Nick has been selling real estate for 20 years. In the past 4 years alone, his team's sales jumped from 40 homes a year to over 400! Make sure you re-read that... He spent 12 years struggling to sell 40 homes a year and then his business TOOK OFF! Nick will talk about what changes occurred in his mindset and how he was able to grow so rapidly from what he learned! Nick also starred in the hit TV series “Waterfront House Hunting” on FYI. He shot episodes all over the country helping people find and buy their waterfront dreams! In the end, TV wasn't Nick's true passion- building a real estate team was. He turned down a lucrative offer that included a second and third season of the show and came back to Maryland with a renewed passion. By hiring talented people and giving them the runway to succeed, his team has really taken off! Now ranked as the #1 Group in all of Maryland and DC, his team is constantly striving for more. When he isn't working, Nick loves to travel and is an adventure nut! He's surfed the east coast of Australia, went skydiving and bungee jumping in New Zealand, spent a week scuba diving in Fiji, Climbed to the top of Kilimanjaro AND Machu Picchu, White Water Rafted 100 miles of the salmon fork river, etc, etc, etc... Nick credits his adventurous spirit with how and why he pushes himself so much in the business arena. With all of this success, nothing compares to the time he gets to spend at home. With the recent birth of his son, Nick now has TWO little boys running around, keeping him and his wife on their toes! Nick now proudly enjoys more quiet nights and low-key adventures at home but knows, soon enough, he'll have two new adventure partners ready to travel! In today's episode, I'm joined by my good friend, real estate leader and entrepreneur and TV star, Nick Waldner. Nick has his hands in many aspects of the industry, not only running a successful team, but also venturing into other verticals and ancillary business, including the successful show “Waterfront House Hunting” (available on Hulu!). I get to pick Nick's brain about his leadership philosophy, how the TV opportunity came about, and the power of reaching outside of the bubble of our own viewpoints. Nick Waldner is a real estate team leader, entrepreneur, speaker and coach. He runs one of the Top Real Estate Teams in his area and in the industry. The Waldner Winters Team is the #1 Team in the #1 Office in his market and his team is included in Gary Keller's Top 100 out of over 130,000 agents in Keller Williams. You will also see Nick on TV hosting the hit reality series “Waterfront Housing Hunting” on the A&E Station FYI. The show highlights his talent for helping clients find great waterfront property throughout the entire country! Having a culture that is a direct mirror image of us is a mistake that could be making our businesses less valuable. Whether we're aware of it or not, what we know, where we grew up, and how we see the world is our bubble. If we don't challenge that and reach beyond our own tunnel vision, viewpoints and perspectives, we could be missing out on major opportunities. We need to challenge ourselves to be surrounded by a broader group of talented people, especially in how we hire and our culture. For Nick Waldner, this mindset of reaching outside of the bubble of what he knows has been key to his success as a team leader and in his ancillary businesses. He shares how he got started, and how he ended up being the star of a real estate TV show! Guest Info Nick Waldner is a real estate team leader, entrepreneur, speaker and coach. In today's episode of the Live UNREAL w/Glover U Podcast, Jeff is joined on stage by another panel of top agents who are generating listing business at a high level. Justin Ford, Nick Waldner, and Ralph and Holli Pearson share their inspiring backstories, how they started their businesses, and what they have been doing to win with sellers. This group of agents brings a wealth of business acumen to the table, and they provide valuable tactics that can improve your business. You will learn: The value of working on your prospecting and cold calling skills Why tracking the numbers in your business leads to more success with sellers The 5-5-5 database strategy that will supercharge your client relationships How to quickly and easily convert more expireds and FSBOs Quotes You're either a high producer or you're running a company. It's hard to do both unless you have great people, which takes a lot of work. -Jeff Glover Key Points The skill of prospecting and lead follow-up is necessary for every single lead source. In order to get more listings, we have to create more opportunities, and that starts with the number of conversations we have, and the quality of those conversations. Prospecting and lead generation is so much more than cold calling. However, if you want to get a “now listing” and convert a FSBO or expired, dialing in your cold calling skills will make a huge difference. Building the habit of reaching out to your database can start with a few simple activities every single week. Instead of trying to call your entire database at once, commit to contacting 5 people a week.
The King of Emotional Proximity to his DataBase. Nick and I discuss how he keeps emotional proximity to his current and future clientele, what to say to your database, and when to say it.

Nick shares how he grew a massive business by talking with only 5 people a day consistently. How to be intentional about growing a stable real estate business. In order for Nick's system to work, people must first like and trust you and that starts by constantly offering value. Nick's 5 Simple Steps Talk with 5 people every day. Don’t apologize for not being InTouch. Bring massive value to every contact. Do client events. Use Social Media and text. When we become entrepreneurs, there’s a lot of excitement around generating freedom. How can you make sure you’re using your newfound freedom to build a better business, and a better life? How will you include your team in this journey, and what skills should you be teaching them? On this episode, CEO & President at Waldner Winters Team, Nick Waldner shares how he’s built a successful team and the life he’s always wanted. Three Things We Learned From This Episode Use your time wiselyOne of the biggest mistakes we make as real estate entrepreneurs is believing our time is all our own. When you get your time back by hiring others, make sure you’re using your extra hours to generate more money. Otherwise, you’re just spending money on getting someone else to make the same amount you were before. Fail forwardFailure is crucial for success. Ensure you’re not only allowing failure, but encouraging it amongst your team members. Use the challenges to find solutions and prevent it from happening again by letting people know where you’ve gone wrong in the past. Beat technology by being humanTechnology is meant to make our lives easier. However, we also need to remember that with communication, it’s always good to have a human touch. Rather than sending out mass communication that doesn’t give you results, commit to making quarterly phone calls to your database. You can’t consider yourself a business owner if you’re unable to step away from your company for a prolonged period. Remember, if your goal was to have more freedom, you need to build something that allows you to attain it. With that said, don’t waste your free time. Work with your business in mind, but build a business with your life in mind. Guest Bio: Nick Waldner runs one of the Top Real Estate Teams in his area and in the industry. Most teams don’t take the time to set up career paths for their agents, and this leaves them with very little value to offer. How can we develop a path that teaches agents the high value work they need to do, and give them space to grow as leaders too? When it comes to getting more results, why is leverage the answer? Why is specialization the only way to earn more, grow successful businesses and still have the ability to be devoted to our families? On this episode, Nick Waldner shares the lightbulb moments that helped him go from sales professional to business owner of a thriving team. When you highly specialize, you make more money and you get time back in your life. - Michael Hellickson Resources: - Join the Club Wealth Real Estate Agent Mastermind Facebook Group - Get info on the Business Strategy Mastermind Conference November 13th-15th 2018 in Anaheim, CA Three Things We Learned From This Episode The problem with “keeping it small and keeping it all” When we’re given talent, it’s important that we help people reach their maximum potential. If we’re choosing to keep it “small and keep it all”, we’re not helping people live their best lives. If we miss that, we miss the whole point of business. What happens when we don’t specialize If we don’t specialize, we’ll end up having a full-time job doing the technician stuff, as well as a part-time job doing all the back-end work, and a part-time job bookkeeping. This is how we end working double, even triple time. Our people must be more than cogs in our wheel Many teams fail to give their employees a career path. That’s usually because the leaders are selfish and see their people as merely cogs in their wheel. If we give people the opportunity to grow, we make the business better and vastly improve our chances of keeping our good people. If we’re not finding ways to leverage our businesses while adding people to grow, we’re just signing up to have a job for the rest of our lives. This doesn’t just cost us, it costs our families too. In order to 10X our businesses, we have to get off the hamster wheel and put systems in everything we do. We need to be helping people climb the ladder along with us. Being team leaders isn’t just a glamorous thing that gives us fame and clout— it’s a huge responsibility to serve both our clients and our agents.
