Chapter 1: Deferred mortgage programs and the Canada Emergency Revenue Benefit are both coming to an end in the next couple of months, and real estate analyst Dane Eitel thinks the result will be a slide in detached home prices. So how is BC's largest university adapting to the challenges presented by COVID-19?  Guest: Matthew Ramsey, spokesperson for UBC Chapter 3: A lot of countries around the world have reopened schools already with mixed results.  Switzerland and Denmark were kind of the gold standard for reopening as time went by and it seemed like they had it all figured out, experts there are now calling for stricter rules as more and more classes are reporting positive cases. Guest: Shane Woodford, Freelancer in Denmark, former CKNW. Chapter 4: There has been a rare discovery in the limestone caves near the town of Tahsis on Vancouver Island. The discovery of the amphipods will now help protect the old-growth forest atop one of the longest and deepest cave networks in Canada.  Guest: Martin Davis, Mayor of Tahsis Chapter 5: There was another crash that closed the Sea-to-Sky highway again for hours late yesterday. Chapter 1: The Canada Emergency Response Benefit pays people $2,000 a month if they're out of work because of COVID-19, but it also allows people to earn up to $1,000 a month without losing their eligibility.  So this has actually created an incentive for people to avoid earning more than $1,000, and now the government has to figure out an exit strategy. Chapter 2: Today the Park Board will vote on an alcohol consumption pilot that would allow drinking Vancouver parks this summer. The catch? If passed, it won't apply to all parks - just 10 select locations around the city. May's average sales price was $1.586 million for Greater Vancouver's Detached Market. The lowest such price for May in the past 5 years. Far from the peak of the Market in May 2017 when prices were at 1.830 Million. The sales numbers increased to 918 detached sales in May, the most in the past 12 months. However far from the peak of our spring in 2016 when in March sales were at 2150, and in May of the same year sales totalled 1873. A “properly priced” will always be able to achieve a sale, but the proper price is ever decreasing. The amount of available inventory continues to climb causing more of a competitive climate for sellers to achieve a sale. May 2019 saw 6771 active detached properties across Greater Vancouver, compared with only 4830 in May of 2016. As Eitel Insights has predicted the downtrends have taken hold of the Greater Vancouver Prices, and we will be continually testing previously established prices until the market bottoms likely in 2021 at either a 24% - 31% total correction. The inventory is in a strong uptrend with listings growing each quarter, and the demand has fallen off a cliff as the attached charts demonstrate. Also notice the downtrend in sales is sharp but there is a longer more prolonged downtrend that will force the market lower after this short term bump in sales comes to an end.
