She introduces a five-point framework for building relationships, focusing on intentionality, bold and broad connections, sharing information, leading with value, and follow-up. KEY TAKEAWAYS Know what you want in your career and in your interactions with others. Write down your goals and be clear about your intentions. Networking skills for managers become increasingly important as we climb the ranks. I share 4 keys ways to improve your networking both internally within your company and externally. There are a lot of elements that go into networking skills for professionals and I am covering the 4 key ones that are at the core of being successful at professional networking for managers.Don't start networking just focused on getting a sale or getting a new job. Getting results from networking does take time as both parties have to get to know each other, decide they like each other and finally trust each other before the benefits start. To improve your networking skills plan to build long term friendships as a result of networking. Taking this approach will make you a better person to network with and you will be more successful. Many people start networking within your company with a mindset focused on what they want and need. While know what you want is important, focusing on giving before asking is much more important. Help others and they will feel obliged to help you – a key part of business networking skills.Another key networking tips for managers is to plan to follow-up and nurture relationships. This is what so many don't do enough of. Diarise time each month or week to make phone calls, book in meetings and be helpful to your contacts. Finally, I give you tips for networking in your company and external to it focused on how to overcome making that first approach to complete strangers. This can be one of the most intimidating parts of networking and with a few simple tips, approaching complete strangers becomes a small step rather than a big deal. JessEnhance.training

We discussed her CUPID model for making sales (Connect, Understand, Position, Isolate, Diarise). We discussed questions we can ask prospects on sales calls, the purpose of those calls and where they fit best into our conversations. We also covered why it's so important to niche and know our clients, how to get in their heads, the "sales bridge", how to use clients' pain points and our solutions in our messaging, how we can ask qualifying questions ahead of sales calls, and when and how to follow up after sales calls. “We are one of the few countries in the world where our property agents are not regulated…You can commit a crime under the Estate Agency Act in the morning, effectively be struck off, and then open a lettings office in the afternoon, so we have anomalies.”My guest today has one of the most impressive biographies I have ever read. With 45 years' experience in the property industry Michael Stephen Day is a hugely influential figure in the sector. Having held partner and director roles at AC Frost, Prudential and Connells, in 2003 he founded Integra Property Services, providing a range of business consulting, mentoring and training to the property industry. He is also a director at teclet, an innovative and award-winning platform with CRM and sales products that enable letting agents to make money, save costs and improve service, and Coadjute, which uses blockchain technology to join up existing systems. We talk about how Michael helps agents and professionals in the property sphere with his no-nonsense approach to time & business management and compliance. “There is enough time in the day to achieve everything if you just set yourself up properly,” he says. “The biggest zapper of time is procrastination…You should never look at the same email twice – look at it, make a decision and move on.”We also talk about: The four Ds of time management: Do, Diarise, Dump, DelegateThe biggest compliance issues for property professionals today and how they are costing the industry millions each year. ROPA and the need for licensing and regulation in the property industry. How blockchain could revolutionise the conveyancing process. Kate Law, Nutritionist known as The Food Boss, says, “Talk to yourself like your best friend. It will feel weird but you'll get used to it.” I’m a firm believer that in life, you get out what you put in. But now with everyone working at home and our kitchen being the canteen, how can we set ourselves up to give our body and mind what they need, and not just spend the day raiding the tuck shop? No-fad nutrition consultant Kate shares her insights and some great tips. Some questions I ask: How can we achieve work-life balance when working from home? Covid has freed up some time – no commute, no water cooler chat. But what do we do with it? How do we set up our food environment so we don’t mindlessly snack on rubbish all day? Often people have to hit rock bottom to want to change things. How can people feel motivated to change things before they get to that point? In this episode, you will learn: If you want something to change, you have to make it a priority. Get a good night’s sleep and you’ll make better food choices. You won’t get decision fatigue. Try not to eat when you’re distracted. Even 5 or 10 minutes will give you a mindful lunch. Diarise it, and it’s more likely to happen. So, schedule in lunch, a walk...something you love. Kate's 3 gems: Move Eat Do something you love – every day
When you are starting out in deal packaging the organisation of your day with the many tasks that need to be completed can quickly led to feelings of overwhelm and confusion but there is an answer and in this episode, David shares exactly how you can organise your day and achieve more. He explains the primary strategies that you can start with and how these can be built on to quickly establish positive relationships, deals and a successful business. KEY TAKEAWAYS Choose a small geographical area to work within. A big part of time management is understanding and knowing how you work Any networking is about forging relationships because it’s those working relationships that bring in the deals. Plan to work alternate weeks, finding deals one week and then sourcing investors for those deals in the alternate week. Time management is key, you can do a lot if you chunk your time. Have a physical diary and then block your day into 30-minute time slots to achieve the most. Begin with the priorities you want to achieve in the day. Pattern interrupt – do something else in the middle and plan to mix up tasks - to use different areas of your brain. Diarise your day for every working day. If you diarise your journey you will have a record of how you built your deal packaging business, a hugely valuable marketing tool. With time blocking you have the potential to achieve more in your key priority activities every day. BEST MOMENTS ‘If I can do it you can do it too’ ‘Seeing estate agents is about sowing the seeds and I did this daily’ ‘Across all my businesses I try to talk to people in the morning’ VALUABLE RESOURCES Property Sourcing Profits Podcast https://www.progressiveproperty.co.uk/ https://unlimited-success.co.uk/ https://www.facebook.com/groups/progressivepropertycommunity/ ABOUT THE HOST David is a property expert with over 25 years’ experience and his own portfolio of 26 units. His current rent roll is in excess of £10k per month. He is also a partner in a Deal Sourcing and Packaging business in the North West of England and has sourced over 250 properties for investors since 2004. In recent years he has, by necessity, had to develop an expertise in LHA strategies. This area is increasingly becoming a niche for him, and he enjoys empowering other landlords by sharing the knowledge he has gained. The ultimate purpose when sourcing properties in this sector for investors is to minimise risk while maximising profit. He has had to find answers to the challenges of Tenant Find, Management, ensuring rents are paid and the transition to Universal Credit. These are strategies he uses in his own business and also on behalf of investors. His investor clients regularly achieve annual gross yields of over 20% with high occupancy rates and voids resolved, sometimes within hours. ‘I see lots of friends and competitors complaining that they don’t have enough time to get stuff done’ It’s important people know how to get stuff done to progress themselves and their business, in this episode John shares the steps you need to take to get sh#t done. If you feel like you never have enough time and can’t get things done then this episode is for you, listen in and start using your time effectively and getting sh#t done. KEY TAKEAWAYS In business and life, you need to know what to do, creating a list of everything you need to get done is the starting point. Every week you should create an overview of the tasks that need to be completed over the coming week. Every day at the beginning of each day you should create a list of what needs to be achieved in the coming day. This list should be in the order of urgency to ensure you address the most pressing things first. If you are unable to do some of the things on your list you must source expertise to get the tasks done. Getting sh#t done is not linear, you can be working through several aspects of a project simultaneously Time is the one thing that you can’t get any more of, we all have the same amount of time. You need to be disciplined and extremely efficient with your time. Diarise everything that is happening, scheduled into 15-minute slots and be realistic about the amount of time it will take to complete a task. In business not everything will go to plan, you need to be pragmatic and focus on a creative solution. It’s vital that when something goes wrong you do not take it back to do yourself. This is counter-intuitive and will hold your business back, you cannot do it all. If a process is not working you should review it to see if it can be eliminated, automated or delegated to make it successful. Nobody has ever succeeded on the first time and never made a mistake thereafter. Not doing anything guarantees failure, just f#king doing it gives you a chance to succeed. BEST MOMENTS ‘Business people and leaders must delegate’ ‘We all find our niches in business and life’ ‘Communication skills and time management are the 2 most important skills a business owner requires’ ‘We found the expertise, that’ how we got shit done’ ‘It doesn’t mean you do one thing then another, then another’ VALUABLE RESOURCES Leadership Revealed Podcast The Talent Code book by Daniel Coyle ABOUT THE HOST John Paul is a serial entrepreneur in various sectors. Welcome to another episode of The Tutor Podcast. In today’s episode, your host Neil Cowmeadow shares his top time management tips. Learn how to make better use of your time and make your business more consistent, more successful and overall, more profitable. Time does not exist in any substantial sense and therefore we can exert no influence over Time. Time is a useful illusion invented to allow mankind to make sense of life and our place in the world. But the truth is that we can only ever live in one instant – the Now. Discover how to build your business to service your life not your life to serve your business and how you too, can outsource everything and create a daily routine that puts the most important things first. KEY TAKEAWAYS Top Time Management Tips Think strategically and Plan ahead, consider planning in the Long range (15 years), Medium range (5 years) and Short range (1 year). Diarise a review every six months. Make sure your plans are moving forward and are still the right plans to achieve your goals. Develop a range of tactics that will produce the results you want over the timeframes you specify. Figure out the order of the tactics and mark them up in your diary, planner or software. Schedule Operations, the daily actions to execute each tactic in turn. Completing each operation will complete the tactic, and the tactic will contribute toward the execution of the strategy. Put the most important things in your diary first. This can be holidays, family time and learning/training dates to boost your education. Batch operations do similar and related tasks all in one block of time Localise off-site work and travel less – use a map to cluster your students into tight geographic zones or areas, then consolidate all your students’ lessons into a small time-window within their area. Plan for tomorrow, today and make a note in your diary of what you want to achieve tomorrow. Outsource, outsource everything you can. if you can get anything done to the same or better standard you can do it, for less than your own hourly earning rate, then you MUST outsource it. Automate, A little set-up time can give you an ongoing time saving for years Have a daily routine, having a default day takes a lot of decisions away, a daily plan prompts you to do what needs done, day-in, day-out. Buy multiples of any clothing you wear for work, effectively, give yourself a uniform. You’ll save time and appear more consistent to your clients and contacts. The General Data Protection Regulation (GDPR) comes into force in the UK and across the EU on the 25th May 2018 and is the first major overhaul of Data Protection rules and regulations since the Data Protection Act 1995.
