Relative Profitability
Transforming the Gulf Coast through Vertically Integrated Real Estate with Nathan Cox & Brad Israel Part 1, Ep #18

Imagine a vertically integrated real estate company with an extensive portfolio of companies that work within every aspect of real estate “from trees to keys.” That’s exactly what my two guests on this episode, Nathan and Brad, have built along the Gulf Coast.  Nathan Cox is the founder and CEO of 68 Ventures. As CEO, he serves as the leader, visionary, and culture driver for the respective companies that fall under 68 Ventures’ umbrella. Brad Israel is the chief leadership advisor. As chief leadership advisor, he speaks and consults with companies and teams on leadership development. Their company, 68 Ventures, is focused on development, construction, real estate, and related services within the region. This is a conversation about all things culture, growth, what matters to them, and how they treat their employees and their team. Listen in to this episode to hear what they have to say!  Highlights from this episode Personal introductions and family life [2:33] Education and sports backgrounds [5:28] Military experience before working together [9:21] Transitioning to 68 Ventures [11:32] Culture code and core values [17:31] Using insight discovery profiles before hiring [19:34] What is 68 Ventures and How Did it Come to Be? Effectively, 68 Ventures is a vertically integrated organization that’s centered around real estate and construction along the Gulf Coast. Their goal is to be able to simply explain how anything they’re involved in fits and ties into what they’re trying to accomplish. According to Nathan, it seems like they have a complex operation going, but when it boils down it’s very simplistic.  How did 68 Ventures come to be? Upon returning from his deployment, Nathan began as a real estate agent and grew from there to open up a one-man brokerage firm. One of his friends, Charlie Dodson, joined him there and they continued to grow over time into new arenas. They were able to grow into these new spaces because people either weren’t in the space already or people lacked the licenses to help them get something started and be able to springboard and grow in that area. Listen in to find out how they were able to scale their own business and how they do the same for other businesses now! Culture Code and Core Values: Central Criteria for Partnering with Companies It is important to make sure that companies are aligned with 68 Ventures’ culture code and core values before partnering with them. They want to bet on leaders who understand their values and are totally bought into their purpose, which is to see all they can do with all they’ve been given. Once they find leaders who fit their culture and align with their core values, they want to give them everything they need to succeed. In Brad’s own words, “you get what you tolerate.” If you don’t set standards and put people in the position to be successful and provide them the training necessary through onboarding, there will be confusion. There is a reason the same core values and purpose statement is across all companies that they’ve partnered with — so that things can run as smoothly as possible across the network. Listen in to this episode to hear more about meeting company culture criteria before partnering — and the rewards they’ve reaped by doing so! Using Insight Discovery Profiles Before Hiring Someone Nathan mentioned to me that Brad administers Insight Discovery tests to everyone before hiring them. He said he would rather take his time to vet someone and see how they lead and manage and communicate as a team so that he can have proper expectations that are in alignment with who they are as a person. It is better to slow down and take the time before hiring someone that isn’t a good fit. It’s not only expensive to unwind and exit an ill-fitting partner, but it also creates emotional turmoil for everyone involved. Listen to hear exactly how you can avoid making this type of mistake!  Resources & People Mentioned Insights Discovery Test Connect with Nathan Cox & Brad Israel At 68 Ventures’ Website Follow 68 Ventures on Facebook Follow 68 Ventures on Instagram Follow 68 Ventures on LinkedIn Subscribe to 68 Ventures on YouTube Connect With Rich Daughtridge www.Daughtridge.com  Follow on Facebook Follow on Instagram Follow on Linkedin Follow on Twitter Subscribe on YouTube Subscribe to Relative Profitability onApple Podcasts, Spotify Audio Production and Show notes by PODCAST FAST TRACK https://www.podcastfasttrack.com

Sellers get knocked down plenty of times, but sometimes failure is the greatest sales lesson. Brad McDonald works with Sandler Systems which has 250 franchises around the world that help businesses grow by improving their sales processes.  Failure Brad's 28-year career in the U.S. Navy taught him that failure could mean the difference between life and death. When he transitioned from the Navy to the sales world, he realized that many of his attempts were going to end in failure. He had to change the paradigm.  The things he perceived were failures — having people hang up on him or cancel an appointment — weren't really failures.  Along the way, he learned to embrace failure.  Gumballs You must make a lot of sales calls in order to get to yes. On the other hand, if we see the sales calls that ended in “no” as a failure, that will feel bad.  Brad uses a gumball analogy to explain it. If you want a green gumball from a gumball machine, and there are multiple colors inside, there's a good chance you won't get a green one. When you put the quarter inside, there's a good chance you'll get a different color.  Imagine you're making prospecting phone calls, or cold calls; the most dreaded form of prospecting. If you make 10, 20, or 30 calls, you'll eventually get someone who wants to talk, just like you'll eventually get a green gumball.  You'll also likely get an orange gumball which might represent a buyer who wants to talk more to see if there's interest. If you view every orange gumball as a failure, you won't be very likely to keep going while you wait for the green ones. If, on the other hand, you understand that you have to get the orange gumball out of the way in order to get to the green one, you can embrace it.     Process of failure Brad came from a culture where sailors did what he told them to do and they didn't say no. He was surprised to find in the sales world that prospects aren't always honest and they don't always respect his time. And they certainly don't feel compelled to follow his orders. Initially, all those things felt like failures.  Failure mimics the stages of grief which are disbelief, fear, despair, anger, and acceptance.  Brad refers to the “ok, not ok principle.” He came to believe that he needed to be ok being not ok.  He needed to not seek to meet his emotional needs in a sales call. Many sellers get emotionally involved in their sales calls and that's one of the five big conceptual roadblocks in sales. Head trash gets in the way. We get excited when we're about to make a sale and we stop doing the things we need to do.  Sales activities Brad learned along the way that his focus on outcomes and results was wrong. He was excited when he made sales and dejected when he wasn't. He discovered over time that focusing on things he could control, like activities, made more sense. He started doing the things he knew would make him more successful and he tracked those things.  Brad focused on his tonality, his demeanor, his body language and other things that were well within his control.  Conceptual issues Brad believes that all sales problems come in one or two categories.  Tactical. What do I say, When do I say it? How do I say it? Conceptual. Relating to the beliefs we have between our ears. Most tactical problems have a conceptual basis. In Brad's case, he came out of the Navy where he didn't fear much of anything into a setting where he was afraid to make a cold call. The fear was a result of the beliefs he held about sales. The conceptual issues are these: The need for approval. The problem occurs when you want to be liked more than you want to make sales. The BUY cycle. How do you buy things? How do I treat salespeople when someone is trying to sell something to me? We tend to sell the same way we buy. If you tend to comparison shop, you'll be more forgiving of buyers who do the same. Negative scripts. Many of these originate in childhood. Examples are the idea that you shouldn't openly talk about money. Also, very few of us were raised by parents who hoped we would grow up to be successful sellers.  Emotional involvement in the sales process. It's ok to have a love for your prospects, but you must also have the mindset that you don't need anyone. Instead, find something that's mutually beneficial. Money concept. Your very first memory of money seems to have a relationship to how you feel about money now. When Brad made his first big commission check, he felt guilty for earning so much money. He had a money concept issue.  Changing beliefs Changing your own beliefs will take time. It's a process.  In order to improve in sales, you'll have to work on yourself and your own feelings about sales as much as you work on your sales tactics and other tools. #SalesPsychology For his own therapy, he sat down each Sunday and wrote about his sales experiences. Those articles helped him process the emotional aspects and taught him to have honest conversations with his prospects.  Salespeople can benefit from journaling about their own experiences, about the perceived failures, and about the head trash.  “Failure is the Greatest Sales Lesson” episode resources Grab a copy of Brad's book, The Art and Skill of Sales Psychology, or email him at mcdonald@sandler.com.  If you're a sales rep looking to hone your craft and learn from the top 1% of sellers, make plans to attend the Sales Success Summit in Austin, Tx, October 14-15. "Are you paying attention to the bigger picture?" - Jill Are you working in your business vs. working on your business? Now, you hear that everywhere - but in the beginning, it was a reasonable question. And how would you know if you're working in or on? Jill's issue with the question is that it assumes there is a right answer. In Brad's view, he thinks the goal should be that there's nothing that has to get done this week (as in a deadline) that he - as the business owner - is responsible for doing. "When you're in the details, it's hard to have any perspective." - Brad Brad uses Monday mornings to organize, and then by Monday afternoon, he knows what his objectives for the week are. He's not opposed to switching back and forth (from working in your business vs. working on the business) but he cautions against getting stuck on details. As Jill is going through some changes in her business, Brad thinks that's great: we can only make changes as fast as people can absorb it.

In today's episode, Brad Rex delivers value about the importance of perspective. They say happiness is recognizing that the glass is half full, and being content with the part that is half empty. In Brad's "no quit" story, he had an amazing job that he loved. After working for the company for a month, it was bought and acquired. This seemed great for Brad because it gave him stock options. After about a year and a half, Brad got laid off, because it turned out that the buyers had paid too much for the company and they were forced to cut costs by laying off a whole layer of management. While this seemed like a curse rather than a blessing, Brad stayed positive about the situation and truly believed that the situation would turn around. In getting laid off, Brad gained free time to spend with his kids and family that he never had before. He was able to leverage his time to ultimately write his book, revolutionize numerous industries, and help people struggling with mental health.   Linkedin: https://www.linkedin.com/in/ebradrex Blog: http://www.thesurpassinglife.com/blog/ Website: http://www.bradrexgroup.com/

022 | Do you know what your car is actually costing you each year? What about over an investing lifetime? In this episode of the ChooseFI Radio Podcast we cover the True Cost of Car Ownership and you'll be absolutely amazed at the numbers. In Today’s Podcast we cover: ChooseFI: The Ultimate Guide to the True Cost of Car Ownership Your car payment is a terrible way to spend your hard earned money We’ll present two different perspectives: Brad will show the long-term compounded cost of buying/leasing new cars continually versus holding a car for 15 years while Jonathan is going to present the yearly cost of your car Brad wanted to see what it was costing someone to constantly “manage their car payments” at a set number forever by buying/leasing new cars This example is too conservative so a FI person would actually save even more money! In Brad’s example the FI person is buying a new car every 15 years. They have payments for the first 5 years and $0 car payments the final 10 years.  Person B is constantly paying $300 per month.  This is a 45 year study, so Person A bought 3 new cars in the 45 year period At the end of the 45 year period, Person A’s savings compounded to be worth $742,000 versus Person B who was constantly paying $300 per month. Takeaways: Don’t buy new cars and continue to drive your car as long as possible with no car payment! Most people can’t truly afford an expensive car and house even on a large salary. This is a true key to FI Astounding that $300 per month for 30 out of 45 years are ending up with $742,000 while most people don’t have anywhere near that much money after a lifetime of working and “saving.” That also shows how little money most people are saving Jonathan’s bad track record with buying cars in his life The True Cost of Car Ownership Calculator Jonathan’s example for yearly car cost compared a new car for $30,000, a 5 year old car for $15,000, and a 10 year old car for $5,000 Went through yearly depreciation calculation for Jonathan’s three examples Went through a calculation of annual opportunity cost of the year-by-year amount lost at 8% annual return if you would have invested based on these 3 examples Calculation of maintenance, insurance, taxes, inspections, etc. Also calculate the cost of gas each year depending on the type of car The 20 year difference from having a used car versus a new car is almost $250,000 Jonathan’s determination is you should buy a ‘gas sipper’ that’s at least 5 or 10 years old
