The economy looks strong on paper, but why does it feel harder than ever to get ahead? The answer may explain who wins and who falls behind next. In this November 2025 Passive Income Report, Russ and Joey break down the growing reality of the K-shaped economy, where markets continue to rise while everyday earners feel increasingly squeezed. They explain why inflation punishes wage earners but rewards asset owners, and how this widening gap is reshaping financial outcomes across households. The conversation explores how debt–when used strategically–can be a powerful tool during inflationary periods, while aggressively paying it off may limit opportunities and liquidity. Using real-world examples from their passive income portfolio, the hosts show how stacking small, consistent income streams can outperform chasing risky “home run” investments.Listeners also learn why mindset and systems matter more than hustle, how cash flow creates insulation from economic volatility, and why becoming an intentional investor is essential in today's environment. This episode offers a clear framework for navigating uncertainty, understanding where you sit in the economy, and taking practical steps to move to the winning side of the curve.Top three things you will learn: -Understanding the K-shaped economy-How inflation and debt interplay-Strategies for thriving in a K-shaped economyNovember 2025 Income At-A-Glance: -Gross Income for November: $55,826.80-Total Expenses for November: $14,797.90-Total Net Profit for November: $41,028.90-Difference b/t October & November: ($6,994.69)-% of net profit to overall gross revenue: 73%Disclaimer: The opinions expressed on this podcast are solely those of the hosts and guests and do not constitute financial advice. In this first episode of 2026, we sit down for a deep dive into one of the hottest concerns coming from clients and listeners lately: Is the U.S. stock market dangerously concentrated—and are we in an AI bubble? Ben, Dan, and Ben unpack the data, the history, and the psychology behind today's valuations, drawing lessons from past episodes of market euphoria such as Nortel in Canada, the dot-com boom, and Japan's 1989 peak. They explain why high market valuations—not concentration—pose the bigger challenge, how bubbles historically fuel real economic innovation while hurting investors, and why diversification continues to offer the only reliable protection against unknowable futures. Along the way, they revisit examples of how value stocks, small-cap value, and global diversification have fared across different market regimes.   Key Points From This Episode: (0:00:40) What RR is about: evidence-based insights, synthesis episodes, expert interviews, and long-form inquiry — not debates. (0:04:20) Why listeners value RR: transparency, friendly inquiry, returning to topics over time, and the hosts' dynamic. (0:09:25) Rising concern: clients asking whether U.S. market concentration and an AI bubble mean it's time to exit stocks. (0:11:10) Advisors echo similar worries: U.S. politics, all-time highs, and emotional decision-making. (0:14:20) Today's data point: Top seven U.S. stocks = 36% of S&P 500; 32% of the total U.S. market — highest on record. (0:16:10) Why people fear concentration: a decline in the Magnificent Seven could meaningfully drag down the index. (0:17:30) Canada's cautionary tale: Nortel once hit 36% of the TSX — collapsed to zero — but the market recovered by 2005. (0:21:20) Bubbles through history: canals, railways, fiber optics, dot-coms — innovation funded by speculation. (0:25:30) Dot-com parallels: huge ideas, low cost of capital, lots of failures — but lasting infrastructure remained. (0:28:40) AI dominance: Since ChatGPT, AI-linked companies drove 75% of S&P returns, 80% of earnings growth, 90% of capex. (0:31:15) Reminder: No bubble calls — just context. High prices don't equal an inevitable crash. (0:33:10) Concentration vs. valuation: concentration shows weak links to future returns; valuations matter far more. (0:35:05) Market timing trap: U.S. valuations were high in 2021 — selling then would have been disastrous. (0:36:40) The U.S. lost decade: 2000–2010 returns were flat; in CAD, recovery didn't happen until 2013. (0:38:55) Value stocks held up: U.S. value and small-cap value delivered positive returns while broad indexes stagnated. (0:41:00) Recency bias reminder: Canadians once avoided U.S. stocks entirely after a decade of underperformance. (0:44:05) Japan 1989: World's largest market crashes — still not recovered in real terms 36 years later. (0:47:10) Global diversification wins: A 40% Japan-weighted global portfolio still performed fine thanks to U.S. growth. (0:49:00) Cross-country data: Many markets are far more concentrated than the U.S. — still delivered solid returns. (0:52:30) Valuation evidence: Higher CAPE = lower future returns — economically strong pattern across countries. (0:55:40) Core lesson: Diversification + discipline. You will always hold winners and losers — that's the point. (0:57:55) Practical ways to lower concentration risk: global equity funds, small caps, and Canada's 10% cap rule. (1:00:30) Why active managers don't help: only ~30–47% outperform depending on concentration trend. (1:03:25) Final takeaway: high valuations may imply lower returns, but prediction is impossible — stay diversified. (1:05:15) After-show review: Addressing a one-star critique ("Fartcoin Designer") with humour and community context. It's New Year's Eve, Wednesday, December 31st, A.D. 2025. This is The Worldview in 5 Minutes heard on 140 radio stations and at www.TheWorldview.com.  I'm Adam McManus. (Adam@TheWorldview.com) By Jonathan Clark Ugandan Muslims killed Christian evangelist Muslim extremists killed a Christian evangelist in Uganda earlier this month. Konkona Kasimu was a convert from Islam. He participated in multiple Christian-Muslim dialogues across Uganda. Several Muslims turned to Christ during one of these events on December 12. However, angry Muslims ambushed Kasimu that evening. He later died from the injuries he sustained during the attack. A local pastor told Morning Star News, “Kasimu was killed because of advancing the Kingdom of God. We have lost a great man who was well-versed in both the Quran and the Bible and used that knowledge to witness for Christ to many people.” Revelation 12:11 says, “And they overcame [the Devil] by the blood of the Lamb and by the word of their testimony, and they did not love their lives to the death.” Evangelicalism on rise in Catholic Spain Evangelicalism continues to grow in the historically Catholic country of Spain. Evangelical Focus reports that Christianity is the most deeply rooted among minority religions in the country. There are 4,700 evangelical places of worship in Spain this year. That's up from 3,700 places of worship ten years ago. At the same time, secularization is advancing. Over 40% of the population say they do not identify with any religion.  400 sex-selective abortions in United Kingdom Life News reports that new data from the United Kingdom government suggests at least 400 sex-selective abortions have taken place in the country.  The government says killing unborn babies on the basis of their sex is illegal. However, the U.K.'s largest abortion provider is telling women that sex-selective abortion is not illegal.  Catherine Robinson with Right to Life UK noted, “This report is very likely to underestimate the number of sex-selective abortions in the UK. The true scale of sex-selective abortions in the UK, is in all likelihood, far higher than the figures suggest.” America blew up Venezuelan port loading boat with narcotics U.S. President Donald Trump told reporters on Monday that the U.S. carried out a strike on a port facility in Venezuela. He said the facility was being used to load boats with narcotics. If confirmed, this would be the first land-based attack by the U.S. in Venezuela.  CNN and the New York Times report that the CIA carried out the attack with a drone strike. Rising church attendance among Millennials and Gen Z Evangelist Franklin Graham  spoke to Fox News about rising church attendance among younger generations. Data shows that Millennials and Gen Z lead monthly church attendance compared to other generations. Listen to comments from Graham. GRAHAM: “I think Gen Z and Millennials have been fed the lie of socialism. And socialism is basically anti-God. They've been turned off, I think, by this, and they're asking themselves, ‘There's got to be something more.' Yes, they're going to church, but Bible sales are up. So, they're buying Bibles. They're reading for themselves.” Kentucky restored Ten Commandments monument at Capitol Kentucky restored a permanent monument of the Ten Commandments to the state Capitol grounds earlier this month. The monument was put up in 1971. It was moved for construction in the 1980s. The legislature passed a resolution to restore it in 2000. However, a federal appeals court order kept the monument from being displayed until recently. First Liberty was involved in the legal case to restore the monument. Roger Byron, Senior Counsel for First Liberty, said, “We congratulate the people of Kentucky for restoring a part of their history. There is a long tradition of public monuments, like this one, that recognize the unique and important role the Ten Commandments have played in state and national history.” Lutheran Bible Translators delivered new Bible to Ghana tribe And finally, the Komba people of Ghana received their complete Bible last month after years of translation work. Missionary work among the Komba began in the 1950s. In 2005, Lutheran Bible Translators began to translate the New Testament which was completed in 2014. The Old Testament translation began in 2015. Now, they have the entire Bible. One of the translators said, “Reading the Bible has become part of my people. They are reading it day in and day out, and they have taken it upon themselves to do so. They have learned to read, and now they can go out and preach because they can read the Bible, something they were unable to do in the past.” Romans 10:15 says, “How beautiful are the feet of those who preach the Gospel of peace, who bring glad tidings of good things!” Close And that's The Worldview on this Wednesday, December 31st, in the year of our Lord 2025. Follow us on X or subscribe for free by Spotify, Amazon Music, or by iTunes or email to our unique Christian newscast at www.TheWorldview.com.  I'm Adam McManus (Adam@TheWorldview.com). Send us a textAI-native ERP systems are rapidly reshaping the enterprise software landscape by challenging long-standing assumptions about how ERPs are selected, implemented, and evolved over time. As AI becomes embedded directly into configuration, development, and daily workflows, practices once viewed as risky—such as extensive customization, rapid iteration, or even building ERP capabilities in-house—are becoming increasingly viable. Rising commercial software costs are further forcing executives to revisit the traditional buy-versus-build calculus, particularly as AI-first platforms promise faster deployments, more adaptable architectures, and experiences tailored to specific operating models. However, the category remains early, raising critical questions around governance, scalability, reliability, and long-term support. In this context, Everest ERP's AI-first approach offers a practical lens into how AI-native architectures can accelerate time-to-value while redefining what buyers, implementers, and business leaders should expect from ERP systems over the next decade. In this episode, Sam Gupta hosts Sandeep Chopra, co-CEO, Everest, to discuss how AI  impacts ERP strategy for companies.Video: https://www.elevatiq.com/events-and-webinars/your-erp-strategy-is-about-to-break-ai-is-rewriting-the-playbook/Questions for Panelists?

Let me start with a disclaimer—this isn't a political editorial. It's a conversation about ideas. Lessons from business, design, culture, and philosophy that might help us grow—individually and collectively. And if you disagree, email me at ConvoByDesign@Outlook.com. I welcome the debate. As this year closes, I'm feeling a mix of frustration and optimism. This moment feels chaotic—as does most of life lately—which is why I often end the show with, “rise above the chaos.” We can't eliminate it, but we can manage what's within our control. The Stoics told us that long ago: focus on what you can control, release what you can't, act with virtue, and let obstacles sharpen resilience. This essay is about taking back even a small amount of control through the work we do and the spaces we shape. The Problem with Trend-Driven Design This year, phrases and hashtags flew faster than ever—Quiet Luxury, Brat Green, Fridgescaping, Millennial Grey. Much like the “big, beautiful bill” language we've all heard tossed around in political discourse, design's buzzwords can distract from what actually matters. They generate attention, not meaning. They look good on social media, not necessarily in the lived experience of a home, workplace, or public square. So instead of centering our design conversations around fleeting edits, let's pivot toward the global innovations that are transforming the built world in ways that truly matter. Designer Resources Pacific Sales Kitchen and Home. Where excellence meets expertise. Design Hardware – A stunning and vast collection of jewelry for the home! TimberTech – Real wood beauty without the upkeep Real Innovation Worth Talking About Across the globe, designers, architects, and researchers are developing ideas that transcend buzz. These are the concepts with longevity—the ones shaping smart, resilient, human-centered spaces: Biophilic Design, rooted in the work of Edward O. Wilson, Erich Fromm, and Japanese shinrin-yoku, continues to reframe our relationship with nature. Net-Zero Architecture, pioneered in Canada, Germany, and Australia, redefines building performance through projects like Seattle's Bullitt Center and Colorado's RMI Innovation Center. Smart Homes and Invisible Tech, building on early Asian innovation, hiding circuitry and functionality behind seamless design powered by Apple, Google, and Amazon ecosystems. Prefab and Modular Construction, originally exemplified by structures like the Crystal Palace and the Sydney Opera House, now reimagined by firms such as Plant Prefab. Passive House Design, born in Germany but rapidly shaping U.S. projects in California, New York, and the Pacific Northwest. And the list goes on: Self-Healing Concrete by Hendrik Marius Jonkers Guggenheim Abu Dhabi by Frank Gehry Bët-bi Museum in Senegal by Mariam Issoufou Powerhouse Parramatta in Australia Pujiang Viewing Platform in China by MVRDV Landscape and biophilic approaches—Wabi-Sabi gardening, edimental gardens, climate-adaptive landscapes, and indoor biophilia—are redefining how we engage with natural systems in daily life. Even infrastructure has become a site of innovation: CopenHill/Amager Bakke, Denmark's waste-to-energy plant with a ski slope Urban Sequoias by SOM—skyscrapers designed as carbon sinks 3D-printed timber in Germany, Finland, and France This is the work that deserves our attention—not the color of the week on TikTok. Rethinking the Shelter Space For years I described architecture as a language, design as a dialect, and landscape as the narrative. Mies van der Rohe famously introduced the concept of architecture as language. It caught on, and then the bandwagon effect took over. But today, the metaphor feels insufficient—especially for the shelter space, where people spend their lives, raise families, work, heal, and age. The shelter space isn't like a retail store or restaurant, where design is often intended for those who pass through briefly while the people who labor there navigate the leftover space. The shelter space must serve those who inhabit it deeply and continuously. And that shifts the conversation. Design begins with the usual questions—purpose, function, users, goals, budget. But these questions don't define design. They only outline it. There is no universal purpose of architecture or design, no single philosophy, no singular “right” answer. The shelter space varies as widely as the people living within it. So instead of treating architecture and design as technical processes, we should approach them philosophically. A Philosophical Framework for Design Stoicism offers clarity: Accept that budget overruns and changes will occur. Respect the expertise of the designer you hired. Invest in authenticity rather than dupes. Create environments that support health—clean air, clean water, noise reduction, resilience. Utilitarianism reminds us that choices have consequences. If the design decisions you make are based on influencer content instead of expertise, the result is no surprise. And now, a new framework is emerging that could transform our shared spaces entirely. Sensorial Urbanism: Designing the City We Actually Feel One of the most compelling movements emerging globally is Sensorial Urbanism—a shift from focusing on how the city looks to how it feels. It's neuroscience, phenomenology, and inclusive design rolled into a multi-sensory toolkit. Five Key Sensory Principles Soundscaping Water features masking traffic. Acoustic pavilions. Designed sound gardens. Paris' Le Cylindre Sonore. Soundscape parks in Barcelona and Berlin. Smellscaping Native flowers, herbs, and aromatic trees restoring identity—especially critical after disasters like wildfires. Kate McLean's smellwalks map a city's olfactory signature. Tactile Design Materials that invite touch and respond to temperature—stone, wood, water—connecting inhabitants to place. Visual Quietness Reducing signage and visual clutter, as seen in Drachten, Netherlands, creates calmer, more intuitive environments. Multisensory Inclusivity Design that accommodates neurodiversity, PTSD, aging, and accessibility through tactile paving, sound buffers, and scent markers. Why It Matters Because cities didn't always feel this overwhelming. Because design wasn't always rushed. Because quality of life shouldn't be compromised for aesthetics. Sensorial Urbanism reconnects us with spaces that are restorative, intuitive, and emotionally resonant. A city is not just a picture—it is an experience. The Takeaway for 2026 Rising Above the Chaos: Lessons from 2025 for a Smarter 2026 HED (3-sentence summary): As 2025 closes, the design and architecture world has experienced unprecedented chaos and rapid trend cycles. In this episode, Soundman reflects on lessons from business, culture, and global innovation, emphasizing resilience, purposeful design, and human-centered spaces. From Stoic philosophy to sensorial urbanism, this conversation offers guidance for navigating the next year with clarity and intentionality. DEK (Expanded description): Twenty twenty-five tested the design industry's patience, creativity, and adaptability. In this reflective episode, we explore the pitfalls of trend-driven design, the enduring value of service, and the innovations shaping architecture globally — from net-zero buildings to multisensory urbanism. With examples ranging from TimberTech decking to Pacific Sales' trade programs, we examine how designers can reclaim control, prioritize meaningful work, and create spaces that heal, inspire, and endure. A philosophical lens, practical insights, and actionable guidance make this a must-listen for professionals and enthusiasts alike. Outline of Show Topics: Introduction & Context Reflection on the chaotic year of 2025 in design and architecture. Disclaimer: this is a philosophical conversation, not a political editorial. Invitation for audience engagement via email. Trends vs. Meaningful Design Critique of buzzwords like “quiet luxury” and “millennial gray bookshelf wealth.” Emphasis on global innovation over social media-driven trends. The gap between American design influence and international innovation. Global Innovations in Architecture & Design Biophilic design and its philosophical roots. Net-zero buildings: Bullitt Center (Seattle), RMI Innovation Center (Colorado). Smart homes, modular construction, and passive house adoption in the U.S. vs. abroad. Focus on Service & Professional Support Pacific Sales Kitchen & Home: Pro Rewards program and exceptional service. TimberTech: innovation in sustainable synthetic decking. Importance of performance, durability, and client-focused solutions. Philosophical Approach to Design Architecture as experience, not just a visual language. Stoicism, utilitarianism, and mindfulness applied to design. Sensorial urbanism: engaging all five senses in public and private spaces. Emerging Global Examples of Innovation Self-healing concrete (Henrik Marius Junkers), Copenhill (Denmark). 3D printed timber in Germany, Finland, France. Climate-adaptive landscapes, Wabi-sabi gardening, inclusive urban design. Moving Beyond Social Media Trends Rejecting influencer-driven design priorities. Returning to performance, resilience, and quality of life. Practical guidance for designers in all regions, including overlooked U.S. markets. In Episode 229, Tu and Lei unpack the November China EV sales inflection point and what it reveals about the next phase of the global auto industry.  With subsidies set to expire in 2026, November marked the real start of China's year-end “mad dash.” The numbers show a clear split: Xiaomi, XPeng, Leapmotor, Geely, and NIO accelerating, while BYD and Li Auto lose momentum and Tesla slips into negative growth territory in China. The hosts explain why Xiaomi's YU7 and SU7 have proven unusually resilient, how XPeng's AI-first strategy is paying off, and why Leapmotor and Geely are now knocking on the million-unit club—a threshold that even legacy premium brands have failed to reach in China. They also tackle the bigger strategic question facing Western automakers: Is it still worth competing in China? Tu and Lei argue that China remains irreplaceable as the world's largest single passenger-vehicle market—and that exporting from China, leveraging local tech partners, and embracing “China-for-China” design is no longer optional. The episode closes with a deep discussion on embodied AI, smart glasses, silicon strategy, and why companies like Xiaomi, XPeng, and Li Auto are no longer just carmakers—but ecosystem builders trying to define the future of mobility.Insightful, data-driven, and grounded in real market dynamics, this episode explains why 2026 may be the most decisive year yet for both Chinese EV leaders and global legacy automakers.___

Top Stories for December 27th Publish Date: December 27th PRE-ROLL: Sugar Hill Ice Skating From the BG AD Group Studio Welcome to the Gwinnett Daily Post Podcast. Today is Saturday, December 27th and Happy Birthday to Mick Jones I’m Peyton Spurlock and here are your top stories presented by Gwinnett KIA Mall of Georgia. Rising costs for insurance, with reports of refusals to pay claims, could spur legislation Georgia DOT suspends lane closures for the holidays Grayson man gets 80-year prison sentence for robbery-turned-murder All of this and more is coming up on the Gwinnett Daily Post podcast, and if you are looking for community news, we encourage you to listen daily and subscribe! Break 1: Kia Mall of Georgia STORY 1: Rising costs for insurance, with reports of refusals to pay claims, could spur legislation Insurance costs are climbing, and people are fed up. Policyholders say they’re paying more for less—claims denied, delays dragging on for months. Meanwhile, insurers aren’t exactly thrilled with Georgia either. The state ranked dead last in profitability for insurance companies last year. “Less competition means higher prices,” said Robert Hoyt from UGA’s Terry College of Business. At a final hearing in Gwinnett, lawmakers heard it all: auto repair shops battling insurers, marathoners denied prosthetics, and frustrated customers paying out of pocket. Rep. Matt Reeves says change is coming. “We’ll be looking at prices, profits, and penalties. It’s overdue.” STORY 2: Georgia DOT suspends lane closures for the holidays With the holidays here, there’s a little gift from GDOT: no lane closures on major roads, interstates, or near shopping spots. From Dec. 23 at 6 a.m. to Dec. 28 at 10 p.m., and again Dec. 31 at 5 a.m. to Jan. 2 at 5 a.m., you’ll get a smoother ride. But don’t zone out—crews might still be working, and emergencies? Yeah, those closures can still happen. Stay sharp, watch for signs, and be extra careful near work zones. Need updates? Check the 511GA app or GDOT’s website. Safe travels, and happy holidays! STORY 3: Grayson man gets 80-year prison sentence for robbery-turned-murder A 20-year-old from Grayson, known on the streets as “Draino,” will spend the rest of his life—and then some—behind bars. Adrian Synclare Johnson was convicted last Friday on nearly two dozen charges, including murder and racketeering, for his role in the February killing of 24-year-old Gerryon Ceasor during a botched drug robbery. The sentence? Two life terms (one without parole) plus 20 years. “Gang violence won’t be tolerated,” said DA Patsy Austin-Gatson. Prosecutors say Johnson and six others planned to rob Ceasor of his Draco pistol. Shots were fired. Ceasor didn’t survive. The others await trial. We have opportunities for sponsors to get great engagement on these shows. Call 770.874.3200 for more info. We’ll be right back Break 2: Ingles Markets STORY 4: Polar Vortex Is Strengthening: What It Means For GA Winter Temps Georgia’s Christmas forecast? It was warm. And, according to The Weather Channel, this unseasonably toasty trend is sticking around through March. Why? A strong polar vortex. Sounds intense, right? But here’s the twist: the stronger it is, the less it messes with us. Instead of icy blasts, we’re looking at above-average temps across the South, especially in February. Meanwhile, the North gets the cold and wet. La Niña vibes, basically—warm down here, chilly up there. So, enjoy the sunshine, Georgia. Winter’s taking it easy. STORY 5: Georgia swears in its youngest state representative At just 21, Ali’s already making waves. Youngest lawmaker in Georgia’s history? Check. Youngest Democratic state rep in the country? Also check. But he’s quick to brush off the titles. “First and foremost, I’m a brother, a son, and your neighbor,” he says. Ali’s story mirrors his district’s—immigrant parents, humble beginnings, and a relentless climb. “We went from eating white rice every night to owning a home,” he recalls. That shaped him. His journey into politics started young, sparked by threats to his community’s mosque. Now, he’s building bridges, lowering costs, and proving age doesn’t define leadership. We’ll be right back. Break 3: DTL HOLIDAY INTERVIEW - Lorraine Green STORY 6: Metro Atlanta man accused of cheating people out of almost $1 million by selling bogus UGA tickets A 43-year-old Alpharetta man, Matthew Neet, is accused of pulling off a nearly $1 million scam that targeted college football fans and investors. Fake tickets, bogus investments—he allegedly promised it all, but delivered nothing. Prosecutors say Neet offered hard-to-get UGA football tickets (think Alabama, Texas matchups) and pitched timberland projects in Costa Rica. The catch? None of it was real. Instead, he pocketed $943,000 from over two dozen victims. Neet’s been charged with wire fraud and waived indictment. The FBI’s still digging, and prosecutors are ready to take him on. STORY 7: ‘Real Housewives of Atlanta’ cast member Kandi Burruss stars in ‘& Juliet’ on Broadway Kandi Burruss is taking her talents to Broadway. Yep, the “Real Housewives of Atlanta” star and Grammy-winning artist joined the cast of & Juliet on Dec. 11 at the Stephen Sondheim Theatre in New York. She’s stepping into the role for a limited run through March 8, 2026, following TikTok sensation Cheryl Porter. The show? A playful twist on Romeo & Juliet—what if Juliet didn’t, you know, end it all over Romeo? Burruss, a 14-season RHOA veteran, adds this to her packed résumé: singer, songwriter, producer, restaurateur, and now Broadway star. We’ll have closing comments after this Break 4: GCPS Hiring Signoff – Thanks again for hanging out with us on today’s Gwinnett Daily Post Podcast. The authors draw parallels between current U.S.policy and the British Empire's 1919 "10-year rule," which underfunded defense and ignored rising threats. They criticize the U.S. response to the 1989 Tiananmen Square massacre, noting that the Bush administration rushed to re-engage rather than isolate the CCP. Fanell recalls that intelligence agencies remained focused on Russia, failing to perceive the Chinese military buildup as a credible threat until it was too late.

Gaea Star Crystal Radio Hour #650 is an hour of dynamic, inspired, visionary acoustic improvised music played by The Gaea Star Band with Mariam Massaro on vocals, Native flute, Celtic harp, double flute, acoustic guitar, mandolin and 4- and 8-string ukulele, Bob Sherwood on piano and Craig Harris on Native drum and congas. Recorded live at Singing Brook Studio in Worthington, Massachusetts in mid-December of 2025, today's show begins with the meditative, impressionistic “Living In The Bliss”, a tone poem with soaring Native flute and fundamental, earthy accompaniment before we move into the upbeat, joyful, spacious “Rising”, a fine folk air with a gorgeous vocal from Mariam above an effervescent accompaniment of galloping congas, chiming ukulele and rich, burnished piano chords that unhurriedly explores and inspires. “To The Crystalline Temples Of Light” is a deeply emotional, mystical air driven along by Mariam's chiming, eldritch mandolin, overtone-soaked double flute and Bob's romantic, Prokofiev-like circular minor figure that lingers after the music ends. “Gather Together” is a prayer of peace and unity from the “Gaea Star Crystal” album that the ensemble portrays as a staid, formal opera aria with tight acoustic guitar work, imaginative piano and a foundational conga groove. “Jophy” is a character to whom Mariam has turned to during several episodes, a monkey who finds a purple flower in a “Jabarandi” tree and the ensemble illustrate the tale in yet another Prokofiev homage, this time to the narrative, onomatopoetic embodiment of characters through music. #674: Welcome to Greatest Hits Week – five days, five episodes from our vault, spelling out F-I-I-R-E. Today's letter R stands for Real Estate. This episode originally aired in May 2022, but the insights on long-distance investing remain just as relevant for anyone feeling priced out of their local market. We tackle the five biggest challenges of investing far from home – from fear of the unknown to managing contractors remotely – and reveal four compelling benefits that make it worth the effort, especially when you're competing in markets where million-dollar properties are the norm. ________ Remember when inflation was high and rates were rising? What were people saying about real estate back then? And with the benefit of hindsight, how much of what we thought at the time proved to be correct? If you feel unsettled, join the club. At this present moment – December 2025 – interest rates are falling, but not enough. Inflation is mostly under control, but not enough. The noise makes everything feel new. When you only see the present moment, everything looks obvious. When you remember the past, patterns start to show. That's why we're rewinding the clock back to May 2022 – when interest rates were rising and inflation was near its peak. So what was on our mind three years ago? We start with the basics. Why the Federal Reserve raises rates. What higher borrowing costs do to spending. Why falling stock prices often reflect fear – not proof that housing prices must fall next. We explain the difference between recession and deflation, and why the two are often confused. We walk through what made the housing market in 2022 different from 2008. Inventory was tight. Builders had not overbuilt. Many homeowners held fixed-rate mortgages and record levels of equity. Those conditions mattered then. They still matter now. That equity becomes the next focus. We talk about cash-out refinances, HELOCs, and reverse mortgages – and what happens when homeowners borrow against rising values. You hear how higher rates can slow borrowing, why that matters for inflation, and what risks appear if some borrowers struggle to repay. From there, we outline four ways investors might encounter properties if foreclosures rise: bank-owned homes, short sales, “subject to” deals, and wraparound mortgages. The episode then shifts to long-distance real estate investing. You hear the real challenges. Fear of the unknown. Managing people you cannot see. Contractors who disappear. Agents who stop returning calls. You also hear what makes distance workable: education, relationships, local investor networks. We walk through how investors think when conditions feel unstable — and why looking backward sharpens how you see what comes next. The demon has a name — Zurvan. For thirty years it waited, dormant within the charred fragments of a spirit board, sealed inside an advent calendar built by hands it had already corrupted. Now Detective Davenport lies dead, his head twisted completely around as punishment for a door Matthew failed to open. Logan has been freed from the demon's grip, but Zurvan does not forgive, and it does not forget — Father Olsen warned that when a host is lost, it will seek another. Pastor Hart fled drenched in blood. Wilbur Ward's corpse was found in Mason's closet. Twenty-one doors have been opened, twenty-one horrors unleashed, and three days remain until Christmas Eve — the climax of Zurvan's ancient celebration, the anniversary of the night Matthew ran while his family burned. Logan is ten. Mason is seven. The parallel to Matthew and Steven is no coincidence. Matthew's allies are dead or scattered, both sons have been touched by an ancient evil, and the calendar continues its relentless countdown toward something even more terrible. Three doors remain. Newt talks with Brian Blase, president of Paragon Health Institute and former special assistant to the President for Economic Policy at the White House's National Economic Council. Their discussion centers on the rising cost of healthcare in the United States, a pressing issue that Blase recently addressed before the Senate Finance Committee. Blase explains the mission of the Paragon Health Institute, which he founded to fill a void in the free market community by analyzing government healthcare programs and developing policy solutions that expand choice and market competition. Their conversation highlights significant issues such as fraud and corruption in government healthcare programs, with examples of the massive fraud in Minnesota and improper enrollments in Obamacare. Blase emphasizes the need for reform in Medicare payment policies and the importance of consumer control over healthcare financing to reduce costs. They conclude their discussion with a call for transparency in healthcare pricing.See omnystudio.com/listener for privacy information.
