Fact:  The longer you take to deliver what your buyers want, the less faith they'll have in you.  If you've ever been 'ghosted' by clients you showed homes to, this may have been the reason.  Are your buyers being more proactive than you are?  Are they out there doorknocking, sending letters, and going to new builds, fsbos, and open houses? Simple, https://alltheleads.com/harris Fact:  Finding the right house for your buyers in today's market is a bit like a Safari.  You're looking for something that's scarce but could be hiding in plain sight.  You'll need more tools, and more skills to have a successful hunt! Yes, keep setting up those buyer drips, but ALSO make sure YOU are actively and creatively mining your MLS, using the following five strategies: 1.     Re-examine your buyer's wants and needs. What's a deal killer and what's a deal-maker and why?  If they're adamant about a specific neighborhood, why is that?  Is it because they love the walking trail and the clubhouse?  There are probably 10 more neighborhoods in their geographic search that ALSO have that profile.  EXPAND their search to capture more options!   Ready to become an EXPIRED Listing Agent? Assuming they love it, or used to love it before they outgrew it, what caused them to choose it? Probably that hasn't changed.  Ask good questions, get the answers, and deliver! 2.     If your buyers can't or won't compete for scarce inventory, change your strategy.  Search for homes that have 30+ days on the market, 60 or 90 days plus as well.  You're less likely to have to compete for those, and the sellers are likely to be more motivated to make a deal.  Maybe there's a builder spec home that doesn't have 3 offers on it, something that's back on the market, or a for sale by owner that isn't getting showings. Change your strategy if they can't or won't compete! 3.     Look for new construction, even if your buyers don't think they will like it, add one, well-selected new home at the end of a search for resale homes just to take their temperature.  They may be surprised by how much they like it, considering it's all-new, they get to choose some options and they won't have to deal with repairs! 4.     If you can't find something in the right school district, find out if that district allows out-of-district families to pay tuition.  This is becoming more and more prevalent and ranges from $1,000 per year on up.  Call the district enrollment advisor and find out!  Often the tuition can be made up by the fact that buying out of the district costs less and has lower property taxes.

Most agents only list the easy, repeat, and referral business. That's okay as a new agent, but learn to win in a competitive listing situation so you can list homes with people who do NOT know you. You'll be successful at a much higher level and much more quickly when you learn to list. That's up 20% from the previous year).   2.   Commit to earning while you learn and be learning all the time. You don't have to be perfect to be productive. You must take action from day one in order to build your skills quickly, and you have to make 5x the effort you think to get the results you're looking for. Note: The best people to role-play with are actual prospects with actual homes to sell.   3.   Create your sphere of influence and expand it daily. These are all the people you already know. They already know, love, and trust you. As such, they are almost always your first 3 to 5 transactions. Game-ify the process to avoid boredom and keep building skills. 6.   Raise your average sale price. Now that you can easily do at least 24 transactions per year, check out this math: 24 x $12,000 average net commission ($500k sale) = $288,000. Raise your average sale to $750k with an average net commission of $18,000, on those same 24 deals you'll make $432,000.   7.   Continue to invest but keep your investments non-speculative. It's a well-known fact that people with less net worth make riskier investments. People with higher net worth are more careful with what they invest in. Rental properties, stocks with a solid history, etc, are better than crypto for example.   8.   Continue to systematize your lead generation spokes so they are very predictable. Consider adding a new spoke and perfect it this year.

What we DON'T want for you: 1.   We don't want you to be burned out, broken, and beholden to other people or companies controlling your success. Don't build your castle on someone else's land. 2.   We don't want you to suffer cash spurts, lack of profitability, or uncertainty. 3.   We don't want you to kill your potential grinding away with too many buyers and not enough listings. Buyers are physical labor; sellers are mental labor. 4.   We don't want you to end the year with little savings and lots of stress. 5.   We don't want you to follow false prophets, gurus, or fake coaches. 6.   We don't want you to have 'failure to launch' syndrome. Let's make some assumptions about you, our listener so we can show you the math. Assume the following facts (you can modify for yourself if necessary): -You live in a state like Florida, Tennessee, or Texas with no state income tax.   -Your average sale price is $500,000. -You are an eXp agent.   -Your average gross commission is $15,000. You pay your broker 20%, netting you $12,000 per transaction. (Adjust accordingly and work the math) -1 transaction per month will gross you $144,000 in your first year in business. YEAR ONE.  1.   Your first-year goal is 12 transactions. This is absolutely realistic when you follow our specific plan, focusing on building skills and leading with listings. Don't believe anyone who tells you otherwise. 2.   Skills you must acquire: everything having to do with lead generation, lead follow-up, prequalifying, presenting, negotiating, and closing. You must have your Pre Listing Package, Listing Presentation, and Buyer Presentation completed and build your confidence using each, appointment by appointment. Your job is to earn while you learn. Remember: It's not enough to just HAVE those presentations. You must be skilled, competent, and confident actually USING them, presenting to each buyer and seller client in such a way that the presentation ends in a signature. 3.   Revenue to expect: Gross commission income of $144,000. Again, this is based on an average sale price of $500,000, a gross commission of $15,000 minus 20% fees, which equals $12,000 net x 12 months = $144,000.

Note: Don't bring up the lawsuits as a talking point with prospects, clients, or customers unless they ask you to. (Don't create an objection where there isn't one!) It's a fluid situation that we will keep you updated on. If you do get questions about the lawsuits, try to keep your conversations short and factual.  Here are some talking points to help: 1. The National Association of Realtors (NAR), has stated they believe the jury in the Sitzer Burnett case reached an outcome that is '"neither supported by the law nor the facts presented in the case". NAR plans to appeal. The appeal process could take months to get resolution. Currently, nothing has changed.   2.   The trial was concerning a rule, which is already quite consumer-friendly. That rule applies to local MLSs where listing brokers offer compensation to buyer brokers who have introduced a buyer client who wishes to purchase a listed home.   3.   Remind the person you're speaking to that agents and brokers are paid $0 until a closing occurs, and that closing is based on the written agreement between the buyer and seller.  4.   The way commissions are paid has created an efficient, market-tested, transparent sales environment where sellers often receive more showings and more offers, and sell their homes in less time at a higher price than had they not offered buyer broker compensation.  5.   Communication and transparency is key.  If and when commission practices change, we will keep you updated with new presentations and scripts through Premier Coaching, as we always have!

For most agents and brokers, there are no immediate changes to be made. Check with your broker and your own MLS to see if any modifications have been made. 2.  Do the brokerages and NAR have the money to pay? The actual amounts will likely be smaller, due to the fact that not everyone in the class action will participate in the settlement. Additionally, there will be appeals that could change the ultimate outcome of these cases as well as settlement figures. The most likely outcome: The listing contract will change to be more transparent. The seller will have a choice of what to pay the listing agent and what to pay the buyer's agent. There will be two different places to fill out on the contract. Some listing agreements are already like this.   Hopefully, everyone (buyers, sellers, buyer's agents, and listing agents) will still agree that Buyer Agents have value.  Because everyone is used to splitting commissions and sellers paying for both sides, there may not be any appreciable change to how things are done. Note: In July of 2022, The NorthWest MLS (NW as in 26 counties in the Seattle area) did exactly what we just mentioned: It made it very clear that sellers had flexibility in how much commission they would offer to buyer's agents. They made it more obvious in the contract, and in the MLS, and gave agents the ability to create their own custom commission agreements depending on the situation. It also prohibited the ability to search listings based on commission. Which are you?  1. Experienced agents who have a Swiss army knife of solutions they can deploy to keep buyers and sellers happy and make it to closing. They don't panic, they just solve problems.  2. Agents who may be experienced in working with buyers and sellers but who have little experience negotiating home inspections because they haven't had to in the hot seller's market of the past decade, where sellers could just say 'Nope! This will help with minor but common issues.  Homework: If you're not already utilizing a great home warranty company, ask your broker who they recommend, or check them out here: (Our favorite is AHS.com which is American Home Shield Warranty, but you can compare using this link). https://www.forbes.com/advisor/home-improvement/best-home-warranty- companies/  2. Buyers agents: Council your buyer about what is appropriate versus inappropriate to request. Safety and security items and health risks are typically appropriate. There's always a way to keep the deal together.  a- Buyer gets nothing. Take it or leave it. They walk or they don't.  b- Seller says yes to everything, they figured they'd have to deal with inspection items. Sometimes repairs are even underway.  c- Seller gives the buyer money to do the repairs themselves, based on estimates.  d- Some combination of the above possibilities. Repairs plus some money.  3. Buyer's Agents: When presenting the home inspection to your buyers, simply ask them what they think. It's not your job to have an opinion, to be an expert, or to play home inspector. Often times what YOU are freaking out about might not be of concern to the buyer.

Since you've been listed, there have been new sales, new pending sales, and new active listings to compete with. Pretend it's a new listing. Are they a have to move seller or just a want to move seller? Where are they going when it sells? Have they already moved out? Remember, their motivation may have changed since you first listed the home.  Note to self: If they're buying with you and they don't have a good feel for where they'll be moving, this could be the issue. Why would they give you a better price if they don't know where they'd move to?  Solution - Take them out for a long afternoon or even a full day to actually see what their options are. Be sure you know what's being built where and at what price points. Learn the builder incentives. This may require you to go out for a day and investigate the options.  3. Is keeping the home an option for your seller? Might they lease it? Always say YES to leasing it. You also may advertise it for lease and sale at the same time and decide what to do based on what happens first.  Secret: Once you actually discuss the reality of them being a landlord, the amount it will probably lease for, and what their net will be, they may change their mind about leasing it. Know how to research lease pricing if haven't already.  4. Set up the “Reality Tour” for yourself and your seller. Do your research first so that you know what you're going to show and how it impacts the subject property. Then, actually, take your seller(s) out on a showing trip where you'll see what they're competing against as well as what's currently pending. Don't over-coach them. 5. Discuss with the seller that, “taking it off and trying again next quarter/year/ season,” isn't always the best plan. When do they have the most competition? Usually, it will be in the Spring. Many tough-to-sell listings will sell 4th quarter or 1st quarter when there's less competition. Relocating executives usually move during these quarters. 6.  Ask if their plan is to just re-list with someone new. What is the first thing a new agent is going to ask them to do? They will ask for a new price of course! Why lose valuable marketing time with re-staging, new photos, new videos, and new media when you can do this for them now?

How many of those buyers also have a home to sell, who told you they would have listed, but where would they go?  When was the last time you spoke with them? Inventory has inched up over the past 90 days, if only slightly. Some homes are taking longer to sell, and as days on the market increase, so do the number of choices.  Ready to become an EXPIRED Listing Agent? Identify new construction neighborhoods in your area, visit the model homes, get the list of promotions, and get your buyers the house they've been waiting for. 6.    Builders also love buyers.  Most builders are now offering in-house financing with loan buy-down programs, which start at an introductory low rate, adjust 1 to 3 times, and then lock in the rate on year three.  This means buyers can afford more, still get a low rate, refinance later if they wish, and have a new home by the holidays. 7.    Homes are still appreciating, and rents are still high.  Thus being a homeowner still makes more sense than renting.  Real estate is still one of the best, most stable, most predictable investments you can make.  Thanks to inflation, you can still count on between 3 and 5% appreciation, year over year, according to the latest reports from many economists.  Remember that ‘appreciating less' is different than ‘depreciating'. 8.    When you personally carry more listing inventory, your lead generation becomes easier, not harder.  Having just 30 days on the market changes everything.

The market is not about to crash.  It may SEEM like a crash to you if you believe that 30 days on the market is the end of the world. This time is NOT like last time. Many agents, buyers, sellers, and lenders were not even adults during the 'last time'... the crash of 2007-2009. The elements are not remotely the same. Waiting to buy or sell because you think the market will crash is a mistake.   1.   Set your seller's expectations for two scenarios... yes, it MAY sell right away, possibly with multiple offers, however...if it does NOT sell right away, what does that do to their plans? Understand your seller's motivation and time frame and discuss different scenarios (after you have the listing signed but before the first showing)!  What are the average days on the market for the subject property? Don't ASSUME that it's 10 or less, or even 30 or less depending on the market conditions! (The 7 P's). Make it shine, even if you think you don't have to. Your seller will thank you. 3.   You must be more careful about accurate pricing on your listings. Do three comparative market analysis'. A listing presentation you go on today, where the seller will take 30 days to prepare the home, will require you to revisit the price before you actually launch it as a new listing. In a shifting market, this may adjust up, down, or stay the same. What do the new pendings and sales tell you? You don't have any because you've never needed them? Yikes! Yes, it is possible in today's market to actually overprice a listing and have it sit on the market. This is called 'aspirational pricing' and is the #1 reason we see expired listings every day. Don't let it happen to you!  7.   Always speak to the listing agent when you're representing buyers. Find out what's most important to the sellers. Other than price, what will make your buyers THE buyers? The buyers who are still in the market after higher rates are more serious and probably more qualified. Assume you'll still be competing most of the time.

Fact #1:  It's true that new housing permits are down 4% this month, but here's the interesting thing: Single-family home permits are UP by 2%. The 4% that's being reported is due to a decline in permits for multi-family construction. How well do you know the new construction in your market? What are the different products available, where are they priced and what kind of builder incentives are being offered? You can focus on the fact that there are fewer sales, or you can decide to focus on YOUR sales. You don't need a million sales. Most of you need 12 to 24 sales yearly to have an amazing lifestyle. Be proactive and be the one who IS selling instead of being an agent who uses fewer sales as an excuse to be lazy. Fact #3: Interest rates are averaging 8% now. Though this is a major increase versus the radically low rates of past years, it is actually about average in history. How has this affected the market? Investors, flippers, and some first-time buyers have left the market. This leaves cash buyers, motivated sellers, and people moving mostly for circumstantial or lifestyle reasons. You must be more proactive to find those prospects! Since then, it has been frequently attributed to Abraham Maslow, although the model does not appear in his major works. The Four Stages of Learning provides a model for learning. It suggests that individuals are initially unaware of how little they know, or are literally unconscious of their incompetence. As they recognize their incompetence, they consciously acquire a skill, then consciously use it, polishing it and improving with practice. Eventually, the skill can be utilized without it being consciously thought through: the individual is said to have then acquired unconscious competence. Unconscious Incompetence The individual does not understand or know how to do something and does not necessarily recognize the deficit. They may even deny the usefulness of the skill. The individual must recognize their own incompetence, and the value of the new skill, before moving on to the next stage.  The length of time an individual spends in this stage depends on their own desire to learn and improve. Example:  An agent has never had to compete on a listing.  They only work with referrals, friends, and family.  They don't see a need for a Pre-Listing Package or a formal listing presentation.  They don't pre-qualify, they probably don't use any scripts.  They have been reasonably successful. They sometimes believe they already must have that skill because they've done ok so far. Goal:  This agent must learn to set more appointments, especially with prospects they do NOT know, so they see they need to upgrade their skills.  More experience will shine a light on their deficits, thus motivating the agent to improve.  Challenges:  If it takes too long to experience the loss of a deal or a listing, the agent can stay in this stage forever.   Conscious incompetence Though the individual does not understand or know how to do something, he or she does recognize the deficit, as well as the value of a new skill in addressing the deficit. The making of mistakes can be integral to the learning process at this stage. Lots of trial and error.

The definition of negotiation is the reaching of a mutual agreement that all parties are satisfied with. You have to actually talk to each other to make this happen! Example 1: Listing agents, if you want to receive offers that are easy to say 'yes' to, put the desired terms into the agent-to-agent comments in the MLS, and/or actually call all those buyers' agents back who haunt you looking for the details that will help them win! Find out and see if you can deliver a contract they'll accept. Mistake #2:   No lender's letter or proof of cash, a weak lender's letter, or a boilerplate letter.  If your buyer has financing, their lender's letter needs to show ideally that they are loan-committed, or at least pre-approved. It needs to state that their ratios, credit, employment, and downpayment are all adequate and verified. Additionally, the lender should call the listing agent and 'vouch' for the buyer's ability to close. Mistake #3:   Not being specific about the seller's concessions. This ranges from asking for a specific type of home warranty for a specific price, to asking for thousands of dollars towards buyer's closing costs.   The first issue is easy. Check the box on the offer stating the buyer wants a home warranty, then state which warranty, that it's for one year, and will cost $X.   The second issue is more tricky. If you're asking for the seller to contribute $5,000 towards buyers closing costs, state (after speaking with your buyer and their lender), what those funds will go to. Buying down the interest rate, and paying prepaid costs like taxes, homeowners insurance, and prepaid HOA deposits are all appropriate. Ask for a good-faith estimate so you can be specific. Note: some lenders will inflate costs when they know the seller is contributing thousands to the deal.   Failure to be careful when you're dealing with dollars will almost always bite you in the butt prior to closing and guess who's going to pay the price if there's confusion!

What would THAT do to your repeat and referral business? If 10 is too many, even making 5 contacts per day will have you speaking with 100% of your list every sixty days. 3.  EXPAND your Center of Influence systematically.  10% of the number of people in your database will do business with you or refer business to you every year, assuming you communicate with them. If your database is 100 people strong, you'll have 10 transactions yearly from them. 200 equals 20 transactions, and so forth.   Smaller is better. Don't dump random 'leads' into your database. Past clients, friends, family, neighbors, and people in your sphere of influence belong on the list. You can have a second list of your Professional Center of Influence: lenders, title people, painters, insurance people, etc. There are 3 categories in which to expand your Center of Influence Contacts: a) Things you like to do anyway, such as your hobbies, sports, arts, working out at a gym, or going on organized hikes.

Facts: Nationwide, 1 in every 15 listings had a price reduction in the last 30 days. That's about 6.5% of active listings in the country, however, some markets have seen 50% of active listings get a price reduction in the past 30 days. The five metro areas with the highest percentage of listings with price cuts last week were Wenatchee-East Wenatchee, Washington (53%); Idaho Falls, Idaho (52%); Carson City, Nevada (52%); Austin-Round Rock-San Marcos, Texas (52%); and Waco, Texas (51%).   Ready to become an EXPIRED Listing Agent? Remember this: At $52 Trillion, The total value of homes in the US is up 49% since before the pandemic.  49%! So these price adjustments won't be catastrophic to most sellers. We're a very long way away from short sales, so don't go thinking the sky is falling. What should you do when you're the listing agent?  You can price it to sit, or you can price it to sell. The average mortgage payment on a $400,000 home is now over $3000/month with taxes and insurance. That's nearly double what it was a year ago. Any buyer still looking is serious, motivated, qualified, and scarce! Instant FREE Access Now: YES, Enroll Me NOW In Premier Coaching https://members.timandjulieharris.com Now that you have your prospecting mindset adjusted for success, let's get to the real work of real estate; the work that leads to appointments, contracts, and closings. 1. Make a minimum number of contacts daily (a contact is a conversation with a decision-making adult about real estate).  That number should equal the number of transactions you need to do this year to meet or exceed your financial goals.  If you need 12 deals, you must make at least 12 contacts daily.  As your skills increase, that number shrinks.  Agents with prospecting skills can usually set one appointment for every 10 contacts, assuming they're making contacts with likely to list prospects and not just ‘circle prospecting'. 2. Focus on the person you're speaking to more than you're focused on your thoughts and feelings about being on the phone.  You're calling to be of service.  Maya Angelou famously stated, “They'll forget what you said but remember how you made them feel.” Remove the words, “I, me, my, and mine” as much as possible to avoid making it all about you.  Ask more questions and make fewer statements.  Resist interrupting and sounding anxious to get to the next question.
