Roy Harley loves surfing and Christian ministry, but he's learned the importance of putting his family first, even when it seems unreasonable. In this conversation, Roy shares practical ways he's created meaningful connections with his kids. He also opens up about navigating the uncharted teen years with his kids and looking to God as the ultimate example of fatherhood. Key Takeaways Your family comes before your ministry. The pathways you lay in your child's first 11 years are the most crucial. Train up your child in the way God has designed for them to go, and then allow that to flourish. Your Christian faith must be your center of gravity, not a distant satellite. Bring your full heart to every season of parenting, leaning on God and your community when you don't know the roadmap. Roy Harley Roy Harley is the International Director of Christian Surfers. He was the pioneering national director of CS South Africa and has been in full-time ministry for over 30 years. Roy is married to Sharon with daughter Cailyn and son Nathan. Key Quotes 20:58 - " I love that phrase, the way you put the phrase, because I won't back down. There might be times when you need to soften. Once recently, I had to say to my daughter, She's 21 now, baby, I'm sorry because I stepped in and was your dad. I went all dad on the situation. I didn't acknowledge that you're an adult and I should have come to you because it was your choice, when I'd just went in guns blazing because I thought someone was going to hurt you, so I just didn't back down. Recognizing that probably the wisdom would have been to not back down, but in not backing down, in this situation, would have been something different. In this situation, would have been I have got your back, I'm behind you. But you're the adult, you need to take the step." 42:31 - "We all have to evaluate ourselves. The most practical thing on a daily basis I'd say is Jesus is too big to be a satellite in our world. He is way too big. We can't have Christianity as this thing that we have in the top right or left hand corner or orbiting whatever else we're doing. The simple fact of the way that God, our Father, Jesus, the Holy Spirit works is He realigns everything around His gravity." This week, we hear from the Gulf Coast Regional Coordinator for Christian Surfers, Leason Dancaescu. Riley Stewart, Ricki's hubs, hosted this week, and it's such a fun episode. We pray this conversation draws you closer to Christ to fall more in love with Jesus! We also pray if you do not know the LORD that the Spirit leads this conversation to introduce you to our heavenly Father to get saved and live for eternity with Jesus. 9 If you declare with your mouth, “Jesus is Lord,” and believe in your heart that God raised him from the dead, you will be saved. 10 For it is with your heart that you believe and are justified, and it is with your mouth that you profess your faith and are saved. Romans 10:9-10 NIV Website: https://www.christiansurfers.com Also, here is a superb article Leason Dancaescu wrote with Christian Surfers. We pray it draws you closer to Jesus so that you can learn more about Him and fall in love with Him! https://www.christiansurfers.net/news/2023/7/3/living-water-by-leason-dancaescu

Capital equity and debt are the two ultimate keys to driving real estate deals and value. In today's episode, our guest, Greg Dickerson, tackles everything about cap rates expansion and interest rates going up and how it all boils down to the cost of the capital. He explains why educating ourselves right now is a crucial thing to do especially in the state of today's real estate market and the opportunities out there. He also talks about what is going to happen and what we can expect in the future. Based from a historical standpoint, Greg also discusses the Fed, inflation numbers, and the consistent rent raise in order to continuously hold one's assets. Listen to this episode and brace yourselves as Greg helps us start and grow our business, raise capital and most importantly, do bigger deals! Don't miss it!Key Points from This Episode: Greg talks about today's state of the real estate market and how the banks are reacting. How does Greg tell someone who's thinking about getting into real estate that they can still do it? The two things that create and drive real estate deals: equity capital and debt. Greg advises us that there'll be opportunities, we just have to educate ourselves, understand what we can do, where banks are and what they are willing to do. What's going to happen when the dust settles and the Fed is resolved? The biggest risks to the real estate market. Why political pressure will be put in the Fed in 2024 If you're a new investor, you don't need 50 properties. Greg believes you only need a win or two. Greg explains that the inflation numbers being reported aren't right because rents are currently lagging in their numbers. With what is happening right now, why is it definitely the time to educate yourself? Greg claims that we are currently in a risk-off environment right now. The most important message of the podcast. The journey of how Greg started in real estate. The state of the real estate market right now. How did the Navy help Greg in real estate? Tweetables:“The reason the markets are reacting like they are, and the reason bonds yields are going up and rates are going up is because the Fed said we're gonna be a hundred basis points above inflation.” – Greg Dickerson“As the market continues to adjust, you need to be very conservative in your underwriting. You need to be very conservative in your assumptions. You need to assume whatever you're buying now is gonna be worth less potentially for a little while.” – Greg Dickerson “I think the big opportunity is gonna be next year once we really start to see where the economy's going and the effects of what the Fed's doing. Potential slowdown in the economy as we get into 2024. That's where you might see some real opportunities.” – Greg Dickerson“At some point, people, they can only afford what they can afford. So they quit paying or they move.” – Greg Dickerson“I'm a developer, so I take a lot of risks and I'm used to big risks, big, big rewards. But there's also times where you have to be cautious. You have to be cautiously optimistic, and you have to just risk it off.” – Greg DickersonLinks Mentioned:Greg Dickerson WebsiteAbout Greg DickersonAs an entrepreneur, real estate investor and developer, Greg has bought developed and sold over $200 million in real estate, built and remodeled hundreds of custom homes and commercial buildings and started 12 different companies from the ground up.Greg is an expert on the topics of Real Estate and Construction.
