Send us a textMelanie Leech CBE, British Property Federation CEO joins Anna Clare Harper. In Anna's words:‘35% of no new homes is still nothing.'People love to blame planning for our housing crisis. But it's only half the story. You also need to:Tackle construction cost inflationManage skills and labour shortagesNavigate new regulations (eg building safety, net zero)Make the numbers work with 35% ‘affordable' requirementsI loved chatting with Melanie Leech CBE, Chief Executive of the British Property Federation, about the blockers and opportunities in real estate today.Melanie is one of those rare leaders who instantly earns trust: diplomatic, clear and genuinely passionate about making things better - not just talking about it. Key takeaways include:Policy stability matters as much as policy content.Housing remains investable and is evolving fast. Those who understand new delivery and ownership models (e.g. for-profit RPs, JVs) will unlock huge opportunities. The new Building Safety Regime is a major bottleneck. Emerging leaders must understand how these rules affect delivery timelines and project viability.Guest website: https://bpf.org.uk/about-us/board/Guest LinkedIn: https://www.linkedin.com/in/melanie-leech-58053218/Host LinkedIn: https://www.linkedin.com/in/annaclareharper/Host website: greenresi.com

On this eye-opening episode of Fishing the DMV, we dive headfirst into one of the most controversial topics in the sport today—is Forward Facing Sonar (FFS) really to blame for the current issues in bass fishing tournaments?I explore the conversation from all angles by breaking down recent articles, analyzing YouTube commentary, and—most importantly—digging into five years of tournament and sales data to examine the rise of FFS and its true impact on state-level bass circuits. But that's not all—we're also connecting the dots on how technology and affordability are reshaping bass fishing access for younger anglers. July 28, 2025 - Season 16, Episode 2 of The Terrible Podcast is now in the can. In this Monday morning show, Alex Kozora and I get right to discussing the health of the Pittsburgh Steelers with four training camp practices now in the books for 2025. Alex and I discuss Steelers RB Cordarrelle Patterson still being on the roster through four training camp practices. (UPDATE: Patterson announced he was released by the Steelers right after the show wrapped up.) We discuss the Steelers adding veteran S Chuck Clark more in depth during this show and if that means the team will wind up keeping four safeties on their 53-man roster to start the 2025 regular season. The Steelers announced their 2025 Hall of Honor Class over the weekend, so Alex and I discuss this year's three new members, Joey Porter, Ben Roethlisberger, and Maurkice Pouncey. We also talk about Pouncey's chances of being voted into the Pro Football Hall of Fame at a later date. The Miami Dolphins have now revamped the contract of new S Minkah Fitzpatrick since the Steelers traded him, so Alex and I go over the details of what that looks like. With Steelers T Broderick Jones being banged up now in training camp, Alex and I discuss his status this summer and the same with fellow starting T Troy Fautanu. We discuss T Dylan Cook getting extra reps at left tackle with the first and second team offense on Sunday. Kyle Brandt had two great interviews with Steelers QB Aaron Rodgers and HC Mike Tomlin on the NFL Network over the weekend, so we recap those during this show. We focus a lot on what all Rodgers had to say to Brandt and specifically what his rebuttal to the recent criticism he received from Hall of Fame quarterback Terry Bradshaw of Fox Sports. We go over what Tomlin had to say about his long non-losing season streak. Later in this show, Alex and I look ahead to things we will be looking for once the Steelers resume training camp practices on Tuesday and how the team will begin donning pads this week. Alex and I then attempt to quickly recap a few notable things that a few other various Steelers players had to say since our last show. This 85-minute episode also discusses several other minor topics not noted in the recap, and we make sure to answer a few listener questions at the very end. steelersdepot.com Learn more about your ad choices. The growing usage of AI deepfakes has been for a number of different reasons… Whether it's just for fun, or to jeopardise someone's career, these AI-generated images, videos, and voice recordings have become more accessible and easy to make. Deepfakes have been used for financial fraud, during election campaigns to taint the reputations of mostly female candidates, and also to spread propaganda and misinformation. However, Denmark has proposed a law to grant individuals copyright over their own face, body, and voice. Although the move has been hailed as world-leading, and a step forward to address the harms of AI deepfakes, it has drawn criticism for not being effective enough. It has also provoked concerns about the act of copyrighting one's likeness to the same degree as intellectual/artistic property. Producer Faith spoke to Professor Alex Sims from the University of Auckland's commercial law department about the proposition, and its effectiveness.

In this episode, we break down the two main categories of MMI questions—ethical dilemmas and totally random curveballs—and give you the exact strategies to impress your interviewers and stand out in the applicant crowd!____________Don't walk into your PA school interview without practicing first. We highly recommend doing a Mock Interview with someone who's actually worked in PA admissions—because generic feedback just won't cut it. When that first invite hits your inbox (and it will because you're awesome!), make sure you're more than ready with our Mock Interview prep!Keep up the amazing work future PA!Katie & Beth
In this special edition of Tunnel Vision hosts Ryan Abraham and new intern India Otto are in studio and joined remotely by Trojan fourth year defensive lineman Devan Thompkins who came to USC in the class of 2024 out of Edison High School in Stockton. Thanks to House of Victory, the 6-foot-5, 293 pound defensive tackle from Northern California joins the show to talk about his journey to USC, how he has built up his body over his college career and what has changed working with new strength coach Trumain Carroll, switching from basketball to football, what he learned from playing in all 13 games last season and how he expects to build on that during the 2025 season. New defensive coordinator D'Anton Lynn improved the Trojans on that side of the ball, but USC had limitations on the defensive line. Expectations are high with bigger, stronger bodies along the front seven including players like Thompkins who are expected to make bigger contributions. The interview with Thompkins was conducted in conjunction with House of Victory, an alumni-backed nonprofit collective dedicated to providing a competitive edge in the NIL space for University of Southern California student-athletes.
