Kenner opens by asking Eric for one major piece of advice, and Eric reveals a shift that every entrepreneur must make: stop doing the work yourself and start developing the people who do the work. Scaling isn't about grinding harder—it's about building teams, processes, and leaders.Eric shares his personal journey, which didn't begin with big credentials. He was nearly a high school dropout, uninterested in college, and unsure of his direction. Joining the U.S. Army gave him structure, but when he returned home, he lacked civilian skills. He took a basic job parking cars at a dealership and worked his way into sales through discipline and consistency. He eventually became the #1 salesperson for 30 straight months before transitioning into mortgages, and later real estate, after a former boss invited him to partner in 2006. From there, they scaled quickly—flipping 70 houses their first year, then hundreds annually—eventually building one of the most active operations in their region.Eric describes how the 2008 crash shaped him. Real estate had felt easy in 2006, but when the market collapsed, many investors disappeared. Eric's team pushed forward, thanks to a liquid and fearless mentor. Buying during the downturn taught them lessons that would guide every future year. Eric emphasizes that the best real estate deals begin long before the purchase—they begin with strong systems.The conversation shifts to coaching. Eric and his partners are known as the “funnel fixers”, helping business owners repair broken sales pipelines. He shares a story of a company overwhelmed with low-quality leads, burned-out staff, and poor conversion. By eliminating bad leads and training the team properly, they cut their leads in half but doubled their income in 90 days. Eric's long-term mission is to teach entrepreneurs how to prevent funnel failures instead of reacting once revenue declines.Looking ahead, Eric shares the future for both sides of his business. Through RampREI, they provide sales training, leadership development, and “growth partner” arrangements where they operate key parts of a business—marketing, leadership, sales management—so entrepreneurs can focus on what they do best. On the real estate side, his company Integrity First Homebuyers plans to expand into 10 markets by 2027, targeting 1,000 annual deals and approximately $20 million in net profit. Sean Mullin is an award-winning filmmaker. He has been a writer, director and/or producer on seven films that have received theatrical releases. His critically-acclaimed feature film debut as a writer/director – Amira & Sam – won the top prize at numerous festivals and was distributed theatrically by Drafthouse Films in 2015. The Sun unleashed an absolutely massive G4 geomagnetic solar storm that hit the planet yesterday. It was the most powerful solar flare that we have seen in 2025. Additionally, an “energetic” and fast-moving coronal mass ejection, or CME, was hurled out by the Sun on Tuesday from the same area as the solar flare. Yankovic's label, Scotti Brothers Records, insisted that he record a Christmas album. However, after Yankovic presented the song to his label, they relented, because it was "a little different from what they were expecting." After the song was written and recorded, Yankovic wanted to release the song as a commercial single, but Scotti Bros. refused. And unlike most people who come to me for coaching, Catherine was starting from ground zero. She tried Duolingo for around a week, but quickly realized that she needed a more systematic approach that would actually enable her to reach her goals. So, Katharine has a demanding career. She's raising a family and she lives in the UK. Hey, so moving to China or dedicating full days to study isn't really an option. And so we set a very specific goal for her first 6 months, which was to establish a rock-solid foundation when it came to pronunciation, tones, and sentence structure. So that meant rather than cramming thousands of random words from HSK lists, focusing on the words that she needed to use herself to talk about, the things that she was interested and wanted to talk about, and making sure she could say those things really well. So making sure that her pronunciation and tones were really good for the things that she wanted to say. And so that's what she's done for the first 6 months, collecting phrases that she actually wants to say and building her own kind of personalized immersion environment where she's immersing in those things that she wants to talk about all the time while walking the dog, commuting to meetings, etc. So, in a moment, we're going to hear a clip of Katherine reading a script that she wrote about whales, entirely in Chinese with excellent tones. And after you hear that clip, I interview Katherine in English about her experience over her first 6 months of learning Chinese. Show Notes: Eugene Kim shares his post-graduation journey staying in Boston to finish research at the Dana-Farber Cancer Institute which was part of his thesis and also laid down the groundwork for his own cancer research which he has conducted over the years. He credits his understanding of science to his time at Harvard.  He also worked at the now-closed Love the Border Cafe. Eugene reflects on the valuable lessons learned from working at the cafe and describes the unique subculture of the cafe's staff, including the Brazilian kitchen staff and the diverse backgrounds of the waiters and waitresses. Securing a Position in Research Eugene talks about his major in biochemical sciences and his interest in molecular biology.
