Today is best of breaking into the luxury market. I've put together three interviews that had really key points about breaking into the luxury market with none other than Robert Bairstow on the Jere Metcalf team at Atlanta Fine Homes Sotheby's International Realty, Jack Cotton with Sotheby's International Realty in Cape Cod and Bill Fandel the infamous Sotheby's International Realty broker in Telluride, Colorado. Robert on my team rapidly broke in a luxury market in his twenties which he still in his twenties with multimillion-dollar sales in his first couple of years. He's going to talk about how he did it. Bill Fandel, he's in Telluride, Colorado, came from a middle-class family, humble background in is literally doing multi-multi-multimillion-dollar deals in the tens and hundreds of millions of dollars cash deals that have closed in days, I mean record-breaking transactions and he gets real and talks to us about the mindset and exactly how he did it. And then we've got Jack Cotton, the most famous or most well-known broker in Sotheby's International Realty. He started his brokerage from nothing before brokerage was even considered a tree business or a well-known business than it is today, and he's risen. He grew that brokerage to one that was then bought or that he sold to Sotheby's International Realty where he now is leading and coaching agents around the world and continues to sell multimillion-dollar properties. The “secret” that separates top agents from the rest is something we can all utilize. What are some of the negative thought processes that get in the way of our success? What’s the one thing we can do each day that guarantees more success in just 10 minutes? How can we communicate more effectively with prospects and clients? On this episode, I’m interviewed by one of America's top brokers, Jere Metcalf. I give insights and answers on re-engineering our thinking for success, pre-paving our day, taking inspired action and attracting the clients we really want.   You get inspired action through your thoughts. - Dr Hank   Special Webinar Event:"The Future of Real Estate" Join Dr Hank as he shares with you a new real estate business model and technology that is revolutionizing the real estate industry for both Agents and Brokers. This is an introduction to EXP Realty and how You will be able to now enjoy three streams of income that builds your business and provides a Lifetime and Legacy of passive income and cash flow for You and your family! Register HERE!   3 Things We Learned From This Episode Appreciation vs. gratitude Replace the word gratitude with appreciation. Gratitude sounds like someone else did something. Appreciation is a high vibrational word because it suggests that you co-created something with the universe and your soul.   How we can actually change people When it comes to dealing with clients, our mindframe should be on the kinds of people we want to work with, not the people we don’t want to work with. Not only will we start attracting the people we want, but we'll also improve relationships with the clients we do have. The power of understanding the motivations of mankind Every human being has a motivation, whether it’s to attain independence, get a return on investment or feel like they have the best. When you identify someone’s motivation, you uncover how to speak their language and how to sell to them effectively. When we focus on something, whether it’s positive or negative, we attract cooperative components of the same thing and get more of the same experience. Ultimately, the thoughts we cultivate are our prayers. If we learn to put more energy into what we want, instead of what we don’t want, we make our lives and our businesses better. The true edge in business is mindset because it determines the way we feel and the actions we take.   Guest Bio- Jere is one of America's top Agents/Brokers in Atlanta and specializes in the luxury home market from $500,000 to $7.5 million homes. True luxury isn’t just about price. What are the other elements you should consider? How do you  avoid a listing going stale before you even list it? Why should you avoid going to market too fast? On this episode, we are joined by Jere Metcalf to discuss opportunities luxury agents should be taking, and why you need to think beyond price.  Too many agents have the scarcity mindset, and want to get a property listed immediately when you only have one chance to make a first impression. -Michael LaFido Takeaways + Tactics A lot of people fail out of the business because they think things should be done the same way by everyone. The more expensive and the more unique a listings is, the more you really need to market it that way. Don’t go to market too fast. Take your time and get all the elements of the listing right. At the start of the show, we talked about Jere’s team and podcast, and how she has been able to attract talent into her world. Next, we talked about the Atlanta market and how this year’s luxury trends compare to previous years. We also discussed how to directly and indirectly market to homeowners, and increase the probability of selling a listing.   We also discussed: Why you shouldn’t go to market too fast Creating the experience that makes someone want to buy the house Why you need to know your numbers You aren’t just a representation of your company. You’re a representation of your seller as well, and that’s something you should think about before you list a property. Take your time and avoid going to market too fast. It’s about getting in front of the right buyer so they can see that this is the house for them. Know your numbers in your local marketplace, and be aware of what everyone is doing. Try to differentiate yourself, and be thoughtful about your strategy.  Guest Bio Jere Metcalf is a leading Atlanta real estate broker who offers unparalleled access, creative marketing concepts and broad market knowledge to her luxury residential client-base.  Jere is consistently a top agent for Atlanta Fine Homes Sotheby’s International Realty, named “Top 3 Company Wide” in 2016. Named Top 5 Agent company wide at Atlanta Fine Homes Sotheby’s International Realty, with awards such as “Best Realtor in Atlanta,” Jereis a highly sought-after real estate agent who speaks and inspires others to reach their full potential. While overseeing her growing real estate business in the prestigious areas of Buckhead and Brookhaven, Jere speaks to, teaches, enjoys and is energized by assisting other real estate agents reach their own goals. Mission: Jere has experienced some turbulent times in life. She found herself, 13 years ago, rebuilding personally and financially. She started her career in real estate at a rock-bottom time in life. With no car, few connections, a pair of jeans, a tank top, flip-flops, and $65 in her pocket, Jere rebuilt herself and her business and, within two years, became the No. 2 selling agent in a top Keller Williams Atlanta office of over 150 real estate agents.   Mindset: I’ve always been fascinated by people who dig deep and find their greatest strength during the hardest challenges. As entrepreneurs, we know about digging deep all too well. Listen as Jere shares the key mindset that allowed her to move forward and rebuild.   Marketing: Knowing your unique value seems like it should be easy, but for many this is the hardest part of developing a winning marketing and business strategy. In the podcast, Jere shares how living with her grandmother actually sparked the unique approach to real estate which took her from $10k to $250k in less than 3 years.   Masterminds: Jere values her community highly. She hosts events and is even in the process of launching her own podcast to add value and continue bringing people together.     Mastermind Challenges: One part of the our conversation that I especially loved was Jere’s advice that your biggest weaknesses can actually be your biggest opportunities. Carve out some time to think about the things that you believe hold you back. Then, begin to look at the weaknesses from a different angle… How can they present an opportunity that you can leverage to your advantage?
