Mark Hanf, CEO of Pacific Private Money details the latest on transitional loans and Realtor Michelle Baylog answers the question; when did it get so expensive to live in the Bay Area and is there a bubble? You should see professional consultation for your individual tax and legal situation. Steve Moskowitz: Welcome. This is Steve Moskowitz, and welcome to Practical Tax. I'd like to introduce you to my friend, colleague, and go host, Chip Franklin. Chip Franklin: Steve is recovering from COVID. It's good to see he's got some rose in his cheeks, which is nice to see as well, it's one of the byproducts of this. What's interesting Steve, I love talking with you, because of your passion for taxes. I was looking at when you were on some of these sports shows, and we'd bring up luxury taxes and stuff, and just how you get into it. At the end of the day, taxes are about people. We all have to deal with them. We all benefit from them. They can do wonderful things for our society. We all have criticisms and worries about that, too. Real quick, you came here with all your possessions in a box, to San Francisco. Steve Moskowitz: I moved to San Francisco many moons ago, with all my worldly possession in four cardboard boxes. I bought a one way ticket from New York city to San Francisco, and said, "Here I am. I'm going to get my fancy, advanced law degree, specialization in tax, and see what I'm going to do with it." I liked San Francisco, decided to stay, and that was many years ago. Chip Franklin: You've turned that this business from an accountant/attorney into an outreach for people that covers everything from cannabis, as we just heard last episode, to cryptocurrency. It fascinates me. There's other people here in San Francisco, that we've met, that have an interest, obviously, in people, and money, and helping them through periods like that. Joining us right now is a CEO for Pacific Private Money, and a good friend to both of ours, and we've been with before, and worked with before, and that would be Mark Hanf. He joins us here, on our Practical Tax podcast. Hello Mark, good to see you, my friend. Steve Moskowitz: Hi Mark. Mark Hanf: Gentlemen, how are you? Steve, sorry about your voice. Steve Moskowitz: I'm very much looking forward to getting it back, because why'd you say, who's that guest host you have on? What happened to Steve? Chip Franklin: I think the ladies think it's sexy. I think it's a male version of Brenda Vaccaro happening right there. Mark Hanf: A little bit of Rod Stewart going there. Steve Moskowitz: Thanks guys. Chip Franklin: Explain to us about your business. You guys have two parts of your business, and we'll talk about both of them, but tell us a little bit about what hard money is, and what you guys do. Mark Hanf: The term hard money is a little bit dated. Usually 20 years ago, the hard money guy was the guy that everyone knew in town, that if you were in a pinch, you can go to him for money. As long as he thought you had real estate worth enough capital, he'd lend you the money. I started Pacific Private Money 15 years ago, and even now, we prefer the term alternative real estate provider. Essentially, what we do is, we use private capital from investors, most of whom are right here in the bay area, and we make short-term bridge loans to people, to help them either buy their next home when they're trying to compete with ca...

When you are utilizing a computerized software system to do your bookkeeping, it will save you time if you are taking advantage of all the bells and whistles it has to offer, but how do you know that everything is getting classified in the proper accounts?  One of the tradeoffs you have when you are using functions such as bank feeds and automatic data entry is that you need to make sure you are reviewing all of your transactions for accuracy.  In today's podcast episode, I cover one of the most important reports you can review to ensure all the transactions you have going into your financial statements are categorized in the right accounts.  This is a simple report to generate, and it won't take you too much time to review, especially if you are able to work on your bookkeeping on a monthly basis so that you have accurate financial statements to review.  You know I always recommend you keep up with your bookkeeping and reconcile your accounts on at least a monthly basis.  When you do this, you are able to make smart business decisions in real-time for your business rather than having this information months after the tax year has ended, and you no longer have the ability to be proactive about your business decisions.  Whether you are a self-employed individual, a solopreneur, entrepreneur, mompreneur, freelancer, small business owner, a remote, virtual, online, or in-house bookkeeper, or a virtual assistant or VA, having the knowledge of this easy-to-generate report and understanding how simple it is to spot errors will give you even more confidence that you are doing your bookkeeping accurately.  To celebrate my upcoming 100th podcast episode, I am giving away a four-week business strategy and coaching package to one of my lucky podcast listeners.  If you'd like to be entered in the drawing, you need to sign up for one of my free consultation sessions by September 3rd, 2022.  You can go to https://www.FinancialAdventure.com/contact-us to schedule your session today.  These tips are essential whether you are using a computerized software system like QuickBooks, Xero, Wave, or FreshBooks for your business finances; or doing your bookkeeping manually with an Excel spreadsheet or even a Google Document… Schedule a free consultation, and we'll work together to dive into where you'd like to see yourself and your business in the future.  We'll create a laser-focused plan including which action steps you need to take to get you started on the path to success: https://www.financialadventure.com/contact-us The Strategic Bookkeeping Academy, including Bookkeeping Basics, is open for registration!  You can learn more and sign up here: https://www.financialadventure.com/sba Grab Your FREE guide:  5 Essential Strategies For Stress-Free Bookkeeping: https://www.financialadventure.com/5essentials Your FREE Online Virtual Bookkeeping Business Starter Guide & Success Path is waiting for you: https://www.financialadventure.com/starterguide Apply to join the Mastering Your Small Business Finances CEO Mastermind or the Elevate Your Bookkeeping Business GROW Mastermind group: https://www.financialadventure.com/mastermind Looking for a payroll solution for your business?  You can get an exclusive 15% discount on your payroll services when you sign up here: https://www.financialadventure.com/adp Looking for an extremely beneficial online bookkeeping resource?  Join us in our Mastering Your Small Business Finances Membership, where you can ask questions and get answers regarding your specific business.  We dive deeper into the topics on this podcast and provide additional resources and accountability: https://www.financialadventure.com/mysbf Sign up for a virtual coffee chat to see if starting a Bookkeeping Business is right for you: https://www.financialadventure.com/discovery Join Our Facebook Community:  https://www.facebook.com/groups/womenbusinessownersultimatediybookkeepingboutique Are you a bookkeeper looking to start, grow or scale your bookkeeping business?  Join our FREE bookkeeper community here: https://www.financialadventure.com/bookkeepercommunity QuickBooks Online - Save 30% Your First 6 Months: https://www.financialadventure.com/quickbooks Show Notes:  https://www.financialadventure.com This podcast is sponsored by Financial Adventure, LLC ~ visit https://www.financialadventure.com for additional information and free resources.

Something a bit different this week as Alexa is joined by two guests. Cat Ogden is a singer and vocal coach who specialises in singing for mental health and wellbeing, and she is alongside founder of Sing Now, Sarah Joyce. As you'll see from the episode title, congratulations are in order as both guests on Singing Teachers Talk are expecting, so the topic of conversation today is all around understanding pregnancy for the singer and the self-employed.   KEY TAKEAWAYS In Dr Catherine Gardner's report, she notes that the common physical experiences of pregnancy such as nausea, vomiting, breathlessness, swelling, reflux, difficulty sleeping, and fatigue were sometimes made worse by singing. Cat experienced debilitating sickness while pregnant with her second child which led to vomiting, weight loss, and hospitalisation. As someone who is self-employed, there was nobody to fall back on while she was ill. There was no one else to take her students' lessons and she had to do it all herself.  The vomiting she experienced while ill affected Cat's voice but she was able to find support from Pregnancy Sickness Support, which is linked in the notes below.  The positive impacts that pregnant women brought up in Dr Gardner's research included greater breath awareness, reduced performance anxiety and the ability to refocus priorities.    BEST MOMENTS ‘I was literally vomiting either side of lessons'  ‘Acid reflux through trimesters 1, 2, and 3 was a really big one for me'  ‘When it comes to performing I'm more relaxed than I ever have been'   EPISODE RESOURCES  BAST Training    Guest Website: sarah-joyce.co.uk sing-now.co.uk catogdensinging.com   Social Media:  @sarahjoycesing @catogdensinging   Relevant Links & Mentions:  Singing Teachers Talk Podcast: Episode 55 - Teaching Singing for Mental Health and Wellbeing with Cat Ogden: https://open.spotify.com/episode/7EE00DU5gciDilLMAfq1SG?si=50834e119d7141e8 Dr Catherine Gardner: singingfortwo.com Vocal Health Education: vocalhealtlh.co.uk Pregnancy Sickness Support: https://www.pregnancysicknesssupport.org.uk/; @pregnancysicknesssupport Medication List: https://ncvs.org/prescriptions/ Happy Mum Happy Baby Podcast: https://open.spotify.com/show/1q5dLwCTmrU4XNEy8cXyBX?si=c046318def5344e8 ABOUT THE GUEST  Sarah Joyce: On graduating from Guildford School of Acting in 2008, Sarah made her West End debut in Zorro at the Garrick Theatre, covering and playing the lead female role, Luisa. This week Frankie Tortora and Steve Folland have a chat in response to a question from inclusion and equality consultant Beth Cox. She says: “How do I get into the zone earlier in the day?Pre-child my working hours were 10-7, with my best work done between 3 and 7 - it took me that long to really get into the flow. The thing I've struggled with since having a child at nursery and school is that I tend to hit the elusive 'flow' approximately 20 minutes before I have to pick up my child. Pre-child I could have leant into it and created my best work, but now I have to drop what I'm doing and take another day to get back into that zone again (if at all). When I mentioned this in the DIFTK community, Tori Beat felt the same. She said:"I get so frustrated when I feel like I'm about to have a mild epiphany and then POW, it's pick up time. It's akin to when one of those magicians whips a tablecloth from underneath a beautifully laid table but, instead of leaving everything in miraculous good order, EVERYTHING IS SMASHED ALL OVER THE FLOOR. And I've got to tidy up."It is so frustrating, and I just don't know how to change it. Even now, I've got a clear day for focused work but it's only 10am and I'm clearly very distracted. My son goes to a childminder two days a week after school so I do have two 'long' days, but even then the flow doesn't happen until about 4pm (I rarely get it on the short days). I'm a solo parent so can't take turns with a partner to just work through, and rarely get child-free time other than that I pay for, which doesn't help. HELP. How can I take less time to get in the zone of doing my best work?” What would your advice be?
