Todays show is part 3. 15 must follow Rules 1. Don't skip steps. Each and every step in this plan is designed to get you into knowledge and out of ignorance. Each step is both practical and applicable. Remember, knowledge = confidence. Ignorance = fear. 2. Don't listen to any agents, coaches, trainers, office managers, Facebook friends or brokers who aren't qualified to advise you.  Everyone will be trying to give you advice! Many will try to convince you that you're not supposed to make any real income for at least a year. Don't buy it. Their advice is influenced by their own experience, which may or may not have anything to do with you, your motivation, your action plan, your education or mindset. Insulate yourself from unqualified opinions. Tip: Not all coaches are the same. Most are 'fake coaches'. Here are the suggested questions to use when evaluating a real estate coach: 1) Have they ever sold real estate? 2) Did they sell 100+ homes in a year? 3) Did they sell 100+ homes for at least 5 years in a row? 4) If they are professing to be a coach, have they personally provided at least 10,000 paid 1:1 coaching calls? Bottom line, be incredibly critical of who you listen to for advice about your real estate business. ONE tiny mistep can set you in the wrong direction. 3. Don't join a team. That is a half measure. Do learn how to be the best version of yourself as a real estate sales professional. Learn how to be a listing agent NOW. If you want to add staff as you become more successful (ie start a team) do so. Homework: Download and complete your 2022-2023 Real Estate Success Business Plan. Don't worry, its FREE. Text HARRIS to 47372.  4.Do take massive action daily. Spend 75% of your day in lead generation, 10% on education and 15% on actual appointments. Most agents spend the majority of the day getting ready to get started to possibly take action at a later date. Your number one job in real estate is to generate leads. Nothing else matters if you are lead-less. 5. Don't spend money you don't have. Make the pledge to keep unnecessary, unproven, speculative items off of your credit cards. The following  black holes of expenditure are off limits to you now, and possibly forever when you follow the rest of the plan. -buying leads -branding -marketing -farming -over investing in CRMs -paying for magic social media programs -paying for branding Homework: Download and complete your 2022-2023 Real Estate Success Business Plan.     2022 Housing Market Predictions - Teams and Brick and Mortar Offices [Real Estate Training]

    Today's show is part 3, 2022 Housing Predictions.  Be sure to share your predictions in the comments.  2022 Housing Prediction #11: The era of buying buyer leads has passed.  Most recently, Zillow (and many others) has come under fire for the quantity and quality of lead flow to agents. The cost has increased at the same time the quality of the lead has decreased. The bottom line is, don't BUY leads! Learn how to be a PROACTIVE lead genertor. Buying leads leaves you beholden. Being a proactive lead generator gives you freedom.  2022 Housing Prediction #12: Teams no longer offer much value. Question why you want to join a team let alone start one. The constant complaint from agents about teams is that they don't get the support they need, don't feel there's much value or direction, and they're still having to create their own leads. Agents, if you are going to JOIN a team or start one, do the math first. If your goal is to produce the highest net profit and have the most freedom is a team really for you? Question? (Text only please) 2022 Housing Prediction #13: Brick and mortar are no longer necessary and certainly not required.  We all can thank Covid for making it clear we can function perfectly well at our virtual offices.  Brokers everywhere are realizing that their costly overhead doesn't really offer much value anymore, destroys their profit margin, and is no longer seen as a necessity to agents.  Agents don't need office computers, copiers, or conference rooms anymore.     2022 Housing Prediction - IBuyers and Buyer Agency [Real Estate Training]

    2022 Housing Prediction #7: With iBuyers having less competition from other iBuyers, and i-Buyers having to pay more to fund their businesses (to purchase the actual houses), we predict that i-Buyers will start offering and paying less for the homes, thus they won't be a competitor against the retail buyer anymore.  (Zillow's mistake). In Q3 2021, iBuyers accounted for 1.6 percent of all homes purchased in the U.S. That's around 28,000 homes, nearly double the 15,000 homes purchased by iBuyers in Q2. Also noteworthy: IBuyer Market share in Phoenix, the largest iBuyer market, peaked to a new high of 10.8 percent. This is the first time iBuyers have exceeded 10 percent market share in a major market — a significant if temporary, achievement. While Opendoor and Offerpad improved their net profit and loss in 2021 (benefiting from record home price appreciation), Zillow's just got worse (and that's excluding the $304 million inventory write-down) — another reason Zillow Offers just wasn't working out. Additionally, there is increasing scrutiny of i-Buyers from other entities, for example, The Los Angeles City Council voted last week to explore different ways of preventing i-Buyer companies like Zillow, Open Door, Rocket Homes, and Redfin from purchasing single-family homes.  They state that they believe the i-Buyer, tech-driven platforms are pushing home prices even further out of reach.   Important: 2022 top agent success secrets [Revealed]: New FREE Real Estate Coaching web event, revealing 17 surprising secrets of the top 100 $$ millionaire agents. You will soon know how to become one of the 1000s of agents making HUGE money who never thought they could. https://timandjulieharris.com/webinar-reservation.html 2022 Housing Prediction #8: Renters will also feel the pricing increases.  Renters will need to save an extra $369 per month on average just to keep up with the increases in home values / their landlords raising rent as a result.   *We could be wrong if some sort of legislation is passed to control rental price increases.  Remember the eviction moratoriums that were passed? 2022 Housing Prediction #9: Mortgage rates will continue to run at historically low rates, with massive pressure from all sides to keep them that way. According to Bankrate, who surveyed a collection of the nation's largest mortgage lenders, as of November 12th, 2021, the average rate for a 30-year fixed mortgage is 3.07 percent.  The average rate for the benchmark 15-year fixed mortgage is 2.40 percent, down 8 basis points from a week ago. At the current average rate, you'll pay $421.60 per month in principal and interest for every $100,000 you borrow. That's lower by $6.50 than it would have been last week. Monthly payments on a 15-year fixed mortgage at that rate will cost roughly $390 per $100k borrowed. 2022 Housing Prediction #10: Buyer's Agent commissions will continue to erode, become more negotiable, and even optional.  Remember, the listing agent always wins!  The buyer's agent commission will no longer be seen as an ‘entitlement' to the agent. The National Association of Realtors just approved the public display of buyer agent commissions.  Agents may not filter based on this, but it is interesting that the ‘standard' commission is no longer assumed. Remember, there are no buyers who ‘have to' buy, only sellers who ‘have to' sell!  Make the commitment to being a powerful listing agent.     2022 Real Estate Predictions - No Housing Crash, 16% Appreciation [Real Estate Training]

    Today's Real Estate Coaching Radio is part 3 of 2022 Real Estate Predictions.  2022 Housing Prediction #1: First things first, no housing crash or correction is on the horizon. All factors indicate a strong housing market in 2022- 2023. There will be cooling of home prices in some markets, but no crash is expected. Again, no housing crash is predicted.  2022 Housing Prediction #2: Homes will continue to appreciate (aka Inflate) at historic rates. Goldman Sachs predicts a 16% increase in 2022. In times of inflation, hard assets like real estate are the safe havens vs leaving your money in the bank. Also, consider the effects of the Millenial and Baby Boomer generations on housing demand. Baby Boomers will be leaving TRILLIONS for dollars to their children.  From Forbes: "A study shows that Millennials will hold five times as much wealth as they have today and the group is anticipated to inherit over $68 trillion from their Baby Boomer parents by the year 2030. This will represent one of the greatest wealth transfers in modern times." From MBA: "...the Mortgage Bankers Association, an industry trade group based in Washington, D.C., which recently published its 2022 forecast. While the Mortgage Bankers Association foresees the median price of existing homes posting a 15.3% year-over-year gain to $362,000 in the first quarter of 2022, it sees prices beginning to fall as the year progresses. The group expects the median price of existing homes to end 2022 at $352,000..."  Counterpoint, what could cause home sales to slow? - Interest rates actually spike higher than expected and slow the housing market, but this is unlikely. However, this is incredibly unlikely and would require a sea change to the prevailing political and Fed approach.  - Many are fearful of a conflict with China or another highly disruptive factor that creates uncertainty. Uncertainty leads to an overall lack of confidence. National Association of Realtors is expecting home sales to exceed the highest year on record which was 2006. Counterpoint? The sales velocity could slow if inventory drops to the point where there's just not enough available inventory. New construction and the tech-enabled remote working trend can close the gap.     Real Estate, Housing 2022 Predictions - Forbearances, Inflation [Real Estate Coaching]

    Today's show is part 2 of '2022 Real Estate Market predictions.' In this show, you will hear how Tim and Julie Harris researched and created these predictions.  We start with these understandings: FORBEARANCES do NOT = Foreclosures.  Definition of Forbearance:  Forbearance is when your mortgage servicer, that's the company that sends your mortgage statement and manages your loan, or lender allows you to pause or reduce your payments for a limited period of time. Forbearance does not erase what you owe. You'll have to repay any missed or reduced payments in the future. It was predicted that there would be a tsunami of new foreclosures as a result of the 5 million forbearances which occurred at the beginning and then further into the Pandemic. That did NOT happen and there is no credible proof it will. Why? *Credit scores are way higher now, much less risk to lenders. *760++ credit scores on average for new mortgage loans.  * Mortgage qualifications are far more stringent than the housing crash that happened 14 years ago.  *Homeowners have more equity in their homes than ever before. Matter of fact, there is a record amount of home equity. Consider the inflation (appreciation) of homes values over the last 12 months alone. In most housing markets 'appreciation' exceeds 20%! If a homeowner has to sell they can easily afford to do so vs suffering a foreclosure.  *Its widely believed that the government simply won't allow there to be foreclosures in significant numbers. The government learned from the housing crash. Want proof? Being in the real estate industry has become aspirational. HGTV, Bravo, even National Geographic all have wall-to-wall home shows on all day.  Everyone is an armchair Realtor, Flipper, Investor, or Vacation Rental expert. What did most people watch during the pandemic lockdowns? (Real estate shows) 2:  Inflation!  In non-inflationary times, inflation still exists, but it's at such a smaller rate of 2-3%.  Housing prices historically mirrored the inflation rate.  You could actually figure out how to price a home based on what someone paid, then take the inflation rate multiplied by the number of years owned and end up with a pretty accurate price.     Real Estate 2022 Predictions, Inflation, and Home Values. How does a person actually make predictions about the housing market?  Most importantly how will the historic changes in the overall economy (and inflation) affect you and your real estate business? There are 6 major factors that affect the Housing Market predictions: Demand Supply, also known as Inventory Affordability Interest rates Enthusiasm for real estate, (the American Dream) is here to stay. Inflation and appreciation, mixed together but inflation prevailed.  Definitely not ‘transitory'. Factor #1:  DEMAND simply means: the number of people who want to buy a house. 1-investors, big, small, and institutional. 2-millennials at peak home-buying age: early to mid-'30s. 3-family formation: growing families.  This is known as ‘fundamental demand'. 4-huge amount of people who are coming up under the 30-somethings. Thus, demand is both high and stable.   When there is high demand, prices go up.  There's not enough to go around, so the market is competitive, favoring sellers.  This is how the market has been since about 2010 when the enthusiasm heated back up, rates started to consistently fall and scarcity of listings became a theme. When there is low demand, prices stay stagnant or sometimes fall.  This is when there is one buyer for each listing (balanced) or fewer buyers than listings (a buyer's market).  This is when the buyers have more control. Did Covid spike demand?  Definitely.  However, the Mortgage Banker's Association shows increasing demand within the past 5 years, even without Covid. Covid made for some ups and downs but demand has returned to what it would have been without Covid, based on previous charts and graphs of demand trends.  Normal demand, post-Covid means that demand is staying stable with some additional increase. The housing market will continue to appreciate as a result. Factor #2:  Supply, or :  INVENTORY: 4-5 million homes short of demonstrated demand.  Inventory has a long way to go. Why is inventory so low?? 1). Housing starts (# of homes being built).  Was huge until the recession/housing crash.  Builders were building more than the demand was. 2)  Housing Crash: builders simply quit building…abruptly, about 2009/2010. 3). We are nowhere near the ‘speculative building' we saw before the housing crisis. 4). Continuing at this rate, it could take a decade to make up for the missing 4-5 million homes. Could construction accelerate? Maybe, but then it's ‘only' 5-8 years to get there. 5). Some estimate that 30% of the shortage can be attributed to VRBO, HomeAway, Airbnb, and other short-term rental sites.  Those possibilities didn't exist until fairly recently, certainly not at the scale of today.  Empty nester/baby boomers are keeping their homes and turning them into rentals in the most popular markets.  Less inventory as a result.     Today's show is Part 2 of the Real Estate Center of Influence Past Client Marketing plan.  Method #3: Host small (covid-aware) events, ideally outside with 10 or so friends and past clients.  A barbecue, a Halloween party, a wine tasting, etc.  Again, simply use your best friend the FORD memory jogger.     Fact: There are 60 days left in 2021. Fact: If you're lucky there are 28 work days left after taking out weekends and holidays. What will it take for you to finish strong? 1. Take an assessment of where you stand today.  Total number of active listings? Total number of prequalified and motivated buyers? Total number of pendings? Money coming in? 2. Set goals for what you'll accomplish in the next 28 work days? -New pendings? -New listings? -Number of new appointments? Think bigger. If your goals are clearly attainable, make them outrageous instead. It's ok to fall a bit short but it's not ok to go through the end of the year goal-less or with wimpy goals. 3. Consider adding 20% to your goals. If you think you need 3 new listings, make it 4. If you need to get 3 of your 5 buyers pending, why not all 5?  4. Consider that ExpiredPalooza is happening this weekend... how many Expireds will you actually have conversations with?  5. What holiday / center of influence events are you committed to? Always say YES. 6. What if you spoke with 5 people from your database every day of the 28 days? Where would your business be going into 2021? 7. What would it take for you to have the best holiday for you and your family EVER? 8. What habits can you form NOW which will set you up for your most successful 1st quarter? 9. Set your daily work schedule so you'll finish out 2021 strong. 80% lead generation, lead follow up, prequalifying or presenting and 20% 'working on' your deals. 10. If you're not in coaching yet, don't wait until January 1st! Gratitude, media free, working out, and add the number of proactive contacts you have to make per day based on your Treasure Map.  Track all of your critical numbers using the White Board / Visual Accountability system we teach in Premier coaching and present in the Treasure Map. Maintain a regular, 'normal person' schedule of starting on time and stopping on time. Working til midnight and eating pizza between appointments is not sustainable or professional.  Keep a gratitude journal on your desk and recognize the little 'easter eggs' that occur throughout the day. Read your journal on days where you feel overwhelmed.  Use the affirmation, ‘I have an attitude of gratitude', and you'll end your feelings of overwhelm. Cut back or eliminate entirely. Are you constantly modifying to be up or down? See next point: Add water! Studies have shown you often feel exhausted or depressed when you're actually just dehydrated! Consider using ‘Hydration Multiplier' powder from Costco or Amazon. Exercise. Do it regularly and do it socially. It's good for your body AND your business. Consider Orange Theory Fitness, a regular Yoga or Pilates class, spin class, boot camp, organized hikes, etc.  Hire a trainer who knows everyone and expand your Center of Influence while you work out! Make a list of 10 short term easy to accomplish goals. Get your hair cut, get new glasses, have coffee with your best friend, go to MeetUp.com and try out 3 new events. Brain dump every evening before you go to bed. Keep a legal pad nearby and make this a habit. Get everything out of your head and prioritize what's mission critical versus just a bunch of clutter and worry.   Complete your Real Estate Treasure Map and know your Magic Number. That gives you a sense of control in a business which is constantly trying to control you. Then actually achieve the Magic Number.     Tim and Julie Harris conclude their series about thinking bigger. How would you think differently if you knew you could live 20 or 30 years longer than you currently believe? Listen to find out what in the world that means!?   *Eliminate your excuses.  Too fat, thin, old, young, healthy, unhealthy, smart, dumb, etc.  95% of Warren Buffett's wealth was earned after he turned 60.  Most people's peak earning years are in their 40's and 50's.  Millionaires in the US are first generation, self-made. 67.7% were self-made, while 23.7% had a combination of inherited and self-created wealth. Only 8.5% of global high-net-worth individuals were categorized as having completely inherited their wealth. *The older you get, the harder it is to ignite yourself.  Start now. Be able to say, 'thank you past -your name-, for having it together so I can have my best life now!' *When you're younger, expect to work harder.  You're supposed to work harder when you're young.  Do what the more successful ones have already done…that's why they're successful. This is why it's called 'work' versus 'vacation'. You have your health, ambition, ability and strength. These are not guaranteed as you get older. *Have Hustle.  You have to make more contacts than someone who has learned to be more efficient.  More open houses, more events, more showings, more appointments.   For example, the newer agent has to have more conversations because they're not always asking questions, 'drilling down', or closing.     Tim and Julie Harris challenge you to think bigger in today's podcast! 10x your thinking. If you can pay your bills on 1 deal every month, think what you could do with 5 per month; with 10? Why CAN'T you do that? Make your list and see if those excuses are actually true or not. What do I believe? Is that belief absolutely true? Who am I / how am I behaving because I believe this? Who would I be if it weren't true? How would I act differently?  Stop nerfing up your life; stop fighting to be comfortable. Complacency should not be the goal. Dodge ball versus nerf ball...one makes you more tough! How many times are you putting yourself in the position to hear 'no' every day?  How do you process hearing 'no'? Is it just 'not right now', or are you mortally wounded when you hear no? The bigger the goals you set, the fewer distractions you can allow yourself to have.   Elon Musk selling his Iron Man house plans so he can instead use his brain power to build rockets. Accept the fact that everything in life that's worth doing, being, having in life will take longer than you want it to. "I've never met a rich skeptic." (Tim Harris) Don't let your naturally skeptical nature be your undoing.  Look for reasons you can succeed versus justifying your failure. Complacency.     Tim and Julie Harris show you how to think bigger. How do you know you're thinking too small? A powerful discussion about what to do and how to do it so you can actually live the life of your dreams. When starting your goal setting, stick to shorter term goals, 30 to 90 days.  Break them down to monthly, weekly and daily bites. For example:  If you have a physical goal of losing 15 pounds over 90 days, that's 5 pounds per month, which is 4.25 per week. That's easier to concentrate on and achieve than thinking you've got 90 days to lose 15 pounds in. Next, how will you do it? Create a weekly plan that you can stick to. Consider attaching the deadline to something significant like going to a wedding or a vacation. Next add accountability: go to Orange Theory 3x weekly and / or hire a trainer. The same technique can be applied to achieving your Magic Number of Listings.  (The number of listings you must have in your own inventory at all times to meet or achieve your monthly goals). Say you need 3 actives at all times to achieve a regular 2 closings every month. Maybe you have zero now. Choose a short term deadline by which you'll have 3 actives. If you're a new agent, this could take 90 days. If you're experienced you might be able to do it in a week, but be specific. Then decide exactly HOW you'll go about it, and get some accountability through coaching. When you're better at goal setting and achieving, you'll know if you're thinking too small if you can reverse engineer how to accomplish a goal.   Because you're using your current knowledge and experience versus forcing yourself to learn / think bigger.   If you can reverse engineer, you're just setting incremental goals versus really huge ones.  What would be a radical goal that you don't actually know how to accomplish?  Maybe your Magic Number is 3, but you know exactly how to do that... What if you thought bigger and made your new number 10? What would you have to do? What would you stop doing? Instead of wanting a 15 foot ski boat that you could buy used on Craig's list this afternoon, maybe you figure out how to buy a 100 foot yacht.  You know nothing about that, etc.  You'll have to expand your exposure which will in turn make you think bigger.     Eliminate these linguistic foibles 1 - The Up-Swing. Ending declarative sentences with a question mark. Not only is this grammatically incorrect, it creates discomfort from your listener. If all of your sentences sound like questions, the listener is subconsciously compelled to say 'uh-huh' or 'mm-hum' or 'right', because you SOUND like you're asking a question. Time magazine noted that a study found these speech patterns make "speakers sound less competent, less trustworthy, less educated and less hirable." 2 - The repetitive tic. 'Um', 'like', 'you know..' These are bridge words that usually indicate someone is thinking, but over-use of them makes you hard to listen to and less competent sounding. They're also known as 'filler' words which degrade the meaning of your sentences. 3 - Qualifiers are a different version of filler words. Words such as, "really," "literally," "basically," "right?" and "kind of" are fine when used now and then, but lose their meaning with over use. 4 - Physical tics. Tapping your foot when you're nervous, playing with your hair, adjusting your glasses. Hard to watch can translate into hard to listen to. 5 - Dropping volume at the end of sentences. This is the opposite of the upswing and speech coaches call it 'verbal fry'. You actually can't hear the last part of the last word. It's distracting to the listener because they're having to guess at what you're saying. 6 - Speaking too quickly or too slowly. A good gauge of pace is to listen to well-done podcasts. You can tell when someone is very listen-able. They have good tonality, speed and phrasing. 7 - Not bringing in your listener for an interactive experience; talking 'at' someone versus talking 'with' them. Harris Rules for better presentation and communication:  (Practical and tactical!)   Eliminate the use of I, me, my or mine from your speech unless you are apologizing.  Then the use of I is part of owning the situation. Listen more than you speak.  Record some of your conversations when you're doing lead follow up or calling past clients.  What percent of the time are you speaking versus the other person?  Make it all about the other person, every time. Ask good questions AND listen to the answers.  Use prequalifying scripts. “Listen with curiosity. Speak with honesty. Act with integrity. The greatest problem with communication is we don't listen to understand. We listen to reply. When we listen with curiosity, we don't listen with the intent to reply. What speaking sins are you committing and how can you fix them?   4 - Excuses: Are you wielding a ‘blame-thrower'?  Own it.  All of it.  Even if it's only partially your fault.  It's honorable and an amazing example to set for your kids, clients and friends to be accountable.  For example: How to actually deliver an apology which is meaningful: 4 part process. -Acknowledge the offending behavior: “I forgot to send the signatures back in time.”  Versus: ‘The signatures weren't sent in time', or ‘I couldn't find the other agent'… -State how the mistake was hurtful.  “I'm sorry that this caused you a lot of stress.  It was entirely my fault.” -Make amends.  “Here's how I'm going to fix the situation.” -or- ask the offended party how you can make things better.  Letting them be heard can erase negative feelings and correct course. -Promise the behavior will not happen again.  “In the future I'll be communicating with you more and letting you know exactly what deadlines are coming up and which have been met.” Brian Tracy said, “Communication is a skill that you can learn.  It's like riding a bicycle or typing.  If you're willing to work at it, you can rapidly improve the quality of every part of your life.” 5 - Exaggeration: Exaggeration is a prequel to lying.  Don't be the drama king or queen in the relationship.  This is a turn off and causes people not to trust your accuracy.  How do you feel about home inspectors who run off your buyers when there's a tiny plumbing leak? 6 - Dogmatism: This is the confusion of facts with opinions.  This is most apparent when someone is delivering their opinion with such enthusiasm that it appears to be fact.  Once this is detected, the trust factor of the listener is diminished. You'll notice that the internet is full of Dogmatism. “Don't bother to argue anything on the Internet. And I mean, ANYTHING.... The most innocuous, innocent, harmless, basic topics will be misconstrued by people trying to deconstruct things down to the sub-atomic level and entirely miss the point.... Seriously.
