* This episode was archived June 2019 and is only available for subscribers Eddie Hobbs is well known in Ireland for working as a self promoted consumer advocate and customer champion. He works as a financial advisor and has wrote books and appeared as a television presenter. I am writing today about the property fund he set up and the lessons we can learn from it. It was a property fund which raised 13million euros from small investors. There were 700 investors, the three co-founders invested 600,000 each so that suggests an average investment of 16,000 each. The non-executive directors were Hobbs and senior counsel Dermot Flanagan, while its executive directors were former Deloitte corporate financier Hugh O’Neill and developer Vincent Regan, its managing director. It was called Brendan Investments Pan European Property (bipep) and managed by brendan investments plc who were the four investors who were getting a 1% fee. This fund was started to invest in european property but It failed badly. It invested in commercial property in Germany and it lost a huge amount of value when its tenants went out of business. It then invested in Detroit and similarly lost a lot of money. It has lost 90% of the 13 million How to set up a fund like this Start a fund. You will need a little legal and accounting help here but it's basically setting up a seperate entity that limits all the stakeholders liability. Set up a management company to manage the fund and charge 1% of the funds value each years. This management company will be appointed by the fund. The fund should prepare a regulated prospectus. The fund should highlight the potential that investors could suffer a loss. The fund needs to attract investors. Start investing. Questions to ask yourself Do you want the hassle of all these small investors. Experienced investors know they can lose it all but new investors are not aware of the risk, they say they are but they actually don't see a situation where they can lose all their money. You need to be clean as a whistle in order to get approved by regulators or to attract investors. You need to be able to attract investors.
