Since Steve was a child, he dreamed of making a huge impact on the world. Then, in his 40's after serious complications from spine surgery, and losing 45 pounds in just six weeks, he was back in the hospital. During this time, he began to seriously examine his life. What impact had he really made? If given a second chance, what would he do? These questions coupled with a book he began to read exploded into a commitment to completely give God what he had in his hands - 22 years of design engineering experience - and go all-in on his faith. Most listeners of the show will know that a cash cushion is always great to have and should be mandatory for almost everyone. Having a cash reserve of 6-12 months can help you cover unexpected expenses or life events like a sudden medical bill or losing your job. That being said, sometimes you can have a cash cushion that’s too big for your lifestyle. Today we talk to Steve, who has been paying off his mortgage quickly with the help of his wife. They both have respectable salaries, retirement accounts, and a large cash cushion. Steve wants to know whether or not he should move some of his cash out of his reserve and into retirement accounts or real estate. Since Steve has such a large cash cushion to rely on, he could take out a fraction of it to use as a down payment on a rental property and still have tens of thousands left over! Scott and Mindy walk Steve through the different options he has, such as paying off his primary mortgage then buying real estate, pausing his mortgage prepayments and going all in on real estate, and other strategies. Steve is in such a secure position that it makes it hard to criticize his current standing. That being said, he could be using leverage to springboard his investment property portfolio and be on the path to financial freedom sooner! In This Episode We CoverHow much of a cash cushion you should have available Eliminating big loans like mortgages and student debt Buying rental properties before you pay off your primary homeLeveraging debt in order to grow your wealth quicker Getting a real estate agent to start browsing the market for rentalsAnd So Much More!Check the full show notes here: https://www.biggerpockets.com/moneyshow176

When his book Die Fat Or Get Tough came out, it told the truth about getting in shape that people weren't trying to hear. And that's really only one example of how Steve Siebold's work boldly addresses mental toughness in a visceral, yet engaging way that we as men can genuinely relate to. Since Steve's name came up on the show a couple of episodes ago, I reached out to him and decided to have him on to go over his latest work, along with some of his golden gems from past books. Have you ever noticed that whether it's in sports or in life, the one with the most mental toughness generally wins? Certainly, with all of the craziness happening in the world today, mental toughness is necessary just to hang in there. But what does having mental toughness even mean? And how does it directly affect your success on the field, in your career and yes...in your relationships with women? How does 'microwave thinking' defeat mental toughness? What does all of this have to do with financial success? In what ways are we being suckers in life, perhaps without even realizing it? How can mental toughness transform you into a master negotiator? What is the relationship between grit and mental toughness? How can we raise our kids to be gritty, and what makes mental toughness so crucial to successful relationships? The Truth About Real Estate Investing... for Canadians

Hello Wealth Hackers!!  Welcome to the truth about real estate investing show and we have a special guest in Grant Cardone this week.  If you’re not familiar with Grant, he is the bestselling author of The 10X Rule and If You’re Not First, You’re Last as well as a sales trainer, speaker, and entrepreneur who has worked in real estate and the auto industry. Grant Cardone is a real estate mogul who built his $1.2 Billion portfolio of multifamily properties from scratch. Moreover he was named the #1 marketer to watch in 2017 by Forbes Magazine. You know that saying how you can judge someone by how they speak to the secretary? Well you should see Grant. He definitely leads from the front and I can see it in his people who work with him that he’s well liked. Grant will say people only like him because he makes them money and he’s definitely charismatic, funny, and witty. Other than hanging out with Grant, I was hanging out with one of Grant’s lieutenants in Steve Spray, he’s the host of Cardone University’s Mastermind and he’s really cool. Steve used to be so broke, he secretly lived in a furniture store where he worked. Since Steve joined Grant when they were only around ten employees, today they are 175 and he is extremely successful. We had lunch and did a bro workout together. Steve did 100 pull ups. I think I did 45. I’m going to play the age card this time as Steve is 10 years younger than me. Steve shared how Grant personally coaches him which is wild to have a coach on that level and again, Steve is already very successful and is still learning. The experience of being around Grant and his people definitely expanded my mindset to think bigger and I hope the same for you the listener. It may not seem like it but I stewed on these five questions I was asked to submit in advance. I’ve watched a lot of interviews of Grant and wanted to pull out that story no one has heard yet. Personally this is one of my favourite interviews in it’s challenge and it was fun from joking about Canadian modesty to next level, multifamily investing in the hundreds of units. Grant’s Cardone Capital manages $1.2 Billion dollars US in real estate so he’s definitely the biggest real estate investor we’ve had on this show. If you’d like to see Grant live in Toronto, on November 9th, go to www.wealthhacker.ca and use the promo code thetruth to save 10% off the public price. One particular question he receives frequently is “If God loves everyone, what as the point of Jesus’s life?” In this week’s Chalke Talk Steve responds to this question with, “the cross isn’t about God’s anger, instead, it is about humanity’s anger, cruelty, violence, and longing for retribution – and God’s dogged love.” BOOK TICKETS for IN THE NAME OF LOVE: The Bible, Gender Identity, and Same-Sex Relationships, a one-day event with Steve Chalke and other notable guests, here: https://openchurch.network/InTheNameOfLove

What does your age, your weight, your back issues and high heels all have in common?  According to the NHTSA manual, they are all things that can impair your ability to correctly perform Field Sobriety Tests - yet most people don't know this, many officers tend to not clarify it - and what you don't know can hurt you. Since Steve and Jeff are looking out for you, they read from the huge study about drunk people - and non-drunk people - that the NHTSA manual utilizes and tell you what you need to know. They even tell you how to easily get your own copy of it. You can start your own study group! Or just keep listening. Yeah, that's probably easier. Steve and Jeff - otherwise known as The Palmer and The Beard - share personal stories as well as talk about the shopping hot spot that is T.J. Maxx, sweatpants that look like jeans, beard oil, The River in Portsmouth, nature vs. nurture, secret adoptions, Jean Scene, being embarrassed by the hot chick who's trying to sell you jeans, and protecting your freedom by avoiding one-legged stands. In this episode, Jen introduces her husband Steve and they discuss how important it is to know different peoples personalities. It is important to know different peoples personality types in both business and in life. Knowing the different personality types can make you a stronger leader, better in sales, and just a better communicate in general. Listen to Jen and Steve share how getting to know the different personality types can improve your life in different ways...  Notes from this episode: Jennifer introduces Steve, her husband.  Steve mentions that part of a good partnership is to recognize your partners strengths. Steve has been playing video games since he was 4 years old and now works for Sony. The four color personalities: Red : Go getters, hardcore, ex: Michael Jordan, Steve Jobs Blue : Fun loving type, life of the party. Yellow : The care-givers, huggers, feel good people. Green : Analytical, detail oriented, sometimes introverted. Steve and Jen are very opposite. Steve is green/red, Jen is blue/yellow. "No relationship is perfect, it's how you work together to make it work." The foundation is love, trust, honesty, and loyalty. If you don't understand that there are different personality types you may see it as a flaw in the relationship. Since Steve is green, Jen felt like he wasn't caring. The way he tried to communicate with her wasn't working. Example: If Steve spoke Spanish, and Jen spoke English, it would be hard to communicate. You have to speak their language. It's important to know what your partners personality is so that you can communicate effectively. Jen and Steve understand that you have to change how you talk to get something across properly to different personalities. Knowing what a persons personality type is becomes extremely important in sales.  In sales you need to make sure that the person you are trying to sell to understands what is valuable from their point of view. A sales person needs to know how to best approach a person. Sometimes it's hard to catch onto peoples personality types. The key is learning it and understanding each personality. "Seek first to understand, then to be understood." "People don't care how much you know until they first know how much you care." Get to know people. It is extremely important with sales and in relationship building in general. In goal setting you have to be detailed. Think about all the people around you. As a leader, knowing your teams personalities, you can really build them up when you know their strengths. Build a colorful team, where people have different strengths. In a corporate setting, the greens are engineers, the artists also have their strengths. When the individual wins, the company wins. Knowing their personalities can help you to have a better insight on how to communicate with people. Exercise for you to try: Try to guess what your family/friends are, what personality type they are. Then have them take the test to see how good you are with intuition and reading people. http://marcaccetta.com/personality-test/ Add Steve and Jen on Facebook https://www.facebook.com/steve.meim https://www.facebook.com/jennifer.meim

HR Happy Hour 203 - The HR Happy Hour Oscars Preview Recorded Thursday February 19, 2015 Hosts: Trish McFarlane, Steve Boese I know what you are thinking - what in the hell are Steve and Trish thinking doing an Oscars preview show? For a second we thought the same thing ourselves, but once we sort of 'found' the topic on the show, (the Oscars stuff starts in after about five minutes or so after Steve had to talk NBA trades for a few moments), we had a fanstastic time talking movies, actors, and of course making some Oscars predictions. Since Steve (admittedly), actually saw an amazingly low number of Oscar nominated movies and performances, we ended up having to get a little more creative in devising new ways to evaluate the contenders. Without giving away too much, let's just say the movie Mr. Mom plays a big role in the assessments, as well as which actor did a better job playing The Incredible Hulk. Luckily, Trish was much more prepared to talk movies and actors or else this could have been a disaster. This was a really fun show, I hope the HR Happy Hour fans that are also movie fans or just plan to watch the Oscars on Sunday night will enjoy the show. Once the show goes live, we will post it to the HR Happy Hour page on Facebook, (yes, we have one of those, I always forget to mention it), where we hope you will leave your Oscar predictions as well. Happy Holidays from the Single Again! Now What? posse! On this episode, Joanie, Lesley and Steve talk about custody issues divorced couples face during the holidays.  Lesley's ex is choosing to be out of state and away from his son for Christmas in order to spend time with a new love interest.  Steve and Joanie have strong feelings about this, but Lesley is taking the high road and doing what's in the best interest of her son. This is the first show recorded from the new DSR studio, as Steve has recently moved and took the studio with him.  Since Steve left everything to his wife after their divorce three years ago and has been living in a furnished place since, this entailed buying EVERYTHING new for the new place, an exhausting and expensive task that many find themselves doing after leaving a marriage and starting over. The conversation turns to e-Dating services and the trio share their experiences with this.  Joanie has been there, done that, Steve is just checking it out, and Lesley is far too busy to consider it at this time.  So can true love really be found on-line?  Stay tuned. Finally, the gang talk about how the kids of someone you're dating can drive a wedge between your relationship.  So what would you do if someone you were dating had kids that were rude and disrespectful of you?  The girls pitch in with their thoughts.
