Learn how to build a simple estate plan and lend or repay family money without hurting your relationships. What's the first thing to do when creating an estate plan? What's the smartest way to handle loans between friends or family? Hosts Sean Pyles and Elizabeth Ayoola break down estate-planning basics like wills, revocable trusts, living wills/advance healthcare directives, and durable powers of attorney — tools that can ensure your wishes are carried out and help your loved ones avoid probate. They also share when to update your documents, how beneficiary designations can override your will, and three simple to-dos to get started without feeling overwhelmed. Then, mortgage and student loans writer Kate Wood joins Sean and Elizabeth to answer a listener's question about paying a loan back to her parents. They explore how family loans and lending circles work, why it's important to put agreements in writing (and when notarizing helps), and the impact informal loans can have on your credit. They also weigh different ways to set money aside, comparing high-yield savings accounts with taxable brokerage accounts invested in ETFs and considering timelines, growth potential, and tax trade-offs. Key Takeaways: Markets aren't just machines: Traditional finance sees markets as fixed and predictable, but they also run on energy and emotions. Perfect balance is a myth: Markets are never fully accurate because human emotions and irrational behavior always affect prices. Think of markets like living systems: They change constantly, shaped by money movement, value, emotions, and liquidity—similar to nature's cycles. Use the resonance meter: This tool helps spot when market conditions line up, making it easier to plan smart investments. Stay emotionally steady: Understanding market moods and keeping your emotions in check can make your investment strategies stronger than just relying on data. Learn Japanese for Travel! Here's a basic intro to the language and culture in Japan! Head to Japan with Gear from EAGLE CREEK!!! Shop using our affiliate link to support our podcast! Thank you! Ready for your Japanese adventure? Before you pack your bags, let's talk about something crucial that most travelers overlook—understanding Japanese culture as the foundation for learning the language. Our special guest Rahel, who is half-Swiss and half-Japanese, shares invaluable insights from her bicultural perspective. She explains that at the heart of Japanese society lies a deep commitment to community awareness: "Everything is about understanding that my actions, my words will have an effect on the people." This mindset shapes every social interaction, including how language is used. One fascinating revelation is how Japanese people rarely say a direct "no." Instead, they might respond with "at this point, it might not be a good time for this"—a polite buffer that communicates refusal without confrontation. For travelers accustomed to direct communication, recognizing these cultural nuances prevents misunderstandings and demonstrates respect.Rahel guides us through essential phrases like "konnichiwa" (hello), "arigatou gozaimasu" (thank you), "sumimasen" (excuse me/sorry), and "onegaishimasu" (please). Beyond just memorizing words, she emphasizes pronunciation and context, explaining which phrases are appropriate in different situations. Need to find a bathroom or train station? Learn to ask "doko desu ka?" (where is?) after naming what you're looking for.The most powerful takeaway? Japanese people watch visitors closely, looking for intention rather than perfection. They understand when tourists make mistakes but deeply appreciate those who show genuine respect for their culture. By learning even a few phrases and approaching Japan with cultural awareness, you'll transform from just another tourist to a welcomed visitor.Have you started learning phrases for your next international adventure? 49. Finding your ideal job share partner is easier than you think—here's exactly how to do it."How do I find a job share partner?" It's the first question people ask me after learning about job sharing, and I totally get it. Click Here to ask your book writing and publishing questions!Amazon ads don't have to be complicated (or eat up your entire marketing budget) to actually sell books. In this episode, I'm sharing my approach to making Amazon ads simple(r) without endless spreadsheets, confusing dashboards, or the kind of budget that makes you wonder if you should've stuck with free bookmarks.Common Questions Tackled:Do I really need to spend $50–$100 a day like people recommend for Meta ads? Or can I start with $2–$3 and still see results? How do I actually know if my ads are working?Everyone says to use 300+ keywords. Do I actually need that many? (No, you don't.)Should I even bother with ads if my book listing isn't fully optimized yet? How often am I supposed to tweak campaigns? What's more important: impressions and clicks, or actual conversions (aka sales)? Can I determine the exact words people are typing into Amazon when they find my book?If you've been curious about trying Amazon ads but feel completely overwhelmed by the process, head to publishaprofitablebook.com/amazonads and see how simple this process can actually be.

In this Tax Tuesday episode, Anderson tax attorneys Amanda Wynalda, Esq., and Eliot Thomas, Esq., tackle a diverse range of tax questions covering rental property strategies, depreciation rules, and business structure optimization. They explain the tax implications of renting property to family members below market rates, including income reporting requirements and limited deduction capabilities. The attorneys discuss gifting rental properties to children and the associated gift tax filing requirements, while exploring sophisticated property management company structures for generating earned income and maximizing retirement contributions. They provide detailed guidance on utilizing IRS sections 168 and 179 for depreciation and bonus depreciation, clarifying the current 100% bonus depreciation rules and debunking outdated 80% figures. Other topics include S-corp benefits for 1099 contractors, holistic health business taxation, accountable plan cell phone deductions backed by IRS Notice 2011-72, vehicle deduction methods and limitations, and even professional gambling expense deductions for Vegas visitors. Throughout the episode, they emphasize proper entity structuring, asset protection, and tax planning strategies. Submit your tax question to taxtuesday@andersonadvisors.com Highlights/Topics: "I have a question about tax implications of renting my property to my parents. If I rent it to them for less than fair market value, are there any tax incentives or exemptions in this situation? I'm trying to understand whether I would still need to report the income and if I would lose the ability to deduct expenses associated with the property." - Must report income; IRS treats below-market family rentals as not-for-profit activities. "In 2024, I deeded some rental properties to my children about $250,000 each. Is there a way to write this off?" - No deduction available; must file Form 709 for gift tax reporting. "I have four rental properties. I personally manage them through an LLC. Can I use my company as a management company and charge a 20% fee for managing it to be able to show I have earned income and then contribute to an IRA? Also, would I be able to establish a Roth IRA?" - Yes, with reasonable fees and proper structure; enables IRA contributions. "How do I utilize IRS code section 168 and 179 for depreciation and bonus depreciation? How do I buy cars and furniture right off up to 80% of the value of the property every time I buy a house rental or asset? Can I utilize AI or any AI software with these to automate and hands off anything?" - Use 179 first, then 168 bonus depreciation; now 100% not 80%. "I'm a 1099 independent contractor. I own two pieces of property, one is my primary residence, the other has a home and a small apartment on it that I rent out long term under the table. My thoughts are that I need to create an LLC for my business, possibly an S corp. As I understand the tax laws, there will be no way to use any of the rental properties to reduce the tax burden of my 1099 income. Am I on the right track here?" - Report all income; S-corp saves self-employment tax; passive losses don't offset. "I'm going to start a consulting business that focuses on holistic health. What should I be looking for in the next six months or so when I launch? Is taxation different from real estate and in what way?" - Consider S-corp for self-employment tax savings; business expenses differ significantly. "With an accountable plan, can I deduct a hundred percent of a cell phone? Is there some documentation that backs this up? Prove it." - Yes, 100% deductible with S/C-corp; IRS Notice 2011-72 provides documentation. "I have a question about vehicle deductions. There are two methods available, the standard mileage deduction and the actual expense method. Can I use the actual method to claim all the depreciation in one year, then switch to the standard mileage deduction in subsequent years. If this is possible, how does it work? Assume the vehicle is used a hundred percent for business purposes." - Three methods exist; business-owned vehicles allow 100% bonus depreciation benefits. "Since you're in Vegas, you might know the answer to this one. My friend won a reportable jackpot, mid five figures, and he was wondering if he could deduct the travel lodging expenses just as he might do if he made this money as a business deal or future excursions to Sin City to try and extend his winnings." - Only if professional gambler with business intent and meticulous records.
