Headquartered in Austin, Texas, and founded in 2014, TenantCloud is a cloud-based property management system that allows you to manage up to 75 units for free, accept and manage rental applications, store accounting, collect and track rent, manage visual maintenance requests, get a personal listing website, and much more. Joe originally hails from Chiloquin, Oregon, and is an experienced entrepreneur and investor who bought his first real estate property at 14 years of age. At age 17 he co-founded Modern Homes Inc., a company in Porto Alegre, Brazil, which he sold in 2001. Joe founded Edgar Investment in 2003 as a property holding company for his investments, which also focused on real estate development of new and renovated residential homes in Eugene, Oregon. In 2007, Joe founded EI Investments, a $10 million venture fund focused on providing debt and equity to early-stage companies in OR and TX. In 2008, Joe joined Governor Perry's office and managed $487 million in state authority with a focus on early-stage and emerging companies. In 2011, Joe joined Commissioner Staples in advising, operating, and deploying the J4T Venture Fund, which is a $46.5 million investment fund focused on Texas' early-stage companies. Joe is also a member of the US Treasury SSBCI Venture Capital Working Group, which works to bring best practices for early-stage investment throughout the U.S. Joe holds a Bachelor of Science with a focus in Economics from the University of Oregon, with high honors, an MBA from Cornell University's Johnson School of Management, and is a Kauffman Fellow. Joe is also active in the community as a member of the Central Texas Angel Network, volunteers time with the Community Tax Center helping low-income families file their tax returns, and assisted in founding the non-profit organization Texas Pace Authority, which focuses on bringing clean energy to Texas. Joe advises investors and entrepreneurs, discusses the evolution of the industry post-COVID-19, the housing market in Austin, and shares some of the challenges startups face. Today, we welcome Hall T. Martin to the podcast.  Hall is the Founder and CEO of TEN Capital Networks, formerly known as the Texas Entrepreneurial Network.  He has been involved in the Texas angel investors community since at least 2006 when he became the director of the Central Texas Angel Network.  Since then, Hall has gone on to start or run the Wilco Angel Network, the Austin Entrepreneur Network, the Baylor Angel Network and several others. Hall was kind enough to have me on his podcast to talk about what's happening in the Charlotte startup/angel community a few weeks ago. In those discussions, I learned some things about Hall and his approach to angel investing I thought would be valuable to share with our listeners. One of the more interesting things we dive into his view of a 3X in 3 years approach to the companies they invest in. It's a essentially a redemption right which protects the investor from having the startup turn into more of a lifestyle business than a fast growing startup to be acquired in a number of years. This conversation is with Jamie Rhodes, founder of the Central Texas Angel Network, an active angel investor group, based in Austin, TX.  The startup story begins with an accelerator hosted by Texas State University and supported by a group of local mentors and advisors.   One of the companies gaining traction in the accelerator was SioTeX.  The company ’s Intellectual property which had been funded and developed by Texas State University was a new method to convert rice hulls, which are a waste product, through a proprietary process to create a high-grade organic compound called Silica. After the initial round of startup funding, the company began to work on commercializing the production of Silica for Paints and Coatings manufacturers.  Silica is used in the production of paint.  As the sales and marketing process engaged with the paint manufacturers in the U.S., there was “little or no response”.  Eventually, the company learned from these prospective customers, that their product did not meet the specifications required by the paint manufacturers. At this point, two years after the initial funding, the company faced a clear dilemma.  They were low on cash and had not found traction in the primary market as defined by the original team. And just one more issue, the CEO had decided to leave the company and pursue some other interest. The dilemma for the investors was:  Is it time to walk away or put more money into the company on the hope that a viable market fit would be found.  In other words, the investors had to decide if it was time to hold ‘em and invest more money or time to fold ‘em, and walk away and let the company fold from insolvency. Join me with our guest, Jamie Rhodes, who was an early mentor to the company, invested in the company and was on the Board of Directors.  The other board members and the shareholders convinced Jamie that he was the best person to take over the role of the CEO and hopefully turn the company around.

"The Universe won't give you a ham sandwich" - Part of the great advice on this episode (episode 264). Joe Payton is a real estate developer, serial entrepreneur and angel investor. Payton began his career selling advertising and publishing and moved into investor relations getting a graduate degree in 1994 from the University of Denver and working in-house in the mid 1990’s for Corporate Express, a startup that grew from $50M when he joined - to $1B in sales through acquisition and multiple public offerings. Joe was on the core Investor Relations team for the IPO and four secondary offerings. Joe left corporate to invest in real estate full time in 1996. As a real estate investor Joe began buying and selling single family homes and parlayed his capital into larger developments and then small startups of his own and as angel investor. Joe was a member of the Rockies Venture club in Denver Colorado and the Central Texas Angel Network in Austin. Nothing he invested in went “big”, but he’s seen several hundred deal pitches, run diligence on a couple of dozen investments and gotten to know the process from the Angel side as well as the IPO experience when he was in Corporate. In Dallas, Joe is focused on his business startups and real estate developments.
