On this episode of Say Yes To Travel, Host Sarah Dandashy talked with Jason Fudin, Co-Founder and CEO of WhyHotel, a hospitality platform, and operator focusing on multifamily buildings. It operates pop-up hotels out of the vacancy of newly built luxury apartments during the initial lease-up process. They talked about Fudin's career, his time at Vornado Realty, and WhyHotel.Fudin's background is in high-rise institutional real estate development. He worked on large real estate developments for Vornado Realty that at times were worth more than $2 billion. Focusing on innovation realty, he tended to work with companies such as WeWork and how they could make space more efficient and better utilize it. While he was at Vornado, he piloted WhyHotel, and they spun it out to become its own independent, venture-backed company in 2017.“The real estate world is kind of archaic in that highly siloed, and it has no flexibility,” Fudin said. “I was in the unique position of spending those 100s of millions and billions to build products while seeing a changing set of consumer preferences so spaces could be more flexible.”WhyHotel brings a hospitality-style product into apartments, according to Fudin. Their first business line is a pop-up hotel. In some ways, it was the right place at the right time, as Vornado gave Fudin the freedom to build this new platform.“If you're a guest of ours or resident, you get to stay in high-quality apartment homes in great neighborhoods, but you get hospitality services,” Fudin said. “You get that hospitality experience.”

Wherever I go, I build trust and culture around me. This is interesting in WhyHotel, because it isn't a tech company. Most people here come from real estate and hospitality. It’s a challenge because we’re from different worlds. I try to breed trust by making decisions so I don’t tear people apart. I don’t just go and question, “Why did you make this decision?” Instead, I say, “I'm sure there were reasons why we made these decisions. Let's talk about them. You need to prove yourself a team player. I believe as an executive, you have to lead by example. This is how you build the culture. You have to show them that you're open and transparent about communication. You need to be empathetic and you use your emotional intelligence before you expect it from others. I demonstrate my core values of being accountable and transparent to show my reports the way. Doing this is very softy-feely. It may sound weird from a technologist, but if you can set this tone and build trust across the organization, a lot of things become easier long-term."

Frank Gruber and co-host John Guidos talk about whether they could live without email and how society is changing with the elimination of the landline and a “home phone.” The discussion was loosely based on the latest newsletter which is shared below. I saw a story recently about Away Luggage and how they recently ousted their co-founder and CEO Steph Korey over her use of the communication tool Slack to intimidate employees. Away Luggage employees don’t use email, limiting communications to Slack’s public channels. While Slack does offer direct message functionality, the company, like others, utilizes mostly public channels to offer a more transparent work environment – which unfortunately made public intimidation possible (or… fortunately exposed bad behavior that might otherwise have been hidden?). This is not the first company to eliminate email. For example, Automattic, the company behind web blogging platform WordPress, was one of the earliest to embrace Slack as a primary communication tool. Could you run a business, or your life, without email?  This question made me think about how communication has evolved over the years. The day of the central “home phone” is something of the past. But the home landline taught me how to answer a phone (not knowing who was on the other end), speak to people of all ages, and communicate on others’ behalf. So, I’m curious if those skills are no longer being acquired by younger people. This brings a whole new reason for having a landline to light. As new apartment communities come to market, they’re empty. Jason’s business model is to find those apartment communities, get access to some of those units as they are being leased up, and turn them into short term rentals for 8-24 months. “Pop-up hotels” as Jason calls them, WhyHotel only moves in during the lease up of new communities, helping investors mitigated the normal losses occurred during the lease up. Like many entrepreneurs, our story begins with annoying children. Of course, we’re talking about ourselves - Jason, from Albany, NY, and Bao from Richmond, VA. For those who know us, it’s no surprise that we were both classic ‘why’ kids… as in “Mommy, why do dogs have fur? Why do we do it that way? Why this? Why that?” You get the picture. Formal apologies to our parents are forthcoming. We were both brought up in neighborhoods full of other young families. Weekends were spent with dozens of people, neighbors and family alike, telling stories over food and drinks while the ‘why’ kids we’re busy puzzling over new and improved ways to create havoc in someone’s yard. Needless to say, it led us both to a deep appreciation of community.
