Should you pay off student loans or invest in real estate? This is the question Tom Keating had to ask himself back in 2018. At the time, he had no real estate investing experience and only picked up The Book on Rental Property Investing by chance. He still had student loans but decided to spend his savings (which could have made him debt-free) on the down payment for his first rental property. Now, just six years later, Tom has an entire real estate portfolio of passive and active investments and is free from his W2! If you've got some form of debt—student loans, credit card debt, medical debt, etc.—you might think you can't invest in real estate, but you'd be wrong. In today's episode, Tom breaks down the simple equation you can use to figure out whether you should pay off your debt or invest. Tom took the path less traveled, and now, he's benefiting from it, being able to go anywhere in the world, live where he wants, and control his schedule. Tom also shares a simple yet unbelievably valuable way to find the hottest real estate markets and areas to buy rental properties. The best part? The data he uses is FREE, and you can copy his same strategy to get cash flow, appreciation, or a bit of both! In This Episode We Cover Whether to pay off student loans or invest and the simple calculation you can use to decide The super simple way to find hot real estate investing areas with appreciation potential Quitting your W2 job and becoming a full-time real estate investor, even with a small portfolio How to diversify your real estate portfolio with both passive and active investments Why Tom invests across multiple states (and strategies) instead of drilling down on one area And So Much More! For episode 42 Liv brings you the tale of the most important art forger of the 20th century, Tom Keating (not to be confused with the football player of the same name.) Nicole takes us on an emotional rollercoaster with two stories of sweet puppies that as sure to bring joy to your heart and a tear to your eyes. And for our first mocktail of damp January, we kind of just flew by the seat of our pants when coming up with it, so if you hate it please don't hate us. This is Stephen Schmidt from the Gazette digital news desk and I'm here with your update for Thursday, August 18. It will be a little hotter Thursday with a chance for rain in the evening. According to the National Weather Service it will be mostly sunny in the Cedar Rapids area with a high near 85 degrees. On Thursday night there will be a 30 percent chance of showers and thunderstorms. Otherwise, it will be partly cloudy, with a low of around 64 degrees. Drivers traveling south on Interstate 380 should be prepared for a significant change Friday morning as an old ramp closes and a new flyover ramp opens — a big milestone for the massive reconstruction of the Interstates 80 and 380 interchange. The existing loop that connected I-380 southbound to I-80 eastbound will close permanently as the new flyover ramp opens. The exit toward I-80 eastbound will now be about half a mile earlier on I-380. This is the last of the loop ramps to close within the interchange, and it is the second flyover ramp to open. The flyover ramp uses a new, elevated bridge. The Iowa DOT anticipates some initial confusion with the exit toward I-80 eastbound — Exit 0A toward Iowa City — being about half a mile earlier. For drivers, that means the exit toward Iowa City will now be before the exit for I-80 westbound. The westbound exit — Exit 0B toward Des Moines — will remain in the same location. The number of COVID-19 hospitalizations dropped 24 percent in Iowa in the past week, and the number of new cases also decreased by double-digits. As of Wednesday, 244 Iowans were hospitalized with COVID, down from the 323 hospitalizations reported the previous week, according to the U.S. Department of Health and Human Services. In the past week, 4,921 new virus cases were reported, down from the 5,660 cases reported last week, according to the Iowa Department of Public Health. The Iowa High School Athletic Association and the Iowa Girls High School Athletic Union confirmed Wednesday that high school students may now earn monetary compensation from the use of their name, image and likeness (NIL). Iowa becomes the 15th state to approve high school NIL, which was instituted at the collegiate level nationwide last year. There are some restrictions on NIL for high schoolers. The compensation can not be tied to specific athletic achievements, the compensation cannot be intended to convince an athlete to attend a particular school, or to remain enrolled at a school. And the compensation should not be provided by the school or an organization associated with the school. The guidelines, IHSAA executive director Tom Keating said, “aren't meant to be heavy-handed or punitive in nature. We needed to give students some guidance, some things to think about, as we go forward.
Meet the author of a different kind of war memoir. Tom Keating has written Yesterday's Soldier about his experiences about his coming of age in the turbulent 1960's. On his way to becoming an ordained priest, a series of life altering detours places him in Vietnam. There he is trained as a war-fighter, only to have a greater battle with his conscience. As he aptly says, “ My book is dedicated to all who object to waging war and do the hard work of waging peace.” It's a tale well worth sharing.
A chronicle of his days as a soldier.
This week journalist Aoife McDowell chats with Tom Keating VP, Essentials and Site Leader at Proofpoint Northern Ireland. They discuss the company's journey with diversity and inclusion and why it has now become such a vital part of the organisation.

Wednesday morning, Gov. Kim Reynolds gave the green light for high school summer sports in Iowa. Within hours, the state’s governing bodies for interscholastic athletics proceeded. As a result, high school baseball and softball are all systems go. According to the Iowa Department of Education, team-organized practices for baseball and softball may begin June 1 “unless circumstances dictate a change in date.” Games may begin June 15. In both cases, a long list of mitigation efforts are required — in the words of the Department of Education — “to help ensure player, coach, and spectator safety during games.” After Reynolds’ announcement, the IGHSAU board of directors and IHSAA board of control met, and both voted to approve resuming the 2020 summer seasons under Department of Education guidelines. In this podcast, The Gazette's Jeff Linder, K.J. Pilcher and Jeff Johnson react to the news and discuss ongoing questions about what this season will look like. In 1966, he played for the AFL's Miami Dolphins. From 1967-1970 he played for the AFL's Oakland Raiders, mostly as a backup as he recorded only 4 career starts. The Raiders defensive line of that era was Ike Lassiter, Ben Davidson, Tom Keating, and Dan Birdwell, a group who set the NFL sack record (broken in 1984 by the Chicago Bears), so Dotson did not get a lot of playing time, although he played in most of the games while with the Raiders.
