Do you know if you have a lien against your property? Well, Rick Cenname from Equity Title says, now is a good time to check and make sure your title and your property is in order. Review your title often to ensure there is nothing affecting it or recorded against your property. Title companies such as Equity title can run a property profile for free, the property profile report is computer generated with tons of information that can be up to 13 pages long. The important thing a homeowner should do is to verify their own information to ensure its correct and that there is nothing recorded against the property. Those who own their home outright are more vulnerable to fraud as there are not second set of eye. Fraud is very prevalent and this will help minimize this. If there is anything found on the property profile the title company will create a lien summary. The demand for homes is still high! It looks like we are down 118 single family homes this week at 4,010. We put 844 homes in escrow and closed 703 homes. The median sold price is $345,999 and the sold square footage at $182.54. The days on market went up from last weeks number 31 to 39 meaning there are homes that are over priced. Let's first take a look at the week of Thanksgiving, there were 4,362 single family homes available and 724 were in escrow, while 781 were sold. When it comes to this week, the number of houses have dropped to 4,128 with 615 in escrow and just 496 sold. The median sales price for this week was $339,950 with $182.67 per square footage. Let us start crunching some numbers, here we go! So, for November 19th and again this just single-family homes. Currently on the market we have 4,545 homes and down by 129, inventory keeps shrinking. In escrow the last 7 days we put 829 homes in escrow, and we closed 774 and both of those numbers are up from last week. We saw 166 homes withdrawn its been floating in the mid one hundred for a long time. The median sold price was $348,711 and that is up by $3,835 and again though we must remind you guys that we only do a week worth of data, so it is a small sample size. But $348,711 is a nice median price and the median sold price per square foot is 183.67 which went down a little. Stay tuned to hear more! Thanks for watching! First question, what if anything are you doing differently to get homes sold today in COVID, crazy world and is there a new trick or sales tactic that’s working especially well? The short answer is no, but the good answer is in today's market, we have to make sure sellers follow protocols and make sure that we are showing houses in a proper factor but the rest of the things are mostly true methods we have used year after year. That is make sure that the home is ready to be sold and that there is no clutter, that it is clean, that everything works, and make sure it presents in the best possible fashion. Much access to the home as possible and most importantly make sure you price it right. Another thing that we do for a seller and help get them sold including right now. We have seen the loan business / mortgage business it is crazy busy right now and doing a ton of refinance, there is so much business all the way around. John read a headline from CNDC on their website that mortgage lenders are making the most money and being super business and it is true according to John. As soon as we reopened (Las Vegas) and how interest rates fell too, it led to a fire under the mortgage industry. It is also having an impact as real estate agents in transaction time, they are stretching. We have heard that lenders promise they can meet those deadlines and they blow right passed that. In escrow we have 711 single family homes in escrow this week, it went up by 38 from the week before. 362 homes closed this week and went down by 26 from last week. 157 homes were withdrawn from the market and it went down by 14 from the week before that but that is good thing, we are starting to see the market become more normal. Right now, we are at a good place with interest rates they are very attractive, and we are at a very low level and far lower than what we were a year ago in interest rates. It is interesting on what the federal reserve is doing they are really supporting the bond market for mortgages and other forms of borrowing. Which is allowing interest rates to stabilize due to everything that is going on there is issues beneath the headline of mortgages. Part of determining what interest rates are is profit streams of a mortgage, there is the interest rate profit itself and there is a second part which is the long-term servicing premium for that mortgage. Things are moving super-fast and violently, that is not a good sign for interest rates and here is why lenders get interest rates that are set for the morning and they last about two days and it rechanges slightly on a daily basis. In the last couple of days there has been multiple changes per day meaning going higher and higher again and going lower and then going back to higher again. TARP funds have come back and there is something that the audience needs to know about it is a program that has been reactivated and it is called Hope Brings You Home Program this is a down payment assistance. It is using the money that came originally from the TARP funds that were allocated to the state of Nevada. If you go back to the time of the crash as part of the government efforts to stabilize the nation ultimately, they distribute funds out to the hardest areas in Nevada. They allocated about $55 million to our market and that money did not get used to actually help people during the time of the crash there was money left over and was not spending it. So, the state ended up in a position where they did not spend it and either had to return the monies back to the federal government or use it in an appropriate way. Stay tuned to hear more! There is a contract that attorneys come up with and it is called the decree for a married couple getting divorced. There are specific terms that divorcee need to be thinking about and the first thing to say to yourself is that if you are actively in the progress of getting divorced and are legally married still but not yet divorced you are kind in limbo. A mortgage will look at you and say until you are sort of future obligation and responsibility are laid out on and agreed too. Lenders can actually give you financing recently John has had a number of people approach him and ask him “I know I am divorcing and I would like to buy a house and can I do that without my spouses involvement.” It comes down to play a piece on the community property aspects and a property state like Nevada the house has some level of ownership of that property if it is purchased in the time of time of the marriage. Sometimes it is not always best to refinance your loan what you need to look for in the mortgage is more than just your monthly payment. The most common reason John tells them is not to refinance is that the client will not receive a benefit from it in the refinance in real saved dollars. Idea here is yes you can refinance your loan possibly lower your interest rate and save some money on your monthly payment. But if the dollars you are spending to do that refinancing which is very commonly not thought about because it is hidden in the equity of the house. Your loan balance is going up is part of the refinance that is the most common way for a refinance. If you look how long, it will take you to break even on your refinance and how long you told the lender how long you are going to live at the property sometimes it isn’t worth going through that trouble. The reason why you need to have so much paperwork turned into your lender is to prevent bad things from happening to the real estate industry and housing market overall. Lenders came out with a rule to make sure that lenders are only giving loans that are relatively safe to give. That means lenders must evaluate all characteristics that borrowers that go into their ability to pay back this money and they have basically drawn up a box that requires everyone to show that they are inside the box via their paperwork. It doesn’t matter if you have an 800-credit score and you are prefect lenders still need to prove your income, prove you still have the money and have to prove that you have paid your bills on time. The recent recession was horrible, and John has a regular conversation with the consumers right now that are receiving possible information about the recession that is might be coming. The circumstance that allowed for 2008 to happen and for the home values to drop as down as they did, and the devastation of the economy as a whole is not replicable today for that same reason. The financing is not available to have that many unstable borrowers. The market over the last 100 years been able to manage it. If you look at the downturn in the late 80’s or early 90’s where there was by “definition recession” the Las Vegas community didn’t even feel it hence maybe why we fooled our self’s and thinking well nothing will happen here we are “recession proof” but that is not the case in 2008. Fannie Mae and Freddie Mac are grantors of 50 percent of mortgages that are active here in the United States. If you think about number wise there is roughly about $10 trillion of dollars in mortgages out there. Fannie Mae and Freddie Mac are about $5.5 trillion dollars’ worth of mortgages that they grantee. When the crash happen in 2008 they encounter difficulties and our federal government had to take over and back stop them, they provided money to them to keep them going. But effectively they created it for us citizens to have a stable continuous mortgage market. There is a global competition for those dollars, when you look at the competition you get the most out of your money here in the U.S. As interest rates in Germany, E.U. and Japan they all fall, and they are actually right now negative. Which means you give them ten dollars and they give you back nine ninety-five. That is concept you get less money when that note becomes due when you gave it to them. Things you shouldn’t do while purchasing a home and here are some examples. One thing that John as a lender deals with a lot is that client will say I am going to fix my credit before purchasing a home. The credit score system counterintuitive and Johns recommendation is don’t do it until you consult with an expert. Getting that advise before the client starts messing with their credit is well worth the time. John sees people waste their money when they are trying to fix their credit, or instead they injure their credit further and making the credit score drop to a lower number. Next is not getting pre-approved before beginning the house shopping, getting pre-approval is valuable to the consumer because it will avoid potential pit falls that you didn’t know about and forget to tell your lender. When a lender can see your documentation and through it in full detail it gives them the chance to prevent the client from wasting their time. Thanks for watching! When people do a mortgage on their home for the last 10 years they sit down with their lender and the lender might have a variety of programs. But the buyer is saying “I just want a 30-year fix don’t mess with me or play with me, I don’t even want to talk about the other programs this is what I want.” John talks about the variety of loans out and why you might want to consider some other options. First of all, 30-year fix that is standard for safety, stability. 15 and 30 are the two most traditional to pay off your home. From the lender world the most common reason why someone will ask for a 15 year is because 15-year interest rate is a little bit more lower than 30. Self employed buyers are a unique group but not here in Las Vegas there is a lot of small businesspeople in town. They don’t have that W-2 to turn in to John what they provide is usually a financial report from their business and that financial report might not show as much income. Cash flow might be different than profit but there are programs out there. There are regular conventional products too as well as governmental loans that can go through full documentation might be more of a swing to try to get all the documents that the lender might need. But there are some products coming out now for the self employed borrows that have been in business for 2 years and some can go with bank statement programs if they can’t show it on paper. John Ingram with Axia Home Loans talks about what happens to a mortgage if spouses get a divorce, and if one of them wants to stay in the home and take over the payments. John sees a lot of divorce decrees in his profession. Some decrees reference what happens to your residence and mortgage should you get a divorce, and some don’t. Staying in the home after a divorce can be a big financial burden. If you are in a situation where you might be using new alimony or child support in order to qualify for that home, this can be problematic also. There are hurdles to come over. Some traditional mortgages out there have built in rules for where you need to proof that you have a track record of actually receiving those dollars in alimony or child support, before it becomes sort of qualifiable income in a mortgage. It’s important to be giving yourself the time needed to meet those requirements prior to being forced to try to refinance the house or to force to sell the home. So based on your decree and financial responsibility, it is possible to stay in your home.
