Zack used to be a window cleaner before he grew a YouTube channel to millions of followers. From there, he entered the real estate investing game and never turned back, earning millions of dollars every year with his unique technique while teaching others to do the same!   Episode Highlights:  Zack was raised with a great work ethic and even had his first job when he was only 11-years-old. The window-cleaning business was Zack’s first business, which he grew to three trucks through some viral videos on YouTube. Eventually, Zack realized that his window-cleaning business wasn’t giving him financial freedom. Content creation for the window-cleaning business was just to add value to the team and audience. Books, podcasts, and other resources allowed Zack to educate himself on wholesaling. After his first sale, Zack realized that 2 types of sellers exist in the real estate game. As a real estate investor, it’s important to get to the seller before the agent gets there so you can negotiate your own finances. Agents should seek out other wholesalers purely because of the number of leads that they have access to. There are endless ways to make money on properties that would usually be described as undesirable. Signs of neglect are the desirable characteristics in Zack’s system for buying houses. The Deal Machine App has made Zack’s list-making technique exponentially easier and cheaper. Adding houses that have any physical signs of neglect increased the number of deals that Zack could get close in a month. Start with postcards because anyone that reaches out to you will be a very motivated seller. Texting and cold-calling are very similar techniques and will bring you just a handful of answers. Learn to recognize the hesitation in someone’s voice over the phone because those are the potential sales. Real estate agents have a unique opportunity to move these properties onto the market quicker because that is what is best for the seller. You cannot presume what people think because you don’t know where the opportunity lies. Zack started giving away exactly what he wanted to receive when he took on students. The giving strategy is a long game and expecting overnight success will only lead to disappointment. Cutting corners for immediate gratification will always come back to bite you in the end. Tackling the problems in life always comes with a long-term strategy. The whole process starts with finding the discounted property. Zack is going to go to a new market with $1K and try to turn it into $40K in 40 days on his YouTube channel. COVID hasn’t stopped Zack or his investors from doing deals. The market is out of your control, so all you can do is constantly work towards bettering and educating yourself. 3 Key Points: Zack created YouTube videos to educate his team and audience. The viral videos and subsequent revenue from those were just a result of the value that was being given out to the world. Through years of testing, Zack has been able to create a real estate investment system based on one simple principle: investment opportunities lie in the signs of neglect.  When Zack took on students, he was able to learn from all the mistakes that he didn’t even know he was making. As a student, Zack was admittedly laidback, disorganized, and thoroughly enjoying his time at Western University. However, all this changed with Student Works. As a Student Works manager, Zack ended up managing a team of 20 driven individuals. Tara from Olympia has written to Fitz for help on our Facebook Page because she doesn’t like that her boyfriend Zack from Lacey is mean to his mother. She says he is very impatient with her, yells at her and says mean things about her, including calling her the “B” word, and declines her phone calls. When Zack comes on, he says Tara is being ridiculous, he is no nicer or meaner to his mom than the average person. He admits declining her calls but says he sends lots of people to voice mail all the time. He admits he has called her “the B word” but it’s OK for him to that, just not other people. Tara feels Zack is lying on this phone call, and is concerned about their longevity. We do not feel a lot of warmth from Zack for either his mom or Tara, and the texters point that out, but some P1 callers come to his defense saying that we don’t know much about the mom and Zack’s relationship with her and maybe Tara needs more info before she judges.

Today’s guest is Zack Childress from Huntsville, AL. A big name in the real estate industry, Zack has not only seen many changes in the coaching industry but also initiated some for himself and his business. In today’s episode, Brian and Zack talk about some of the changing the coaching industry has seen, and how those changes have manifested themselves on a small scale like local REIAs to the big coaching brands.   Key Takeaways:   [3:15] When this episode picks up, Zack is describing how he plans to reduce some of his training efforts — rather than traveling around to do seminars, he’s keeping everything local in Huntsville. He’s had the big business, but it’s been at great cost to his livelihood. His real estate business is about two-thirds of his income and 20% of this time, while his training business is a third of his income, but the other 80% of his time. [5:30] Zack got started in the training side when someone recruited him to be a coach for his students. From this, he created his own information company but was also recruited by other people in the industry to building their coaching programs. He still loves coaching but what he doesn’t like is the big marketing approach and having to “compete” for the biggest brand. It’s more about the bonds he formed with his students, and the impact he was making on others. [10:10] It’s been 12 years since Zack started in the coaching business, and 10 years since he’s been on his own. Over the course of his tenure, the coaching business has evolved from being about the student to being all about the net profit. When Zack and his generation entered the field, they made things a little more personal and prices started going up. When the market crashed, coaching shifted to be more group coaching. [14:30] In the last three years, there was a big push into deal splits with the students. Around this same time, there was also an increase in local experts, which allowed more people access to coaching than having to get into the big brands. [16:40] To create waves in this industry, you either have to do something no one else has ever done before or you have to be extremely polarized. People either love you or hate you and when they love you, they’ll follow you to the end. There are several different ways to approach coaching and you have to take advantage of the method that’s going to get you to where you want to be. [19:30] With the age of the internet, coaches and brands are a lot more visible than before, whether that’s for good or bad. You have to be authentic or people are going to call you out. If you believe in your product, speak up! But to be successful, you’ve got to be okay with some people not liking you. [24:15] There are a few different cultures across different REIA’s. The older models were originally created as a place for people to come to sell their products. The culture has been rebuilt that focuses more on teaching people how to get started in the real estate business and network. For Zack’s REIA specifically, it is an inviting culture where people know they can come and idea share and maybe even share deals. [30:00] It seems that the older REIAs aren’t changing much, but the newer clubs and investment groups seem to be coming in with a fresh new brand. There are some REIAs out there that jade investors, but also some that are committed to building loyalty between teachers and students. [33:40] Today’s episode focused on some perspectives and topics that really aren’t discussed in the real estate industry. On a special goodbye Worldly — it’s Yochi’s final episode, sadly — he, Jenn, and Zack talk about President Donald Trump’s looming trade war with China, which could soon make it more expensive to buy everything from an iPhone to an air conditioner. The US has imposed tens of billions of dollars worth of tariffs on Chinese imports, Beijing is hitting back, and it’s all heading in a pretty dangerous direction. On Elsewhere, the team says goodbye to Yochi, who’s returning to full-time writing, and celebrates what he’s done for the show. Someone was definitely cutting onions in the studio during the taping of this episode. Throughout the episode, we talk about what a trade war might mean. Zeeshan Aleem wrote a great explainer on this. Jenn walked us through the tariffs back and forth right at the top of the show. You can read more specifics about those tariffs here and here. The Verge also had a great piece about what this might mean for tech manufacturing. More context on the delegation that went to Beijing to talk about tariffs without much success. Here’s a piece that dives into Trump’s rhetoric about Asia and trade going back decades, and one that looks very specifically at what he said about Japan. When Zack said that some people call this IP theft the greatest theft in history, the exact quote was “the greatest transfer of wealth in history.” Yochi also talked about foreign agents and spying more generally.   Jenn mentioned that companies complain about Chinese trade practices. There’s a great Planet Money episode this week that touches on why those companies don’t necessarily say things explicitly. Here’s the piece that Zeeshan wrote a few months ago about disagreements between Trump advisers. Here’s the Washington Post piece about the navy hack and the submarine warfare intelligence that was gathered as a result. Yochi cited a few Republican lawmakers grilling Wilbur Ross on tariffs. Zack Pennington might be the coolest guy we know. In addition to being a co-founder or co-owner of Herelancer, U.S. Chia, and Flying Axes, he is also the lead guitarist for Light Treasons and is a Sales Manger at EdjAnalytics.  How to Do It All:  Zack is one of the owners of Flying Axes in Louisville.  Although his initial reaction was that it wasn't a great idea, after going to an axe-throwing venue in Canada, Zack realized it was a great industry that appealed to everyone (similar to darts and bowling).  The team also received great publicity thanks to Jennifer Lawrence on Jimmy Fallon.   After graduating from college, Zack was in a band and toured across the country. He credits this band for helping him with business, sales, and marketing.  When Zack was getting his MBA, he started U.S. Chia, a domestic chia seed production company.  He started the company with a plant scientist, who had a patented variety of chia seeds that would grow in the United States.  Zack's biggest strength was giving the pitch in business plan competitions.  The secrets to a great pitch:  Make it simple enough for the average person to understand it.  Be confident and credible enough to make it seem like you know all the jargon and technical aspects of the company/industry.  Once U.S. Chia was established and could operate as a stable business, Zack and his partner decided to sell the company in November 2017.  Recently, Zack decided to start a new band, Light Treasons.  Listen in for a quick taste of "The Romantic".  Zack also started Herelancer, which connects people in the community with local freelancers.  With Herelancer, Zack was able to focus on aspects of the business other than strictly sales by teaming up with a partner who also has similar strengths.  Within the last few months, Zack pulled a 180 and went to work for Edj Analytics as a Sales Manager.  Since he is the first person in his position, Zack still gets to play the role of entrepreneur even though he works for somebody else.  He explains his reasoning for taking a comfortable job with a salary while still investing in other ventures.  How does Zack manage all his projects?  It's amazing how much can be accomplished when you condense your time and focus on the most important tasks.  He turns off all notifications and distractions on his phone and batches his time to get the maximum amount done.  What's the most important thing somebody should focus on when starting a business?  All that matters is how many people you can convince to purchase your product/service and how expensive is it to produce?  Last call questions and answers: What's the best career advice you've received? Invite people out to lunch who can teach you something or you can help.  Reach out to people you think are unavailable.  What advice would you give to your 22-year-old self?  If you make enough money early, you can do what you love forever.  What advice would your 60-year-old self give you today? Ultima Final Fantasy | The Ultimate Final Fantasy Podcast

Making-of   Crisis Core began development as a PSP port of the FInal Fantasy VII Mobile Phone Japan-only game “Before Crisis”. Hajime Tabata, event Director for Monster Rancher 2, and the creator of “Before Crisis” was chosen as director of the port. It would also be produced by Hideki Imaizumi, the score by Takeharu Ishimoto, written by Kazushige Nojima, and art designed by Yoshihiro Imaizumi. Soon into production of the port, however, when it was decided that the port was going to center around the mythical character of Zack, they opted to create a brand-new game instead. They titled this new project “Before Crisis Core” and eventually shortened it to “Crisis Core”, and drew upon the artwork and back story left over from the development of Final Fantasy VII. Despite having plenty of backstory for FF7 filled in with this game, they initially wanted to include more, but were restricted by the size of the PSP’s UMD’s. Much of Cloud’s involvement was cut in order to focus the game on Zack. The game's antagonist, Genesis, was brought over from the development of Dirge of Cerberus, and made the main baddie, in an attempt to cohesively connect the games. That and the Rock Star voice actor, “Gackt”, wanted a bigger role, so Producer Hideki Imaizumi gave him one. The team behind Crisis Core had some hurdles to get over in development. With Zack as the main protagonist, the regular “RPG” style of gameplay wasn’t going to work, and so they opted for a more fluid Action style of gameplay, with little exploration. There was some fear that such a departure from traditional gameplay and leveling would alienate fans, as well as concern over retconning certain elements of Final Fantasy 7. Square, at this time, was receiving a lot of backlash over the Animated short film, Last Order, and were trying to make up for it. Too late into development, the team realized that the player’s inability to skip cutscenes was a huge oversight that they couldn’t fix, and the luck-based leveling, meant to keep gameplay from growing stale, had its problems as well. Despite all this, Crisis Core’s demo was released in 2006 at Jump festa, and in may of 2007 Tabata stated that the game was 90% complete (Tabata loves his percentages). In september of that year, Crisis Core was released to Japanese audiences, and in the spring of 2008 it made its way to western shores. Note that 2007 would have been the 10th anniversary for FF7, and a lot was made of Crisis Core and other projects of Square’s Compilation of Final Fantasy VII, the others being Before Crisis, the shooter Dirge of Cerberus (our next game), and the CGI movie Advent Children. Crisis Core would be released with a bang, well reviewed by most (metacritic has it at 83/100), it ended up being the 6th biggest selling PSP game ever, selling 3.1 million copies worldwide. It’s definitely one of the more successful FInal Fantasy Sequels/Prequels, praised for its focus on the Final Fantasy VII backstory, although faulted sometimes for it’s DMW or “randomized as hell limit break system” RAHLBS, it remains a beloved addition to the FFVII universe, and has been called one of the most tear-inducing game of all time. Story   Crisis core takes place 7 years before the events of FFVII, and focuses the story around a Shinra Soldier named Zack Fair, as he explores the dark roots and experiments of Genetically modified Soldiers like himself.   It begins with Zack and his mentor Angeal being dispatched to support the Shinra war against the nation of Wutai, during which Angeal disappeared. Later it’s “revealed” that Angeal and another soldier named Genesis, have somehow betrayed shinra, and Zack and Sephiroth are sent to kill him.   At this point, Genesis and a dude named Dr. Hollander, throw a clone army Shinra’s way. Sephiroth attacks Genesis, and Zack goes off to find Hollander. Angeal, however, stops Zack from killing Hollander by knocking him into the abyss, as Hollander must be kept alive if they are to have any hope in finding a cure from being turned into a monster, something that happens when potential Soldiers are exposed to too much of Jenova’s genetic Material, an amount had by both Genesis and Angeal, as well as Sephiroth.   Zack wakes up, having fallen into Aerith’s church, and they spend some quality time together while Zack heals. When Zack returns to the ever-being-attacked Shinra building, he is convinced to side with his friend Angeal, who has become disillusioned with Genesis. But once again, Angeal disappears, and Zack is ordered somewhere new, Modeoheim, where Genesis was last seen. On route he meets a young Cloud Strife, and their brief friendship begins. Zack does end up fighting Genesis, but Genesis throws himself into a Mako Reactor in the end.   On that same trip, Zack finds Angeal is fusing with his own clones, being overtaken by the monster inside of him, and eventually Zack is forced to kill him, inheriting his mentor’s sword in the wake of his death.   After all of this, despite the fact that Genesis’s clones still fight Shinra, Angeal’s have become some sort of protector for Zack and Aerith. Still in search of answers ;regarding Genesis’s whereabouts, Zack, Sephiroth, and shinra troops that include Cloud, go to investigate the Nibelheim Reactor. And it’s here that Sephiroth finds out about the experiments that created him, and he goes absolutely fucking nuts, destroys a town, and attempts to take Jenova’s body. Zack fails to stop him, and in a crazy feat of strength, after being stabbed by a huge fucking sword, Cloud throws Sephiroth into the lifestream below the reactor.   Later, Zack finds himself and a very weakened Cloud in Hojo’s lab, as part of the Jenova experiments. So he freaks out, takes cloud, and gets the fuck out of there. This causes Shinra to pursue Zack and Cloud ruthlessly (Cloud, because he’s the last experiment to hold Sephiroth’s cells, who is the one who reacted with the most stability with Jenova’s cells).   Hollander tries to get Cloud, but Zack makes quick work of him, and aligns himself with Dr. Lazard, who is turning into an Angeal Clone, and sends Zack to go to Banora to defeat Genesis. After a super-monstrous Genesis is killed, Zack returns to Cloud and finds a note from Aerith that revealed a 4 year gap that took place between the incidents at Nibelheim, and him waking in Hojo’s lab. With Shinra in hot pursuit, Zack attempts to flee with cloud, and ends up sacrificing himself for cloud in leigh of hundreds of attacking shinra troops. Shinra leaves without cleaning up the scene, and Zack shares his last moments with Cloud, and like Angeal once gave him the Buster sword, so to does Zack pass the sword to Cloud.
