    Dan is joined by lawyer, account and tax strategist Roland Frasier. Roland is renowned as a ‘deal artist' and is a serial entrepreneur who has bought and sold multiple businesses. They discuss how to source almost-risk free deals, Roland's unique strategies and why networking is one of the most important things you can do to build your deal-sourcing.     This episode is the first in a series of talking with Sebastian all about acquisitions. Dan and Sebastian talk about how Sebastian structures his deals, how he finds them, what has been most successful for him in the past as well as who inspires him for the future. But, if this hadn't had happened he wouldn't have decided to move to the UK and completed the many successful deals he has now. Sebastian tries to be creative in how he raises finance and structures deals, this allows him to make more appealing packages that work financially, both for himself and his investors. One of the main criteria that Sebastian looks for in a deal is that it is asset heavy. By that he means at least 50% of the value is held in assets such as real estate. Direct mail may be seen as old school to some but this is what Dan has found is most successful in finding deals. Having a good team around you is imperative in continually making successful deals. Sebastian ensures he has the right people in the right roles to help him make his deals a success. When you are first starting out, you need to find someone to help you. For your first deal to be a success you want to ensure you have the right person helping you along the way. There are varying ways to do this, Sebastian helps his clients by charging a set fee and a % equity in a successful deal. He doesn't care who the person is or where they come from, he just needs to know that they have what it takes. Acquisition is a people business. You need to know how to work with people and then solve problems for them creatively. You don't need to know the space or industry you are investing in but you do need to ensure you have experts in that field to support you.     “Dan is an absolute master of commercial property” In this episode, the roles are reversed as Dan is interviewed by Ellie Mckay! Personal development is so important for any individual, especially in business. Gavin has been working in the commercial property space of acquisitions for quite some time, he has a wealth of knowledge and experience. Guy and Dan discuss their journeys, the mistakes they have made and how you can avoid them. He was familiar with running around building sights as a child so it was in his DNA!     Don't Allow your Ego to Drive Your Deal – Interviewing Guy Bartlett

    Acquisitions are simply a quick way to grow your wealth. In this episode, Dan speaks to Guy Bartlett. Guy is a friend of Dan's and there is nothing he likes to do more than an acquisition! They discuss how Guy started getting into acquisitions, what he enjoys about them and the key things you need to think about if you want to start buying businesses. KEY TAKEAWAYS As a child, Guy remembers watching many people across the business world and news buying and acquiring businesses and it always seemed at exciting to him. In the mid 90s he got a job to help grow a group of businesses and in doing so he realised he enjoyed the growth process and figured out that there must be a better way. He spoke to a friend who grew his wealth very quickly and he asked him how, it was acquisition that made his friend rich and it got Guy thinking. Guy suffered a spinal injury and it made him question what the universe was telling him. It was the catalyst for him to decide to give acquisitions a go. He bought two businesses and created a small group making 2.7 million overnight and could pay himself a good income at the same time. 85% of businesses fail in the first 5 years. It's so important that if you are acquiring businesses you ensure they are past this point. Both Guy and Dan aren't fans of acquiring distressed businesses. Guy believes that they are often distressed for a multitude of reasons so even if you have a lot of cash it can be at best complex and at worst impossible, to turn them around. Instead, Guy focuses on businesses that have been around for some time, perhaps aren't very good at marketing themselves but have a loyal customer base who depend on them and with owner who have achieved what they set out to achieve so are comfortably complacent. You don't want to buy a job, you want to buy a business, so getting the right size business is key. Small to medium companies are perfect for acquisition, they usually have between 10-50 staff or 50-250 staff. The other key thing to look at is what is the gross profit performance historically. Any business that make less that 30% gross profit will mean you struggle to make the numbers work in acquisition. There are various ways you can source funding and investment for your acquisitions. Linkedin is a great way to network and to find the right kind of people for the right businesses. But one way of sourcing that is often overlooked is your own existing network, family and friends often know someone who would be interested in what you have to offer. Never stop investigating and do not allow your ego to lead you on a deal. You need to do your due diligence and realise every day you are learning. Adam was working in accountancy and fell in love with small businesses, he started to have visions and ideas about acquiring them to create wealth. Fast forward to now and he has businesses in both the US and the UK and owns property in three different countries. They want to be more involved than a passive investor who just wants to make some extra money but not so involved that they are ‘owner operated' and want to be involved in the everyday running. Adam and his company put the structure in place so that they don't have to micromanage, effectively they are just going to ensure the cash keeps coming in and the business keeps growing. If it is a good deal then it is a good deal. If skeletons come out and change the deal then it wasn't a good deal and it's ok to walk away. Don't ever stop investigating and don't be scared to walk away if you find something that you are unhappy with. Adam's biggest regret was not trusting his intuition earlier on in life, both in his professional and personal life.     How can you become a gravitational force for investors? In this episode, Dan speaks to The Disruptive Entrepreneur, Rob Moore. Rob is the co-founder and co-owner of progressive property, has an award-winning Podcast: The Disruptive Entrepreneur, is an author of multiple best-selling books as well as a host of many other pursuits! Today they discuss social media, especially in regards to property investors, how to get the interest of investors via social media, why brand matters and Rob's journey into property investing. At 25 Rob found himself in debt and wasn't doing what he felt he was meant to. His circle had been telling him to get into property and he wasn't really taking it in. This was the reminder he needed to force him into action and to start to focus on the direction of his life and career. Rob met Mark in 2006, Mark was around 5 years ahead of Rob in the property game but they struck a good friendship and had enough differences to make it work. Rob started working with Mark and they began buying properties together. Once they ran out of money to invest, they started creating joint ventures. Social media wasn't as it is now, they had to put themselves out there in a different way, physically by networking and going to events. But you can still gain the same results as they did in the mid-late 2000's, but even faster by utilising technology and social media. Rob and his co-founder Mark have over 800 properties in their portfolio, some of these are managed by a lettings agency, some are joint ventures and some are personally owned. If Rob was to start again and didn't have any money or a team behind him, just an iphone, mic and 30 mins a day, he would put content out there online regularly in property groups with a large and loyal following. He would ensure he was providing value, by creating content that helps others by saving them time and money, supplying ample learning opportunities. For example, you could spend 30 mins a day 4 times a week engaging with people e.g commenting and the other 3 days creating the content you want to put out there. Rob believes the next big growth in social media will be about paid for and premium content. It is already happening in some places including paid platforms on podcasts, the Facebook supporter programme and the Facebook stars feature. Because of the size of social media some people find it overwhelming and don't know where to focus their attention.     Interviewing Mark Homer from Progressive Property

    How can you create cash flow and grow your wealth through acquiring businesses and commercial real estate? In this first episode of The Art of Acquisitions, Dan interviews Co-Founder and Owner of Progressive Property, Mark Homer. Mark talks about his journey into the property world including wins, failures and much more. KEY TAKEAWAYS Mark started toying with the idea of acquisitions in 2003. Then in 2005 he began buying small terraced houses in his local area, he then met Rob Moore and they built the foundations for Progressive property from there. Mark noticed that during the credit crunch commercial property was becoming very cheap. He then began buying and converting them into residential accommodation. There are so many wheels turning, so many things that can easily change when you are developing property that's it's absolutely vital that you have JCT for protection. From 2011 Mark was steadily buying up more and more offices and pubs as well as retail spaces. The biggest project he has bought more recently is the old Marks and Spencer's retail space in the heart of Peterborough city centre. Many people would look at it as too much of a challenge but Mark had a lot of experience by this point, he knew there were risks involved but did all his due diligence and went for it. After an issue with his first building contractor going into administration on the M&S project Mark decided he had enough experience to source people to do all of the work they needed himself. He contacted all the people that had previously been working on the project to ask if they would work with him directly. He managed to get many of them to agree so inadvertently created his own construction company! Then the pandemic hit, but as Mark has demonstrated time and time again he found a way forward, his team didn't down tools at all they just found ways to get things done in a safe way. Mark knows how to react and adapt to anything that is thrown his way. Relationships are the key to success. If Mark didn't build the relationships in the way he does he wouldn't have been able to overcome so many hurdles throughout his acquisition journey. Getting the right quality surveyor is worth their weight in gold. They will ensure you are not being taken advantage of by the works being done and save you so much money.
