J. Benjamin is a sci-fi writer with a passion for space opera and aliens. He’s been writing since the 7th grade. However, it wasn’t until 2019 that he published his first novel, A Spacetime Tale. J.’s love for understanding the universe started as a kid, growing up in South Florida, watching the space shuttles take off from his backyard. Former tech entrepreneur from Silicon Valley, J Scott, and his wife, moved to Atlanta in 2008 to start a new chapter. In the past ten years, they have bought, built, rehabbed, sold, lent-on, and held over $60 million in property all around the country. But, in 2016, they transitioned into multifamily and they have never looked back. J is today’s guest on the show. He is an entrepreneur, investor, advisor, and the co-host of the BiggerPockets Business Podcast. He is also the author of four books on real estate investing, which have sold over 200,000 copies and have helped investors from around the world get started in real estate. In this episode, J talks about his transition from single-family to multifamily and shares some lessons from his first multifamily syndication, including the importance of building a relationship with your team and understanding that multifamily is not simply single family at a larger scale. It’s a completely different beast! To J, being the team lead is just a word, and he is much more focused on sharing the risk and reward with his team. Today’s episode features Jérome Simian, French physical preparation coach. Jérome is a coach who not only has been trained by some of the best minds in the world (Jay Schroeder and Charles Poliquin) but also works with some of the greatest athletes in the world, notably Kevin Mayer, the new decathlon world record holder who broke Ashton Eaton’s old mark with an incredible score of 9126. After Kevin Mayer broke the record,Jérome wrote a fantastic article on Strength Sensei about some of the training that allowed Kevin Mayer to overcome back and foot issues, as well as a weak start in his races to progress to a point where he is now the world record holder.   One of the big issues with physical preparation is that the higher the level the athlete is, the less weightroom and barbell lifts will transfer to that athlete’s on-field performance.  All too often forgotten is that it is not what you do but how you do it. J.J. Konstant was a 2003 graduate of St. Ambrose University, where he was an all-academic conference basketball player and member of the Dean's List. He attended Marine Corps Officer Candidate School in October of 2003. After being commissioned as a 2nd Lieutenant on December 12, 2003, he spent the next 8 months in Quantico, Virginia training to be an Infantry Officer. In September of 2004, he was assigned to the 2nd Battalion of the 3rd Marine Regiment in Kaneohe Bay, Hawaii. As the Rifle Platoon Commander for Fox Company's Third Platoon, he deployed to eastern Afghanistan in June of 2005. There he led his Marines in conducting operations aimed at disrupting Taliban, Al-Qaeda, and other associated terrorist personnel operations. In September of 2005, he received the Purple Heart from the Commandant of the Marine Corps. In January of 2006, J.J. received The Bronze Star with Combat Distinguishing Device from the Assistant Commandant of the Marine Corps. Both awards were the result of his actions from August 12-19 as part of the now famous “Operation Whalers.” In September of 2006 1st Lt. Konstant deployed as a Mobile Assault Platoon Commander and Joint Terminal Attack Controller to Iraq's Haditha Triad in Al-Anbar Province. There he led his Marines in conducting counterinsurgency operations and was again wounded by two separate roadside bomb attacks. He received his second Purple Heart for wounds received on November 9, 2006. Other military honors J.J. has received include the: Combat Action Ribbon with gold star in lieu of a second award, naval unit citation, meritorious unit citation, national defense service medal, Afghanistan campaign medal, Iraq campaign medal, Global War on Terrorism Service Medal, sea service deployment ribbon with bronze star in lieu of second award, a certificate of appreciation, and two certificates of commendation for his service in each theater of battle. Ralph Lauren has closed its Fifth Avenue flagship store, suggesting that even upscale retailers can no longer afford upscale rents.
