Michael Gifford is the CEO and co-founder of Splitero, a financial technology company helping homeowners unlock home equity without adding more debt or monthly payments. A longtime real estate investor and licensed broker, Michael has flipped hundreds of properties across the West Coast and now focuses on scalable solutions that solve the challenges of trapped equity for homeowners and investors alike. Make sure to download our free guide, 7 Questions Every Passive Investor Should Ask, here. Key Takeaways Splitero provides homeowners cash upfront—up to $500K—without monthly payments. Instead of debt, the product shares in a portion of the home's future value. Qualification is simple: as low as a 500 FICO and minimal documentation. Investors can also benefit by unlocking equity from investment properties without disturbing low-rate mortgages. Consumer protection and transparency are central to making the product accessible and trustworthy. Topics From Fix-and-Flip to FinTech Michael started in 2009 buying foreclosures, scaling to 100+ transactions a year from San Diego to Seattle. Realized fix-and-flip was not scalable due to construction demands. Shifted focus to lending and eventually to building Splitero. How Splitero Works Homeowners receive a lump sum of cash today in exchange for sharing a portion of their home's future value. No monthly payments; repayment happens at maturity or sale. A homeowner protection cap ensures fair repayment limits. Why It's Different from Traditional Debt Unlike HELOCs or cash-out refinances, Splitero doesn't require high credit scores, income documentation, or DTI ratios. Qualification is faster and simpler—just a driver's license and mortgage statement. Works for both homeowners and investors with trapped equity. Adoption Challenges and Consumer Education Biggest hurdle: awareness of a non-debt equity option. Splitero emphasizes education, disclosures, and licensed staff to explain the product. State-level work underway to provide additional guidelines and oversight.

In this episode, I react to a Facebook SHORT that I saw the other day about the qualifications and disqualifications of a worship leader. We discuss worship leaders and worship teams, as these two things go hand-in-hand in modern Christian worship. What does the Bible have to say about these things? That's the most important question.Main Dish- 3:14

Qualifications
show notes
This week's message is based on Titus 1:5-9, The Qualifications of the Called. The Apostle Paul knew that the fledgling house churches in first-century Crete would never get off the ground without qualified leaders. But qualified church leaders don't grow on trees; they are forged in the fire of God's Spirit and formed by the power of God's Word. This week, we consider what God says qualifies a person to lead in his church.Series Summary: Titus is Paul's no-nonsense blueprint for planting gospel-centered churches in hard places—starting with strong leadership and sound doctrine. Written to a young pastor on the wild island of Crete, this letter shows how truth and character shape a church's credibility in a corrupt culture. In this series, we'll dive into why healthy doctrine isn't just for theologians, and why godly leaders are essential for a church that wants to make a lasting impact. How can we pray for you? tinyurl.com/stmarcusprayersFill out our online connection card: tinyurl.com/stmarcusconnectcardIf you'd like to leave an offering or monetary donation to our ministry please click here: https://tinyurl.com/stmarcusgive
Do you lack understanding and humility? Do you sometimes struggle with faith and commitment? Do you feel powerless? If you said "yes," you might be a good candidate to be transformed and then change the world for God's glory.
In a larger section of Jesus' discourses regarding being His disciple, Jesus explains how entrance into the kingdom of God is not earned by one's personal merit and is not granted based on one's perceived usefulness. Only those who come understanding that they are not contributing to their own salvation may receive such a gift.
There are growing concerns about the numbers of teenagers leaving school without any qualifications. Papakura High School principal Simon Craggs spoke to Ingrid Hipkiss.

1 Timothy 3:8-13 Qualifications for Deacons Deacons likewise must be dignified, not double-tongued, not addicted to much wine, not greedy for dishonest gain. They must hold the mystery of the faith with a clear conscience. And let them also be tested first; then let them serve as deacons if they prove themselves blameless. Their wives likewise must be dignified, not slanderers, but sober-minded, faithful in all things. Let deacons each be the husband of one wife, managing their children and their own households well. For those who serve well as deacons gain a good standing for themselves and also great confidence in the faith that is in Christ Jesus. Paul continues his list of qualifications for men, this time for the position of deacon, the chief servant of the family of God. The government has announced they are planning to to ditch NCEA and phase in a completely new qualification. NCEA Level One will be abolished and instead students will sit a Foundation Skills test in numeracy and literacy. The New Zealand Certificate of Education and Advanced Certificate of education will replace NCEA levels Two and Three. Students will need to take a minimum of five subjects and pass at least four to get each certificate. Final results will show a mark out of 100 for each subject, along with a corresponding grade, A-E. Chair of the Minister's NCEA Professional Advisory Group and Rangitoto College Principal, Patrick Gale spoke to Lisa Owen.
After more than 20 years as New Zealand's official secondary-school qualification, the government has pulled the pin on the NCEA. By 2030, the National Certificate of Educational Achievement will be gone. It will be replaced by a basic literacy and numeracy award at Year 11, and the Certificate of Education and Advanced Certificate of Education at Years 11 and 12. No more achieved, not achieved, merit and excellence - instead there will be marks out of 100 and letter grades like A B and C. Education correspondent John Gerritsen reports.
