Episode 041 - Buyer Survival Guide Guiding clients through transactions is hard. Keeping track of the steps--who to call, when to jump, etc.--makes you an expert. Imagine how your client feels. Anxiety, stress, and fear can dominate their thoughts. In this episode we'll talk about helping buyers prepare for the various transactional steps--and potential pitfalls--at the beginning of the transaction. We use a checklist for buyers to show them the steps, along with some of the pitfalls, so they're ready when things start happening. How long does it take to become a Christian? Does it take years? Does it take months? Does it take days? Does it take hours? Actually, it can happen in an instant. Whatever sin you’ve committed, Jesus died for you on the cross and bore the judgment of God in your place. You can be forgiven of that sin right now. God promises you that. Some people live double lives. They think they have everything covered up, that no one knows. But God sees everything. He knows about everything we say and do. There are no secrets with God. Maybe you have a secret sin right now. God knows all about it. The Bible says that “if we confess our sins to him, he is faithful and just to forgive us our sins and to cleanse us from all wickedness” (1 John 1:9 NLT).

Episode 008 - Locked In - Appraisal Issues During COVID-19 Real Estate "Locked In" Between The Lines! Since we're all quarantined and socially distant, we're releasing several short episodes to guide agents during this unusual time. On our first episode, we cover appraisal-related issues happening right now. We discuss immediate concerns with inspections, value, fees and how lenders and the government are allowing alternative methods to value property. SHOW NOTES 01:30 – B is RUDE! Introduce Cate & Christian 02:20 – A large portion of appraisers are not wanting to inspect the interior of homes right now. Slow turn times on reports and maybe higher fees. More risk for appraisers. 03:15 – Agents, talk to your lenders about how they are dealing with this issue. 03:30 – Fannie & Freddie announcement on 03/23/2020. They are allowing some lending products to use a drive-by or desktop type appraisals. FHA & high-risk products are still requiring an interior appraisal. (UPDATE: After the recording of this episode, VA revised their rules to allow drive-by reports. See the show links for that info.) 04:30 – What is a desktop appraisal scenario? Likely a person that is not an appraiser to view the exterior and comps and provide some data to an appraiser that is sitting in front of a computer screen. 05:00 – Concern: will the non-appraiser catch things from the outside that a trained appraiser would likely catch. 05:20 – Drive-by appraisal scenario: appraiser does the exterior viewing of the property 05:30 – Good: appraiser won’t see the “bad” parts of the interior of the property. 06:25 – Bad: appraiser won’t see the “good” parts of the interior of the property. Value issues? Send list of upgrades and updates, pictures of the elements should be sent to the appraiser. 07:00 – Appraisers are considered to be essential services as of 03/26/2020 in the state of Indiana. 07:40 – Watch appraisal fees if desktop or drive-by appraisal is completed. 08:15 – Now you might actually get to talk to the appraiser. Good or bad? Help appraisers during this time with information. 09:00 – Christian: Does this apply to home inspectors? Every inspection company is doing something different. Ask the inspector on how they are handling it. 10:35 – Tips on preparing your home for appraiser (and inspector): Leave a bottle of Captain Morgan. 11:05 – Get home showing ready. Turn on lights, open doors, crawl space and attic openings. Leave a ladder. Make it so we don’t have to touch as much as possible. 11:50 – Good for the homeowner too. Appraiser may transmit something the more they touch. 12:45 – Communicate with appraisers to find out what they need. 12:57 – Have PATIENCE with appraisers! It might take a bit longer, have more questions. Appraisers are not trying to be mean. They have genuine concerns too. 13:28 – Set appropriate expectations for clients. What type of appraisal. How do I know if I'm really a Christian? Does it all depend on how sincere I am or how strongly I believe? Can I even be sure or would that be presumptuous? The clue is in the title....
On today’s episode, Pastor Scott steps aside from his systematic theology discussion to look at James Cameron’s Discovery channel program ‘The Lost Tomb of Jesus’. He fields’ questions from callers that deal with: Matthew 24 – Why is the KJV the only translation that uses the word ‘pestilence’? What is the best response to someone who claims that Joseph and Mary cohabitated before Jesus was born and that it disproves the Immaculate Conception? Where is the best place to draw the line in appropriate places of employment as a Christian? Does the Bible say that we can “speak things into existence”?
Have you seen the movie Footloose? It's about a youth who just moved into a very strict Christian community where he is signaled out as a troublemaker, almost instantly because he didn't adhere to the "Christian" principles of the town. He was essentially "shunned" because of it. That movie is based on real scenarioes that have occured for some poeple, becuase there are certainly Christian communities that stress certain rules and regulations amongst their members, such as don't drink, don't gamble, don't dance, don't be associated with known sinners, and etc.These religious expectations amongst some Christian circles have led many nonChristians who have interacted with such groups to assume that these rules are the norm amongst all Christians. They have thus become Christian stereotypes. Brett Shoemaker has made a list of ten Christian stereotypes that he hates. Andy grills him to find out if these stereotypes are in fact things that Christians should uphold and obey as commands from God, or if these Christian stereotypes fall into the realm of Christian freedom. If these stereotypes are NOT in fact mandated by Scripture, and if these stereotypes have become unnecessary burdens or divisions for nonChristians to hear and receive the Gospel, then how should Christians respond who DON'T fit these stereotypes? And if a Christian DOES fit these stereotypes, how should he or she respond to them if they aren't in fact Scriptural mandates for everyone. Andy shares many comments from Christians who disagree with Brett's list of stereotypes, many of whom thought Brett was a nonChristian mocking Christianity when he wrote this list. What does it mean to be a Christian? Does it mean that we’re more moral than non-Christians, or that we can do whatever we want because we’re forgiven? Instead of either of these extremes, we believe that being a Christian means being dead to sin and alive in Christ. Being a Christian does not mean our lives are free from pain and suffering. However, being a Christian DOES mean that we are well equipped to handle all pain and suffering much differently than the unbeliever. We believe and can take comfort in the fact that God is in charge of all things. He will never leave us, but rather, will make all things work for our good.
