Mableton, exiting its transitional phase, currently offers limited services and has operated without property taxes, relying on other fees. Commission Overseeing Utilities Early voting has begun in Cobb County and across Georgia for the June 17 special primaries to fill two seats on the Public Service Commission (PSC), which regulates utilities like electric and natural gas. The PSC oversees rate approvals, including Georgia Power's recent agreement to freeze base rates for three years. Incumbents Tim Echols (District 2) and Fitz Johnson (District 3) are on the ballot, with Echols facing a GOP challenger and Johnson unopposed. Early voting runs through June 13 at four Cobb locations, with low turnout expected initially but likely increasing closer to Election Day. BREAK: Ingles Markets 5 STORY 1: Early Voting in Cobb Commission Runoff Underway Early voting for the March 11 runoff in Cobb County’s District 2 special primary election has begun, with Democrats Erick Allen and Dr. Jaha Howard competing for the seat formerly held by Jerica Richardson. Neither candidate secured over 50% in the February primary. Key voter concerns include zoning, transportation, and LGBTQ+ rights. Early voting runs through March 7 at two locations, with Election Day on March 11. The winner will face Republican Alicia Adams on April 28. The election redo, ordered after a court ruling on district maps, could cost taxpayers $1.5 million. STORY 2: Cobb to Consider Gas Station, Drive-Thru on Austell Road The Cobb County Planning Commission will review a proposal for a gas station, convenience store, retail spaces, and a drive-thru restaurant on Austell Road near Pat Mell Road. The 3.83-acre site will replace an existing water damage recovery business with two new buildings: a 5,000-square-foot convenience store with eight fuel stations and attached retail spaces, and a 2,200-square-foot fast-food restaurant. The convenience store will operate 24/7, while other spaces will run 6 a.m. to 10 p.m. Zoning staff supports the plan, recommending a 20-foot landscape buffer and lighting plans to protect nearby residential areas. STORY 3: Cobb and Douglas Public Health wants to expand services, but federal funding has grown more uncertain Lisa Crossman, deputy director of Cobb and Douglas Public Health, is focused on improving health services in South Cobb, where many residents lack insurance, healthy food options, and mental health resources. Plans include a $17.5 million health center offering services like cancer screenings, mental health care, and a food pantry. Federal funding delays, including $3 million from Sen. Jon Ossoff, threaten the project’s timeline. Local nonprofits like Sweetwater Mission and the Center for Family Resources support the initiative, emphasizing its importance for underserved residents. Crossman is seeking alternative funding to avoid significant delays, aiming for a 2026 opening. We have opportunities for sponsors to get great engagement on these shows. STORY 5: High Court Upholds Conviction of Mableton Murderer The Georgia Supreme Court upheld the murder conviction of David Nesbit, who fatally shot Gregory Gabriel during a 2020 altercation at a Mableton gas station. Nesbit initiated the dispute, firing the first shot, while Gabriel, unable to flee, was struck twice and later died. Nesbit fled the scene but was arrested over a week later, indicted in 2021, and sentenced to 35 years in 2022. STORY 7: Georgia Senate Republicans pass religious freedom law, raising concerns about discrimination The Georgia Senate passed the Religious Freedom Restoration Act (SB 36) on Tuesday in a 32-23 party-line vote. The bill requires courts to prioritize religious customs in disputes unless there’s a “compelling government interest.” Proponents, like Sen. Ed Setzler, argue it protects religious rights, citing cases from other states. Critics, including Sen. RaShaun Kemp, warn it could enable discrimination against LGBTQ individuals and others, as the bill lacks anti-discrimination protections. Similar legislation was vetoed in 2016 due to backlash from civil rights groups and businesses. SB 36 now heads to the Georgia House for consideration. Co-founder Larry Dorfman with Roots joins the Atlanta Real Estate Forum Radio podcast to share details about how the nonprofit organization partners with residents to build wealth and identifies and selects properties for investments. Dorfman sits down with Show Host and President of Denim Marketing Carol Morgan and discusses how Roots maintains high returns for investors. Kicking off their informative chat, Morgan shared a quote that has acted as a cornerstone for Dorfman's career: “Succeed not because it's big or because it's long-established, but because there are people who live it, sleep it, dream it and build future plans for it.” Dorfman shared that he found the quote hanging in a print shop in 1984 and has referred to it since. Dorfman said, “I had no idea where it came from, but it lived with us through that business and is now living with us through this one.” Originally from New York, Dorfman moved to the Atlanta area in 1956. When he was younger, he worked in his father's office equipment company and entered the real estate sector at the age of 28. Soon, he founded his first company alongside his future wife—APCO Holdings. The company experienced great success and he retired in 2019. During the pandemic, he stayed with his son Daniel, who has an impressive 15-year-long real estate career. The two put their heads together and devised the idea for Roots. Dorfman said, “I thought it was a cool idea and all the pieces fit really well!” The concept for Roots initially came from his son Daniel's impressive market knowledge. One notable thing his son saw time after time was that after selling someone a home, they would commonly return within six months to purchase their first rental home. He would have to inform them that putting 10% percent down was insufficient. In reality, 20% down or more is necessary to have enough income to cover both the new and rental home investment. Dorfman said, “About 90% of Americans have nowhere to really invest in real estate…[Daniel wanted] to truly democratize it.” Dorfman and his son planned to figure out the legal aspects and put into place how one could achieve it, build a fund and successfully invest in real estate. That idea eventually became Roots, a REIT that creates wealth for its investors and its renters. This led to the creation of the “Live in it Like You Own it®” program. Through this program, Roots is turning the tables on the adversarial landlord/tenant relationship by partnering with its residents. When residents take care of their properties and pay rent on time, they can grow their wealth by up to $3,600 in two years and up to $10,000 in five years through incentives and investment in the Roots REIT. Along with his son, Dorfman invested in nine duplexes in Austell, Georgia and told the residents that if they paid their rent on time, were good neighbors and submitted a quick video of their property once a quarter, Roots would invest their security deposit into the fund and award them with an additional $150 per quarter in the first year and $200 per quarter in the second year to place into their wealth building account. The Roots founding team posited that if they could incentivize their residents with a great place to live while building wealth as they rent, Roots would have fewer vacancies, lower turnover rates and higher returns for their investors. The numbers confirm their theory. Roots far exceeds industry averages with renewal rates at 77% (industry avg: 57%) and average occupancy of 97% (industry avg: 91%). An impressive 88.3% of residents paid their rent on time and submitted their quarterly videos. Roots' residents have built more than $465,000 in their Wealth Builder accounts to date. The success is due in part to Roots' proprietary resident engagement SaaS platform, Bloom, a first-ever resident engagement solution aimed to transform the tenant/landlord relationship into a partnership. The company is further boosted by generous inv...

BREAK: CU of GA STORY 1: Two Special Elections Schedules OK'd by Elections Board The Cobb Elections Board approved two potential schedules for special elections to fill the District 2 and District 4 seats on the Cobb County Board of Commissioners. The exact schedule depends on whether a December runoff occurs for the November general elections. If no runoff is needed, primaries would be held on February 11, 2025, with the general election on April 29, 2025. If a December runoff does happen, primaries would move to March 18, 2025, and the general election to June 17, 2025. This decision follows a legal dispute over a home rule map that led to the cancellation of previous primaries and general elections for these seats. Commissioner Jerica Richardson's and Commissioner Monique Sheffield's terms end on December 31. STORY 2: Police: Rep. Seabaugh Refused Sobriety Tests State Rep. Devan Seabaugh, R-Marietta, was arrested for DUI Thursday night after a crash involving a cyclist on Memorial Drive in Atlanta. Originally tabled in March amidst public opposition, the proposal was intended to shift from water usage-based fees to charges based on property impervious surface area. Commissioner JoAnn Birrell highlighted the necessity of amending county codes before implementing the fee, cautioning against expectations for imminent changes. The proposal, sparked by 2021 flooding, aimed to separate stormwater costs from water and sewage rates, affecting residential and non-residential properties differently. Despite financial concerns and opposition, Cupid encouraged exploring alternative funding approaches for essential infrastructure. Tensions Rise in Cobb County Due to Disagreements Over Service Agreement Former Employee Trapped in Grease Vent During Alleged Burglary at Los Bravos Restaurant Atlanta United Announces Expansion of Marietta Training Facility Plus, Bruce Jenkins sits down with Leah McGrath from Ingles Markets on the difference between a nutritionist and registered dietician. All of this and more is coming up on the Marietta Daily Journal Podcast, and if you are looking for community news, we encourage you to listen and subscribe! BREAK: CU of GA STORY 1: 'Bad Faith': Cobb County and its Cities at Odds Over Service Agreement Cobb County's suggestion of providing zero reimbursement to cities for essential services has sparked outrage among mayors, who describe it as insulting and offensive. The dispute revolves around Service Delivery Strategy agreements, which outline services provided by the county and cities to avoid double taxation. The county's proposal contradicts past agreements, prompting cities to seek legal representation for mediation. Failure to reach an agreement by October 31 could result in state sanctions affecting grants and permits. Cities are moving towards formal mediation, hoping to avoid litigation, but remain prepared to pursue legal action if necessary to secure fair reimbursement. STORY 2: Man Caught in Los Bravos Grease Vent Mauricio Serrano-Jimenez was allegedly found stuck in a grease vent at a Los Bravos Mexican Restaurant in Marietta during a reported burglary on March 13. He purportedly entered through the roof vent and was discovered by restaurant management the next morning. Crews had to cut through the kitchen's fire suppression system to free him. Serrano-Jimenez, a former Los Bravos employee fired in 2015 for theft, is accused of similar burglaries at other restaurants in the area, including stealing tequila and cash. The MDJ attempted to contact Los Bravos for comment, but no one was available. Serrano-Jimenez's current whereabouts are unknown, with no record of arrest. STORY 3: Atlanta United to expand Marietta training facility Atlanta United plans to expand the Children's Healthcare of Atlanta Training Ground with a $23 million investment, adding a two-story, 20,000-square foot development. This expansion, set to begin this summer, aims to enhance player health and well-being, include a content production studio, and provide space for the Academy and front office associates. The project, expected to be completed by summer 2025, will double the facility's size to 50,000 square feet and include improvements to player health areas and Truist Pavilion. The Cobb County jury found him guilty on multiple charges including malice murder, felony murder, aggravated assault, and firearm possession. Lebrun's conviction relates to the fatal shooting of Eric Stone, a consequence of road rage at the Premier Lane Apartments in Austell. Witnesses pinpointed Lebrun as the culprit and his presence at the crime scene was confirmed by GPS cell phone data. Cobb Superior Court Judge Sonja Brown presided over his sentencing, commending the diligent efforts of law enforcement and prosecutors in the case. STORY 2: Fatal Crash in South Cobb No Longer Investigated as a Hit and Run The investigation into a fatal crash on Veterans Memorial Highway has taken a turn. Instead, the collision has now been attributed to a motorcycle operated by Christopher Johnson hitting pedestrian Melissa Winslow. Winslow sustained severe injuries as a result of the accident. Tragically, Johnson did not survive and was declared dead at the scene. Initially, it was believed that Winslow had been trapped under the SUV, but further investigation clarified that the SUV's driver had stopped to inspect the damage before leaving the site. The case continues to be under scrutiny by local authorities. The Cobb Sheriff's Office now stands among an exclusive group of 100 sheriff's offices across the nation and only five in Georgia to have attained this honor. Owens underscored the critical role of professionalism in law enforcement during his remarks. He generously attributed this accomplishment to his devoted staff, whose efforts have materially elevated the agency's standards and services, ultimately benefiting the citizens of Cobb County. This achievement highlights the commitment of Sheriff Owens and his team to uphold the highest standards of law enforcement excellence, underscoring their dedication to serving the community with integrity and professionalism. In this episode, Eric McGhee shares his wisdom and insights on the role of fathers in society and the impact of fatherlessness. He discusses the negative effects of fatherlessness and the importance of fathers in providing protection, guidance, and discipline. Eric emphasizes the need for mentorship and support for fatherless families and shares his own journey to becoming a father. He also highlights the importance of seeking wisdom from the Heavenly Father and balancing exposure to the world with godly living. Eric reflects on the emotions and responsibilities of fatherhood and the lessons he has learned along the way. In this conversation, Eric McGhee discusses the importance of spiritual maturity in children and the role of character development. He emphasizes the need for children to be spiritually mature at an early age to avoid making the same mistakes he did. Eric also shares his perspective on parenting and the importance of relying on the Holy Spirit for guidance. Additionally, he talks about his role as a teacher and minister, highlighting the impact of teaching and the call to ministry. Eric concludes by sharing his vision for the future and his plans to increase his online presence. Takeaways Fatherlessness has a significant negative impact on children and society as a whole. Fathers play a crucial role in providing protection, guidance, and discipline in the family. Mentorship and support are essential for fatherless families to thrive. Seeking wisdom from the Heavenly Father is key to being a godly father. Balancing exposure to the world with godly living is important for raising children. Fatherhood is a journey that requires intentionality, love, and a commitment to the well-being of the child. Children should be encouraged to develop spiritual maturity at an early age to avoid making mistakes and to have a strong foundation in their faith. Character development is more important than academic success or material wealth. Parents should prioritize instilling good character in their children. Relying on the Holy Spirit is crucial in parenting, as it provides guidance and wisdom beyond human intellect. Eric's role as a teacher and minister has shaped his perspective on parenting and his desire to use his gifts to impact others. After moving from the Washington DC area to Atlanta, Georgia in 2006, Minister Eric McGhee became a member of Faith Christian Center (FCC) in Smyrna, Georgia in 2007. Although Minister McGhee has a long history of working with children and adults of all ages in the field of education, where he has worked on the local, state, and federal levels, he accepted the call to the five-fold ministry as a teacher after rededicating his life to Christ at FCC. Minister McGhee has been at Lionheart Church International since the first service held in Austell, GA in 2011 and is part of the church board and ministry team. He serves as a deacon, an usher, and the Spiritual Growth Class teacher.
