Whether a one room bed & breakfast, or a 500 room hotel, a hospitality property is a complex organization that requires the collaboration of various departments to provide seamless service to its guests. Each department has a specific role to play, and I'm going to share the top 10 departments you need to consider for your property.A central belief of most personal development philosophies is that to have a wonderful life, one must take complete responsibility for it and everything that happens. As the owner of an independent hotel, resort, inn or bed & breakfasts, you and you alone have manifested any problems or uncomfortable situations that have occurred. Passing blame to, or not being supportive of your employees, can develop a disease that can destroy your business and have a negative influence on your life. Your issues don't go away until you take responsibility for them. RevPAR is an essential metric for hoteliers and innkeepers as it is used to measure a property's financial performance. A higher RevPAR means a hospitality property is generating more revenue per available room, and I'm going to explain how it works.Revenue per Available Room, commonly referred to as RevPAR, is a vital metric used in the hospitality industry to measure the financial performance of a hotel. This metric is used by hoteliers and innkeepers to evaluate their hotel's performance and to compare it to other properties in the market. In this article, I will explain what RevPAR is, how it is calculated, and why it is an essential metric for hoteliers and innkeepers. What is RevPAR?RevPAR is a key metric used in the hospitality industry to evaluate a hotel, resort, bed and breakfasts revenue generation and room occupancy performance. It measures a property's average daily room rate (ADR) multiplied by its occupancy rate. The metric shows the total revenue generated per available room, and it is used to assess a property's efficiency in managing its rooms and pricing strategies.RevPAR is a crucial indicator of a hospitality property's financial health because it takes into account both the hotel's occupancy rate and its room rates. A high RevPAR indicates that a property is maximizing its room revenue while keeping its occupancy rates at an optimal level.Continue reading, watching, or listening and I will explain more about RevPAR and how to use the formula …⇒ TO WATCH, READ OR LISTEN TO THIS EPISODE ON KEYSTONE HOSPITALITY PROPERTY DEVELOPMENT:https://keystonehpd.com/revpar-optimization-how-to-maximize-revenue-per-available-room-332“The Guide to Owning & Operating a Hospitality Property – Successfully” course. https://KeystoneHPD.com/CourseGet your copy of the “How to Improve Your Hospitality Properties Success” e-book? https://keystonehpd.com/how-to-improve-your-hospitality-propertys-successGet Your INNsider Tipshttps://KeystoneHPD.com/INNsider-TipsJoin one of your private groupshttps://keystonehpd.com/private-groupsSay hi on socialFacebook: https://www.facebook.com/KeystoneHPDTwitter: https://twitter.com/KeystoneHPDLinkedIn: https://www.linkedin.com/company/keystone-hospitality-developmentListen to The Hospitality Property School PODCAST herehttps://www.keystonehpd.com/hospitality-property-school-podcastsYouTubehttps://youtu.be/ciJ7yyDiy2EA Division of Keystone Hospitality Property DevelopmentThis show is part of the Spreaker Prime Network, if you are interested in advertising on this podcast, contact us at https://www.spreaker.com/show/3661083/advertisement

Hotel evaluations are an important aspect of the hospitality industry, as they determine the rating and ranking of a property. So, what do hotel evaluators look for.Hotel evaluators, also known as mystery shoppers or inspectors, are responsible for assessing a wide range of factors that determine the overall quality and guest experience of a hotel. From the cleanliness of the guest rooms to the efficiency of the front desk staff, hotel evaluators look at every detail to ensure a hotel is meeting industry standards. In this episode, I'll dive into the world of hotel evaluations and explore the key factors that evaluators look for when assessing a hotel property. What is a hospitality property evaluator or mystery shopper?A hospitality property evaluator or mystery shopper is a person or people that are commonly used by hoteliers and retailers etc. to measure the quality of customer service, their products, and service delivery in their physical presence.Hospitality property mystery shopper assignments are done at many of the finest chain and independent property's in the world. Properties can be large with hundreds of rooms or smaller boutique establishments. They usually consist of a one or two-night stay, and the evaluation will normally include:• evaluating the reservation process• valet parking (if applicable)• check-in and check-out processes• dining (meals at the property are usually included and involve visiting on-site restaurants and bars and getting room service-if applicable)• The spa (if applicable)• housekeeping …and moreHospitality mystery shopper reports consist of checklists and narratives. The checklists are straightforward, but could contain hundreds of YES or NO questions.Narratives can be very long and detailed. It is not uncommon to submit narratives of upwards of 10,000 words for a three-night stay. The amount of writing depends on the length of stay and how many tasks a hotelier or innkeeper requires to be completed. It is for this reason, hospitality property mystery shops are scheduled to evaluators with a consistent high standard reporting performance.Continue reading, watching, or listening and I will share more about how hotel evaluator or mystery shoppers work…⇒ TO WATCH, READ OR LISTEN TO THIS EPISODE ON KEYSTONE HOSPITALITY PROPERTY DEVELOPMENT:https://keystonehpd.com/rise-above-the-competition-understanding-what-hotel-evaluators-want-329“The Guide to Owning & Operating a Hospitality Property – Successfully” course. https://KeystoneHPD.com/CourseGet your copy of the “How to Improve Your Hospitality Properties Success” e-book? https://keystonehpd.com/how-to-improve-your-hospitality-propertys-successGet Your INNsider Tipshttps://KeystoneHPD.com/INNsider-TipsJoin one of your private groupshttps://keystonehpd.com/private-groupsSay hi on socialFacebook: https://www.facebook.com/KeystoneHPDTwitter: https://twitter.com/KeystoneHPDLinkedIn: https://www.linkedin.com/company/keystone-hospitality-developmentListen to The Hospitality Property School PODCAST herehttps://www.keystonehpd.com/hospitality-property-school-podcastsYouTubehttps://youtu.be/F_niPrlB3RQA Division of Keystone Hospitality Property DevelopmentThis show is part of the Spreaker Prime Network, if you are interested in advertising on this podcast, contact us at https://www.spreaker.com/show/3661083/advertisement

Many hospitality properties forgo proper employee training due to associated costs, but studies have shown that the return on investment (ROI) from training and development of employees is a no-brainer. I'll explain why hotel employee training is important.Training can improve employee morale, business performance, help increase your profits and if you have a properly organized system, you can find the time and I don't mean just when they are hired, it has to be ongoing.Let me ask you something. “Do you have a small property, just a couple of employees, but you seem to be doing most of the work?” or “Do you have a property running on a shoestring budget, with limited employees that are overworked?” or “Are you so busy that you cannot find the time to think about additional training for your employees?” or “Do you have high turnover?” If you have answered “yes” to any of these questions, there is no doubt in my mind you're throwing money out the window and over the years have probably lost some excellent employees. You might be thinking these questions. “Why would I want to take on the extra expense?” “When are we going to find the time? “ “And if I train my employees, won't they leave for better opportunities?” Training and upgrading employee skills makes good business sense. It has to start from day one, and become continual as your employees grow. They don't feel like employees, but instead a part of a movement. In a recent study, 83% of Human Resource leaders said that they believe the employee experience was a decisive segment of their business's success. All over the world, successful companies already know that making the employee's voyage enjoyable pays its way. The Great Resignation. The Big Quit.Whatever you want to call it, it's here, it's real, and the hospitality industry has been hit harder than just about any other industry.I'm going to share 6 Strategies for Dealing with Staff Shortages in Hotels. When it comes to a turnover crisis, one would be hard-pressed to find a sector in more trouble than the hospitality industry, so finding strategies for dealing with staff shortages in hotels is imperative. With COVID-19 as the spur, and other factors adding energy — like relief funding, additional virtual training opportunities, and uncertainty for employees, the hospitality industry is facing extraordinary labour shortages. In the early days of the pandemic, lay-offs and furloughs became commonplace as stay at home orders were in effect and government's restricted travel. However, as the world begins to reopen and travel is top-of-mind, the industry is struggling to re-hire or even retain the employees they have. In May 2022, the American Hotel & Lodging Association (AHLA) surveyed over 500 hoteliers and found that nearly all the survey respondents (97%) experienced staffing shortages, while almost half (49%) experienced severe staffing shortages. These shortages were most pronounced in housekeeping, where 58% of respondents listed it as their greatest challenge. Across the USA, there remain over 130,000 unfilled hospitality positions.Properties are grappling to hire as years of low pay, long hours, and poor benefits catch up with them, leaving a good deal of hospitality property's short of staff. Even before the pandemic, the hospitality industry had a reputation problem.According to a 2018 UK YouGov study, the number one reason people choose to work in hospitality is that it's a last option. That says a lot, don't you think? Envision hiring someone who really doesn't want to work for you, but you're the only option in town. So, what can you do to hire and retain great employees? Given the cost of losing an employee can be between 0.5X and 1.5X their salary, it's pretty clear that hospitality property's need to make employee retention a strategic priority. Employee turnover in the last couple of years has been chaotic, and if it has been happening to you, you are losing money. Here's why hotel employees quit and how to turn things around.Turnover rates in the hospitality industry have grown in past years, in some sectors up to 70% and this includes the hospitality property sector.Turnover can impact everything from staff morale to a property's ability to deliver consistent guest experiences, to budget and overall profit margins. While there are many factors that contribute to an employee's decision to leave, it's up to property owners and managers to take corrective action. Research has shown that owners, managers, and executives polled believe an improved employee experience is important, only 22% reported that their properties excel in making this a priority. There are hospitality property owners and managers out there who are doing things the way it has always been done because that is the way it has always been done. Over the years, these owners, or managers might have driven their best people away and will continue to do so until they spot the connection between policies, passion, performance, and profits. This is what I mean:-The more policies, the less passion you'll get from your team. -The less passion, the less exciting the team's performance will be. -The less exciting the performance, the lower your profits will be.Make sense? There may be policies and procedures you have in place that are causing more harm than good, restricting your employee's performance and demeaning their state of mind. Do you Want To Be a Hotelier? Here Are The First Steps to Starting a Hotel or Resort. When considering the first steps to starting a hotel or resort, there are a couple of key decisions that have to be considered.Do you want to buy or build?Your first decision is to determine if you want to buy a current hotel for sale or design and build one from scratch. Normally, purchasing an existing hotel is a lower risk because you would know how it performed in the past and you would be getting a turnkey hotel business that's already producing an income. You'd also save time going through all the permit processes, designing the property, and the construction. You would hopefully also inherit a valuable database of past guests and employees that are already trained and familiar with all the property procedures. .On the other side, when you design and develop your own property from scratch, you have more control over designing and building your hotel to your specific specifications. It has also been proven that designing and building your own hotel can also produce more profit long term than buying an existing property. It is much riskier because your cash will be tied up for an extended period of time with no income but generally once completed you'll have an opportunity to make more money because you took the risk and a probability of a huge profit if you ever sell. No matter which direction you decide to go, you'll need a strong market analysis to verify that the market trends support a new hotel development. You'll also want to review existing properties to see what is working and what might be missing. This information could give you the opportunity to fill a need that may be missing in your region and help increase your bottom line. Most bed and breakfast, resort, and hotel owners want how their property is experienced by the typical guest. This is where hospitality property evaluators or mystery shoppers can help. So, what do hospitality property evaluators look for? What is a hospitality property evaluator or mystery shopper?A hospitality property evaluator or mystery shopper is a person or people that are commonly used by hoteliers and retailers etc. to measure the quality of customer service, their products and service delivery in their physical presence.Hospitality property mystery shopper assignments are done at many of the finest chain and independent properties in the world. Properties can be large with hundreds of rooms or smaller boutique establishments. They usually consist of a one or two-night stay and the evaluation will normally include:evaluating the reservation processvalet parking (if applicable)check-in and check-out processesdining (meals at the property are usually included and involve visiting on-site restaurants and bars and getting room service-if applicable)The spa (if applicable)housekeeping…and moreHospitality mystery shopper reports consist of checklists and narratives. The checklists are straightforward but could contain hundreds of YES or NO questions.Narratives can be very long and detailed. It is not uncommon to submit narratives of upwards of 10,000 words for a three-night stay. The amount of writing depends on the length of stay and how many tasks a hotelier or innkeeper must complete. It is for this reason, that hospitality property mystery shops are scheduled to evaluators with a consistently high standard of reporting performance.Evaluators are professionals that build up their experience by taking on easier non-hotel assignments such as evaluating businesses over the phone, short shopping experiences and restaurants. As they foster their track record for doing great reports and proving themselves, they are assigned larger hospitality properties. The assignments are normally difficult and detailed.Continue reading, watching, and listening and I will share more about how hospitality property evaluators or mystery shoppers work...⇒ TO WATCH, READ OR LISTEN TO THIS EPISODE ON KEYSTONE HOSPITALITY PROPERTY DEVELOPMENT:https://keystonehpd.com/what-do-hospitality-property-evaluators-look-for-309“The Guide to Owning & Operating a Hospitality Property – Successfully” course. https://KeystoneHPD.com/CourseGet your copy of the “How to Improve Your Hospitality Properties Success” ebook? https://keystonehpd.com/how-to-improve-your-hospitality-propertys-successGet Your INNsider Tipshttps://KeystoneHPD.com/INNsider-TipsJoin one of your private groupshttps://keystonehpd.com/private-groupsSay hi on socialFacebook: https://www.facebook.com/KeystoneHPDTwitter: https://twitter.com/KeystoneHPDLinkedIn: https://www.linkedin.com/company/keystone-hospitality-developmentListen to The Hospitality Property School PODCAST herehttps://www.keystonehpd.com/hospitality-property-school-podcastsYouTubehttps://youtu.be/kgGRd8rXsw4A Division of Keystone Hospitality Property Development

You need to ensure you are buying furniture that has the perfect mixture of style and durability because guests will use almost all of the furniture in their room during their stay and if it is not suitable or in perfect working condition, they may be justifiably displeased. That is why furniture shopping is more than just another task to complete, it has to be taken seriously.I'm going to share some crucial factors you need to consider buying furniture for your bed and breakfast. The four elementsWhen designing the rental property you want to consider the following four elements; colour, artwork, accessories, and lighting. With artwork, always consider the scale of the pieces you add to any room and where it is placed. The hues you choose are a perfect way to complement and accent your property.Think durable materialsOne of the most important factors to consider is longevity. Dressers and drawers will be regularly packed and unpacked while desks and tables will experience more handling than they might in an average home.Furniture made from fragile materials, may not withstand this amount of usage and will need to be replaced, which is inconvenient and could prove costly for owners.Beech and tulipwood are ranked among the worst woods for furniture while Accoya, utile and oak are considered to be some of the most resilient against general wear and tear.Continue reading, watching, listening and I will share four more factors to consider when buying furniture for your bed and breakfast, plus 12 ideas to help in your planning…⇒ TO WATCH, READ OR LISTEN TO THIS EPISODE ON KEYSTONE HOSPITALITY PROPERTY DEVELOPMENT:https://keystonehpd.com/buying-furniture-for-your-bed-breakfast-305“The Guide to Owning & Operating a Hospitality Property – Successfully” course. https://KeystoneHPD.com/CourseGet your copy of the “How to Improve Your Hospitality Properties Success” ebook? https://keystonehpd.com/how-to-improve-your-hospitality-propertys-successGet Your INNsider Tipshttps://KeystoneHPD.com/INNsider-TipsJoin one of your private groupshttps://keystonehpd.com/private-groupsSay hi on socialFacebook: https://www.facebook.com/KeystoneHPDTwitter: https://twitter.com/KeystoneHPDLinkedIn: https://www.linkedin.com/company/keystone-hospitality-developmentListen to The Hospitality Property School PODCAST herehttps://www.keystonehpd.com/hospitality-property-school-podcastsYouTubehttps://youtu.be/9WQAKLiTo-UA Division of Keystone Hospitality Property Development
