欢迎收听雪球出品的财经有深度，雪球，国内领先的集投资交流交易一体的综合财富管理平台，聪明的投资者都在这里。今天分享的内容叫中算力租赁投资指南：怎么系统性地理解这个生意，来自调研爱好者。美股的N B I S最近新高了，无论是产业端还是市场上可看的反馈，租金价格都在飞速上涨，最近我也跟很多投资人交流了，市场上可能普遍还没意识到为什么算力租赁这波这么强，整个行业发生了什么变化。我觉得应该有很多人想过自己的爸爸妈妈当年房地产的机会这么确定，为什么不敢贷款多买点房子，这样自己就财富自由了，但是从算力租赁这边这个行业交流下来的情况看，我觉得当年我们的长辈错过这个机会是非常正常的，因为要做这样的决策，其实需要有非常多的信息支撑，认知支撑，才能有足够的勇气去上杠杆，当年我爸妈也经常说XX亲戚借钱买这么多房子很容易出事之类的，最近因为在这个行业里一直泡着，增加了很多有意思的认知。最近因为市场因素，奇怪的利空传闻和大盘整体，算力租赁整个板块有比较大的调整，我觉得位置已经比较好了，其实可以开始研究到底这个行业的价值在哪。1.现在算力租赁为什么是个好生意5年租约：二零二五年11月之前，算力租赁行业普遍喜欢签一年的合同，核心原因是大厂对A I的下游盈利能力还并不确定，二零二六年2月开始，实际目前看到在谈的合同都已经是5年的长协议，所以现在买一台服务器，到底能赚多少钱是完全可以确定的，相当于买了一套房子租出去，租金已经保证你3至4年可以回本，所以不管房价多少，这都是一个收益率不错的理财产品。超高杠杆：由于目前服务器资产保值属性＋变现能力强+长合同，实际现在金租、银行都很愿意为这类资产放杠杆，目前行业里金租基本可以做到95%，最高的已经有到98%了。意味着你买100亿的资产，只要支付5亿的钱，甚至只要2亿，等于是20至50倍杠杆。那么五年租约+超高杠杆=不会爆仓的超级杠杆资产我们可以用通俗的炒房逻辑，直观看懂当下G P U算力租赁的暴利商业模式。假设以当前730万的现货采购价购置一套算力设备，采用95%的高比例房贷融资模式，个人实际仅需支付36.5万的首付本金。目前市场裸G P U出租的保守月租为14.5万元，叠加I D C组网、电费全包的服务租金最高可达每月22万元，盈利空间十分可观。行业内普遍采用5年折旧、30%残值的核算标准，而实际高端H100显卡5年后仍能保留原价50%至60%的残值，保值率远超常规资产。这套设备每年折旧成本约102.2万元，同时按年度租金收入的2%核算运维费用，每年运维成本仅3.48万元。若将每年174万元的全额租金收入优先用于偿还贷款，扣除运维成本后，每年可获得170.52万元的净租金收益，且随着房贷持续偿还，剩余本金和利息不断递减，后续净利润还会稳步提升。按照这套模式测算，5年房贷还清后，投资人手中可留存45.68万元现金，同时完整持有整套算力设备。参考过往英伟达显卡的保值行情，设备届时仍保有原值60%左右的价值，转手出售可回款438万元，累计回款可达483.67万元。对比初期仅36.5万的本金投入，5年整体收益高达13.25倍。如果采用协创数据当下可拿到的98%极致融资比例，收益倍数更是飙升至32.82倍。这种超高杠杆、稳租金、高保值的模式，也是上一轮炒房暴富的核心逻辑，如今完美复刻在算力赛道。即便放大至千亿规模，投入20亿本金即可撬动1000亿算力资产，在稳租金、无爆仓风险的前提下，5年可拿回近656亿现金。目前协创数据、N B I S等企业正是依靠这套高杠杆算力租赁逻辑快速扩张，业绩与市值双双创下历史新高。2.租金会持续涨价吗？天花板在哪？市场一直比较迷惑一件事儿，其实算力租赁的价格二零二四年底到二零二五年10月，租赁的价格是下跌的，为什么今年涨了这么多，还没见到要回头的趋势呢？很简单的一个道理，客户不是只用来训练了，推理侧赚钱了。今年最火的，渗透率提升的最快的产品就是”小龙虾“，这个产品让推理侧的需求光速崛起，基本每个月Tokens需求都是环比20%以上的增速，而且从实际应用场景看，这甚至还在加速，目前这个产品的渗透率实话说还非常低，还有很大很大的空间。相对来说用别的数据不好判断，我们直接用Tokens的供给和需求来确定这个行业前面发生了什么，以及预测后续会怎么走。供给侧讨论过很多次了，这里台积电的先进制程产能已经是定下来了，至少到二八年之前是不可能提速的。英伟达：G P U出货量就是这么多，Tokens的吞吐量也可以确定，英伟达的推理Tokens输出就是下面的数据，二零二六年差不多101.6P，二零二七年把整体的效率提升算上，382P，二零二八年1,042P。A S I C：供给端第二侧是什么？讨论度很高的A S I C，其实核心就是谷歌定制的T P U，亚马逊的Trainium和微软Maia，以及一些乱七八糟的定制A S I C。这里二零二六年预计能输出差不多41P，二零二七年能输出146P，二零二八年输出286P。国产卡：目前也有人一直在提“韬定律”以后国产卡上来了，算力不缺，我肯定是支持国产卡的，就是从现实的角度咱们来看看，国产卡目前主流就是华为昇腾、平头哥真武、寒武纪、海光、昆仑芯、摩尔、沐曦，现阶段国产在全球算力的占比是非常非常低的，且目前还有性能和优化的问题，在Tokens输出上，相对还是差一些，从实测数据看，到二零二六年国内能输出的Tokens差不多就是8.3P，二零二七年28.5P，二零二八年80.6P，三年提升10倍，应该不算低估吧？那么全球的Tokens供给就是这么多，可能会有一些变化，但半导体产能不能虚空创造，基本上差距不会非常大，那么需求侧呢？目前全球A I比较主力的需求就是四个场景，A I编程、对话&Agent、视频生成和企业级应用，之前其实算过一版，不过数据后来发现有点问题，迭代了一版，这里面重新梳理了一下。A I编程：年算是A I编程的元年，差不多也可以理解是A I推理的元年，这里目前我跟多家互联网大厂的员工沟通确认过，目前整体每人每月消耗量应该在700-900m这个区间，取中值800，目前全球程序员3000万人，估计今年会替代掉30%的需求，那么今年A I编程的需求就是201.6P tokens。后面替代的程序员数量变多，但是消耗量上去，差不多二七年就是720P，二八年是864P。对话和Agent：目前国内日均年初差不多是140万亿，占全球33%，换算过来全球日均差不多是492万亿，一年消耗就是180P，二七年339P，二八年791P。视频生产：目前全球每年上传到互联网的视频总时长是220万小时每天，生成一秒视频需要的算力是对话的几百倍，客观的说主要因为算力受限，今年估计A I视频最终渗透率能有15%就不错了，S D 2.0每分钟视频Tokens消耗要200万tokens，而且现在实际要达到满意的需求是需要抽卡的。此外如果要生成的是高清的4K，或者更高码率的，需要的算力都是指数级增加的。假设明年算力紧缺稍微缓解一些，行业整体渗透率提升到25%，二零二八年提升到30%，二零二六年需要的量是72P，二零二七年是219P，二零二八年是276P。企业级：基本就是各种O A审批流，数据，这里直接对应的是工作中接触的各种行政，财务，这里用的是一个占对话的比例需求，差不多二六年是35.9P，二七年是101.7P，二八年是316.3P。那么全球的供需情况就是去年完全不缺，今年开始出现缺口，这也是为什么二零二五年11月算力租赁才开始涨价，一直到4至5月涨价的速度大幅提升。从整个供需缺口的情况来看，全球算力紧缺会一直持续到二零二八甚至二零三零年都见不到缓解的迹象，后续大概率行业整体价格要持续上涨的。今天谷歌的消息也反映了这一事实，基本现阶段没有哪家公司不是火力全开服务器产能拉满去供应的，但谷歌这样自有T P U的公司依然缺，在目前这个缺口下，未来3年算力租赁的价格涨价持续性是可以预见的，因为这个环节直接产生利润，而不是像过去一样只用于训练了。3.客户到底盈利能力怎么样？他们能接受的租金是多少目前国内算力租赁价格方面，前面已经提了，我们就按17万每月测算一下目前几家大模型公司的盈利能力，以下是我基于公开数据和专家交流梳理的每家大模型厂商的Tokens定价以及他们模型一台8卡服务器的Tokens输出情况，整体会因为参数量大小不同，各家优化的情况不同有一些输出数量的差异（参数量大，专家数激活多，输出的肯定就少），整体来看，现在G P U的利用率就算70%，目前基本各家模型的毛利率都可以达到50%以上，甚至是70%至80%，这个盈利能力也很直观的反应了为什么目前市场上给算力租赁订单的大主力是阿里，智谱这些公司。黄仁勋昨天说的最多的就是“计算就是收入、瓦特就是收入、每一个token都是收入！”，还有Token可以创造10倍的利润，这件事其实从海外大模型厂商的数据也能非常直观的看到，基本这些公司租一台B300的毛利率甚至能达到90%以上，当然北美目前算力租赁的价格也显著比国内的贵，实际毛利可能在85%至90%这个区间。但这里创造10倍的利润这件事肯定是已经被验证，且可以被量化的一件事。所以涨价的上限能到多少？这里客观的说，国内的厂商是有过竞争到负毛利的阶段的，但是海外相对来说不会这么卷，其次他们的人力成本也高，所以我认为整体也不至于到负毛利的程度，目前看至少在阿里、质谱、字节这些公司这里，支付能力还是很强的，他们哪怕30万一个月也是赚钱的，而海外更是高的吓人，目前盈利能力最差的其实是x A I，这也符合x A I他们把服务器直接租给Anthropic的商业事实，整体市场对涨价的接受度非常高（目前产业的实际现状就是到处在涨价到处在抢卡）。4.听起来这么好的生意到底难在哪？其实反复强调了很多次，这里面最核心的壁垒就是拿卡，房子很早期的时候，房价便宜，但是都是要分配的，万元户没渠道，你也买不着。拿地也是一样的标准，谁有能力稳定的拿到土地和房子。那拿卡难在哪，之前一直有人说N C P不稀缺，拿卡能力不稀缺，有钱就可以。我觉得没必要违背常识，用很简单的几个数字就能搞明白，海外目前整台服务器的成本带内存可能430万出头，买到国内，今天的价格就算是730万好了，倒个手就赚300万，如果这么好弄，这些上市公司体系里的N C P，营收利润体现在哪呢？目前反正在报表侧我还没看到。这里逻辑也很简单，这个行业B I S其实很早很早就有了，二零二三年就有，当时国内的这些N C P牌照早就意识到不能用当前主体，实际上公司马甲已经换了一遍了，从支付到物流全链路跑通了，而且由于算力是全球性的紧缺，实际上也不存在什么有人可以拿到新的配额，想买卡，要么有配额，要么找有配额的公司买东阳光、盈峰跟利通电子买卡就是很典型的。目前缺卡涨价是客观事实，但这个更多是供需带来的，货物的流转其实是正常的，这个在昨天的辟谣讨论里面提过了，路径这个很早就设计过，没有哪家公司会因为这个拿不到，昨天东阳光公告的其实也就说明了利通的拿卡渠道是正常通畅的，很多信息建议一定还是要从产业专家那儿验证，不要人云亦云。一个很简单的道理，N B I S的涨幅，其实并不比美光科技涨的少，存储的产业环节只是比服务器更靠前，现在需求起来了，大概率算力价格的持续上涨也会出现。至于还有讨论说算力租赁涨价不是好生意，5年后不缺了的，客观来说，现在市场上所有的紧缺物料，目前有上游客户愿意锁价5年保供的吗？反正算力是可以锁价的，A股的算力租赁说了很多了，后续等待存货，营收，利润来验证吧，实在不行看看N B I L和N B I S呢?

Jon Westfall and I welcomed back our long-time friend Don Sorcinelli, who hasn't been on the show since last October (podcast 583). Don shared his deliberate "low-tech" approach to entertaining his two-year-old granddaughter, opting for traditional toys over tablets to encourage focus and avoid the "out" that screen time provides. This sparked some fun tech nostalgia, as I recounted my own experiences as a dad of a toddler trying "interactive" toys like the light-sensing Microsoft Barney and the giant yellow Microsoft EasyBall trackball—both of which proved that sometimes, simpler is better. A major theme of this episode was the shifting economic reality of AI. Don, ever the healthy skeptic, compared the current AI hype to the dot-com bust and the "magic math" of non-GAAP reporting. We discussed the "tokens vs. humans" trade-off, noting that as companies like Google and OpenAI move toward token-based pricing, the cost of farming out thinking to AI may soon exceed the cost of hiring a human. I've been finding ways to outsmart these limits by using standard LLMs to "interview" me and generate highly efficient Codex prompts, which usually get the job done on the first try. We also tackled some serious infrastructure and software headaches. I'm currently dealing with expiring Secure Boot certificates on some of my no-name PC boxes—a situation Don rightly called a "mismanaged" disaster on Microsoft's part, given the lack of clear documentation and the bugs causing BitLocker prompts. On a more positive note, my 8GB MacBook Neo continues to impress me with its efficiency, proving that tight optimization can often trump raw specs. We wrapped up with a look at the future of Nvidia ARM-based processors for Windows and a strange sighting during my daily walk: a fiber optic cable hanging at neck height between utility poles, a reminder that even high-tech infrastructure can have very physical (and dangerous) failures
