Low Down Payment Financing Options for Real Estate Investors Real estate investors often believe that minimizing their down payment leads to higher returns. This is partly true since a lower down payment means higher leverage, which amplifies returns. However, returns can be amplified both positively (when returns are positive) and negatively (when returns are negative or things don't go as planned). Although there may be additional low-down creative financing options available, there are a few traditional financing options that require a "low down payment." In this mini-class, we will cover these options. Stop Pleading Guilty To Traffic Violations. Why do truckers and the general public keep agreeing with the police? When you get a ticket, you are still innocent till proven guilty in the USA! So why do you just pay the ticket and go about your business? I'll tell you why. Because it is convenient to just get it over with. Plus you feel you can't win in court. Especially against an officer of the law, right? Wrong! Did you know that, in the long run you suffer more when you plead guilty? Did you know that certain tickets can cost you a great job in the future? So why are you just giving up so easy? Look, the easy way is to just send the state money and admit to your guilt and the hard way is to fight it. Time is money right? You can't see yourself pleading not guilty and then showing up in court to fight, can you? Then you have to hire a Lawer and pay him also, right? SO what if you do lose? At least you gave yourself a fighting chance, right? Have you ever heard of, throwing yourself on the mercy of the court? In most cases, even if you lose, a judge will reduce the violation for you. If you receive the following tickets, Speeding 15mph or more above the speed limit, Following to close, Improper or unsafe lane change, Using a hand held device, reckless or careless or any other major ticket driving, you should fight them all the way. Lease Purchase & Fuel Surcharge Explained. Should a driver partake in a lease purchase in todays market? The answer in short is "yes" if you are getting a fuel legit surcharge and "no" if you are not. If you are not getting a surcharge, you are getting "ripped-off". In short a fuel surcharge is given to a driver for the high cost of fuel. The way it works is this. For every .06cpm the fuel climbs above $1.20 per mile, a truck driver should receive .01cents for a surcharge. Example: If the cost of fuel is $6.00 per gallon. You would subtract $1.20 from $6.00. The remainder would be $4.80. You would then divide $4.80 by .06. The answer is .80 or .80cpm. If you ran 3000 miles this week with a surcharge of .80cpm, you should receive $2400 miles in a separate check for your weekly surcharge. This surcharge should be separate from the rest of the equation. this means for example, you ran 3000 miles at a rate of $2.25 er mile. The gross would be $6750. If you were getting 80%, your net would be $5400. If you fixed cost is $1500 you would have $3900. Your fuel bill would have been approximately $2500. Subtract the fuel from the $3900 and you have $1400 left. If you are getting paid correctly, the surcharge would then be added on to the $1400. So $2400 Fuel Surcharge plus $1400 equals $3900 total pay. Also, for several years lawmakers have debated longer and heavier trucks. Recently, OOIDA and the Coalition Against Bigger Trucks put out a survey asking members to share their thoughts. And Pennsylvania may give truckers access to bathrooms at any place they pick up or drop off freight, while Minnesota eyes using tax revenue from auto parts sales for roads. 0:00 – Newscast. 09:59 – Longer, heavier trucks survey. 24:53 – Bathroom access, auto parts tax. 39:35 – Trucking Action Plan.

We discuss topics like how he trains his recruiting staff to the lease purchase programs he has developed at many companies. Subscribe to us so you can hear all of our fantastic speakers that are going to join us soon as well. ►Speaker David McBride Executive Vice President of Recruiting and HR of Lazer Spot I know you've heard me say this 1,000,000 times, but it's one of my favorites. If it's not broke, break it, because anybody that accepts that it's not broken means that they're not willing to look ahead of what the next step is. And that's where I come in and say, OK, this looks good, but it's a foundation. So we start with the basics. Go after the culture, you know, again, a culture that loves what they do. You know, again, like, I've got some of the best managers, recruiters, director's in the industry and they don't only just think, they believe that it's possible. In this video, it's #closingday and my clients get the keys to their fully renovated home lease-purchased through the Divvy Rent-to-Own Program! With the real estate market being so competitive, it is also hard for lease-purchase clients to get homes under contract (& for a variety of reasons - stay tuned for an upcoming where I share more on this). Thankfully, in this case, the seller liked that Divvy submitted a cash offer and could close within two weeks. That was extremely attractive to this seller!I also like that Divvy is very reasonable when it comes to the inspection process and repairs. As well, as the overall process.
