Also, be consistent. If you're posting 1 ad expect 1 ads worth of leads. But if you're posting 40 ads, being consistent with it and responding back to engaged leads within a short time, you'll more than likely get great results Andre's pro-tips Work at a brokerage where the listings belong to the brokerage. Go through the listings that they have and check eligible locations and market them. Come up with a template for marketing put the listing is an exclusive listing of you and your brokerage so that you're in compliance make sure you get permission from your managing broker but most of the time, Andre's experience has been 9 times out of 10 they're going to say yes, get the listing out there. This is so you already have things to market right. Being new to real estate you don't need your own personal listings to market Have a lead capture website so that you're drawing clients to your website. Be consistent and be on top of it. This episode goes over the HOA & Closings process and how to be most successful. Here is our list of 4 Pro Tips for our agents! If an HOA allows leasing it does mean that HPA can lease there. Please see the HOA guidelines for more information. The more information we have from the HOA and about their leasing procedures the better (example: if they have a cap, has it been met? What is the lease approval process? Do we need to apply for a lease permit; what goes into that process? etc.) The walkthrough instructions email is your best friend. The walkthrough instructions email explains how to to upload the photos on the Broker Portal and lists the areas of the home that we need photos of. Our Broker Portal allows you to easily upload photos and allows us to easily review them on our end. When taking walkthrough photos, we need all rooms in the house, don't forget about overlooked areas like the garage interior and basement and even inside outdoor sheds. We also need exterior photos as well of the front and back yard. Including all necessary photos will help us avoid a delayed closing. Speaking of email: Please be mindful of all email communication that comes in about the property. Title and our attorneys include our agents on communication that we also receive regarding potential issues, closings delays, or urgent information. It will allow you to stay up-to-date and aware of the closing status. No seller personal items are allowed to remain in the home. This includes items our residents purchase from the seller or want. Purchased items, or items our residents want to keep, must be stored off the property. The only exceptions are appliances purchased outside of the purchase contract, pool tables, and pianos. However, even if these items are staying behind, we do need to make note of them and our residents need to sign a storage addendum. This episode goes over the Inspection's process and how to be most successful. Pro Tips: 1. If there is a septic system on the property and or a well used for drinking water the seller is responsible to get these two items inspected as per our buyers addendum. 2. We understand that we are under a time line to get inspection repair requests out and it would help to make sure all utilities are on prior to the inspection. 3. We need to make sure that we have access to the electrical panel, crawlspace, and attic so that we can get an entire picture of the property. Seller to make sure that all open, expired, and unpermitted work that may have been done on the home have been finalized permits pulled or any issue with permits have been resolved prior to closing. 4. We would also like to make sure that the sellers are aware that we may not have the inspection prior to the day of our deadline and we will do our best to get any request out prior to the day of the deadline but we may have to get it out the same day or provide an extension to extend the inspection period to allow us to review the inspection report and to request any repairs. This episode we received tips for agents from one of our top Chicago agents, Chay Spaniol. Helpful Pro Tips: 1. Know the program. It's extremely important you know the program front to back. Throughout the years criteria such as approval requirements, purchase locations and home conditions/criteria has changed. The agent should be sure they are up to date on these things so, the homes their clients fall in love with are able to be processed by Home Partners of America. 2. Know how to set up specific MLS searches. In addition to Chay's clients searching the Home Partners site she always sends them an MLS search specific to approved criteria and locations. This way they are getting the most current homes even if they have not hit HP's website. If the home is not listed on the HP site yet she suggest utilizing the address check and rent estimator calculator. 3. Motivate your client. In a market where homes sell in one day with multiple offers its important to keep their spirits up.
