What Stage 4 Cancer Taught Me About Real Estate w/ Julee Patterson | Episode 116

Real Producers

Play Episode Listen Later Jun 19, 2025 29:28

Six months ago, Julee Patterson, a top-producing agent, received a devastating diagnosis: a rare, aggressive, stage 4 cancer with less than a 5% five-year survival rate Through this tragic news, she learned a powerful lesson about real estate: buying a home is obviously not life or death like battling cancer, but that doesn't mean it isn't deeply important.  A real estate transaction is a big deal. It shapes families' futures, security, and dreams. When we communicate with clients, especially delivering difficult news, it's essential to do so with care, empathy, and respect.  It might not be as devastating as a life-altering diagnosis, but clients deserve our full attention and compassion.  How has she navigated her life and business through this challenging season? How do we learn to communicate with people going through tragic and traumatic experiences?  In this episode, Julee shares how cancer reshaped her view of real estate, what not to say to someone facing a life-altering diagnosis, and how she built a team that could run without her when she couldn't even walk.   I understand that real estate isn't life or death, but it's the biggest deal to our clients. How we talk to our clients when they're buying their house matters. -Julee Patterson   Things You'll Learn In This Episode  Why words matter more than you think How do we deliver hard news - whether in medicine or real estate - in a compassionate way?  Systems can save your business when you can't In real estate, building a business that runs without us is the goal. How did Julee's illness put that to the test?  Faith, hope, and unexpected healing in a dark season. From strangers praying in grocery stores to finding peace through birdwatching, how has Julee's diagnosis renewed her faith? How has she found moments of comfort, clarity, and even joy?   Guest Bio Julee Patterson is a Managing Broker, Realtor, and Digital Marketing Expert. Her boutique real estate brokerage serves Placer, Sacramento, and El Dorado Counties. A well-connected agent with more than 20 years of industry experience, Julee and her team know the market better than anyone else in town. Not only does she have stellar working relationships with the area's top agents and contractors, she also knows the ins and outs of each neighborhood, coffee shops, restaurants, and more. The first and only chiropractic broker to earn the coveted Certified Business Intermediary (CBI) designation from the International Business Brokers Association (IBBA), she sets the gold standard in expertise, quality, and service. She offers full-service representation, hourly consultation, and “for sale by owner” support; in all service lines her clients can be sure that they are represented by the best. Now, further cementing her unparalleled credentials, Crystal has also earned the new CM&AP certification. This advanced credential recognizes her proficiency in handling the sale of larger practices through complex transaction structures—often involving private equity and other sophisticated investors—an area where many business brokers, focused primarily on smaller deals, fall short. As Lead Broker at Progressive Practice Sales, Crystal has an unparalleled track record of successful sales. Along with an established network for nationwide representation, she brings a wealth of experience, sharp negotiating skills, and a thorough understanding of marketplace trends. A former clinic owner herself, Crystal is uniquely qualified to provide comprehensive support on the many complexities of clinic valuations and practice sales, regardless of the deal size or structure. Her exceptional skills and expertise in closing high-value business deals have earned her the IBBA Platinum Chairman's Circle Award, given to individuals who closed one or more qualified business deals of $10 million and above in total purchase price during 2023—a distinction awarded to only 56 brokers nationwide. Crystal was also awarded the IBBA Deal Maker Award in 2021, 2022, and 2023, given to those who sold at least 10 qualified businesses in the calendar year. The IBBA's recognition highlights her exceptional performance and unwavering dedication in her field. Crystal received her BBA from Baylor University in International Management Information Systems and worked in the non-profit sector before taking over management and marketing for three of her husband Kevin's chiropractic clinics. She then transitioned into roles as Managing Broker and eventually Lead Broker at Progressive Practice Sales. The duo is accused of pilfering over $100,000 worth of merchandise from Target stores across four states. Their charges encompass violations of the Racketeer Influenced and Corrupt Organizations Act. From September 1 to October 17, the women reportedly stole a variety of products ranging from skincare items and electronic devices to baby formula. Their alleged modus operandi included concealing goods in boxes and utilizing the aid of juveniles and accomplices. Hornea is now detained in Cherokee County jail, while Ionita has been apprehended elsewhere. It's also worth noting that Hornea is currently sought after in three different jurisdictions within Alabama. STORY 2: Cherokee County Urges Drivers Not to Use Neighborhood as Detour The intersection at Fate Conn Road and Heard Road, located near Canton, will remain closed until March 1 to facilitate roundabout construction. In response, Cherokee County officials are actively advising motorists not to use the adjacent Park Village Neighborhood as a shortcut. Official detour signs have been erected, directing traffic towards Lower Bethany Road and Old Highway 5. This initiative is designed to maintain safety for drivers, local residents, and the construction crew working on the project. For any queries or additional information about the detour, individuals are encouraged to reach out to the Cherokee County Roadway Capital Program at 678-493-6077. The school board's decision, taken on February 15, 2024, was a close one, with a 4-3 vote in favor of her appointment. Davis, who has been serving as the Superintendent of Henry County Schools, emerged as the sole candidate for the position on January 31. Her selection, however, has drawn varied responses from board members and the community at large. Advocates for Davis highlight her proven ability to enhance student achievement, while critics voice apprehensions about her leadership style and previous performance. Regardless of these differing views, the school board moved forward with the appointment, reinforcing the meticulousness of their selection process. STORY 5: Hufstetler's Tax Cap Bill Clears Georgia Senate The Georgia State Senate has officially passed the Save Our Homes bill, SB 349, with a significant majority vote of 42 to 7. This legislation, sponsored by Sen. Chuck Hufstetler, is designed to cap annual property tax increases at 3%, enhance valuation procedures, and offer much-needed relief to homeowners. Lt. Gov. Burt Jones has been a vocal advocate for this tax reform, addressing long-standing issues related to local property taxes. If this bill receives approval from the House and gets signed into law by Gov. Kemp, it will necessitate a statewide vote. Despite the bill's progress, it faces opposition, notably from the Georgia School Boards Association, which has raised concerns about how the tax cap could limit the financial flexibility of school boards. The verdict against NAR in the Sitzer lawsuit has organized real estate up in arms. But Michael Lissack thinks the decision is the best thing to happen to the industry in 100 years. In fact, he sees the trade association as a criminal enterprise with little value beyond MLS access. Michael is Managing Broker for The Virtual Realty Group, a 100% commission brokerage that operates in 12 states.  On this episode of Listing Bits, Michael joins Greg to discuss the real issue behind the lawsuits against NAR and describe what he would do to make buyer's agent commission negotiable. Michael explains why it's necessary to decouple the MLS from NAR membership and how that would likely lead to bankruptcy for the trade association. Listen in for Michael's provocative take on why associations don't deserve a way forward in a world where MLS access is open to anyone with a real estate license.   What's Discussed:   The real issue behind the lawsuits against NAR and several real estate brokerages What Michael would do to make buyer's agent commission negotiable Why the DOJ takes issue with mandatory membership in NAR for MLS access How decoupling the MLS from NAR would impact everyday REALTORS What decoupling the MLS from NAR membership would do to the trade association (and what NAR might do to demonstrate its value and rebuild) What it would take to decouple local, state and NAR membership Why Michael believes a real estate license should be the only requirement for MLS access Running MLSs as not-for-profit organizations vs. for-profit entities Greg's thoughts on providing a way forward for associations by compensating them for the work of building the MLS Why bankruptcy might be apt for associations who don't provide value beyond MLS access   Connect with Michael Lissack: Michael.Travel Michael on LinkedIn   Resources: Sitzer v.
