If having real estate conversations makes you nervous… this episode is for you.One of the biggest secrets successful agents don't talk about enough is this: they practice. A LOT.Because confidence doesn't magically appear when you get on the phone, walk into a listing appointment, or start talking to a buyer who's freaking out. Confidence gets built through repetition, coaching, and role play.In this episode, you're getting a behind-the-scenes listen into a real role play session inside our Six Figure Bestie membership. A few of our besties volunteered to practice live coaching scenarios so you can hear what strong conversations actually sound like—and how to improve in real time.Inside this episode, we work through:Referral conversationsFirst-time buyer objectionsHow to calm overwhelmed clientsConfidence in communicationAnd how small tweaks in your wording can completely change the conversationIf you've ever thought:
Your pipeline is empty. No listings. No closings. No appointments scheduled. This episode is the exact action plan for real estate agents who need results immediately — not someday, not “after branding,” and not after another marketing course. Tim and Julie Harris break down why most agents become leadless, how momentum actually works in the 2026 market, and the exact activities that create listings, appointments, and closings right now. You'll learn why proactive lead generation still beats passive marketing, why open houses remain one of the fastest paths to immediate business, how to properly follow up with leads, and why AI will never replace direct human communication in real estate. This episode also explains: Why agents lose momentum without realizing it How to generate appointments this week Why most agents fail at lead follow-up The difference between proactive and passive prospecting How to rebuild your pipeline fast Why conversations still create the most profit in real estate Free Daily Newsletter:https://HarrisRealEstateDaily.com Coaching & Training:https://PremierCoaching.com EXP Realty / Libertas:https://WhyLibertas.com/Harris Text Tim Direct: 512-758-0206

Episode 643 If you are ready to stop overthinking and start taking the exact actions that bring in loans right now, head over to GetMoreLoans.com and set up a time for a free call. Tell us where you want more momentum in your pipeline, and we will help you build a simple plan to make it happen. Welcome to Loan Officer Freedom, the #1 podcast in the country for loan officers, hosted by Carl White. In this episode, Carl White breaks down one of the biggest mistakes loan officers make when measuring their business: focusing too much on closings instead of the activities that actually create them. Carl explains why closings are only a lagging indicator and how tracking referred leads gives you a far more accurate picture of your future pipeline. He walks through the simple math behind predictable growth, showing how understanding your lead-to-close ratios can help eliminate uncertainty and create more consistent monthly production. Carl also shares why referred leads are the true scoreboard for long-term success. From real estate agents to past clients, builders, and personal networks, he explains how knowing exactly where your leads are coming from allows you to double down on what is working and stop relying on guesswork. This shift helps loan officers stay proactive, ask better business questions, and avoid the frustrating roller coaster of unpredictable closings. This episode is a practical guide to building a healthier, more scalable mortgage business through structure, accountability, and smarter tracking. When you stop obsessing over the scoreboard and start focusing on the plays that create wins, you gain more control, more consistency, and more freedom in your business.
Episode 642 If you are ready to stop overthinking and start taking the exact actions that bring in loans right now, head over to GetMoreLoans.com and set up a time for a free call. Tell us where you want more momentum in your pipeline, and we will help you build a simple plan to make it happen. Welcome to Loan Officer Freedom, the #1 podcast in the country for loan officers, hosted by Carl White. In this episode, Carl White sits down with Brandon Hutcheson to break down a simple but powerful formula that can completely change how you look at your business: 175-50-25. They walk through each stage of the loan funnel, from leads to contact to credit pulls to pre-approvals to closings, and show how tracking the right numbers can make your income far more predictable. Brandon shares real data from his own business, including how his team consistently reaches a 96 to 97 percent contact rate through disciplined and persistent follow-up. They also dig into what really drives higher conversions, and it is not more leads. It is better follow-up. You will hear exactly how often to reach out, what channels to use, and how to stay consistent without feeling like you are bothering people. This episode makes a strong case that the fastest way to grow your business is to maximize the leads you already have instead of constantly chasing new ones. This is a practical, numbers-driven approach to building a steady pipeline and eliminating the loan officer roller coaster. When you understand your metrics and commit to consistent action, you can create predictable closings and a business that grows month after month.

What happens when a seasoned real estate agent realizes something still isn't clicking? In this conversation, I'm sitting down with one of my Accelerator Besties who had been in the business for over a decade… but knew there was another level she hadn't tapped into yet. This is an honest conversation about: • Feeling stuck even after years in the business • The difference between transactional vs relational real estate • What actually builds confidence (hint: it's not what you think) • And what shifted when she stopped trying to figure it out aloneIf you've ever thought: “I've been doing this for a while… so why does this still feel hard?”This episode is for you.Because sometimes it's not about starting over… it's about leveling up how you show up.
If you're a real estate agent, eventually you're going to hear a seller ask a question that makes many agents uncomfortable:“Can you lower your commission?”For many realtors, this moment creates pressure. Some agents immediately start defending their value, explaining their marketing plan, or comparing themselves to other agents. But in reality, most commission objections are not actually about commission. In this video, I'm breaking down what to say when sellers push back on your compensation so you can stay confident, maintain authority, and guide the conversation in a professional way. You'll learn:• how to respond when a seller questions your commission• the mistake many real estate agents make in listing appointments• how to uncover the seller's true motivation and goals• how to position yourself as a trusted advisor instead of sounding defensiveThese types of conversations happen every day in real estate, and knowing how to respond can make the difference between winning the listing or losing it.This video is part of my What To Say When series for real estate agents, where we walk through the most common objections and conversations you'll face in your business. If you're a realtor who wants to improve your listing presentations, strengthen your client conversations, and build more confidence when working with sellers, this series is for you.Next week we're talking about what to say when buyers want to wait for interest rates to drop, which is a conversation agents are hearing constantly in today's market.Question for youWhat's an objection you heard recently that made you pause because you weren't sure what to say?Drop it in the comments because I may turn it into a future video in this series.About Real Estate BestieThank you so much for watching and being part of the Real Estate Bestie community. If you're a real estate agent who wants to grow your business, improve your conversations with clients, and build a business you truly love, you're in the right place. At Real Estate Bestie, I help realtors develop the skills, confidence, and systems they need to consistently attract clients and close more deals.Through coaching, training, and community, I help agents move from feeling uncertain and inconsistent to running a real estate business with clarity and confidence. If you're ready to take your real estate business to the next level and want support along the way, learn more about coaching here:https://www.rosemarylewis.com/coachJoin the Conversations to Closings 3-Day Roleplay Challenge! What if I told you that 30 minutes could completely change your real estate business? In this episode, I'm sharing a simple exercise I walked my coaching clients through—and the results were immediate. This isn't about working longer hours or doing more random tasks. It's about focus, intention, and doing the right things in a short amount of time. Most agents don't have a lead problem… they have a consistency and conversation problem. And once you see this in action, you'll realize how much opportunity you've been leaving on the table. If you've been: • Feeling stuck or inconsistent • Struggling to get clients • Overthinking what to do every day • Busy but not seeing resultsThis episode will shift how you approach your business.Try it today… then come back and tell me what happened
Mike initiates a meeting to discuss a daily challenge aimed at helping participants generate income and maintain client relationships. The challenge involves reaching out to five past clients for a conversation, not just through emails or voicemails, to check on their well-being and satisfaction with their current living situation. Mike emphasizes the importance of maintaining regular contact to foster repeat and referral business. Participants are encouraged to apply this strategy to other individuals in their network if they lack five past clients to contact.
Have you ever left a listing appointment feeling confident… only to never hear back? Or worse, find out they hired another agent? That is not a presentation problem. It is a follow up problem. In this video, I break down exactly how to follow up after a listing appointment so you stay positioned, professional, and in control. A strong listing appointment follow up strategy can be the difference between walking away hopeful and walking away hired.Inside this training, you will learn:• How to follow up after a listing appointment• How to set the follow up before you leave the house• When to send paperwork and when to resend it• How to use voice memos or video messages strategically• Why you should call instead of text on decision day• How to nurture sellers who are not ready yet• How to bring value through market updates• How to secure the listing without sounding desperateMost real estate agents get passive after the appointment. The agent who leads the follow up controls the outcome. If you want to win more listings, improve your listing conversion rate, and stop losing deals after strong appointments, this video will strengthen your entire listing process.Welcome friend. Day four concluded with closing arguments, where defense attorney Timothy Bradl argued that Kelsey Fitzsimmons was in the middle of a suicide attempt, while prosecutor James Gubitose argued the firearm evidence proved she intentionally pointed the gun at Patrick Noonan. Judge Jeffrey T. Karp found Fitzsimmons not guilty, ruling that the Commonwealth had not proven beyond a reasonable doubt that she intentionally assaulted Noonan. In delivering the verdict, Karp said the evidence left too much uncertainty about whether the gun was aimed at police or at Kelsey herself, making reasonable doubt decisive.Join our squad! Tune in to our weekly LIVE Mastermind Q+A Podcast for expert advice, peer collaboration, and actionable insights on success in the Probate, Divorce, Late Mortgage/Pre-Foreclosure, and Aged Expired niches! Today's episode is a tight, interactive Mastermind session led by Tim that brings together investors, brokers, and marketers to discuss how to grow a probate-related real estate business. The group dives into the evolving CRM landscape, weighing captive systems versus independent platforms, and shares real-world experiences with Go High Level, Salesforce, RE Simply, and other tools. We explore how to use a CRM not just as a contact list, but as a retention engine with drip campaigns, lead scoring, and appointment workflows that keep conversations alive. The discussion also covers the realities of probate and pre-probate marketing, including do-not-call compliance, holiday timing, and the importance of multi-channel outreach (mail, email, phone, and landing pages). Attendees ask for practical strategies to build relationships with attorney partners, generate steady referrals, and leverage CE programs to boost credibility. Throughout, the emphasis is on testing, measurement, and iteration—starting with a simple setup, then adding automation and integrations that fit your budget and goals. If you're navigating probate, pre-probate, or lender-influenced markets, this episode offers concrete examples, vendor insights, and a framework you can apply immediately to increase response rates, win more deals, and maintain a healthy deal pipeline in changing times. Key Takeaways: Effective CRM selection should align with your workflow, business model, and long-term growth goals—not just what your brokerage prefers. A consistent multi-touch marketing approach (calls, mail, text, and digital) significantly increases response rates across probate leads. Do Not Call compliance matters and should be understood clearly, allowing you to make informed, strategic outreach decisions. Building strong attorney partnerships can create a steady, referral-driven pipeline of probate and estate-related opportunities. CE-based educational sessions offer a unique way to position yourself as a trusted resource while opening doors to new professional relationships. Start with a simple CRM that fits your needs, then progressively layer in automation, integrations, and systems as you scale. Consistently measure, test, and refine your campaigns so you can identify what's working and improve results over time. This week on The Heat is On…Big Tech on Trial, we reached a turning point. After weeks of testimony, we heard from the final witnesses — including Meta's paid medical expert, internal researchers, and YouTube leadership. New details emerged about deleted watch history data, internal warnings about teen risk, and what company executives knew about under-13 enforcement. Then came closing arguments.Mark Lanier argued that platform design targeted Kaley from a young age. Attorneys for Meta and YouTube pushed back, claiming there is no proven causal link between social media and mental health struggles, for Kaley or anyone else.Friday morning, the jury began deliberating. Now nine jurors must decide:Were these platforms negligently designed in ways that substantially contributed to Kaley's anxiety, depression, and suicidal thoughts? Or not? We're inside the courtroom translating what this case means for parents everywhere — because these trials aren't just about one child. It could shape the future of accountability for TikTok, YouTube, Meta, and Snap Inc..Verdict watch has begun. The Heat is On...Big Tech on Trial is an investigative mini-series by Scrolling 2 Death, in partnership with Heat Initiative.Video Editing expertly provided by Jacob Meade.
Real estate lead generation doesn't have to mean chasing cold internet leads, buying ads, or constantly competing for attention online. In this episode of The Faithful Agent Podcast, Garrett Maroon sits down with entrepreneur, author, and Pro Insight co-founder Justin Stoddart to unpack a powerful shift in how agents think about real estate lead generation—moving from downstream competition to upstream relationships. This shift will transform your business and help you get more referrals consistently! Most agents are working harder than ever. They're boosting posts, purchasing online leads, and trying to win the speed-to-lead race—yet their pipeline still feels unstable. Justin challenges this approach by asking a simple but profound question: what if the problem isn't your effort… but where you're fishing?Instead of competing directly for consumers, Justin introduces the concept of building strategic referral partnerships with professionals who are already connected to homeowners before a move ever happens. Think financial advisors, estate attorneys, tax professionals, and insurance agents—people who already have trusted conversations with your ideal clients. By positioning yourself in the right relationship ecosystem, real estate lead generation becomes far more predictable and relational.Garrett and Justin explore how agents can leverage their sphere of influence while expanding into what Justin calls “upstream partnerships.” These relationships allow professionals who already nurture homeowners to introduce you at exactly the right moment—when a move is about to happen. The result is a referral pipeline built on trust instead of urgency. The conversation also dives into the character behind sustainable success. Both Garrett and Justin emphasize that strong referral businesses grow from generosity, service, and integrity. When agents operate with a mindset of stewardship and contribution rather than extraction, they naturally experience greater peace in business and deeper client relationships. You'll also hear practical insights on identifying your ideal client avatar, determining which professionals surround that life stage, and building partnerships that multiply opportunities without multiplying your workload. For agents seeking better money and work alignment, this approach offers a refreshing alternative to the traditional grind of online lead platforms.Whether you're looking for better systems, stronger relationships, or a smarter real estate marketing strategy that doesn't require sacrificing time with your family, this episode will challenge how you think about growth. If you want realtor coaching insights that combine practical strategy with faith-driven leadership, this conversation will equip you to build a referral business that's both scalable and sustainable.Connect with Justin - https://www.instagram.com/justinstoddart/?hl=enWebsite - https://proinsight.com/Get Ashley's Book, The House Hunt - https://www.welcomehomepress.com/Connect with Me!

If you're looking to eliminate inconsistency and build a business that works in any market, this conversation delivers a practical, back-to-basics roadmap. Here's what you will discover in this episode…Why the fundamentals still outperform new trends in today's marketHow Christina structures her daily prospecting for maximum consistencyThe open house and geo-lead strategy that creates additional opportunitiesWhat most agents get wrong about lead follow-upHow to manage call reluctance and build real prospecting momentumWhy improving your own systems beats constantly adopting new onesJUMP TO THESE TOPICS00:00 –
Realtor systems are the difference between scaling your income and sacrificing your presence at home. In this episode, we expose the lie that more closings automatically mean more absence—and why that belief has quietly shaped thousands of real estate careers. For years, agents have accepted the false equation that more production equals less family time. But what if that's not true? What if the real issue isn't volume… but a lack of mature systems?Garrett unpacks the dangerous mindset that says, “If I want to sell more homes, I have to miss more dinners.” That belief sounds logical on the surface. More deals equal more work. More work equals more time away. But Garrett points out that growth doesn't demand your absence—chaos does. When your business grows faster than your structure, your family pays the price. This conversation dives deep into what actually protects presence while increasing production. Predictable lead generation. Clear communication boundaries. Defined response windows. Protected calendar blocks. Strategic leverage. These aren't luxuries—they are mature realtor systems.Garrett shares a powerful story of a father trying to double his income without sacrificing time with his daughters. The breakthrough wasn't about grinding harder. It was about structure. The truth is, you don't need smaller goals—you need stronger realtor systems. When your business is built on clarity instead of chaos, you can gain momentum without losing alignment. There's also an honest reflection on ambition. Ambition isn't the enemy. But unmanaged ambition will redline your life. Especially for the faith driven entrepreneur, success without boundaries can quietly erode what matters most. Selling more homes should not cost you your calling. The real win is building a business that allows you to gain leverage, work fewer hours, and create true work life balance without shrinking your income. If you've ever felt physically present but mentally absent… if you've told yourself “it's just a season”… if you've believed that doubling production means doubling stress… this episode will challenge that narrative. Because the problem isn't growth. The problem is immature structure.Going from 20 to 40 deals doesn't require more chaos—it requires better realtor systems. From hiring a showing assistant to implementing a transaction coordinator, from setting office hours to defining client expectations, Garrett walks through practical shifts that create freedom. These are the same structural principles any seasoned money expert would tell you: maximize your highest and best use of time, delegate the rest, and build assets—not exhaustion. The question isn't, “Can I sell more homes?”The question is, “Can I sell more homes the right way?”If your production doubled tomorrow, would your peace collapse—or would your realtor systems support it?This episode is for the high-producing Christian agent who refuses to choose between success and presence. You don't need to shrink your ambition. You need to mature your structure. And when you do, you'll discover that selling more homes can actually increase margin—not erase it.Structure over hustle. Presence without guilt. Growth without drift.Connect with Me!

Recorded at the HousingWire Housing Economic Summit at the George Bush Presidential Library in Dallas, this episode shifts the conversation from forecasts to practical application: what should housing professionals actually do with economic data? Odeta Kushi, VP and Deputy Chief Economist at First American, explains why housing economics behaves less like a machine and more like a living organism shaped by labor markets, demographics, inventory dynamics, and consumer psychology. She breaks down the small set of indicators that explain most of the market story — mortgage rate drivers, inventory trends, affordability fundamentals, and demographic demand. The conversation also tackles common misconceptions about down payments, market timing, and the “date the rate” narrative. For loan officers, brokers, and agents trying to make sense of a shifting market, this episode turns economic signals into practical insight. In today's 2026 real estate market, transactions aren't “falling apart.” They're being negotiated apart. With nearly 7 out of 10 deals involving at least one counter-offer, your ability to structure and control the counter determines whether you protect your commission — or quietly lose it. A weak counter drains momentum. A strategic counter creates leverage, confidence, and bigger paydays. In this episode, Tim and Julie break down the seven counter-offer strategies top-producing agents use every day to: • Protect deals • Strengthen seller confidence • Neutralize emotional reactions • Identify real buyer priorities • Distinguish between lowball offers and shifting market reality • Keep negotiation energy alive instead of killing it You'll learn why anchoring every counter in data changes the tone of the conversation, how one specific question forces seller clarity, and why rejecting an offer outright is often the fastest way to lose control of the deal. The truth is this: Most agents don't lose transactions because of bad buyers. They lose them because they mishandle the counter. Top agents don't wait for perfect offers. They create them. Sara and Heather tackle one of the biggest missed opportunities in real estate: turning cold leads into real closings. As spring activity ramps up, they challenge agents to stop chasing shiny new leads and start reactivating the ones already in their database. They break down what a “cold lead” really is (often just wrong timing and low trust), and share practical strategies for consistent follow-up—from nurture logs and video messaging to low-pressure text re-engagement. The conversation also addresses shiny object syndrome, market comparison traps, and why patience and process matter more than constantly switching tools. Whether you focus on shorter timelines or long-term automation, this episode reinforces one key truth: conversions come from conversations. Build trust, stay consistent, and work the leads you already have.
Episode 626 If you are ready to stop guessing and actually see what is inside the membership before you decide anything, head over to GetMoreLoans.com and just tell the team to walk you around and show you everything, especially how Dialed In works, so you can make an informed decision after you have looked behind the door. Welcome to Loan Officer Freedom, the #1 podcast in the country for loan officers, hosted by Carl White. In this episode, Carl shares a simple truth that most loan officers overlook: practice pays. He tells the story of a recent Dialed In session where members celebrated multiple contracts, closings, and refis, and explains why those wins were not the result of motivation, luck, or secret lead sources. Carl breaks down how consistent roleplay and scripting build real confidence before you ever pick up the phone, so you stop winging conversations and start sounding clear, certain, and professional. He makes the case that the conversations you practice today turn into the paychecks you cash next week. If you are tired of stumbling through calls and hoping it works out, this episode is a reminder that the basics done at a higher level create extraordinary results.
