Justin Boardman was attending a police conference and chose a presentation about how trauma affects the brain that ended up changing how he conducted interviews with sexual assault victims. Justin then co-authored, along with Donna Kelly, Utah Prosecution Council, a Trauma-Informed Victim Interview protocol for adult victims of sexual assault. Justin now presents and consults locally in Utah and Nationally on a variety of subjects. His focus is to strengthen investigations in a victim-centered, suspect focused, and trauma-informed ways. All real estate begins with the land. Today’s episode features two guests who are experts in land sales. Jeramy Stephens (Arkansas) & Justin Osborne (Colorado) are both members of the REALTORS® Land Institute (RLI) and join Monica on the show today to talk about how land sales differ from residential sales. They discuss the different types of land and the certification that’s available for land agents, as well as some of the important things to note about land sales in the East and the West. Jeramy Stephens has been in land and real estate for many, many years. He is currently the president of REALTORS® Land Institute (RLI). RLI is part of the NAR family and provides expertise, camaraderie, and resources for real estate professionals. It also offers the Accredited Land Consultant (ALC) designation. There are several different types of land: agricultural land, timberland, recreational land, and transitional land. The RLI promotes education to understand different land uses and purposes for these types of lands. Just like in other facets of real estate, there are different specialties in the land business, and they each have their own rules. There are six required courses to get the ALC designation and 104 hours. The three core classes are Land Investment Analysis, Land 101, and Transitional Land. In addition to these three core classes, there are “elective” classes, depending on where your interests lie. A portfolio of $10 million is also required. When looking at the value of land, it’s important to consider what it’s being used for or what it’s been used for in the past. As a residential agent, if someone comes to you with a piece of land, you can ask questions to determine its highest and best use. Then you can direct your client to an expert in one of those areas, who can appraise or assess the land appropriately. Some land properties are comped regionally, so they are compared with other similar properties in neighboring states or regions. When it gets to a specific activity, it needs to be priced as close in proximity as possible. Jeramy’s passion is farmland, which tends to be a little bit easier to price than some other types of land property. Despite some of the struggles farmers are facing, the demand for ag land is still quite strong. Farm and ag land are also a potential investment opportunity. There is a lot of due diligence required for farmland, so it’s important to know what to do and who to ask when you need help. Residential real estate agents and land agents can work together to meet their clients’ needs. If you’re not the one to help them, be the one to get them another agent. You want to make sure that as a Realtor®, you are operating in your area of expertise, and referring your clients to someone else when it’s not your area of expertise. Jeramy is also interested in developmental or transitional land. This is taking raw land, usually on the outside of a growing community, and figuring out zoning, sewage, water, taxes, etc. This process can take a long time and varies from state to state. These properties can be a win-win for the agent and the community, but it’s important to make sure it’s done right so everyone benefits from it. There are some new developments in technology in land sales, including better maps and more complete data. Having all of this technology makes things work a lot faster and smoother. The company Jeramy works for offers 360-degree land tours of properties, so clients can see properties on their computers before seeing the land. In the Eastern United States, one of the biggest things to consider is wetlands and water rights. Mineral rights are also important, though maybe more so in the West. There are also many areas in the East that are developing and bringing more people in, and this is especially important for agents who work with transitional land. Jeramy’s final word is to remind and encourage REALTORS® that we’re all professionals in what we do. Know what you do, what you do well, and what’s best for your client! Justin Osborne is joining us from Durango, Colorado. He is currently president of the Colorado chapter of the REALTORS® Land Institute and an RLI instructor. One of the biggest challenges in land real estate is figuring out how to price it. It can be on the market for a couple of years, and sometimes they have to travel over 200 miles to find comps for a similar piece of land. The potential market is pretty vast in the West, but Justin tries to remain within the same state due to changing property values. As a buyer’s agent, it is important to do due diligence on a property, including inspections on the property and the infrastructure. Properties need to be brought up to code before closing or handled properly after closing. The permit process in Justin’s area is relatively easy, but all the different landscapes will affect how long it takes to get the property ready. Sometimes large transactions get held up because due diligence was not done before the property was listed. When the proper due diligence is done, those listings normally sell for higher than the listing price. Recently Justin has noticed people coming from Arizona, California, and even Florida to purchase these large parcels. Location is important — people tend to want properties that are closer to national hubs. In the West, especially, water is key. Just because water is on your property, you don’t necessarily have the right to it. It’s important to make sure you’re working with someone who understands water and the rules surrounding it. Mineral rights are the same way. The state of Colorado has a lot of laws in place that protect the property owner. With the large tracts of land out West, there are cases where they are downsizing to make the properties a little smaller and more affordable for some investors. It is important to realize what your clients want, especially in terms of privacy, to determine which size property is best. In the West, there are also several National Parks to consider. It is a risk to own a property that is sitting on leased land. Buyers should do their due diligence on the risk associated with ownership of this property before buying or developing that land. Out in the West, there is a lot of opportunity for things that are hard to put a value on. Many buyers are looking to establish some type of family legacy, or find a place where they will be able to go and unplug. Similar to what Jeramy says, Justin encourages REALTORS® to be prepared and know where to go to get the right information. After a recent medical scare, Justin and I have come to realize just how important it is to have a team of experts working with you on your total body health. On this episode of The Transformation Show, we’ll use Justin’s example to show you why it is so important to listen to your body to help you discover what it is really trying to say. You’ll appreciate that everything is connected mentally, spiritually, physically, and emotionally and that when one thing is out of place your body may use physical pain to let you know. Outline of This Episode [2:22] Justin recently had a 10-day headache [12:02] Finally the beginning of the answer to the headache [16:24] He found a holistic doctor that could help [20:52] How has past physical trauma affected your body? [28:03] Will Justin continue to work on his psoas? [31:44] Don’t give up your hard work Pain is merely a symptom of something bigger Recently Justin had a headache that lasted for 10 days! While this sounds pretty excruciating it was even more worrisome because he doesn’t typically get headaches. It also wasn’t a typical headache, it was tied in with the movements of his body. When he moved in certain ways a horrible pain would shoot through the muscles in his head. He doesn’t usually take medication but after several days of the intense pain, he relented to taking ibuprofen. He and I racked our brains trying to think about what could be the cause of the problem. We knew that the headache was merely a symptom of a bigger problem. What was Justin’s body trying to tell him? Everything is connected During this painful time, he got several adjustments at the chiropractor. Together they tried to work out what the problem could be. It wasn’t until he received a massage at the club that he was finally able to develop a hypothesis. The masseuse asked him about his recent deep work with his psoas. She reminded him about the psoas playing a role in triggering emotional trauma. That’s when a light came on. Of course, Justin and I both knew about the role the psoas play in the body’s processing an emotional release, but we were so close to the situation that it had never occurred to us that the psoas might be the culprit of the agony in his head. Healthcare experts can help you connect the dots When there is something going on with your body it is important to see a team of healthcare experts. You can’t always think of everything yourself which is why it is valuable to have your own team working with you to find the answers. You need to investigate further to discover the root of the problem. Whatever the body is doing is just a symptom, it is vital to find the underlying problem. Your team of healthcare experts can work with you to identify the deeper issues. Even though Justin and I had plenty of background knowledge about how the body works we were so close to the problem that we couldn’t connect the dots. When stress brings you down it's your healthy habits that will keep you going You may be wondering if Justin will continue to work on his psoas after discovering that this was the culprit in his pain. The answer is yes. Although he will ease up a bit and won’t work this area with such intensity, he understands that deep work often triggers pain. When stress brings your transformational work down, its habit that helps you continue the journey. With the help of his team of healthcare experts, he was able to discover the root of the problem and understand the underlying causes. He was born with a bone disorder and broke bones over 200 times before he was 18. He has every reason to be down on himself and be upset about the hand he was dealt, but instead, he turned his challenges into a gift. He used the container he was given to become a voice to the world. His mission in life is to eliminate insecurity. He feels that insecurity is the root of every issue and that if you can overcome insecurity you can transform yourself and the world. How do you overcome insecurity? The first way to overcome insecurity is through self-care. Of course, we always preach that self-care is important on this show, but that’s because it's true! If you can take a bit of time for yourself each day you will feel stronger and more confident in every area of your life. When you don’t feel good, you don’t feel strong enough to tackle the real problems you face. Sean had an amazing insight that we have seen in our work with moms - “People will die for their kids but they don’t live for them.” Remember the old adage, monkey see, monkey do. Your kids are watching how you live your life. Stop sacrificing everything for your kids and show them how to live instead. Align with your life purpose When you figure out your life’s purpose it dramatically increases your energy. But just figuring out your life purpose is not enough. You need to go one step further and align your life to that purpose. Once you know your life purpose and align your life to live it you can’t help but have more energy each day. Living on purpose gives you a reason to get out of bed in the morning. It’s important to understand that your life purpose doesn’t have to be your job. There are other parts of your life where you live your purpose. One great way to keep your life aligned with your purpose is to create a purpose statement and keep it present. Surround yourself with an empowering environment You have heard that the 5 people you surround yourself with the most are the people you are most likely to become like. Learn how to elevate your network. Find out how you can surround yourself with people that have done or are currently doing what you want to do. Get out of your normal space into an empowering space. Put yourself in an environment where you want to be. Once you are there you need to remember to show up. Be more engaged in the group so that you can make the most out of that environment. You just had a baby, a loved one died, you are suffering an injury -- you have the perfect excuse to interrupt your transformation. We all experience times in our lives when we have the perfect excuse to not workout or continue eating well or save for retirement or whatever. But guess what? Your perfect excuse is no excuse to stop your transformation. If you are serious about transforming your life that means marching on through thick and thin. Learn how you can get over the hump of your perfect excuse and continue to transform your life on this episode of The Transformation Show. [25:08] What is the first step to climb out of a downward spiral? Is the all or nothing mindset your excuse for interfering with your transformation? Recently Justin rolled his ankle while going down a flight of stairs. His mind immediately went to how the injury would interrupt the progress he was making on his leg workouts. He was all gloom and doom until he realized that he didn’t have to use this excuse to ruin his progress. Instead of striving for the perfect leg workouts or quitting leg workouts completely due to his injury he adapted. You can modify any program to meet you where you are. It’s okay to step back a bit and then rebuild your way back up to where you were and then where you want to be. Learn how to balance rather than using the all or nothing mindset. The secret to success is being able to maintain your progress There is a big difference between losing weight and weighing less. So many people yo-yo in their weight loss. They are constantly losing and gaining, losing and gaining again. This is due to the fact that when life throws them curveballs, (and let's face it, life is full of curveballs) they regress into their old habits. The secret to success in anything, not just in weight loss is being able to maintain your progress. It is so much harder to start back up again rather than to just maintain progress. If something significant has changed in your life making your transformation more of a challenge, then dig deep and figure out how you can go into maintenance mode to maintain the progress you have already made. What is the first step to climb out of a downward spiral? So what if you’re there right now. You have the perfect excuse, you want to transform your life but, but, but. What can you do? Pick one thing. Just focus on doing one thing today. Pick something that has a great impact and that doesn’t have a lot of output. You could drink more water, read a book, go to bed early, go to the gym, get outside in nature, or hire a trainer to motivate you. Exercise is an amazing catalyst to healthy living. Movement is imperative to life. Once you start moving you will feel stronger. When you feel strong in your body you will feel strong in other areas. Life is going to keep throwing things at you. How you take care of your body is how you are going to take care of everything else. How do you continue your transformation when you have the perfect excuse not to? Whatever your excuse is, you can continue on. You don’t have to let your perfect excuse stop you from reaching your goals. There are so many small things you can do to simply maintain the progress you have made so far. You can get back to the big gains whenever your life settles down. Right now focus on maintaining your progress. It’s okay to do things differently. You can workout at home if getting to the gym is too much of a challenge right now. You can still get protein and vegetables into your diet even though you are crazy busy. So what are you going to do to maintain your progress?
