Fernando Angelucci – self-storage investor and co-founder of Titan Wealth Group talks to Neil Henderson and Brittany Henderson, co-hosts of The Road to Family Freedom podcast. Fernando got his start in real estate when he was just 23 on the residential side of the world with wholesaling small deals and acquiring residential rentals. He then went on to build a multi-family rental portfolio. Two years ago he made the switch to self-storage and has grown his self-storage portfolio to upwards of 260,000 square feet producing more than $550,000 in Net Operating Income per year and did it in less than 24 months. On this podcast episode I interview Fernando Angelucci, the Senior Managing Partner of Titan Wealth Group, about investing in self storage. Fernando has a very interesting background. He first read Rich Dad Poor Dad when he was only 16 years old and started his first real estate investing business (wholesaling) when he was just 19 years old. After graduating college with an Ag-Bio Engineering degree in 2013 he started working for a Fortune 500 Company. Fernando continued investing in single family rental properties, and by the age of 23, he was able to quit his job and focus full time on investing in real estate. At the age of 24, Fernando began investing in value add self storage facilities. He focused on buying facilities at a massive discount to market value where the facility could be purchased for very little money down (and in some cases no money down). Fernando and his company own, manage and operate self storage facilities in 7 different states. He has also wholesaled and flipped self storage facilities to other investors. His strategy is to buy at a high cap rate and sell at a lower cap rate to another investor. He got his start in real estate as a wholesaler and he’s now helping investors buy into Self Storage using syndications. Fernando, welcome to the road to family freedom. Thanks for having me, Neil. Of course, of course, it’s great to see you again. So let’s get right into it. When you started off with real estate investing, what was your chosen strategy? And why did you choose that strategy?   Fernando Angelucci [1:31] Yeah, so I started off wholesaling properties in Des Moines, Iowa. For those out there that don’t know soon as I put a purchase agreement on a property, and then I assign my purchase rights to another buyer for a fee. So I The reason I started with that method was it doesn’t take a lot of capital. I think I started with 1500 dollars on a mailing campaign. And we can circle back with how I got that 1500 dollars gets a crazy story. But what really led me to get into this was when I was 16 years old, I read Rich Dad, Poor Dad. And from that moment on, I knew I wasn’t going to be an employee, I was going to start my own business. At the time, I didn’t know it was gonna be real estate, even though the book used real estate as the main example. Yeah, and then so went to college, both my parents are from Brazil. So not going to college wasn’t an option. I wanted to, you know, be a business owner. You know, my dad said, go to college, get a degree. And then that way, if the business thing doesn’t work out, you can always fall back on your engineering degree.   Brittany Henderson [2:36] So so let me sort of reiterate what wholesaling is you, you go on you market for houses, you look for the owners, you get the home under contract, you essentially agreed to buy it correct?   Fernando Angelucci [2:50] Yep. And then there’s money.   Brittany Henderson [2:52] Yep. And then you go and find another buyer to buy it for slightly more. Correct. And so you can then you collect a wholesale fee, which hopefully is hopefully is more than what you what you’ve got. Right. And the key is that you’re not really having to the most typically, you’re having to put down his earnest money. You’re not having to put down a deposit, deposit the earnest money, it’s the end buyer that you’re selling it to is that’s putting up all the capital.   Fernando...

At age 19, Fernando started his first entrepreneurial endeavor, a painting company that brought in six-figures of business within the first year. He graduated from the University of Illinois at Urbana-Champaign with a degree in Technical Systems Management despite wanting to become a real estate investor since age 16. Shortly thereafter, he began to invest in real estate, first in the capacity of wholesaling and later via fix and flips and rental properties. His real estate side business began to take off and Fernando ended up quitting his job to pursue real estate investing full time. Fernando then partnered with Steven Wear and founded Titan Wealth Group. Under Fernando’s leadership, the firm’s revenue has grown over 100% year over year.
