Former tech entrepreneur from Silicon Valley, J Scott, and his wife, moved to Atlanta in 2008 to start a new chapter. In the past ten years, they have bought, built, rehabbed, sold, lent-on, and held over $60 million in property all around the country. But, in 2016, they transitioned into multifamily and they have never looked back. J is today’s guest on the show. He is an entrepreneur, investor, advisor, and the co-host of the BiggerPockets Business Podcast. He is also the author of four books on real estate investing, which have sold over 200,000 copies and have helped investors from around the world get started in real estate. In this episode, J talks about his transition from single-family to multifamily and shares some lessons from his first multifamily syndication, including the importance of building a relationship with your team and understanding that multifamily is not simply single family at a larger scale. Rowling mischaracterized the facts of the case in support of a dangerous and unscientific movement that invalidates the trans experience, and in doing so flies in the face of medical consensus worldwide. Her comments also confused a lot of fans who are not fully familiar with the issues at stake, or cannot understand how someone whose book series is so vehemently about tolerance can express support for a woman whose views invalidate so many people's existences. J.J. Konstant was a 2003 graduate of St. Ambrose University, where he was an all-academic conference basketball player and member of the Dean's List. He attended Marine Corps Officer Candidate School in October of 2003. After being commissioned as a 2nd Lieutenant on December 12, 2003, he spent the next 8 months in Quantico, Virginia training to be an Infantry Officer. In September of 2004, he was assigned to the 2nd Battalion of the 3rd Marine Regiment in Kaneohe Bay, Hawaii. As the Rifle Platoon Commander for Fox Company's Third Platoon, he deployed to eastern Afghanistan in June of 2005. There he led his Marines in conducting operations aimed at disrupting Taliban, Al-Qaeda, and other associated terrorist personnel operations. In September of 2005, he received the Purple Heart from the Commandant of the Marine Corps. In January of 2006, J.J. received The Bronze Star with Combat Distinguishing Device from the Assistant Commandant of the Marine Corps. Both awards were the result of his actions from August 12-19 as part of the now famous “Operation Whalers.” In September of 2006 1st Lt. Konstant deployed as a Mobile Assault Platoon Commander and Joint Terminal Attack Controller to Iraq's Haditha Triad in Al-Anbar Province. There he led his Marines in conducting counterinsurgency operations and was again wounded by two separate roadside bomb attacks. He received his second Purple Heart for wounds received on November 9, 2006. Other military honors J.J. has received include the: Combat Action Ribbon with gold star in lieu of a second award, naval unit citation, meritorious unit citation, national defense service medal, Afghanistan campaign medal, Iraq campaign medal, Global War on Terrorism Service Medal, sea service deployment ribbon with bronze star in lieu of second award, a certificate of appreciation, and two certificates of commendation for his service in each theater of battle. This week at In The Past Lane, the history podcast, we look at the history of one of the more troubled regions in American history, Appalachia. In particular, we’ll examine the backstory to how Appalachia became one of the poorest places in the US, and why it has stayed poor. I’ll speak with historian Steven Stoll about his new book, Ramp Hollow: The Ordeal of Appalachia. Stoll takes us back in time to when immigrants from northern Europe settled the region and developed an agrarian society that was self-sustaining and based on kinship networks. These backcountry people were the quintessential pioneers of the eighteenth and early nineteenth centuries, clearing land on the frontier, establishing farms, building log cabins, and developing kinship networks that helped them survive. Much of the economy was based on barter and the livelihoods of the people depended on open access to vast tracts of forests (primarily for hunting) they treated as commons. Whiskey made from rye was a key source of cash that allowed them to buy tools, guns, and other finished goods. This was the world of Daniel Boone and Davy Crockett. But after the Civil War, this world was upended by the arrival of big business. Lumber companies clear cut most of the forests and the coal companies enticed or forced people off the land, turning them from independent agrarians into dependent coal miners working for wages. This story of the decisions and policies that led to Appalachia’s impoverishment raises important questions about how we think about the sources of poverty and our notions of what capitalism is. And as a consequence, Steven Stoll’s book, Ramp Hollow, offers an important corrective to some of the underlying assumptions found in the bestselling memoir, Hillbilly Elegy, by J. D. Vance. Among the many things discussed in this episode:  The agrarian society that developed in Appalachia before the arrival of big business. Why whiskey became so important to the people of Appalachia and why Hamilton’s tax sparked the Whiskey Rebellion. How after the Civil War, coal mining companies forced the agrarian people of Appalachia off the land and into the mines. How big business brought coal mining -- and poverty -- to Appalachia. How the story of Appalachia reveals the important ways in which Americans misunderstand capitalism. What J. D. Vance’s memoir, Hillbilly Elegy, gets wrong about Appalachia. You've likely seen a J.P. Sears video on Facebook or Youtube - he's the guy with the long red hair who does the tongue-in-cheek comedy videos about spirituality, politics, relationships, and so much more. J.P. has become somewhat of a Youtube sensation these days and is on the show with Ari and Nick to tell the story of how he went from emotional healer to emotional healing Youtube sensation. You'll find his insight about how to be your authentic self and be productive at the same time quite helpful, and you'll have a few laughs along the way. Join Ari and Nick on this episode as they chat (and laugh) with J.P. Sears. ## How things exploded for J.P. (in a good way) when he quit believing lies. On this episode of Leverage, J.P. Sears tells the story of how he was not gaining much traction in his emotional healing practice because he was telling himself lies What were the lies? That he'd ruin his credibility if he allowed his natural sense of humor to come out. But when he decided that was a part of himself he could no longer keep hidden, he decided to let it out by recording his first comedy video. He not only found a new avenue of personal fulfillment but also discovered that others were drawn to his sense of humor. That's when his career began to skyrocket. Sears says that everyone needs to learn how to be who they really are, not who they think people expect them to be or want them to be. That's the only way you can truly know who you are and what you bring to the world that is unique and beneficial. His advice for anyone who wants to be more effective: Always bet on your authentic self. Find out what he means by that, on this episode. ## Avoiding the people-pleasing trap is essential for anyone who wants to make a difference. One of the things that held J.P. Sears back from excelling in his career as an emotional healing coach was that he was trying to please others. He wanted to be respected in his field so he was careful to do the things he believed others in the field would expect of him. But he found that important aspects of who he was were being stifled, and in time he couldn't continue with the dissonance that was going on in his own soul. Once he let out the parts of him he was keeping tucked away, his career began to take off. J.P.'s story is an example of how being true to your authentic self is the best thing you can do to be effective. ## How J.P. uses outsourcing to highlight his unique abilities. It's obvious from watching any of J.P. Sears' videos that he's a witty, creative person. In order to be most effective in his creativity, he's had to outsource some of the tasks that need to happen for the sake of his business success so he doesn't become bogged down in them. That allows him to continue to use his creative gifts effectively. There's no better lyric than "Life of Illusion" by Joe Walsh to describe the most recent trading performance that was reported by J.P. Morgan. In the first quarter they were profitable on 63 out of 63 trading days. Think you can develop a trading strategy that can compete with J.P. Morgan? You can't. What J.P. Morgan has done is not trading performance; it's an incestuous union between them, the United States government and the Federal Reserve. You don't make money 63 out of 63 days trading. That's not trading; it's a gift. Of course, if you have a position in J.P. Morgan, that's great; ride the trend. But what's unfortunate is that we're in the middle of a societal tsunami on Wall Street that makes it very difficult for the average person to know what's real. To the average person that wants to learn about trading, J.P. Morgan's performance looks like a noble goal. Unfortunately, this level of making money has nothing to do with a trading strategy. It has everything to do with being in a symbiotic union with the government and the Federal Reserve. It's not trading, it's taking. Can you replicate a trading strategy where you get the same advantages that J.P. Morgan does? And what happens when the black swan flies in? Covel goes on to explain comparing the performance records of Bill Dunn to J.P. Morgan. When these black swan events happen, strategies like Bill Dunn's excel, and fundamental strategies don't. It's that simple. You're left with the idea of worshiping a false idol (JP Morgan) or the Bill Dunn strategy that doesn't make money every day, but in the long haul makes more money and protects you when the tsunami hits. Covel closes by talking about the high priest himself, "Venus", the man from Omaha. Even though his fourth quarter profit rose 49% on gains tied to derivatives--derivatives that he once called "weapons of mass destruction"--it's no matter to his worshipers. Covel gives him all the credit in the world for amassing his great fortune; he's one of the greatest capitalists of all time. However, it's the disingenuous, manipulative nonsense of telling people not to trade derivatives but then doing it himself that really gets to Covel. Venus pretends that his words don't matter.
