Author Brian Sallerson leads Ray and Markus through the path he took to writing his first book, Island Music: The History Of AIR Studios Montserrat, an essential history of an important recording environment in paradise! A unique jewel in its time, AIR Montserrat, built and run by Sir George Martin, as part of the era of destination studios, has fascinated many, including Markus and Ray.How and why Brian came to the project via an epiphany of sorts is discussed, and he explains how he went from looking into Martin's Caribbean recording oasis to visiting it in its current state. Beyond the glitz and glamour, he found the deeper stories of the studio; it's equipment and construction challenges, and most importantly, the people. Whether they worked at the studio or not, the people of the island made every artist's journey a better experience. If you have a skill set that you would like to work on to become world-class in your career, what would it be? How can you thrive in a fast-paced, tough competition, and demanding industry? Join John, Albie, and Jay in this powerful honey badger agent attraction q&a episode of discussing the constraints, knowing skills that help you succeed, and articulating the process to achieve your goals.  They talk about the biggest challenges in the coming 12 to 18 months and strategies to overcome them. You have to position yourself as an expert that's coming from a place of adding value and contribution. Help shift the mindset of sellers and buyers by communicating and aligning to what they want to do. Albie gave effective advice on positioning yourself to negotiate from strength, not weakness. This means sharpening your skills, learning to list presentations, and doing the right things in the right order so they will sign up with you at the right price and terms. One of the key strategies shared in this episode is articulating the process. John talked about his personal story of how skipping the process caused relationship troubles. You always have to focus on the long-term game because creating a shortcut only presents the illusion of speed but not getting the work done. Together with diving deep into the process, you also have to segment your database to communicate with your customers. As Jay put it, CRM is the lifeblood of the business. Find out more about how their insights and information can add value and help accelerate your business to new heights!      Show Notes 1:21 What Skills To Improve On? John, Jay, and Albie talk about the importance of having a world-class skill set to succeed. They shared that the top skill set to focus on is improving your communication skills and increasing the volume of conversation.    3:00 Biggest Challenge They share the biggest challenge in the coming 12 to 18 months is to reprogram the sellers' minds about the property value being higher than they are. To overcome this, you have to do the right things in the right order by counseling and positioning yourself as an expert.    6:00 True Expert Advice John highlights different scenarios for giving true expert advice to buyers and sellers about what they need and not just want to hear. You may lose some deals, but some situations provide a different outcome. You also have to be careful about how many deals you need to have and the metrics you need to pay attention to.    9:01 Reminder On Positioning Albie shared a lesson about positioning yourself to negotiate from the position of strength, not weakness. He stressed the value of sharpening your skills, learning to list presentations, and doing the right things in the right order so people will sign up with you with beating the competition out.    11:54 Articulate The Process John shares a personal story about how skipping the process caused him relationship troubles. He highlights the importance of articulating the systems and processes, to not create a shortcut that only presents the illusion of speed. Doing things the right way will always get the job done.   13:35 Who Should You Approach If you're choosing to have a conversation between an agent or broker about EXP, it's ideal that it's with someone you're confident to talk to. You can direct them to Thehoneybadgernation.com to download the rapid funnel app to help them gain clarity on getting from A to B.   16:12 DOS Framework (Danger, Opportunities, Strengths) The conversation needs to be around the DOS framework (Danger, Opportunities, Strengths). It helps solves problems, increase skillets, and achieve their goals.    20:18 Importance Of CRM Always have a process to track and move people through all the information needed. For example, the most valuable customers, your past clients, referrals, etc. You have to segment your database to communicate to them differently, building professionally relevant relationships as you go along. Jay gave insights about how hard it is to have a real business without data that communicates to people, and so the lifeblood of the business is the CRM.

#206 Expert Mentors Live - Triple Your Business by Plugging into the Honey Badger Nation with Jim Wehner

Coach Code Podcast

Play Episode Listen Later Oct 26, 2022 50:40

In this Expert Mentors Live episode, Jim Wehner talks about how joining eXp Realty and getting dived really well into the eXp model has tripled his business. Jim was blown away by eXp culture - of leaders not being in a scarcity zone and are just ready to pour their minds to help you grow your real estate business, of attracting and not chasing real estate agents, and of celebrating wins and building relationships with people that align with your values.     Show Notes: 1:38 Jim Wehner's Story Jim's life seemed to be a roller coaster of a ride where there were highs and lows, and he had just become grateful for those failures which became opportunities for him in the long run. He was supposed to purchase a house in Arizona but was scammed by a real estate agent who just took his money. Eventually, he was able to chase the guy with the help of federal investigators, and even though his first-ever real estate transaction did not turn out good, he still believes that real estate is a platform where you're going to earn the penny based on what you bring to the marketplace.   5:45 First Success in Real Estate They purchased a house in Chandler, AZ. The initial goal is to fix and flip but upon seeing the nice environment, variable weather, and cool lifestyle, they decided to live in it. This became the best financial decision they have ever made and has been a great stepping stone for them as real estate investors.   8:04 Duplicatable Transaction They bought another house in Peoria, AZ duplicating the process that they made in the Chandler property. They put it under his wife's name and made 40,000 out of the transaction, so literally, he was able to earn what he's earning annually as a previous manager during his first two months in Arizona.   11:30 Taking Business to the Next Level His wife got a real estate license. They were just starting out in real estate and they didn't have very much on their names and they realized they need to have consistency and reliability in their business. From doing fix and flip, they have also ventured into retail real estate.   13:51 Central Focus With all this growth, Jim's central focus is still growing and learning. He and his wife Jen are hungry for knowledge and they treat themselves as little boats trying to get their ropes tethered to bigger boats, that is, modeling after successful people in order to navigate through the waves of real estate.   17:10 Getting into eXp Jim started on small local brokerages and eventually they outgrow them, being the number one team from one brokerage after another. The thought of getting into eXp started when the people they are surrounded with pitched to them and said they should check out eXp. Jim was blown away by the eXp model with all those buckets of income opportunities, revenue share, and being an eXp shareholder, making everybody on their team win.   21:25 We Owe It To Our Team Coming from the same thought of pouring into our team, the question is how can we provide more value and more opportunities for them? We owe it to our team to really check out the eXp model and see how much value and opportunities it provides not just for the team but for the agents, individually.   27:48 What sets eXp apart Based on experience, Jim believes that eXp is the only mentorship-based brokerage where upon joining, you would get a board of directors that are going to pour their minds into your business, and that makes eXp an incredible environment. When you align with these people, they all want you to be successful just like them. It has not only changed Jim's business. Being in an environment where you want everybody to win, Jim became a better husband, a better dad, and a better leader.   33:01 Show Up and Suck For Jim, the most valuable part of joining eXp is the relationships that he built with people who are not afraid to share what they have learned and experienced. Show up and suck means showing up with people that align with your values and goals, being humble enough to learn from them, and eventually, you'll suck less and share more with other people.   37:43 Ambassador of Information The initial plan of their real estate career was to recruit people. But Jim being in a team-oriented mindset does not want to recruit or pressure-cook people. He just showed these agents that he cares about them and he was once in their shoes. He wanted to show something different and that's how he was able to grow his team.    40:59 Don't Explain It The way to go for agent attraction is to not explain or vomit the information directly to the agent you're trying to recruit. Jim usually has three-way calls or webinars in order to attract, not chase people.

People with ADHD who have a hard time keeping things tidy usually aren't being lazy or thoughtless. They have trouble with a group of skills needed to tackle cleanup tasks and stay organized. These skills are known as executive function. ADHD and Messiness It's important to note that not every person with ADHD will experience tendencies toward messiness or disorganization in their space. And for ‎Messiness and ADHD · ‎Tips for getting organized · ‎ADHD treatment "We offer professional cleaning services exclusively for apartments and condos at budget friendly rates. We are the Apartment Cleaning or Condo Cleaning of choice in the Washington DC - Arlington, VA - College Park, MD area. Our focus is on quality and efficiency. We work in teams (cleankeeper teams) to get more done in less time. With more than 15 years of experience in the cleaning industry, we are proud to show off our skills." One study, The Art of Thought, by Graham Wallas is often quoted when studying creative minds. The study attempts to put order to the creative mind and figure out what makes it tick by assigning 4 stages to the creative process and combining it with 3 super-factors of personality. It's funny because the study albeit lengthy and fastidious, is quite messy (after all it was done by a creative). It seems no matter how we handle the subject of creativity, we get our hands dirty. So how can we possibly bring order to the messy minds of creators? A new paper offers some hope. Psychologists Guillaume Furst, Paolo Ghisletta and Todd Lubart present an integrative model of creativity and personality that is deeply grounded in past research on the personality of creative people. Which brings us back to the beginning of this article. Creativity involves many different stages. Those who are capable of reaching the heights of human creative expression are those who have the capacity for all of these characteristics and behaviors within themselves and are flexibly able to switch back and forth between them depending on the stage of the creative process, and what's most adaptive in the moment. I told you creativity is messy. --- Send in a voice message: https://anchor.fm/chrisabraham/message

In today's video, John and Albie talk about the difference between operating on a high-stress level and low-stress level capacity. While some people can work under intense pressure and stress, you can only stay stressed out for an extended amount of time, it becomes an issue that you can lose focus, and it can lead to being emotionally unstable,  unhealthy habits, failed relationships, not taking care of oneself and affect every aspect of your life- both business and relationship. To be able to get to the next level and unlock your potential, you have to focus and operate in a low-stress level environment. Do something that can help you such as breathing work, meditation, exercise, and visualization. Always be hungry and never lose sight of the days that drive you to do more. This can be the struggle and hard days you had before. Keep them in sight to motivate you to move forward. They also shared ways to keep stress levels low like breathing work, meditating, exercising, etc. They highly advocate working in an environment that brings out your full potential- focus, clarity, and making better decisions. You'll find amazing advice from Albie's insights as he explains the challenges of joining Ironman, and how it benefited him in the long run. How experiencing hardcore training was stress relieving at the same time pushing himself past his comfort zone. He shared nuggets about how his team of leaders and independent brokers build agent attraction, and retention and help solve problems altogether.

New Orleans Saints quarterback Jameis Winston said that he wanted to take the field during the Saints preseason closer with the Los Angeles Chargers. He certainly looks the part. His connections with Michael Thomas, Alvin Kamara, Jarvis Landry, Chris Olave and other offensive options have been on point and the first-overall draft pick from 2015 looks like he's ready to pick up where he left off in 2021, but with the most complete team he's ever had. Taysom Hill, Tre'Quan Smith, Marshon Lattimore and other Saints players returned to the field on Wednesday, even if only as spectators, that's still a great sign for the Saints as they get closer and closer to the regular season opener in Atlanta. Defense couldn't go without its wins though with great plays by the Honey Badger, Payton Turner, and Kaden Elliss. Find and follow Locked On Saints on your favorite podcast platforms:
