On this episode of the Real Estate Fight Club Podcast, Jenn and Monica duke it over what to do when your client's have buyer's remorse. Are there ways that you can help prevent buyer's remorse? What should real estate agents be doing to give buyers a realistic picture of commitments and also always express that they are supported? Tune in.   Episode Highlights: Jenn says step number one to avoid buyer's remorse is to not work with buyers. Monica says that is a fantasy non-reality. How can buyer's remorse be preventable? Are you doing buyer's consultations? Monica explains what to discuss- the steps that you take them through to ensure what their desired outcome is. She says so many agents are not doing this and it is hurting them and hurting their buyers. What is a pop tart agent? You need to set expectations. Jenn advises, “Sell more, don't freak out.”  People only move because of something else emotional that is going on. Jenn says they could just be freaking out in general, not really having buyer's remorse. What if you ask your buyer's together where they are on the scale of terrified and don't want to buy the house so excited and can't wait to own a new house. Monica says the answers to that are so key and protect your buyers from getting in a situation that costs them money and not their desired outcome. You can't put your own need for cash into the emotional ride of buyers. How far do you push? How many questions do you ask and how do you consult when someone calls and says it was a big mistake and they want out? What about attorneys? Jenn brings up the possibilities and also encourages to make sure the buyers feel you are on their side. Monica shares some verbiage regarding it. Make sure to bring it up with buyer's that they will likely freak out and bring it up multiple times if applicable, like if you see signs that it could be going that way. 2023 is your year! Tiebreaker, Kim Costa, joins the episode today; She is with Atlanta Fine Homes Sotheby's International Realty. Kim is writing a book on this topic specifically. She has created a process called, ‘The Wheelhouse Process' for when she is helping clients look for the perfect home. She explains how she categorizes the needs and reasons for moving and how it really helps. 72-80% of everyone who bought a home in the last two years have some major regrets. Kim says, “They bought too quickly." Jenn asks Kim what to do about buyer's remorse.  Kim says the very first step is to be with them and listen. Seek to understand if there are underlying issues or what the real problem is. Don't simply react. Stay calm and make a plan of resolve. 3 Key Points: How can buyer's remorse be preventable? Jenn and Monica discuss A buyer's consultation is very effective in asking to thoroughly understand the desired outcomes of the buyer(s) and to address things like what is the cost of true buyer's remorse? Today I'm talking to Joy Andrews with Atlanta Fine Homes Sotheby's International Realty and a BreakthroughLuxury member.With a degree in engineering, a father who immigrated to Nigeria to become doctor and a mom from true South Mississippi, also the medical field,  the real estate broker route wasn't the likely path or the one her family first had in mind.Her career path started 20 years ago with a large scale builder developer where lead a team and became well versed in the operations side of  development, she then worked in with luxury developers where she developed her expertise the architecture and design of luxury homes which lead to her  work with a small team in resales and custom home new construction in the most expensive neighborhoods of Buckhead in Atlanta. Today she is a successful real estate agent serving her friends and the network she has built over the last 20 years. Joy  has an in-depth knowledge of the market best exhibited in my opinion by one of her most recent sales. This was a referral that came across her desk after a few other brokers had written it off as unsellable. Being the expert she is in real estate and development.  She knew the market, researched the property and realized that this property wasn't just unsellable, it would be worth at least two million dollars to a builder developer. She took the referral and sold the property for more than her two million dollar price. Today I'm talking to Lisa Bennett with Atlanta Fine Homes Sotheby's International Realty and BreakthroughLuxury Member. Recently featured in the Emerge Magazine and as the cover story in Good News Notebook Magazine, Lisa is a power house real estate renowned for white glove service to buyers and sellers including builders and developers across Atlanta. Lisa was first on the finance side of real estate working with banks and mortgages. It was this path that prepared her for opportunity in the Great Recession of 2008 when she discovered her talent for negotiating short sales and foreclosures, not just any shortsale and foreclosure but those in the arena of luxury. The challenges of 2008 came to Lisa quickly, and she just as quickly turned them into opportunity. While so many of us in real estate recall the challenges of 2008 and the recession some of the toughest, this barely touches the surface of what Lisa has faced. She faced the death of almost of her closest family members in a span of 2 years. She took the lessons, harnessed her pier and her mindset and despite loss and heartache,  she created even more success in her life and her career. Soon after her losses, as if this weren't enough, she learned she had a  rare cancer, a cancer unresponsive to chemo as well as to radiation. Doctors told Lisa, this cancer is going to take you or your leg, you choose.  She made the choice and had her leg amputated just over a year ago in June of 2021. After this surgery Lisa had to relearn to walk and drive among a long long list of things we all take for granted every day. Despite all of this, Lisa doesn't stop. She is relentless in every aspect of the meaning of the word.  It has only just been over a year and yet she manages to list more properties and represent more investors and builders of homes in the dozens and even the hundreds. Sales prices#2. How long are homes taking to sell… days on market#3. Number of homes sellingWe'll also take a  look at what inventory and what' it's doing to help us understand these numbers and what is happening in the market what is likely to come.*TO NOTE:* These numbers and statistics are being pulled for metro atlanta from FMLS, the multiple listing service for Atlanta1) Sales pricesSept 2020 to 2021, Year over year, our median sales price is up 14%Looking at the seasonal Trend…September is  fall, fall #'s usually show a softening market.Sept 2019 , pre-covid…We were in a strong market reflecting the traditional pattern, softening in the fall season.The median sales price dropped  from $265,000 in August to $255,000 in SeptemberFall 2020. Post ‘covid quarentine',  prices trended upward. in August 2020 med sales price was $290,000 September 2020, med sales price was $294,000.and this year, 2021August '21 median sales price was $340,000,the median sales price in September was also $340,000that's the same sales price month over monthin the season that is typically showing a downward trend is sales price.#2days on marketthat's the number of days a home is on the market before it goes under contract to sell. (AND CLOSES)2019 - homes were taking on average, 22 days to sell in Augustand a little longer, 24 days in September2020 -  - homes were taking on average, 15 days to sell in Augustand a little faster, 13 days in September2021,Homes are now taking only 7 days on average to sell … that's for homeS sold in August and homes sold in September.. days on market remains the same month over month this fall, the season that is usually softening and increasing in average days on market.More impressive,looking at the averages,homes are selling twice as fast this year as last year, an 3 times faster this year than two years ago 2019…When they were already selling quickly#3 Number of home sales2019In August, there were  8,922 home sales,the following month, September, that # was down by almost 1,000 homes,  7,955month over month trending downward as usual in the fall season2020,a hot booming market, the hottest market, including fall that  atlanta has seen,sales in August were 9,793 and actually dropped to 9,365 in September.2021August 2021 there were 9,367 home sales, in September 2021, the count so far shows 8,156, month over month trended downwardYear over year,Home sales are down about 10%Something to note,notice the total sales I just quoted were 9,367 in August,when I reported this number early September,before all #'s were in for August….This is important to mention to note that

The more expensive and the more unique a listings is, the more you really need to market it that way. Don’t go to market too fast. Take your time and get all the elements of the listing right. Next, we talked about the Atlanta market and how this year’s luxury trends compare to previous years.
