Decommissioning the Fukushima Daiichi nuclear power plant in Japan began soon after it suffered a triple meltdown in March 2011. Fourteen years on, the work continues. This summer will mark two years since Tokyo Electric Power Company, the plant's operator, began discharging water that was used to cool the damaged reactors into the sea. In November last year, workers removed a few grams of radioactive debris from a reactor for the first time. A second extraction took place a few weeks ago. Neighbourhoods closest to the plant are still off-limits, but other areas are safe to live in. For some residents, life is slowly returning to normal. Justin McCurry, Alexis Bregere and Airi Futakuchi Report.
Neighbourhood connections are the foundation of a resilient city. They enhance safety, well-being, and local engagement, strengthening Lethbridge as a whole. In this episode of Commercial Property Investing Explained, the mics flip again as Andrew Bean grills co-host Steve Palise about the most recent addition to his personal portfolio: an $3.175 million neighbourhood retail centre in south-east Queensland. With a lease-doc loan, a 50% deposit and a yield just shy of 6%, Steve locked in roughly $100k of net passive income from day one, added $150k of value within a fortnight, and set himself up to nudge an 8% yield without lifting a paintbrush. You'll hear the full breakdown, from how he out-bid three other buyers by going unconditional (and still “over-paying” by only 2.5%), to why boring, multi-tenant strip retail beats chasing a massive residential property portfolio. We also get into:The lease-doc loan playbook: structuring a three-year, interest-only facility around the asset's WALE (and why a short loan term didn't scare him)Insurance shocks and laundromats: the hidden costs of tobacconists, lint filters and public-access assets and the simple tweaks that slashed premiumsHow one vacancy swap lifted the cap rate overnight and set a new rental benchmark for the entire centre▶️ And if you want to see the walkthrough of the deal, check out the full video on YouTube: I bought a shopping centre (and sold all of my resi properties)Get your FREE copy of Commercial Property Investing Explained Simply - Use discount code PODCAST CLICK HEREGet your FREE Commercial Property Paydown Calculator CLICK HERE Follow Palise Property on FACEBOOK for Free Tips Tricks & Insights CLICK HEREGet FREE access to the Commercial Property Institute course - CLICK HEREHOSTED BY: Steve Palise Ph: 0403 878 497Email: steve@paliseproperty.com LinkedIn:https://au.linkedin.com/in/steve-palise

Welcome back to Mise en Place where this week we sit down with Jake Finn, the chef-owner behind Cinder – the neighbourhood restaurant where everything hits the charcoal. Jake shares his journey from being one of the first Ritz apprentices in 2006 to opening Cinder in the middle of a pandemic, and building it into a two-location favourite for fire-cooked, produce-led food.We talk about his formative years under the notoriously exacting Raphael Duntoye at Le Petit Maison, then going onto Coya where there was one night he ruined £2,500 of Waygu Beef for one table, and the leap into running his own place. Jake gets candid about the tough moments – walking out of a toxic kitchen, delivering meals to 50 homes a night during lockdown, chucking out guests for being racist to his staff and the struggle to stay afloat in this market– as well as the highs, like when Pierre Koffmann walked into his restaurant, and how he became a regular.Expect stories about burnt sausages, burnt leeks, and everything in between, as we explore Jake's Mediterranean-inspired cooking style, signature dishes like cedar plank salmon, and why he believes the best food is always the simplest. Oh, and he's not holding back on his thoughts about smash burgers either. Hosted on Acast. See acast.com/privacy for more information.

In this episode, conservative pundit Sabrina Maddeaux and economist mike Moffatt sit down with housing advocate Eric Lombardi to discuss the epic shortcomings of the community consultation processes in Toronto. Lombardi argues that they often fail to represent the diverse voices and interests of the community. He emphasizes the need for a more proactive approach to community engagement that considers the broader needs of neighborhoods rather than reacting to individual developments. The conversation also touches on the implications of property rights, the role of advocacy groups, and the responsibilities of provincial and federal governments in addressing the housing crisis. Lombardi calls for reforms that would streamline the consultation process and make it more democratic, ultimately advocating for a system that empowers citizens and promotes growth.Chapters00:00 Introduction 01:16 Community consultation 05:30 Flaws with the current consultation processes09:21 The anti-democratic nature of current consultations11:23 Consultation as indirect political corruption13:30 The role of community advocacy14:58 The Tindale example17:20 Property rights and freedoms vs stagnation21:17 Reforming the consultation process23:44 Pitching Doug Ford - the province should set the standard29:07 Provincial responsibilities in housing policy31:59 Development changes - Mike's favourite topic33:01 Federal housing policy and political capitalResearch and linksMore NeighboursTrevor Tombe: The ‘Great Canadian Slump' is backGrowth comes to an urban backwaterPlain English with Derek ThompsonAbundance! Every minute, over 500 hours of video are uploaded to YouTube, 350,000 tweets are sent, and 5 million posts go live on Facebook. Try to keep up and you'll be scrolling forever. In this episode, I'm joined by Dan Preston from Neighbourhood to explore why likes, shares and comments — what we used to call engagement — don't matter anymore. We unpack social media's three big shifts: the death of the feed, the fall of the follower, and now, the fading relevance of engagement itself. Dan argues we've entered the era of entertainment, where creativity isn't a nice to have, it's the whole game. If your organic reach is shrinking and you're wondering what to do about it, this is for you.

One of the wisest pieces of advice I've gotten is that success is about knocking on as many doors as possible. As in: If you aren't wanted in one place, try another. And while a place might be a particular company or theatre or agency - it can also be a city or even a country. But how do you know it's time to seek greener pastures? And how should you prepare for the journey?Music composed, recorded and produced by Silvia BerroneCover art by Kateřina KrejcarováTo leave a rating for this podcast, follow the instructions for whichever podcast app you are using. We’re heading to Madrid to wander through one of the Spanish capital’s most delectable open secrets. Hidden in the plain sight of the city centre, the Mostenses Municipal Market has been overlooked by local authorities for years. But this has created a ripe opportunity for diaspora communities from Asia and Latin America to eagerly snap up once-ailing stalls. Mixing entrepreneurial flair with a melting pot of exotic ingredients, the market is now a sizzling array of mini-eateries featuring flavours from Peru, Ecuador and China. Our man in Madrid, Liam Aldous, introduces us to the gastronomic fusion known as “Chifa”, a heady mix that has turned the surrounding area into Europe’s first, albeit unofficial, “Chifa Town”. Soho was once a thriving melting pot of speakeasies, sex work and organised crime. From razor gangs of the 1920s to money laundering, the area has always been a hotbed for thieves, conmen, drug dealers, and shady goings-on… but it's also provided fertile ground for revolution, ground-breaking jazz, rock n roll and countercultural movements. Joining Dan to discuss the extraordinary history of London's most notorious neighbourhood in the 1920s is sex historian and host of the Betwixt the Sheets podcast Dr Kate Lister. Historic Soho has been brought to life in the new BBC show Dope Girls, which tells the story of Soho when female gangs ran the nightclubs after the First World War. So they will count for the final scores - in other words, you can catch up if you get behind, you just won't have your scores read out on the released episode. All I need is your guesses (e.g., Song 1 - 19xx, Song 2 - 20xx, Song 3 - 19xx, etc.). Please be honest with your guesses! Best of luck!!The answers to today's ten songs can be found below.
