To get financing, you have to prove to banks and lenders that you're far from delinquent and can be trusted. So, in this episode of Mark My Words Podcast, Mark talks about how essential it is to build rapport with long-term lenders to get better terms with banks. He also suggests that you look for 2-3 commercial lenders. Though you've submitted the complete requirements and have an outstanding credit report, it also makes a difference if you have established a connection with the relationship manager since they already trust you and know that you meet the criteria. KEY TAKEAWAYS Mark prefers to get to know and contact the relationship manager directly with the bank, not through a broker. In this way, you get to know each other. So, when they see that you have good standing of records in their database and remembers that they also know you, there is a high possibility of getting the best terms with the lowest rates. Her mission is to take the science of nutrition and convert it into easy to implement strategies so that her clients can achieve ultimate wellbeing. 4:30 - What is the enteric nervous system: the connection of nerve fibers in the gut is called the enteric nervous system (ENS) and it is sometimes called the second brain. 8:10 - The brain-gut connection: There is a bidirectional link between the central nervous system and the enteric nervous system in the gut.12:50: The microbiome is a collection of bacteria that live in our gut. Some of them produce neurotransmitters including serotonin, GABA, and dopamine. 95% of serotonin, one of the most important hormones for mental health, is made in the gut. 70% of the immune system is in the gut which is why an unhealthy gut is often associated with poor immune health, autoimmune disease, and inflammation. 15:10 - Can stress, anxiety, and mental health disorders originate from the gut?18:30 - How can we use nutrition to improve gut health and mood? It feeds the good bacteria and can improve constipation dominant IBS.Prebiotic fibers are insoluble and they are hard to break down in the gut. It moves whole to the large intestine where the gut-bacteria eat them and produce by-products including short-chained fatty-acids (SCFA). Some prebiotic foods are: Artichokes, Asparagus, bananas, barley, berries, chicory, garlic, green vegetablesProbiotics: food or supplements containing live-bacteria to support our microbiome. They can be found in fermented food like kefir and live yogurt, kombucha, sauerkraut and kimchi, tempeh, and soy. Can be used 3 times/week. Or take probiotics in supplement form.  Start low and go slow: Too many fibers and probiotics can cause bloating and diarrhea so start slowly when increasing fiber intake. Red wine can be good for the microbiome in small quantitiesStay away from: Processed meats and processed foodContains lots of nitrate and unhealthy fats Sweeteners have been shown to reduce the diversity in the microbiome Stay away from chewing gum which contains a lot of sweeteners Be cautious with caffeine which can cause bloating and diarrhea Alcohol affects our absorption of nutritions and our mood and sleep. Refined sugar - less than 30 grams per day30:20: Can food reduce symptoms of anxiety and stress? Simple diet changes to a whole-food, high in fruits and vegetables. Nutrients to support mental health:Omega-3: From fatty-fish like salmon and mackerel, chia seeds and walnuts  Vitamin-3: diary milk-foods, eggs, mushrooms, and from the sunshine. As a supplement - recommended dose: 25-50 microgram/day. 35:10 Is intermittent-fasting good for gut-health and mood? Fasting can help the digestive system to fully clear out and reset. Tips:  Have 12-16 hours fasting period overnight (start low and go slow)4-hour gaps between mealsReduce snacking (not for people with diabetes, pregnancy, or high-stress levels)You can have water, tea or black coffeeEat a balanced diet in the 8 hours - eat the colors of the rainbow, hydrate, and drink lots of water

The following are a few excerpts from the current episode of the Power Up for Profits Podcast show. After a long hiatus of doing my podcast show, I’m back in the saddle. The goal of this podcast show is to share ways that bona-fide experts can gain lots of visibility. The show is geared to experts who want to learn various strategies to gain visibility. A huge focus is with podcast interviews. Going deeper, it’s about virtual podcast tours. We will move into how you can set up your own show, but that won’t be for a while. Primarily because most people don’t have the wherewithal to have a show and stick with it. There are a few reasons most people shouldn’t start a show with time and knowledge at the top. My recommendation to most experts is rather than starting your own show and having to build your audience and content and doing this week after week, it’s better (for most) to be a featured expert on various shows. Starting a show too soon into your plan for gaining visibility may spread you too thin. Begin by being a featured expert. Take time to find podcasts shows that are a great fit for you based on your message, your market and your topic. When you get that down, then you might want to consider starting your own show. I know there are others who won’t agree with this and try and convince you to start your own show. They are entitled to their opinion, but I’ve seen far too many experts burn out from overloading themselves. The Trifecta Approach Like many authors, I made the mistake of believing writing one book would put me on the map. I also had an erroneous belief that the book would somehow market itself. Fast forward to today and now I KNOW it our responsibility as authors to market the book as much as possible. Tips Have a plan to market Realize, writing the book is the easy part Determine the “back end” of the marketing plan Learn the real definition of what it means to be a bestseller (hint… hitting #1 in a category may not mean you are a bestseller) Once you write the book, comes another level of work. In this interview you will learn my journey of writing books and learning how to market them. To get the most out of your efforts, do all you can to get a high concentration of shows during a short period of time. Rather than doing one or two shows in a month, book dozens over a period of a week or two. That may seem like a lot but, keep in mind, many shows are pre-recorded. You can record dozens of shows over a couple of months and based on the schedule of the hosts, many could air during a time period that your book is launching in. Work it into your conversation with the host about your book launch to determine if it fits within their scheduling to release your episode during the launch. I can promise you this, it WILL take a lot of effort to pull this off. Yet, imagine being on dozens upon dozens of shows over a period of weeks. The potential is incredible. Tips: Our mom's German Chocolate Cake Frosting This frosting is tricky to spread on the sides of a cake- best bet is to go “naked cake” style. The Original German Chocolate Cake (from Baker’s Chocolate) Strawberry Cake : Taste of Lizzy T This is a delicious and not-too-complicated birthday cake perfect for a spring birthday. The bright pink hue is festive and the taste is all about the strawberries. Tips: Have the birthday kid help decorate the top with sliced fresh strawberries. The strawberry jam in the frosting helps set and stabilize the frosting, making for a cake that can stand up to a long birthday party and go long on flavor. Swiss Roll Ice Cream Cake: Taste of Home Frozen Chocolate Oreo Cake: The Kitchn Kate’s Birthday Cake Kate nearly always had an ice cream cake for her birthday. Here are two that would be great for anyone’s birthday- summer or not. The third is our mom’s classic ice cream cake, as best as we can transcribe.   Tips: Ice cream cake is all about assembly. Make sure the ice cream is soft enough to spread for the layers. Freeze HARD for sharp definition between layers. Make sure you have enough time for the last freeze for the entire cake. Overnight is ideal. Give the cake some time to thaw on the counter before slicing. Time can vary- from an hour in a cool room in winter to 15 minutes in a hot July kitchen.
