You are not the Hero; you are the Guide. There is no “one-way” to pitch your next project/deal/strategy. As always, I will dig into each of these “take-away's” every week on the blog. So, without further a due, here we go! Creating a website and sales funnel are useful in attracting potential investors. First off, we all know what creating a website entails, but what is a “Sales Funnel” and how can it help you when attracting potential investors? According to Salesforce.com “A sales funnel represents the ideal path companies hope buyers take to become customers. Most companies use the funnel concept as a method to track prospects as they move through sales stages and to align marketing and sales targets, activities, and processes. (Some may also refer to this as a purchase funnel or conversion funnel.) The sales funnel is one of the most fundamental concepts in sales and marketing. The top of the funnel signifies the goal of every business — to generate as many leads as possible — while the narrow bottom reflects how many of those leads are converted to customers by the end of the sales process.” (https://www.salesforce.com/blog/2019/04/what-is-a-sales-funnel.html) So how can you use this to help fund your next commercial real estate project or when pitching your next real estate development deal? Okay so let's put all the cards on the table right now. 2020 sho doesn't look like it did on our vision board and in our smart goals. In a few short months what it means to be present and visible has changed so the question now remains...what's next? In asking this question we have to make a decision to either start fresh, make adjustments, or keep trudging along when it comes to our marketing strategy. The results right now are all over the map. We even see that there are many who are having success right now but they are holding back on sharing their results out of respect for other entrepreneurs. There are also many who have developed a fear of investing in marketing due to COVID-19. Today's guest gave us some great breakdowns for what marketing looks like both during and after this pandemic. Free Marketing vs. Paid Marketing People always question which options are better for those on a shoestring budget and those with a bigger budget. Evan gave some options for both along with a warning. It is important that we run the numbers so we know what is working and what is not working. Without measurable success you will find yourself wasting time, energy, and money on gadgets and gimmicks. Your ads are an extended conversation with your target audience. Evan broke down how to make that conversation happen and where to take the conversation after the initial hello. Today's guest is Evan Knox, owner of Caffeine Marketing in Atlanta, Georgia. As the owner of a marketing agency he and his team have had to reevaluate marketing tactics for themselves and their clients during the pandemic. One example is the fly fishing guide company that he is a part of. They decided to turn off all paid advertising online during this time. Normally they run ads for guided fishing trips, however, since they don't know when they will be able to resume trips they have turned off those ads. Instead, the team is researching keywords and writing blog posts about fishing trips. This will create content that they will be able to use far into the future. Another example is a jewelry store client of theirs in the Atlanta area. This client has both an online store and a brick-and-mortar store. Most of their revenue comes from the brick-and-mortar shop, but they have had to close for the time being. Thankfully they have the capital to rework their marketing and invest in it now so that when all of this is over they will be a step ahead. The last example is a window film company. The window film company is actually doing pretty well right now. People are home and paying attention to their home's needs. That includes covering their windows for better temperature control. Marketing is continuing as normal for them. In cases where money is tight for a business and the revenue isn't coming in right now, it may make sense to pause advertising for the time being.
