Influencer or Expressive, Supportive or Amiable and Compliant or Analytical. There are many, many ‘spins' on this, including tests and books. It's commonly taught in sales training and business school. Marston created a model that integrated these four types of emotional expression into a two-dimensional chart. He used the criteria of ‘introvert vs. extravert' and ‘direct vs. indirect' to make that chart. We'll draw that chart together later in the podcast. William Marston was also known by a pen name of Charles Moulton, and also invented the prototype of what would become a lie detector. He wrote a lot about self-help and created the character Wonder Woman. Keep in mind that psychology is not a ‘hard science', meaning it is full of abstract concepts, theory, observational analysis and conjecture. It is not the same as physics, chemistry or biology which have provable equations and actual laws. Most importantly, remember that DISC is not a science, it's a guide.  There is no specific personality style which is guaranteed to be successful or not successful in business or in real estate. What is Zillow's 'Back to Basics' strategy, and how might it affect you? Zillow has stated that it is going back to its roots by focusing on “extracting” an additional $1.5B annually from agents by 2025 via its Premier Agent program. This “extraction” from agents paying for Zillow's Premier Agent Services would generate a total of $2.9B annually for Zillow.  That eclipses its entire 2021 revenue from all combined sources. 2021 Revenue = $2.1B Plus, +800M from Adjacent Services such as Mortgage & Title Plus, +600M from Other IMT (Internet, Media and Technology) Plus, +1.5B from Premier Agent Services – or between $250M – $300M per year from agents A total of $5B in 2025 Revenue is their stated goal. Well, good for Zillow for making their goals 'SMART': Specific, Measurable, Attainable, Realistic and Timely... but maybe you can disrupt the 'Attainable' part by choosing not to participate in their agent-soaking goals. Just a quick search about the quality and quantity of 'leads' that agents are paying for will garner you an endless supply of not just agents complaining about inappropriate, low quality 'leads', but perhaps just as alarming are the complaints by actual homeowners about Zillow. For Sale By Owners who were only allowed an aerial view picture, severely inaccurate Zestimates, 'Zillow-assigned agent' who knows nothing about the listing someone calls on, etc. The quantity and variety of complaints is astonishing. This is the same system Tim and Julie used when they were top-producing agents.  YEAR FOUR. 1 - Now you're seeing the accumulation effect of your investing, your saving and your hard work. Expand your knowledge about what to DO with your profit. Remember, you are rich when your money is working for you and you're no longer working for it. 2 - You can think as big as you wish now regarding your goal setting. Update your Real Estate Treasure Map and think even bigger this year. To do more transactions, add more spokes, not more staff. You should be working with only a handful of buyers or none at all since you have your army of buyer partners assembled. 3 - Set a specific goal for your Magic Number of Listings which is based on the goals you set in your Treasure Map. If you're not sure how to achieve that higher level, get help before you get stuck. Get involved in Premier Coaching. 4 - Upgrade everything. Your listing presentation, pre-listing package and all support material. Then upgrade yourself. Refer to the 'upgrade everything' chapter in Harris Rules. Your haircut, your glasses, your watch, your shoes, your wardrobe, your car, your technology. 5 - Don't let your ego lead your decision-making. You will be tempted by ego advertising, making videos, wanting to be an influencer. Be cognizant of the fact that none of those things lead directly to your profitability. Remember that it's the repetitious boredom that pays off. Doing what you don't want to do when you don't want to do it at the highest level might be getting boring, but you've built your skills up along the way. Work on becoming more and more efficient at your lead generation. How many people do you have to speak with to set your next listing appointment? This is the same system Tim and Julie used when they were top-producing agents.  YEAR THREE. 1 - Continue to build on your first two years. Amazingly, you are now a veteran agent. You have more experience, confidence, and skill. This is the year of consistency and predictability. Do a new Real Estate Treasure Map! 2 - Doing what you don't want to do when you don't want to do it at the highest level now is paying off more predictability. Do not allow boredom or repetition to wreck your momentum. This is what you've been working toward... 'cruising altitude'. Remember the jet taking off analogy. Your success is increasing but will be less obvious because your net worth is increasing in the background, in a non-flashy way.   3 - 24 transactions is the goal, $288,000 gross commission income. If 24 seems easily achievable, modify to 36, or $432,000 GCI. Yes, this is possible. 3 listings sold per month, referring your buyers to buyer partners, and keeping only the best buyers for yourself. 4 - Your net worth is now growing. Continue to invest in non-risky assets like an additional rental property and your stock portfolio. 5 - Do not push the 'easy button', it doesn't work. Don't fall prey to the 3 B's: Building your brand, buying buyer leads, or building a team. These things are unnecessary and will erode your profitability. You have proactive skills, so don't make those mistakes! 6 - Master at least 4 spokes, keeping your Center of Influence as your foundation, but expanding into other sources. 7 - Now is the time to hire a full-time assistant. Make that assistant a profit center through prospecting their center of influence and/or having them do Broker Price Opinions. The assistant's main job is to do everything that is not on this list: Proactive Lead Generation, Furiously Fast Lead Follow Up, Prequalifying, Presenting, Negotiating, and closing. They can prepare your pre-listing packages, confirm your appointments, etc. Learn more about your ad choices. This is the same system Tim and Julie used when they were top-producing agents.  4 - Your listing goal is to have two listings at all times, assuming average days on the market are 30 or less where you are selling. Most of the country is 20 days on the market or less currently, so adjust appropriately. The longer the days on the market, the more active listings you need to count on one closing per month.  5 - You must immediately set up three separate bank accounts. A savings account, an operations/checking account, and a tax account. Every time you are paid, you place a minimum of 10% into savings, 20% into your tax account, and the rest into your operations / checking account. Do not commingle savings and tax accounts. The tax money does not belong to you. Upgrade your savings % as soon as possible. You should have at least a 75 to 80% profit margin. 6 - Using your Real Estate Treasure Map, identify any debt you must pay off, especially high-interest rate credit cards. Refinance any mortgages you have while rates are low and lock in 30 year fixed mortgages. Give yourself specific deadlines for all financial goals.   POP QUIZ: Please choose one answer: 1) I am ready to join EXP Realty.  2) I am interested in EXP Realty and need more info.  3) I am not interested in EXP Realty.  Key: * If you answered “#1” congratulations. Know the answers to these critical seller questions before you go on the appointment.  4 - Know the number of homes competing with your subject property. What are you up against? Is it the only choice? Which neighborhoods compete with your subject property? What will the potential buyer for this home also be viewing? Secret: Always take appraisal classes for your Qualifying Education courses. This will help you hone your pricing skills. 5 - Know if there is new construction in the area which competes with your potential listing? Remember when builders provide in-house financing they often can sell a more expensive home for the same payment as your resale. New construction is not always listed in your MLS. Google for new construction in your zip code and use NewHomeSource.com to search for what's being built. Visit the model homes so you know what you get for the money and if there are special financing deals offered. Secret: A resale home listed for $350,000 may be competing with new construction as high as $500,000 if the builder has buy-downs and incentives in place. 6 - Know what the seller's time frame is. Ideally, when do they need to close and move by? Have they considered buying first and selling second? Building? Are they relocating? Timing is often more important than price and may affect your strategy. You can also use this information to close for the signature. "So we can accomplish your goal of selling before the new school year, now is the best time to get your home on the market." 7 - Know the seller's motivation. When you know why they want to / have to move, you can use this to stay on task during the appointment, referring to their needs and making it more about them than about you. Your job is to be a problem solver! Again, this knowledge helps you close. I went on a listing appointment Sunday night and nailed it, thanks to you and Julie. The sellers agreed to let me list the home but as I was leaving, Mrs. Seller said, “I guess tomorrow I will have to call our old realtor and let her know we are going to work with you.” It was awkward. I should have offered to make that call for her. You just mentioned that scenario on the podcast last week, even. But I dropped the ball and didn't offer. The seller called me the next morning to let me know their past agent “took it hard” and they just had to use her because they are such good friends. I lost the listing because I didn't act. In the past, I would have wondered what I could have done differently. Now, thanks to you and Julie, I immediately knew exactly what I should have done, and I will never make the same mistake again. So thank you. Here's to the next one! God bless, David Doty Today's show is part 1 of 11 MUST ASK Seller questions. Know the answers to these critical seller questions before you go on the appointment.  1 - What the seller wants, needs or thinks it's worth! Pricing it right in the first place prevents future price reduction drama. Even if they're thinking it's worth more than the comparables, you must know by how much and how they arrived at 'their price'... BEFORE you arrive at the appointment. Script: (when they tell you a price too high): "That's interesting Mr. Mrs. Seller, how did you arrive at that price?" Listen carefully. They may have different comparables than you, they may have a recent (or not so recent) appraisal or other reasons for their thinking. Secret:  Sellers overprice out of either Ignorance or Arrogance. Even in a hot seller's market, there is such a thing as 'aspirational pricing'...when it's just WAY over market.   Ignorance in pricing is because they just don't know how to price a home (square footage matters, view, condition, etc.) Arrogance is when they just won't listen to comparable sales and have reasons other than real value to try to justify their price. Caution!  When there is little or no competition and the seller is higher than your last higher comparable, you still MAY get that price or even higher. Don't lose the listing because you're being super strict on your price. This will change when the market changes.
